Shadowridge Woodbend Apartments

I’m so beyond upset at this place. Seriously don’t waste your time here because they will waste yours. Have to wait FOREVER to get things fixed.

Started off with a lie. Went down from there. When I first moved in, I was told «Your rent will not go up because of your excellent credit and your age». Two years later, up went the rent, and steadily rose from there. They assured me that the pool would be heated «Year round». 2^nd year, off went the heat. I asked what happened. They stated «Oh, it was much too much to heat it year round». No notification of this of course, just shut off. Like to Bbq on your patio?. Forget it. They discontinued that courtesy (Expected in every apartment rental place within California) a while ago as well. Like to be awakened at 8 am If you need to sleep or not?. Those outdated leaf blowers sound like helicopters outside your door/​windows. A couple hours late with the rent, get ready for the Robotic, devoid of personality staff to order in a monotone voice «We need a cashiers check and $ 50. late fee». The capper was, I had to leave for my own Mom’s funeral (NOT LYING) and got back an hour after the morning of the due time. NO EXCEPTIONS barked the robot. Oh yes, have a friend visit and forget to get them a pass for the night. Look on in horror as your friend’s car is towed out of their parking lot. I heard more cussing outside about that, then anything else while living there. And of course, kiss your cleaning deposit goodbye. No matter how clean you leave the place, they chip away with fees for things you never even thought of. They charged me $ 20. an hour in cleaning fees for what should have only taken an hour to accomplish. Their charge, $ 180. I could go on, buy why bother. If you have high blood pressure, this place is where you need to go to have it run out of control.

So first of all, I am giving them only 1 star because I cannot give 0.
–You will be lucky if maintenance comes in a week, if at all.
–Parking is ridiculous. They tow your car even though you live there and have a parking permit. Visitors will not be able to find good parking.
–You can hear everything the neighbors are doing in all directions.
–Management payment system was not working, so they charged us for the late payment.
–They will try juicing every little penny from the deposit (mind you we are clean freaks).
–Water smells like sewer water.
–Don’t get an upstairs unit because the flooring is warped.
And lastly, management. Those ladies are neither cooperative nor helpful. They are so stuck up and there is no reasoning with them.
So all that being said, save yourself the bs, there are better and cheaper apts down the street.

right away i was greeted with a friendly smile and happy attitude:) Ms. nikki olsen didnt hesitate to introduce her self and ask if i needed anything. with a professional and great personality gave me and outstanding guided tour of the property, mentioning all the great ammenitys woodbend had to offer. directing her attention to all my questions nikki went above and beyond in her explanation of the rules and propery regulations. i am very pleased with the upkeep of the property. i made my desicion to move in after touring 3 – 7 other properties and none of them was able to meet the criteria of customer service!!! thank you nikki for treating people how the should be!!^) :) :) can’t wait to move in! The jacuzzi looks soooo awsome.;)

Do not hang anything on the walls or let alone have anything scratch the wall… you will get charged for it… trust me… It happened to us! If you have a social life… don’t bother to live here either…3 friends with towed cars and so did my husband’s car. Their parking policy sucks so much it really takes away from my good experience. The pool is ok… gym is alright… not worth the money… just stay away!

If you’re looking into moving to this area, I highly suggest looking somewhere other than this place.
Parking is a complete utter joke. Everyone that has lived or lives there that I have spoken to has had their car or a house guests’ car towed away at least once. This is coming from people who are responsible. If you have a guest spend the night that has a car, good luck! You’ll need to know that they’re coming over before the office closes to retrieve a guest parking pass which is already a hassle in itself. There is no street parking around. If your guest has a couple drinks with no parking pass, you have 2 options: drive home drunk and risk the lives of others on the road OR risk getting your car towed (that risk is about a 97% chance).
The walls are extremely thin. You can hear everything.
They can never seem to manage the pool gate properly as it’s often propped open to where groups of outsiders come to invade the area almost daily.
They don’t heat the pool, so it’s pretty much ICE cold at least 6 months out of the year.
The laundry room is disgusting. There’s constantly about 3 washers not working, the room smells bad, and the detergent trays are rarely cleaned.
They lure you in with affordable deposits, but they will try to take every penny they can on your move out bill to where it is absolutely laughable. I left the place in decent condition. No major issues, and receive a bill in the mail of almost $ 600! The paint itself was nearly $ 300.
Trust me! It’ll be nothing but a headache moving here and moving out of here. The office people are rude and not accommodating whatsoever… The landscaping around the property is nice, and the area is nice to jog around.
I suggest moving closer to the beach!

