I’ve been living in a Thos D Walsh property for 5 or 6 months now, and in a lifetime of living in apartments, this is definitely the best management I’ve come across. Blake and his team respond really quickly to problems — sometimes within an hour or two of my filing a request with the online maintenance request system — and let you know exactly what they’re going to do about it and when. The online portal lets you handle maintenance requests, access your lease/​documents, and pay your rent easily.
This is a great company to rent from.

Everyone here is amazing, and so helpful! Keith and Thomas are always timely and professional, and can calmly handle any situation that arises. The dogs in the office definitely are a plus! Great environment with a great staff! Tom Davis at the front desk is superb with answering any questions and taking care of any concerns! All of the staff are honest, and straight-​forward and do their best to help out!

They were really helpful in helping us find our place. Anytime an issue arrises at our apartment, no matter how small, they have taken care of the matter timely and effectively.

I am extremely disappointed in Thos D Walsh’s communication with us as prospective tenants. We viewed an apartment and Keith Carr told us that the application fee is non-​refundable so if we were interested in applying we could check in with them first if wanted. We did exactly that and had no response after reaching out twice, so we decided to proceed with the application in hopes of not loosing out on a great place (we should’ve taken that as a red flag) After we submitted our application we reached out to Keith a couple days later for a timeline of when we could expect a response. He said he would check with the office and have an answer for me by the end of the day. 2 days later I still had no response… I followed up one final time and again absolutely no recognition. My boyfriend was able to get ahold of Keith eventually and was told that instead the downstairs unit would be available bc the current tenants wanted to move to the upstairs one. We said we were still interested even if downstairs and Keith said he’d have a timeline for us the following week of when it would be ready – yet he is again nonresponsive. It’s now been a total of a month in this saga and we feel like we’ve just been strung along and are just out the $ 100 we paid to apply. It would’ve been nice if they were just straight forward and communicated with us what was going on. I know the previous comments are good from current tenants but from our experience with Thos D Walsh and their communication with prospective tenants, I never would’ve guessed they would be a good property management company and I would not recommend them to anyone I know. And just to reaffirm how horrible our experience was with Thos D Walsh, we applied to a different house with a different company today and have already heard back from them about our application – in less than a day! That is how it should be and Thos D Walsh should take note of that.

I’ve had Blake Barber at Thos D Walsh as a landlord off-​and-​on for the past 6 years. His straighforward, sincere, and honest approach to property management, now finds a perfect match with his colleagues at TDW. I’ve lived in properties which changed management to TDW while I was living there, and the difference in quality of service was night-​and-​day.
This is the first company where I’ve never felt like the «bad guy» for being a renter. Communicating about repairs, finances, moving in, and moving out has always been pleasant, respectful, and reasonable, and Blake especially encourages open communication.
I’m currently in the process of leaving a high-​rise «luxury» property to return to the superior service and value offered by TDW. I can’t recommend them enough!

I have lived in a Thos D Walsh apartment for over a year and have been very happy with them. Thos D Walsh was the first property management company that I dealt with after moving out of a group house and they made everything super easy from signing the lease to answering questions and concerns, and handling maintenance issues. Thos D Walsh manages several apartment buildings in the NW area and compared to the competition, they are very affordable, clean, and well maintained.
Blake from Thos D Walsh is friendly and quick to respond to questions and maintenance requests. Blake is very flexible and understanding of circumstances, so there shouldn’t be any hesitation when communicating with him. When moving in, Blake was super hands-​on with getting my apartment ready for my move-​in and, as a result, my apartment was like new. I am happy to highly recommend Thos D Walsh and, particularly, Blake when looking for your next apartment.

I have been with Thos D. Walsh for two years now. They have truly been the best landlords I have had (including better than the landlord for my new place!) It saddens my heart to go. The only reason I decided to leave was to live with the awesome love of my life whom I met in my apartment building! Way to go Thos! In all seriousness Blake is almost like family to me now, he’s very understanding, very prompt in responding to any issues and provides the tenant the opportunity to be the best tenant possible. The place is a real hidden Gem and I like the renovations they are doing for the units. I have recommended not only the property that I live at but also other properties by the management team. They have always been courteous and have talked to me with respect and kindness. They are certainly excellent landlords which is a scarcity in DC. And they do their absolute best in keeping up the properties. I hope to for either myself or a close friend/​family member will be able to rent from them again in the future. I certainly would not mind.

