Great staff and location for BART use. Nice facilities. It is just right for the location.

I moved in recently and my move was hassle free. I really love the new apartment and its amenities. I was assisted throughout by Scott Mana. He really assisted up to my expectation.

This apartment couldn’t be in a more perfect location!
Starbucks, Club Sport gym inside the Renaissance Hotel & Spa, Pleasanthill Bart station, great restaurants, Taco truck on Fridays, Iron Horse Trail, An animal hospital are all within 5 minute walking distance.
Shout out to Scott, Heshla, Mary and Leo over at the leasing office and to maintenance gurus, Armando & Francisco You ladies & gents are awesome!!! Thank you for all your hardwork and dedication.
Apartment is relatively small for the price but i love that there’s lots of closet space! and over all, it’s clean.
Dumpster area could be cleaner… and yes, please add more Recycling bins/​dumpsters…
Perfect place for dog owners & dog lovers! Definitely a dog friendly apartment community. They even have stacks of dog treats in their leasing office free for your furry friend!
Washing machines could be cleaner perhaps have the cleaning people wipe them down with some Lysol or any effective cleaning agent once or twice a week.
Hallways could be cleaner by perhaps sweeping & blowing the leaves off the ground once a week.
No guest parking which means friends or family who plan to pay you a visit won’t be able to park inside the complex. There are parking outside on the streets and such or they can just take Bart coz the apartment community is literally a 5 minute walk away.
An online shopping addict like me? No worries, the awesome guys and gals at the leasing office will receive and hold all your packages for you. You can pick them up until 6:15 pm Mon-​Fri and until 5 pm on Saturdays. They close at 6:30 pm on weekdays and 5:30 on Saturdays but you don’t wanna go pick up your packages right when they’re closing. They deserve to go home and rest for the evening too!
Security issues such as apartment break ins is my biggest concern that’s why I have installed not only a security camera but an actual Central station Burglar alarm system which is about $ 30−40/mo.
Overall, I am happy with my decision to choose Eaves Walnut Creek over the other apartment communities in the area. So, i suggest you check them out soon because the apartments get snatched up fast!

We’ve lived here for almost 2 years now, going on 3 this October and although the scenery is beautiful and people are nice… The rent is ridicules and will be going up again this year! Also you only have one parking spot and there is no visitor parking! If you have two cars– don’t move here because you’ll have to pay more a month or park At PH Bart.
The community is mainly families and everyone keeps to themselves. I am home most of the time and I have never met my neighbors, again people keep to themselves. There are also a lot of dogs and cats here… pet friendly, but you have to pay more to have them. Also there is NO ELEVATOR… So if you have an infant like we had, it’s tougher than ever. Also groceries we have delivered…
The great part about the complex is that it is close to Bart and secure coming in and out of the gate. You never have to worry about people coming in from the Iron Horse trail. There are also two pools and the staff is very pleasant.
Food truck Friday’s are the BEST! At the PH Bart station there are food trucks from 6−9pm and we love them! We go as a family every Friday night with friends that we have made in the complex. Tonli Dim Sum truck is so good… We always get the pork and chicken dumplings!

This is a wonderful community to live in and managed my really nice people.

— Reasonable rents compared to the surrounding area

Few Cons
— Parking space, No guest parking space in apartment complex, but some available on roads
— sometime you hear about incidents like car theft (s) which i think prevalent in the area

Many, many things to like about this locale/​complex:
*For commuters to OAK and SF, BART is a 5-​to-​7 minute jaunt away. If you’re running late, you’re just a frantic dead-​sprint away
*For lovers of the great wide open, the Ironhorse is in your backyard, with a pleasant stretch going toward downtown Walnut Creek
*The rent is reasonable for the completely unreasonable Bay Area
*The staff, Kayla in particular, is excellent, and the maintenance staff was extremely efficient, normally showing up to fix issues day of or next day
*Besides the occasional, inevitable car break-​ins, this is a quiet, secure neighborhood.
*Apart from cleaning fees, they’ll give you your deposit back if you treat your place kindly. No hassles there.
And a couple crappy things:
*They do not have enough dumpsters, which sometimes leads to stinky situations
*And there are even fewer recycle bins, which is strange for the Bay Area
*Squirrel issues; so many dang squirrels
Overall, our stay at The eaves was top-​shelf. The current rating of 2.5 stars seems absurdly low. A solid 4-​star experience.

