Halstead Square Dunn Loring Metro

My husband and I have lived here for 1.5 years and love this place so much that we resigned our lease for two years. We live in the Rockwell and love the Americana feel of the amenities combined with the modern look of our apartment. Random things make me feel like the construction was haphazard (I.e. Our granite countertop was clearly installed backwards as it has our apartment number painted on it), but I can live with that. The crown molding throughout the apartment is a great high-​end touch.
Amenities are wonderful if you use them. Pool is small but I love the little cabana couches. Gym could have more equipment but I never have trouble finding a treadmill. Monthly breakfasts on the go as well as other random resident events are a great perk.
As with any other apartment complex, we hear our neighbors from time to time but nothing that keeps us up. The great location, nearby shopping, and proximity to the Dunn Loring metro will keep us here for a while!

My fiancé and I have lived in the Lofts for only 3 months and we’ve enjoyed every moment of it so far. From the amenities to the people around the area, we’ve only had positive experiences.
Our main concerns when moving into the apartments were the potential noise level and the parking situation. However, there’s been minimal noise issues (nothing unbearable) and the parking garage is pretty decent.
The most unexpected surprise has been the quality of the concierge team. Being in the customer service industry for over 10 years has helped me understand what true customer service is and the concierge team, especially Douglas Jordan, have been nothing but awesome. We usually see Douglas the most since he is usually working evening and weekend hours. When we first moved into the building, Douglas greeted us by name and continues to do so each time we see him. He is consistently cheerful which definitely helps spread the positivity after a long day of work. He is always on top of things and never hesitates to go above and beyond for the residents.
The apartments themselves are very modernized and sleek and we’ve never had an issue with our maintenance requests. The only negative thing I could think of would be how slow the leasing office can be. I find at times I would have to be extremely persistent to get a response to any questions or concerns I may have but I wouldn’t say it is a deal breaker.
Overall, we both enjoy living here and are happy we made the decision to move in.

I wish people would pick up their dog’s stool. Lately it’s been getting worse. I see huge stools everywhere when I walk my dogs. And also I don’t really go to the dog park because it’s filled with unpicked stools and the whole place smells like urine…

The location is great within a walking distance to Metro. The leasing staff is very attentive and helpful. The amenities (especially Rockwell gym) is not well equipped and designed as Aveneir or the Loft apartments. There are four treadmills in entire gym supporting two apartment buildings approximately 300 plus residents. The gym is dark and treadmills and other gym equipments are facing the wall. I work out regularly and found treadmills full when I went to work out at peak hours. If you are looking for a good workout experience Rockwell is not designed and equipped gym.

Apartments on the interior are nice, however, the walls are extremely thin and you can often hear your neighbors walking around their apartments and near the elevators, you can hear the elevator ding each time it comes to your floor. Amenities are nice. The shining star of the property is the concierge, Douglas. He is amazing and all about customer service. He knows your name, what apartment you live in and is always outgoing and friendly. He is responsive when you call with issue, he knows who to talk to to get things done and is a great interface between residents and management. I wish we could take him with us to our next apartment when we move because it will be hard to find someone as great as he is!

Douglas, the Concierge at The Lotus and Lofts deserves high praise for his job performance. He is a pleasure to be around. He is always professional, cheerful, helpful… just an all/​around good person to deal with. I feel that he is an outstanding representative of the Lotus and Lofts, as well as putting the best face possible on the Bozzuto Company. Thank you Douglas!!! Wish there were more people like you

I have lived in the Lotus for the past year and have had a wonderful experience. The concierge staff is amazing especially Douglas. Have had no issues with getting maintenance requests fixed in a timely manner. As for noise, I have not noticed any issues with noise. The property is always kept clean and the amenities are great! The only reason I am leaving is because I am moving to Texas but I highly recommend this property to live at!

