If you have a home to sell and are looking for the best real estate agent to handle it, then look no further. Caroline Caira is the most competent, caring, dedicated and efficient agent I have ever met. I had a condo with some artist restrictions and a somewhat difficult board and had tried a few other agents, without much success. Upon first meeting Caroline, I knew I was in the hands of someone different. She immediately set about securing banks and assuring that mortgages were available. She decided against a broker’s open house, as the artist community would really only apply to a specific and unique buyer and I applauded her decision… As I was an out of state owner, I really wasn’t that comfortable having neighbors, etc. entering the property. The other agents I had talked to insisted on an open house.
the next «miracle» thing Caroline did was she hired the absolutely best photographer and stager and the web site of our property was so impressive that even my 22 year old son said ‚“who that place looks so great, even I would like to buy it”.Caroline was available whenever I called or reached out to contact her… I felt she supporting me all along this stressful time. And, in addition, to all her exceptional knowledge and work ethics, she also had a sense of humor, which was welcomed in some of the most anxious days. And probably the greatest testament, we closed on the property for full asking two months after beginning the process. I could not recommend Caroline more. You can safely trust your search or your sale to probably the best agent in the Metro West area.

All that I can say is that everything people say to praise Caroline here on Unilocal is 100% accurate. We wanted a personal approach to selling our condo and buying a new home, and that is exactly what we got with Caroline. She makes you feel like you are her only client, even though it’s very clear that she’s popular and always busy. She set aside the time we needed both to get our property on the market and sold, and to go see potential houses with us so that we could find our dream home. She is extremely responsive to communication, she possesses unbelievable knowledge about the area and potential issues with houses, she takes the time to get to know you and what you want, and she has amazing contacts (mortgage brokers, inspectors, other realtors) to help move things along smoothly and easily. I am SO glad that we believed the reviews here and chose her as our broker.

Caroline was the perfect realtor for me to have as a first time home buyer!
From the initial phone call all the way through the closing she was there to answer any and all questions that I might have had, and she always provided a full run-​down on any of the contracts or steps in the process. This was perfect when reading through all of the legal contracts, and it helped tremendously in understanding what I was being charged for.
From the beginning she was super alert when it came to finding new listings. Even though I was checking multiple times daily she would always beat me to sending over a new listing!
Throughout the entire process a quick email, text, or call would almost immediately be replied to. I never waited more than an hour to hear from Caroline even though I knew she was already super busy. Any and all questions I had were always answered, no matter how silly they probably were.
Without Caroline I would not have been able to make my home purchase happen! Would highly recommend to anyone!

Caroline is phenomenal. As a first time homebuyer, I had no idea what I was doing. She made a potentially stressful process really easygoing. She breaks things down and explains everything really well. She will definitely fight for you and has your best interest at heart. Caroline specializes in the Waltham area but is knowledgeable about other areas as well. If something is wrong with the property, she will flat out tell you in all honesty. I find this to be really important when working with a realtor — someone who is sincere and honest about both the positives and negatives of a house. From the very beginning to the very end, she will fight tooth and nail for you. I will definitely refer Caroline to my friends and coworkers.

If I could give her more than 5 stars I would! I am going to cut to the chase. All the reviews are accurate. She’s dependable, hard working, very knowledgeable about conditions of homes, communicates constantly with you, has various contacts for home-​related things, and the BEST REALTOR you will find.
What blew me away was her genuine interest in your happiness. I am a pessimist and I initially didn’t fully accept the glowing remarks of all the Unilocal reviews. It wasn’t until I worked with her that she restored my faith in humanity. I know it’s dramatic but she was that influential. She is an outstanding person who does her job well. You will not regret working with her!

Caroline worked with me to find the right home for almost a full year. Throughout the process we basically became good friends. She seemed to always be able to find time to meet me to see the homes I was interested in. She is very knowledgeable about things to look for as well as things to stay away from (which kept me from getting a house that turned out to have significant foundation issues). She is also knows many people in the industry to help throughout the purchase and financing process. I have now lived in my home for 6 months and could not be happier the choice that we came to.