I’m writing this review primarily to praise the maintenance staff. We have lived here for one and a half years and we have only had a few maintenance issues but they are always promptly and professionally addressed. Most of our maintenance needs have been addressed by one of the maintenance technicians named Francisco. He just completed some maintenance on our A/​C. He always does a great job. Professional, courteous, and always ensures that we are happy with his service. Manuel is another maintenance staff member who is always friendly and helpful. He is always quick with a smile and a hello.
The staff at the leasing office is top notch. Kayla has always been very professional and helpful as is the case with the rest of the leasing staff.
Eaves Walnut Creek is a clean, safe community with easy access to BART. My wife and I have enjoyed our time here so far.

In life it is the little things that mean the most prime example lets just say there was a problem that happened that needed to be fixed.,., so the following day a employee came out and…,.Fixed the problem the first time!!! That would never happen where I live!!!

I have been living here for 3 month. I like this apartment very well. It isn’t new, but cozy and comfortable. The buildings were recently renovated. They are close to BART station and bus stop. And it is quiet here at the same time. The area is clean. Street cleaners sweep the area from leaf. Every morning I see a man cleaning pool. The stuff is very friendly and helpful. If something was broken the guys from service come quickly. They do their job very good!

lived here for going on 4 years. We are very lucky to have nice neighbors and quiet ones! Yes, there are always going to be a few (the people who choose to ignore the «no smoking» signs– but the staff are friendly and efficient and trying to fix the problem. The renovations were needed and they look great. All in all, very please with this complex– the first one in Walnut Creek

This review is mostly about the Maitnence team. I have only had a few problems but both times they were there to help right away. Tonight Francisco V came to my rescue when I found out I locked myself out after my day at work. He was over in Pittsburg and dropped everything to come let me in. He was so friendly and polite. I so appreciate him! Thank you Francisco!

Rent here the people here are amazing and so is the community
I notice that as I write my review that people as a whole don’t know certain things, one that rent goes up and the people in the office have no control over it, it is one you pay to live in a really nice area in an amazing community. Two yes they did do construction, I work from home so I was painfully aware of that, but when I asked the workers to quiet down or move the compressor or anything they did it politely and quick because they are very understanding, YOU JUST HAVE TO ASK! People like Leo especially and the others in the office they are amazing and they work really freakin hard, but that said there are things they can and can’t do for the residents because of policies set by their home office. Lastly there is crime in any neighborhood, sorry guys and yes I have experienced it first hand. The only thing you can do is install an alarm or chain your bikes up, or don’t leave things visible in your car to the outside. So as far as this place vs others I think that from what I have seen of other places I will keep living here, it is nice, clean, and sure the rent is pricey but that is the same no matter where you go for a nicer area.

We just moved in, and, we will admit, the reviews on here gave us pause for concern. Apparently, a lot of construction had been going on over the past few years but it looks like it is mostly complete now. I imagine that could have been annoying to say the least. However, we love out unit! We are on the third floor, which allows us a nice, vaulted ceiling. All units come with a nice patio/​deck, which is also nice. The kitchen was just updated as well.
Pros:
Close to BART! Like, you can see it without it being annoying. This is huge, considering we commute to the City
Close to Safeway, Sprouts, 24 Hour Fitness

Cons:
Pretty much have to BART or drive to go out to dinner or meet up with friends
It is expensive, but this is the Bay Area
You only get one parking place and ours is SUPER far away from our apartment, which is lame
The water and trash are part of the renters responsibility, and you are billed for it every month. Since we just moved in, we are not too sure what this bill will look like but we were told that it is about $ 60/​month. This is pretty weird so expect to tack this price onto the monthly rent as well
UPDATE: Scott in the leasing office took a look at our Unilocal review and found us a parking spot closer to our unit! So awesome. This community obviously cares about its residents and makes a solid effort to make sure you’re happy here!

It has been nearly nonstop construction since we’ve moved in a few years ago, and it’s making the complex nearly uninhabitable for the actual residents, especially for those who work remotely or nights (like me). None of the construction is for anything necessary, of course. It’s only to make the outside prettier looking so that they can ‘justify’ jacking up the rent at every opportunity. None of the construction is for anything that actually improves living conditions here.
Of course, management will surely respond to this with some sterile ‘We’re sorry for your frustrations /​sorry you feel that way, please call the main office’ rather than actually address the issues directly here on Unilocal,but why would that be surprising? It’s their strategy to maintain a sterile pretty front rather than focusing on actual substance.

Ever since we moved there, the apartment is constantly under construction. We can not use our balcony for weeks, wake up by the construction noise every morning, bothered by the constant construction noise all day long. They do so to raise rent and make current tenants life miserable.