Ok sorry for the length but these are all things I personally wanted to know before I moved in so hopefully this helps some of you. First, I live in the Lofts which tends to be a quieter building than the Lotus and Rockwell (the Lanes are not open just yet but look very nice)…why? because the amenities (gym, movie room, pool, concierge, etc.) are in those buildings and not in the Lofts which honestly is fine by me because noise was my #1 concern moving in here. Mailboxes are in our building though at least. Also it seems that the Lotus has a younger crowd living there where as the Lofts is more 30-​something young professionals from what I can tell. The amenities are great, the property is very clean, the concierge is super helpful with anything you need, lots of perks living here including a resident discount card where you get 10% off the restaurants downstairs. Maintenance is super quick to respond to requests. Office is usually really busy and most of the time if I have to go in there I’ve had to wait a while, same goes for getting questions answered, etc. I’ve had to send messages to the management to get some questions answered after having contacted the office multiple times BUT they are short staffed it seems so I can hardly blame them. Prior moving from FL, I literally came up here with 2 days to find an apartment (before flying back home to pack and get moved up here for a new job with only 2 weeks notice) and Marisa Perez at the office was fantastic! She worked with me tirelessly and sometimes even late at night over the phone and via email getting my application approved and then all the move in details, lease signing, EVERYTHING was taken care of BEFORE I even got here. Move in was so smooth so thank you Marisa!
As for the noise, it’s not that bad. This is apartment living. There will be some noise! If you expect complete silence ²⁴⁄₇ you need to be looking for a single family home. BUT the noise that we have experienced has been minimal. When I toured the property initially I did look at the Rockwell which seemed to have a lot more street noise from Gallows Rd which was VERY noticeable. The Merrifield Garden Center is also near some of the Rockwell units which was another concern for me since they have a lot of trucks moving around early in the morning. So all that was a deal breaker for me personally which is why I opted for the Lofts. But honestly it all depends on where your unit is situated. I feel bad for the people who’s unit is right by a stair case door or trash room because the doors slam loudly so I’d imagine they hear that all day long. Also, I have not heard a single fire alarm go off since I’ve been here except when they were testing them at the Lanes (across from Rockwell) during the day but the construction at the Lanes is 99% done so any noise associated with the new building won’t be a problem any longer.
Oh and they’ve been running fantastic move in deals lately! Well worth inquiring about and taking a tour. I’ve only lived here for a little over a month but so far I am so happy with my decision! Plus it’s only 2 blocks to the Dunn Loring metro, about 3 blocks to the Mosaic District, so much is being built by the metro for shopping and restaurants plus it’s a really safe area, even late at night. They freshly cleaned the unit prior to moving in and had lots of nice goodies in the kitchen waiting for us (candy bars, bottle water, welcome packet with coupons, Philosophy bathroom toiletries, and even a yellow rubber ducky with a white towel)…so many little details that made it one step above the others that I saw. I signed a 24 month lease and I’m glad I did!

Here’s what went into my rating:
1. Great location, the units themselves are equipped pretty nicely.
2. Units are way too loud. I literally hear thumping and random noises all through the evening and most nights. And we are the corner unit on the top floor. I just don’t understand how we can have this much notice and vibration. Literally feels like there’s a rhino running around or something.
3. Poor management and the way they handled the parking fiasco was absolutely deplorable. Never have I been so frustrated and upset about something that should have been handled so much better. Punished the residents who hand you $ 2.5k plus rent checks every month so that some random retailer who survives off of our business could have parking available for his stupid business.
4. Douglas and Lumi are awesome! Two of the nicest and most helpful people I’ve ever come across and I can’t thank them enough for being on the front lines and handling the countless complaints and backlash that comes from their bosses idiotic and ridiculous decisions. Those two people are the sole reason I’m even writing this review. I HOPE A BETTER, COMPETING APARTMENT COMPLEX COMES AND HIRES THESE TWO FOR THEIR OWN COMMUNITY. You won’t regret it I promise you. They deserve better.
5. The rent is too high for the location, amenities, and units themselves. The theater room barely works. The worst is the basketball court. They let so many random people in that crowd up the court and residents can’t use it. And we pay for it. Every month. That is totally unfair and unacceptable. And the music player in the court is always broken. Absolutely useless.
Overall, I’d say don’t live here. My roommate and I will not be resigning. It’s just not worth the money or headache. Don’t be fooled by first appearance.

I moved from the Lotus Building over to the Lofts. I will say that it is quite a huge difference. Yes, there is still the occasional bad resident, but overall I like the Lofts more because at least the residents seem more considerate.
The concierge staff is top notch, the best thing about the Lotus and Lofts is the concierge staff. The concierge actually care about the residents. Doug has been a great friend and has to be one of the hardest workers. He has to put up with some of the late night inconsiderate residents who tend to abuse the common areas and amenities with gross shenanigans, for example: staying late in the movie theater way past closing time, using the party room and not cleaning up after themselves, or not picking up after their pet has made a mess in the hallway. Overall, when I travel away and come back, it’s great to be greeted by the concierge staff, especially Doug, who makes the residence feel more like home than just an apartment building… and that is truly what most people like to feel when they arrive back everyday, a warm smile and people that care.
I give Buzzuto a 3 star because they still have some issues, but it is getting better.