Overall the complex is nice (nothing luxurious, but isn’t a dump). My husband and I lived in a 1 bedroom 1 bath for about a year and a half with little problems other than parking. You’ll hear things from time to time but we had a corner unit which wasn’t that bad until we’d hear the mom yelling at her kids/​husband & wife yelling.
— The water would turn hot/​cold randomly but we never complained b/​c other little things we had complained about didn’t really get anywhere. Maintenance will come by but don’t expect some expert that’ll actually fix things, he’ll take a look and try something but again don’t expect a solid fix.
— High turnover rate of the staff so none of them know what they’re doing. Maria the mananger is nice & usually understanding. We had to push back our move in a few times due to renovations then found nails in our carpet upon moving in then they expected us to pay for carpet cleaning upon move out … luckily she worked with us but with some hesitation.
— Parking is terrible. We got towed on our first night there. Then on the weekend a few times we couldn’t find parking anywhere (with our pass for our second car) and had to park in a shopping center b/​c the after hours line operator said that doesn’t subsitute something to call the manager about. Apartments closer to the basketball court are better if ur gonna have a lot of guests/​cars to park but make sure u get guests passes b/​c they tow every single night!!!
— Nice having hard floors (laminate), basketball court, pool, fitness center & business center … so for those amenities its a good price. we would’ve stayed if the 1 bedrooms had washer/​dryers but thats not too common anyways. It was nice that they have wifi near the pool area and a chess/​game area outdoors … so they try to provide a good amount of amentities for the price.
— Good location (near highways, stores, parks and good area for jogging) but b/​c the complex has treese/​lots of greenery there are tons of spiders/​insects (even with spraying/​having pest control come)

The staff at the front office are neither professional nor personable. They will walk right past you without even smiling, they seem very cold and far too self involved.
We lived here for a year as we finished up our college careers and had many maintenance problems from the moment we walked in. The carpeting was not layed out correctly and we were constantly cutting our feet with nails that were sticking out along the edges. Our dishwasher leaked one morning around 5 a.m. and we were not made aware of the fact that someone had come into our apartment while we were sleeping and turned off our dishwasher. We had specifically signed the maintenance paperwork which required the front office to notify us before anyone enters our apartment, but that was never followed. I came home to two men in my apartment who I did not know (one maintenance tech and a dishwasher repair man) which not only startled me but aggravated me as well. We were paying to live here yet I did not feel comfortable leaving my valuable items at home, we had to keep our master bedroom locked whenever we left the apartment.
Further, their parking situations are absolutely horrific. Not only is there limited parking for residents with more than one car, but you can only have one visitor at anytime. This poses a huge problem because they sporadically tow people without notifying the owner of the car. I had a relative coming to stay with us the night before my college graduation so we had him park in our resident spot because the visitor parking lot fills up quickly. My boyfriend parked his car in a neighborhood nearby and I moved my car to the visitor lot, with the visitor parking pass. To my surprise the morning of my graduation my car was missing and I had no way to get there because my family members had already left to try to get decent seats. This made me not only late to my graduation, but extremely mad because I had no idea if my car had been towed or stolen. Once I retrieved my car (after graduation) I read the ticket and noticed that it states that the front office was notified of the towing, and that I had been towed for having both a visitor pass and resident sticker on my windshield. My resident sticker number was written down and given to the front office, yet they couldn’t tell me my car had been towed until I called in to ask where my car was. This entire ordeal cost me $ 350, approximately $ 116 for the apartment management, the tow company, and the security that wrote me up.
It is absolutely disgusting how this apartment complex runs, they have no idea how to build a successful business and would probably fail if it weren’t for the amount of people who live in Vista that need affordable housing. These apartments are not maintained correctly with the appliances, countertops and carpet falling apart within a year. I definitely DO NOT recommend living here, it is a horrible excuse of an apartment complex. Try next door (Shadowridge Summerwind) I went there once to return a package that had been sent to us but belonged to a resident there and the staff was amazing!