Best Highlights: They are willing to work with you as long as you a.) keep them informed, do not be the source of disturbance, notify them, pay your rent in a timely fashion, and be respectful. The apartments are of good quality and fair price (usually in a good neighborhood/​transit area).

This company is legit. I lived in one of their buildings for almost two years, and they were probably the best property management company I’ve ever dealt with. Maintenance requests were address promptly and professionally, and they definitely care about keeping their tenants happy. For example, Blake, the property manager, emailed me one day to let me know someone would be entering my apartment and that he let the guy know to be careful to not let my cats out — I really appreciated that. When I gave my notice that I was moving out, I asked if they would let me shorten my lease a bit (so it would be like a 3 week notice instead of a 30 day notice), just because I was trying to limit the overlap with my new lease ($$$$) and they said it was no problem.
I highly recommend them, and HAVE recommended them to several friends looking for new apartments. And last but not least, their places are super affordable!!!

These guys have been great. I stayed in one of their apartments and they’ve been very responsive to my needs. There were some issues in the few years I’ve been in the apartment but nothing beyond reason and they were quick to remedy any issues with the building. They’ve also instituted more online services making life a bit easier. On the whole, I’d stay with them again and would recommend their places to others.

I had a great apartment in Glover Park. I worked with Keith Carr to look at a couple of different places and he was very nice and helpful in finding the right place. Anytime I had a service issue the maintenance responded right away. Keith even came over to make sure it was fixed. They are very responsive and great landlords. You are able to pay rent online which is great. I would definitely rent from the again!

We sold a property in DC over a year ago. Since then, we have not been able to get these fine folks to remove us from their email list. they also added us to the condo fee bill for the new owners, so that we now get any notices emailed to us. We have tried numerous times to get off the list, to no avail. We have tried the direct approach, humor and now finally sent an email informing them that we believe they are incompetent. That precipitated a response — a phone call in which they called my husband «an ass.» If this is how they run their business, they deserve to go out of business. Plus, their practices obviously violate the FCRA since we don’t own the property and should not be getting notices about anyone else’s condo fees.

I’ve lived in my building in Petworth for about a year and a half. Initially it was managed by a different company, but Thos D Walsh took over. When they did take over the level of responsiveness went way up. If I have a problem it is taken care of within a day or two, if not sooner. For example, my sink backed up a few weeks ago and a plumber came to my door within three hours of my email to management. The management team, lead by Blake Barber at my property, is friendly and easy to work with. My impression is that Thos D Walsh owns mostly older properties, if you find a building that they are managing you’re going to get good service and a fair price for rent. Recommended.

I lived in a Thomas D Walsh property in Columbia Heights for over two years. I wouldn’t have left, except I was moving across the country. The property managers were always available whenever I had a maintenance issue, and when they did construction on the exterior of the building and the dust from the construction got in my apartment, they offered to pay to clean my entire apartment. I highly recommend any of their properties, they are great property managers.

I’ve lived in a Thomas D. Walsh managed property for about 4 years now and I can’t tell you how much I love my apartment! It’s in one of the best neighborhoods in the city (Historic Capitol Hill) and it’s super spacious and affordable, almost freakishly so. The lovely people at the office have always been very responsive and maintenance is usually able to send someone out same day for any requests you might have. I’m moving to Brooklyn soon, but if I should EVER make my way back to DC, I will definitely rent another apt. through Walsh! Oh, and you can pay rent and submit maintenance requests online now! Highly recommended!

I am living in a property that they recently acquired and I must say they are doing a much better job than the previous managers. They are readily available when I call the office and respond to maintenance requests same day. I have never had to deal with them on the leasing end, but I would imagine the same staff handle that department as the company is small. They are always friendly and I have never had a problem with them directly and I can pay my rent online! So much more convenient. Happy customer.

In early January 2013 I contacted an associate broker, Keith Carr, about a place in Foggy Bottom. After viewing the place and filling out a rental application, I received no response from Keith over the next several days — no follow-​up to my emails about the processing time or a final result. Further, after checking my credit report, I found that my application was never processed. Thereby, I lost out on my $ 50 application fee. It takes time, energy and effort to visit and complete rental applications. I ended up with a great apartment in Old Town Alexandria, but I am disappointed with the poor lack of service.
Bottom line: poor service overall service and lack of follow-​up.