The Lotus has been my home for 3 years now. I love the location, which is walking distance to the Dunn Loring metro. I moved here for the indoor «full-​court» basketball court, I’ve been playing ball twice a week for years now. I wish it had a 3pt line. I’m in the best shape of my life, thanks to the gym amenities and walking to work via metro. They do a great job with offering free fitness classes too.
The concierge service has always been excellent. Douglas Jordan and Lumi Bustamente are very helpful, whether it’s signing for a package or helping with dry cleaning needs. We had a lot of outsiders sneaking into the basketball court, Douglas helped me escort them off the premises. Rent is on the expensive side, but I get my money’s worth for my lifestyle.
I’m not the biggest fan of their new parking policy, which now limits 1 guest per resident and you’re out of luck if the passes run out. Everyone I know who lives here is upset with that new policy update. Also, the garage doors break down frequently and the fire alarms go off a lot. The roads near the resident garages need repair and with constant traffic, you have to be patient leaving the garage. Patience is also required in the summer months with moving season. There are only 2 elevators in the building, and one elevator becomes the freight elevator for movers.
It’s been a great tenure so far, I’m happy to call this place home. It’s very close to the Mosaic shopping district, there’s a Dunkin Donuts on the premises, and Harris Teeter will be walking distance in the near future. I have a one bedroom unit, which is worth the money. The two bedrooms units go for $ 2500+/month, so you’ll need two decent salaries to cover that. Shoutout to my man Douglas Jordan!

Overall, the place is good. Some comments below just seem unfair. Love the amenities. Love Douglas Jordan, our evening concierge guy who is really friendly and willing to help. Love the online system where you submit maintenance request and they will fix the problems in a very good time manner and quality.
However, we are considering moving out because of noise level coming from the person upstairs. This man must have decided to do some kind of physical exercise in his apartment, instead of the wonderful gym we have on the 1^st floor! We’ve complaint to the leasing office several times with long emails providing details to them. But they just sent two emails to the person and I don’t think the man even opened and read them. My boyfriend had to try to go upstairs and talked with him after we feel nothing improved after our complaint. The noise level disturbed us too much and we just decided to move out. Will talk with the leasing tomorrow and I hope they would not charge us ridiculous fees. We did nothing wrong…
If it wasn’t the man upstairs I would love to stay with Halstead as long as I could. But the management office seems not care about our complaint. Nothing was done except two emails they said they’ve sent but emails didn’t help us.
I would recommend staying with them facing the garden not the street and you will love the stay. Good luck and hope you will get a nice person upstairs.

Well what makes this place NOT 5 stars are because the noise factors. Especially the construction noises right in front of my building on the daily basis, fire alarm going off very randomly and it is so loud. I feel really awful for people who has small children as the fire alarm is installed in the bedroom and the alarm goes off any time of the day.
Another noise factor is definitely the thin walls/​ceiling and even when you walk around the hall way. You will hear people having sex depending on who lives next to you. Also if you don’t live on the top floor, you can easily hear steps and noise above you. Every now and then you will also hear residents private conversations or arguments just walking by each door. On the weekend nights (especially during the nice weather with your windows open), you will hear people yelling loud and cars revving up their engines on purpose from people going in and out of the bars down stairs. Definitely not for anyone who highly value privacy or low noise level.
Ok besides the noise factor and lack of privacy level. The concierge staff is excellent! What makes this property experience best IS the great team of staff who greets every day and night here at Halstead Square. The Manager Darryl Howard is excellent. Anthony is also great and Douglas too. They make our living experience so comfortable and they are all very personable. If I have to rate stars for ONLY based on their work, I would give them 5 STARS!
If you are that kind of person who cares for water pressure for bath room/​shower. This place is not the one for you also.
Overall the noise factor is what makes most of us move out to the next location.

We absolutely love our Bozzuto community. The amenities as a young working family make this place very desirable. The ladies in the office are so very sweet. I love our concierge Douglas. He is very personable but most of all genuine. Coming home after a long day to a warm greeting makes living Halstead that much more inviting. The proximity of the restaurants, shopping and the metro make Bozzuto the place to live!!!