I moved into this complex about 5 years ago… then moved away 2 years because of the thin walls and need for a bigger unit… But quickly came back after a horrible experience at Wind Drift
I’m currently in a 2 bedroom 2 bathroom, with hardwood floors, washer and dryer… Pretty much every option this place has to offer. With water trash and sewer and all I pay about $ 1500/​month which is fine considering the area.
However, the only downside is the quality of neighbors. Many around me are loud, and have no respect for who’s next to them.
Maria, the property manager has always taken care of me and I tend to direct any concerns to her directly as she knows who I am and there’s never an issue.
Sure, the parking isn’t the best… But stop being lazy people and just walk to a further open space.
Overall, I am happy to be living here. It’s pretty quiet for the most part until my trashy neighbors get home…

I visited the complex and took a tour; the grounds are very clean and peaceful with a lot of trees. It’s pretty quiet and seems like a great place to rent!

Loved living here! The only problem… parking! Everything else great!

I have had nothing but great experiences living here. I moved in 3 months ago, the process was super easy. The staff was very nice and helpful and got everything done for me right away.
The apartment is beautiful inside and I have not had any issues with anything inside. I even have a wood burning fireplace! I havent seen one of those in an apartment in a long time. The one time that my kitchen light bulb went out, maintenance was here the same day I reported it and fixed it.
The gym is very nice and clean. I use it every day. The machines are great!
Parking rules are very strict and I’ve heard that people have their cars towed but I actually love that about this complex. At the place I used to live, they let anyone on the property at all times and there was never any open spaces for the actual residents. It was truly ridiculous. I’m glad to have found a place that actually enforces the rules so the residents are able to park on the property and not having to walk far or park on the street.
I also really like that the area. It’s very nice and quiet. Everyone is super friendly and theres a lot of greenery and beautiful landscaping.
Overall, I am having a great time living here and do not have any plans to move out anytime soon

I had a mixed experience living here for a year. Our apartment was really nice (new fixtures, appliances, fireplace, etc.), but the hot water would go on and off whenever I took a shower. They claimed they worked on the plumbing in our building but it never got better.
I hate to sound judgmental, but the complex is much louder than it should be because of all the military living here. My husband and I would count numerous times a day when our walls would shake because a car was blasting its bass on the stereo as it drove in from the street. And yes, we’d look out the window, see the driver wearing fatigues, write down the license plate number, report it to the office… and nothing happened. It was so irritating, not to mention illegal, to have music blasting that loud.
The scariest thing was our neighbors on the opposite wall. I called 911 at least 5 times because I heard yelling and verbal and physical abuse through the walls late at night. We wrote down everything that happened and reported it to the office, and thankfully, they made them move, but still… no one should have to hear that anywhere.
Ditto on the maintenance. When they repainted our building, it sealed our outside closet door shut. I asked twice to have them come reopen it. I had to get something out of there one day and, fed up with the lack of response, tried to use a screwdriver to open the door and ended up busting open my eyelid and had to go to urgent care. Granted that was my fault for not wearing protective eyegear, but at least they came to open the door once my husband told them what happened.
The office staff is very friendly and will help when you keep at it long enough. I appreciated their professionalism, but it wasn’t enough to make up for the noise and rude neighbors.
To end on a positive note, the neighborhood is really nice and great for walking/​running. There are several nearby parks as well as a few shopping centers (CVS, Albertsons, Starbucks, several restaurants) within 10 minutes’ walking distance. I miss being close to all of that.

Ridiculous excuse for a luxury apartment complex.
–Rude, unresponsive staff.
–Thin walls.
–Horrible parking for guests and additional cars.
–Creepy maintenance workers.
–Dilapidated weight room (even though they just renovated it… it blows)
–Rodents in the walls
–Shoddy appliances and disgusting carpet.
I would steer clear of Shadowridge Woodbend!
