History

Established in 1996.

Independently owned and operated, fully licensed and full service, Federal Title & Escrow Company began in a modest office on a desk that company founder Todd Ewing made from a piece of wood stretched across a couple of sawhorses.

Today the company has a main office on Wisconsin Avenue in Friendship Heights and a second office on 14th Street between Logan Circle and the U Street Corridor.

The company, which employs a staff of 19, is known for leveraging technology to streamline the closing process and lower closing costs.

I have been a realtor since 1993 when I was referred to Todd and Federal Title to handle my first loan closing. Over the years I have used them almost exclusively and really and so spoiled by their efficiency that I hate going anywhere else. I no longer have the volume of referrals I used to have as real estate is no longer my primary focus; however, whenever I get to refer a title company to ANYONE, the only referral is Federal Title. They are the best!

We used Todd to close on our new house. The process could not have gone more smoothly. He and his team gave us an accurate statement of final closing costs and handled everything on the back end. We were in and out in 45 minutes. Highly recommended.

Melody Blersch and Helen Do were a pleasure to work with. We did our research and chose Federal Title because they do not allow kick-​backs to realtors. We are turned off by the behind the scene relationships between realtors and their recommended title companies, inspectors, etc… Also, our research turned up information that Federal Title would not include unnecessary miscellaneous fees that many other title companies charge. This turned out to be accurate. We paid less for using Federal Title and there were none of the annoying mistakes that other title companies make. They went above and beyond to meet some of our requests such as where to hold the settlement meeting. We sold two houses and bought another one all within 90 days. Federal Title was the best of all three title companies. Unfortunately we could not choose the title companies for our sales side of our two house sale deals. Our house buyers chose more expensive title companies and ones that made mistakes. That house sale’s CDF went through six (6!) revisions all on the day of the closing. When it was finally our turn as buyers to choose the title company, for our home purchase, we were glad to select and work with Federal Title. Highly recommended. Do your research, choose your own title company for your house purchase.

My wife and I closed on a wonderful single family home yesterday, and Todd Ewing at Federal Title made the process extremely smooth, easy to understand and we had fun in the process. Yes, I am talking about fun during a real estate closing! Todd and his staff have a great sense of humor, and are super efficient. They carefully explained what we were signing, used humor to help us understand the topics and this kept the process moving forward. It took about an hour for the closing. They have an excellent snack bar with various types of ‘self serve’ snacks, every kind of beverage you would want and they will validate your parking. They also have a very useful app called «CloseIT,» which very accurately predicts the cash you need at closing. I showed up at closing with the correct amount of cash, but the lender had made a mistake. Federal Title had corrected this error in a new HUD-​1 from earlier in the day, and cut me a refund check in what seemed like seconds. Their closing fees are also competitive, but when you have such great customer service, they will get picked every time. I highly recommend Federal Title for your real estate closings!

A great company. My amazing realtor, Clay Burke, and my excellent mortgage lender, Scott Story, have worked with this company in the past, and they recommended Federal Title. I’m glad they did.
Everything was handled with efficiency and professionalism — and a nice friendly touch (including coffee, sodas, and light snacks in the waiting area). Knowing that this is a stressful day for people, it was really a relief to have them take care of everything quickly and smoothly.
At my 10:00 a.m. closing, the seller never showed — even after the hour or more I spent signing all the paperwork. (And I had painters wanting to get in that day!) But the title company got her on the phone and handled everything. My realtor and I went to lunch, and by the time we were done, the company called to say that everything was settled and I was now the new owner!
I highly recommend this company. (Oh, and it’s conveniently right above the Friendship Heights metro station.)

Simply great! They helped me work with my unresponsive Lon processor at PenFed Credit Union. They were highly responsive, closing was smooth and I did end up saving over $ 500 on title and closing as a result of using them versus the bank recommended/​referred title companies. They came I’m far lower than the bank’s anticipated GFE title fees.

My wife and I closed our condo with Federal Title & Escrow in 2009. We are now in the middle of a move, and I was unable to put my finger on our original closing documents. I reached out to Dedra at Federal Title, and she was able to find my documents, scan them into a PDF and email them to me.
On first attempt, Dedra sent the message and I didn’t receive anything. After a couple more attempts she suspected the attachment was above space limitations for Gmail. Dedra split it into 3 parts and they all came through without issue. (She also offered for FedEx the documents if that hadn’t worked.)
Dedra really exceeded my expectations in working to get me the documents, even five years later. Excellent customer service!