This is a review for the Rockwell it’s great place to live location is perfect and convenient for the metro! The restaurants downstairs are worth living here! Only down side is the parking lot gets crazy around dinner time! The amenities are great and living close to the mosaic is nice! Darryl the daytime concierge he is absolutely amazing!!!

— I can tell that the management company of this complex Is pretty ridiculous. I’ve heard horror stories of ridiculous fees for having to end your lease or for other things. One time me and my room mate were short 1 cent, yes 1 cent, and they sent us a huge notice telling us if we didn’t pay it they would charge us. Also if you happen to lose your key or parking garage sensor, the replacement fees are ridiculous as well. I’m hoping that if we move out we don’t have any issues but if we do I’ll write another review .
— they have all this crap all over the complex such as speakers in the apartments and connections to the gym equipment but it’s all iphone 4 connections. Who the heck has an iPhone 4 still besides my mom? They need to fix that it’s kinda ridiculous
— no utilities included. I think that’s pretty sad considering how much I pay.
— the gym is pretty nice. All the treadmills have tvs but they get like 3 channels, not in hd. Is this a joke ?? Also there’s wifi in the gym but it actually doesn’t work. Ever. Also there is like zero weights. Gym is great for running and the basketball court is nice to have as well though .
— I pay 1200 $ a month, why the heck can I only use the gym and other cool stuff in my building and not the one next to me? Aka the Rockwell.
— there is a cool outdoor area with a pool on the second floor. The pool is a joke. It’s like a kiddy pool and there’s a lifeguard. Also no jacuzzi. Are you kidding me ?? You can’t take a couple people’s rent for one month and buy a jacuzzi or two? Once again, what a joke.
— theres a movie theater. It’s actually pretty sweet. They download new ish movies for free and you can play them for free. Problem is the control for the tv requires a degree is computer science to use. Also it closes at 11… Every day… So stupid

On the 5^th floor. Pretty happy with the place but there a lot of annoying smalls things to deal with considering how much we all pay.

Don’t believe the hype. When I first came to Halstead, I fell in love with the location, modern apartments, and amenities. After a year and a half here, I will never rent from a Bozzuto property again. Here are some of the reasons why:
First, make sure that if you sign a lease, there is no chance that you will need to break it. Things between my boyfriend and I didn’t work out so we had to break our lease halfway through the year. The termination fee and «concession payback» is costing us OVER $ 8K!!! OVER EIGHT THOUSAND DOLLARS. That’s not even including rent for the last month. When we signed our lease, we were given a «rent concession», which is described as a discount off the going rate, of $ 550/​month. Well, if you have to break your lease, not only do you have to pay a 1-​months rent termination fee, but you will also have to pay back all your «rent concessions» since you moved in. That is insane.
Somehow, they managed to debit my rent TWICE one month, causing my account to overdraft. Then they argued with me about whether or not the check was actually cashed twice. I showed them my bank statement and overdraft notice and they still pushed back because they thought I would cancel the check. Even after I provided my bank statement! Did they really not know how to verify that they had collected double-​rent from me? I would love to say that maybe this was just a fluke, but it happened to a friend that lives in another building. He had trouble getting his money back too!!! They wanted to just credit it for next month — NO! I should also mention that I was never reimbursed for my bank’s overdraft fees, as the leasing office promised.
If you ever refer anyone (which I don’t recommend), you will have to FIGHT for that referral bonus. We referred a friend to live in the community during a peak time where they offered $ 1K for a referral bonus. Our friend confirmed via email, in person, and wrote on his paperwork that we referred him. We met all the referral criteria and they again pushed back, saying that they have no record of the referral. It wasn’t until our friend forwarded the email that Halstead sent confirming the referral that they agreed to pay us. I could have guessed that was going to happen. Again, I can’t say this is a fluke, but I know someone else who this has happened to that lives in the Rockwell.
The concierges are wonderful. That is definitely a perk of living here. However, the leasing agents often gave us conflicting information, which leads me to believe that they are poorly trained. There is also a lot turnover with the leasing staff. Repeated requests to speak with management about pressing issues were often ignored. It seemed like the property manager would do anything to avoid actually speaking with us. When we did speak to someone, they seemed condescending. I pay a lot to live here, I expect to be treated with respect and that my concerns actually matter.
The apartments themselves are Modern and nice but LOUD. If you move into the Rockwell or Lotus, make sure you are not facing the Merrifield Garden Center because they will wake you up Monday-​Saturday at 7am with the constant beeping of trucks backing up and gravel crashing to the ground. I’m not exaggerating either. Also, you will hear EVERYTHING that’s going on in the hallway. I can hear people shutting doors down the hall from anywhere in my apartment.
If you rent from the Rockwell, do not get a parking spot on G1, go to G2 where it’s residents only (even though that one is more expensive…). On busy nights at Blackfinn or anywhere else, you will likely not have a spot and need to find guest parking. Go ahead and complain about it, because the leasing office could care less.
I don’t mean to blast Halstead, but I really don’t recommend this place at all. It may seem beautiful and fun (lost dog and blackfinn are great!) but I don’t think it’s worth the hassle of dealing with property management. Or the $ 8K that it’s going to cost to break my lease! I’ll admit — I’m a little bitter about that bill, but everything in this post was true. Renter, be warned.