My husband and I just bought our first house with Caroline and we were so lucky to have her. Not only did she become a fast friend, but she was extremely experienced, hard-​working, and trustworthy. We worked with Caroline for over 6 months to find our house. Caroline never pushed us and made sure we learned through looking what we wanted as a couple. She was in constant communication throughout the entire process. Where to begin… My husband and I met with Caroline at the beginning of February to start our official home search (we are first time homebuyers and were looking to purchase in late summer). Caroline was so great to meet with, very knowledgeable and was very understanding of us being new to the process and needing time to think about everything. The day after meeting with Caroline we stopped by an open house at a house that we had been looking at online for months. (this was a recommendation of Caroline’s) After walking into the house, we were in love. I quickly called Caroline after the open house to talk to her about it. After the initial shock of hearing from us so soon and hearing that we wanted to make an offer, without question she quickly hopped in the car and met us an hour later at the house. Having Caroline there to walk us through the house, point out the concerns with the house as well as the benefits, was so helpful and important. She noticed a few things that we wouldn’t have on our own and worked with us on leveraging it when we made our offer. That nite she basically didn’t sleep and read through the millions of papers (we were dealing with a re-​location co.) to make sure that we were in a good place to make an offer. I must have emailed back and forth with Caroline 100 times a day for the next 3 days. All in all, they accepted our offer and we had our first house! I cannot thank Caroline enough for being with us every step of the way and helping to guide us through the process and point out extremely important things, which helped us in making our decision. Caroline was always so responsive and on top of things, so pleasant to work with and always made me feel like we were in the best hands. She was with us through the closing (where we found a leak in the basement. and she handled it with ease and kept us calm!) and still emails today to check in on us. I wish there were 10 stars that I could check off for Caroline, cause she was amazing. And… gotta love the fish!!! ;)

We bought our first home (July 2010) through Caroline. She was recommended by a trusted friend. We visited many open houses etc and Caroline was always patient and informative. During the offer/​sale process which got frustrating at times Caroline held her own and advised us well. I would certainly recommend her to others and use her again down the road.

Going into the home buying process I was extremely skeptical of traditional Realtors. I am not a fan of the typical Realtor spin, «now is a great time to buy» and the commission system which doesn’t necessarily incentivize the buyer’s agent to find the right house or get the best deal for buyers.
Therefore, I was very interested in the Redfin and Zip Realty business models in which the buyer does more work and saves money on commission through a cash back at closing. After checking out a bunch of houses on our own and with Redfin brokers, I quickly realized it was imperative to have a Realtor who truly knows the towns and local market. This realization and Unilocal lead me to Caroline Caira.
After a short meeting with Caroline at her local office, my wife and I were confident she was the right Realtor for us. She is what i consider a «straight shooter», she is extremely honest and genuine. Although she knows how to play the game with other Realtors, she will cut to the chase with the buyers about the quality and value of each house. She is especially helpful at closely analyzing the quality of houses during tours. She examines each area of the house and the heating/​electrical systems, basements, and foundation. Caroline was very knowledgeable about the local neighborhoods and school systems. Armed with this knowledge, she was able to give us her opinion on whether the house met our criteria and the market price based on comps.
During our 12 month search for a house, she was patient and there was no pressure to make offers until we found the right price. When we finally found the right house, she skillfully negotiated the best deal and was extremely helpful through the closing process.
I highly recommend Caroline especially if your are looking for a house in the Waltham/​Watertown area.
PS. Don’t forget to ask her about the fish.

I just closed on my new house in June. And I cant thank Caroline enough for all that she has done. I would give her a million stars if I could.
My deal seemed fairly easy and stress free, until, on the day of the closing, Caroline noticed a water leak in my basement, during our final walk-​through. She told me we must find out who is to pay to fix it and not close until then. We were told by the property manager, that it was a condo expense and covered. The manager later back tracked on that and the sellers didnt want anything to do it, since I had already closed. I was left with, water leaking in my new house for almost 2 weeks, a lot of argument on who was to fix it and then presented with $ 3200 bill. All through this ordeal, Caroline, stood by me and often times fought on my behalf, she came up with ideas to help me negotiate with the condo association, sellers and their broker.
I had already closed on my house and Caroline, had already received her check. So she could chose not to be involved, but she was and always told me «we are in this together» and helped me every step of the way. She came on weekends, sometimes early mornings and at just about anytime I called her, with an SOS.
The issue is finally resolved and the association is paying for it, even if it took a long time to fight and resolve it. I just want to thank Caroline for her help and standing by me, her client.
