I thought I would get good service from Joe when I sold my house because he lived next door to me. He listed the house, never showed it once himself, seemed entirely out of the loop, could not answer several straight forward questions and never followed up, did not tell me if there was a showing most of the time, and wanted me to lower the price very quickly and steeply. Instead I took down the sign, stopped all showings, waited for my contract with him to expire (he wouldn’t let me out of it, not neighborly) and relisted with another agency at a higher price. It sold for $ 30,000 more than than Joe told me it was worth.
Joe lists and lets others sell. His interest is in getting a seller to cut the price for a quick sale. If you want someone who has your back, you don’t want Joe. If you want to sell your house fast and cheap, you don’t need Joe.

The agent has no problem in unloading a major potential health hazard on a client for a fat profit with no problem.
I had the privilege of learning the nasty side of real estate dealings during my first transaction ever.
I had found what seemed like a great starter home in a great part of Clifton right off of Valley Road.
Huge fenced in backyard, small two bedroom cape cod. As soon as I walked through the door I had fallen in love.
Beautiful Brazilian cherry wood floors had been laid through out the first floor, it had me hooked from that point.
Joe did point out that the walls in one small part of the basement should be removed due to a potential mold hazard. BUT, The way it was described painted the picture of a very simple repair that can be fixed for less then 500 dollars, by simply removing the dry wall and sheet rock.
After I had my home inspection completed, the home inspector painted a much more realistic picture of the damage in the basement.
Besides the small room Joe pointed out, the inspector also found MICROSCOPIC ORGANISM GROWTH IN MANY OTHER PARTS OF THE BASEMENT. Something which had NOT been disclosed to me.
The inspector had come to the conclusion that the organism growth was possibly from a flood or a number of floods. It is very hard to conclude. But what was concluded was that the growth potentially occurred from water that entered into the home from the outside.
Water leaking and/​or flooding into the basement was a major potentially reoccurring issue. The cost to repair this issue could cost upward over $ 5,000 to $ 15,000 to assure it does not reoccur.
Thousands in remediation and removal would have had to be spent. It would have been impossible to properly remove the mold in the basement for the $ 300 to $ 500 Joe had estimated it to cost. Yet they did not want to offer me enough money to take care of it.
Even after all of this was disclosed to me, Joe tried very hard to pressure me into buying the home.
After I walked away he then had the nerve to tell me that I had breached the contract and the seller who was also his main client, Fannie Mae decided they were going to try and keep my earnest money deposit for $ 2,500.
A truly unbelievable experience, Esp when they believe they do not need to be held accountable in selling homes that are major potential health hazards with out even properly disclosing it on the listing.
The house is back up on the market again and I’m sure still a major health hazard with plenty of spores waiting to get some one sick.
These people have no ethics what so ever. They will do anything to make a sale.
My suggestion is Do all your homework before working with an agent. Be extra careful if you are ever confronted in having to deal with Joe Simmone.