Despite some other negative reviews, and personal friends of mine that have complained about the Halstead, I had a decent time living there. I was the first person to live in my unit and one of the first people in the building itself. So I saw it evolve over the course of 2.5 years.
I should first clarify that as of today, there are three buildings that constitute the Halstead complex. Each has their own unique vibe. The Rockwell (Black Finn) is your younger crew (aka, loud drinking people). Lotus (Lost Dog) is a little bit older and quieter. The Lofts (Ovvio) is mostly couples with dogs who do yoga, etc. I lived in the Lotus.
1. Parking is great in this building. Resident spots are reserved and I never had trouble finding a space. This is in stark contrast to the Rockwell where parking is really bad.
2. The unit itself was really nice and the amenities were okay. Hours could be better (particularly the movie theater which closes at 11pm sharp).
3. Concierges are awesome in this building. Bozzuto picks good people.
4. Learn or ask about the Fairfax County WDU program.
5. Upstairs neighbor was a bit loud at times — hardwood floors amplify sound more than carpeted floors do. But this comes with the territory. Speaking of sound, the walls are thinner than I would have hoped being a musician. But that’s my program, not the building’s. Just a fair warning if you like to jam out.
6. Having been a northern VA resident for my whole life, keep in mind that Merrifield is undergoing a major transition. Prices are skyrocketing in this area, and it’s a really short commute if you work in Tysons. But this is not a true arts district as they seem to be touting — it’s just the modern yuppie suburb. The area is inorganic just like Reston Town Center, or most of DC for that matter.
7. On the flipside to what I just wrote for #6, the Angelika Movie Theater & Dolcezza are kickass. And the farmer’s market at Mosaic (walkable on Sunday mornings) is the closest thing to a community you’ll see in the Merrifield area. Definitely check those out if you move to the Halstead or live in the area.
At the end of the day — trust your gut. This isn’t just a decision to live in the building, you’re investing in the area and the lifestyle, too. If you’re comfortable with the whole Tysons Corner live/​work thing (clearly I wasn’t too fond of it but whatever) — go for it. But the whole area is overpriced. Just do your math on how valuable your time is vs. your commute. And do your due dilligence by looking at other apartments nearby since they all compete. But I don’t really have anything negative to say about the Halstead apartment itself, they were good to me.

Overall, I enjoy living here. Better than most apartments out there.

They claim to be smoke-​free but don’t let them fool you. C’mon up to the 3^rd floor! Hallway 320s is very welcoming to smokers!
I’ve spoken to 3 different concierges since December, regarding the smoking issue and no one has done anything. Actually, last week, the evening concierge did tell maintenance; however, she said they can’t do anything about it because they don’t know who it is.
Seriously?!
It’s YOUR JOB to find out! It doesn’t just smell of cigarettes in front of one door from time to time, no. It is literally the entire hallway! And it reeks of disgusting dirty smoke, it’s thick and it engulfs the whole hallway.
Since no one wants to enforce the no smoking rule, this post was necessary. They simply don’t care. So if you have severe asthma or have kids (like my family does) then don’t live here (even though the leasing agent will sell you on the place by saying the whole building, including amenity areas are smoke free).
They’re not. We were in the Oasis Terrace and a guy was smoking on his tiny corner balcony. We had to leave.
Another person had a huge party and they were smoking in the pool table area, so we had to leave.
Fix the issues and you won’t have bad reviews!