I am a loan officer for Wells Fargo, and over the years, the team at Federal Title has conducted settlements for at least 80 of my clients. Todd, Joe, and Catherine do an excellent job of explaining things to my customers in a clear, understandable way, and always make everyone at the closing table feel at ease, whether they are seasoned realtors or first-​time buyers.
It is rare that you can get top-​notch service from a provider that is the least expensive, but Federal Title does just that. They are invariably less expensive than any other settlement service provider in the area (and I have done numerous comparisons), and their online Quick Quote system has literally saved my clients tens of thousands of dollars in fees over the years. If you’re looking for a quality settlement service provider in the DC area, they should be on your short list.

I’ve closed on three houses in the DC area in nearly as many years. Seriously it’s becoming like Pokemon: Collect them all! Regardless of the experiences (and hoarding tendencies) I have gained, each purchase has been fraught with more and more issues. With this latest experience, the one and only thing that went absolutely flawlessly was closing and that was thanks to Federal Title and Escrow.
From a logistical perspective, Stephanie and Helen squared us away and made sure closing day was organized well. If you park in the garage they give stickers to validate and if you metro the exit goes straight into the mall where the Federal Title offices are located.
We worked specifically with Todd on closing and he was professional and very understanding. He was super flexible when additional issues arose from the seller on closing day — working with us to draft an escrow clause to ensure the issues were addressed — and very kind and agreeable when we decided the sellers had to get their shit together rather than put all of our eggs into an escrow basket. When the new closing day rolled around they adjusted their schedule to accommodate our work hours and the impending snow storm. Despite bumps in the road towards the final goal, it was Todd and Federal Title who got us there. We couldn’t be happier with the result!
Buyers usually go with the title company their agent recommends but if (when?) we buy our next place I would insist we go with these guys again. If I’m ever successful in my attempts to persuade Justin to become a real estate agent I have no doubt that he would use Todd and his team for their titling and closing services too.

I have closed a few properties with Federal Title and they have been nothing less than amazing. As anyone that works in the real estate industry will tell you, there are a million things that can go wrong in a transaction. Issues with the title company are is not one that you want to have.
Federal Title makes it a point to have the closing go as smooth as possible. As an agent, you are able to submit your client’s information online and have a preliminary HUD1 available within mins. The administrative staff is in contact with your client within 24hrs and maintains a clear line of communication throughout the transaction. Throwing in the credit to the buyer for their agent submitting for the HUD online is just icing on the cake. All of my buyers have been happy within the service that they received from Stephanie, Helen and everyone else at the office.

My partner and I worked with Rikki and Todd on our recent closing and out of all the different business/​entities that we had to deal with in buying our home, Federal Title was by FAR the best. Pleasant to do business with, they explained everything thoroughly, and we were out of there in no time at all. Even better, when a problem arose the next day, Federal Title stepped in to make sure we were taken care of. I’d absolutely recommend them to friends.

I purchased my first home and settle @ this location. First off a worker at that location contacted me asking me if I was buying a home that she saw my information. Ahh why are you looking at my stuff and if you were, why are you telling or asking me! (She someone I know but not personally)
When I did go to closing the lawyer (I won’t mention her name) but she was a Marine. She told me that I was not qualified for a program offered by the District for 1st time home buyers and was very adamant about it! So for that reason I ended up paying more out of pocket and later found out I was qualified for the program. I can’t explain how angry I was, especially since she was so adamant and even said «someone in her officer specializes in the program.»
I applied for the program was excepted and DID NOT RECEIVE ALL THE MONEY I WAS OWED, because of her own ignorance, thinking she new it all!
I knew I was right and for her to tell me that I didn’t qualify was ridiculous.
They were apologetic but that didn’t matter because it was already done and there was nothing I could do. I did apply for the program and received some of my money but not all of it.
It was a big headache for me because I had to do a bunch of running around and I lost money, because of the lawyer’s ignorance.
I WILL NEVER GO TO FEDERAL TITLE AGAIN AND WOULD NEVER RECOMMEND ANYONE TO GO!
All in all I love my new home, my rate is low but at closing I paid more money than expected! Federal Title sucks!!!