Rent increased by 30%!!! My rent was near 1500 and now it would be 2K for a lousy 600 sq ft apartment with junk fitness and swimming pool. So, not only these people got all the work done with poor neighbors who had to listen to all the hammers and deal with construction all year long, they jacked up the rents on existing rent heavily. This goes to day the analogy of climbing up on someone shoulders and kicking them down. Way to go Eaves and Avalon for being the worst apartment community of the west.
I’d rather give it negative stars.

There is a lot to like about eaves. The location is great, you’re right next to BART and a short drive to 680. There are numerous markets close by and some decent restaurants as well. I had a 2 bedroom apartment that also had a washer and dryer. Very convenient. The storage on my deck was nice too, I could fit a ton of stuff in the closet. The walk-​in closet in the master bedroom is huge. The bathrooms and dining area are a little small but you can make do. Overall the community is pretty quiet despite being near a high-​traffic area. I never heard my neighbors except occasionally when they came up the stairs.
You do get a parking spot but that’s it. There is no room for visitors/​guests or a second car. And your spot could be quite tight. If you ask the management office they’ll try to move you. The office is very accommodating and will take care of packages for you and the people deal with problems that come up pretty fast. I was not a fan of the kitchen. The appliances were nice but anytime I cooked anything that gave off any smoke (bacon for example) the smoke alarm would go off. Also the exterior lighting could use some help. A lot of the lights are burned out and when you’re walking back from BART at night you might be a little nervous. But overall, not a deal breaker.
But here’s what you need to think about. If you plan on staying here for a year or maybe a 2-​year lease, you’ll be happy. Be ready for sticker shock when your renewal comes. They wanted to raise my rent by 22.5% or more than $ 500 a month. I asked the office if they could do better and the response was corporate said there was no wiggle room. I ended up moving when my lease was up.

An update to my first raving review:
Our AC worked before construction started on our building. After construction started the AC no longer worked. I logged a service request and setup a maintenance window (2 hours) for them to take a look at the issue. They missed the maintenance window.
Maintenance excuse #1: There was flooding in one of the apartment buildings that caused them to miss the maintenance window (understandable).
We called to setup another maintenance window (7 hours) to address the AC problem. When we called the office worker referenced a service request for a broken window (we never submitted a maintenance request for our windows or realized they were broken).
After setting up the second maintenance window to address the AC, I went home and checked the windows, and saw that the outside construction put nails too close to the windows which caused them to not stay open anymore. I updated the 7 hour service window so they knew to address the AC and the broken windows now (Note: they logged the first service request for our windows without informing us about it. When were they going to inform us if we didn’t call?). Needless to say, they missed the 7 hour service window.
Maintenance excuse #2 (voicemail): They have more than 30 service requests for broken AC units and were not able to make it out to the 7 hour service window. (really?)
I need to setup another maintenance window, but am dreading it as I know maintenance will have to source an outside contractor to fix the AC (which is usually the case in these situations). If they need to contract the work out, who knows how long it will take them to fix the AC. So even if I setup the maintenance window, and they happen to show up, there is still a high probably that it won’t be fixed that day.
So…no AC and not able to open the windows for almost two weeks now with no hope in sight. The other night the thermostat read greater than 90 degrees at 9pm. At this point, I think the quickest way to get AC is to cancel the lease and move to the another complex.
A piece of advice to those considering this complex — just pay the extra money and move into the newer Avalon properties in the area. Obviously it will be the same management, but at least these types of issues are minimal in a newer complex.

Welp. If it was possible to give no stars, I would. Yes, this place has a great location. Yes, this place is pricey. But considering the location, it’s to be expected. Not only are we bleeding out the a$$ about 2000 a month. This place is doing construction, which is not only annoying but extremely inconvenient. On top of that, one of the construction workers dropped a ladder on one of our vehicles and caused quite a bit of damage!!! Parking is atrocious. We have had to pay extra for additional parking spots, which other tenets end up parking in. The spot I park in is impossible to get in. And if you want visitors, forget it. They are going to have to park about a mile away.
If you are going to pick this place due to the amenities and location, please take into consideration this review. I am not happy with this place and counting down the months before I can move out. Possibly even getting out of the lease. It’s not worth it.
Also, seems like the common trend is for people to get vandalized. Luckily, no one has broken into our apartment but our cars have been vandalized.

After a year of lease your rent will increase to more than 25%!!! (went from $ 1780/​mo for lease of 11 months for 2bed/​1bath, and now they ask $ 2240/​mo!!!)
Beside that, nice community, nothing to complain about the quality of app or facilities and the staff is awesome!
