The Dylan

If there’s one thing I can recommend, it’s to not move to The Dylan. Very upsetting because I actually loved the building, the amenities and location, but the management is horrible and unfair. Take note that there are multiple other buildings in the area that I would suggest visiting before even considering this building. I’ve gone to the extent of recommending FOUR apartments to move-​in, yet they’re still the most difficult to work with. If you’re looking for a building that does nothing but try and nickel & dime you, this could be your place. It’s unfortunate, but I guess it is what it is. Quickly learned that the residences in LA are as great as the people that stand behind them. Maybe Essex will one day realize new mgmt is desperately needed. Will be a long 6 months left on the lease. Don’t make the same mistake with signing that I did.

I was a guest at The Dylan, and I had a horrible encounter with a security/​concierge name Ramanio. Although he was well dressed, his arrogance, approach was rude as well as disrespectful. I hope I do not encounter him again, that was not an enjoyable experience for me!

I’ve lived a the Dylan for about 6 months now and am really impressed! Everyone who works here goes above and beyond to make sure you have a great living experience. A few standouts are a) Terrance, the concierge who is just awesome — he always has a great attitude and helps with everything you could think of from directing movers to recommending cool neighborhood spots; b) Josh in the Leasing office, who is very kind, remembers everything you’ve ever mentioned to him, and follows-​up on requests immediately, and c) the maintenance staff, who keep the place in great shape, very clean, and respond to any request (even small, non-​urgent requests) in under 24-​hours. Would highly recommend it to anyone moving to WeHo!

I took a look at the Dylan and did not need to look much further. It is comfortable, stylish and in close proximity to everything. Then I met Josh, the leasing agent and the deal was sealed. He helped me identify the exact spacious corner unit which was perfect for me; I had not leased an apartment in 20+ years so it was a bit new. Josh helped with everything from getting gas and electric set up to identifying easiest means of getting internet & cable up and running. The entire leasing and management team has been responsive and my first month here has been a pleasure. Everytime I see Josh he asks if things are going well and if I need help with anything as I transition in. Awesome place, come and check it out.

Hopefully my review helps those out there trying to decide if they should check out The Dylan. Do it. When I called for a viewing, I spoke to Josh in the leasing office. He was super helpful and answered all my questions about the building. I of course brought up the negative Unilocal reviews but Josh explained things and gave me the peace of mind I needed. I moved in this month and I have been very very happy. I live on the 6^th floor and its very quiet. I’m on the balcony a lot and I swear I feel like I’m in the only one in the building, it’s great. The people who complain about the «noise» in hollywood are morons. Hearing sirens and the ghetto bird does happen but thats whats expected when you live in Hollywood! When Josh showed me the different apartments available he clearly pointed out anything like excessive noise or what have you. There were no surprises after I moved in. They want happy tenants and so far I am. Plus the doormen are great. Terrence has been nothing but helpful.

I moved into The Dylan three weeks ago and could not be happier. Lets start with the location: you are pretty much within arms reach of anything you could possibly need. Target, best buy, grocery stores, restaurants, bars, etc are literally across the street.
The amenities are great! I really love how the gym is new, clean, and open 24 hours.

«Dylon of West Hollywood has one of, if not the best leasing office staff I have dealt with in my 3 years of living in apartments. Especially Joshua Holien. He helped me look at your building that day; most places had me on a waiting list for weeks or even no responses to my emails/​questions. Josh is one of the nicest most caring people when it comes to his job that I have ever met and his customer service was impeccable going above and beyond with every question I had he is quick and knowledgeable. He truly makes you feel like they’re there to find a way to help you get into your apartments. It’s comforting to know Josh, and other workers of the leasing office are there for help at any time during business hours. It’s an assuring feeling and almost makes it feel like I never left home. thank you Josh & The Dylon

Unfortunately this place just keeps getting worse and worse. It seems to have been inundated with would be rappers who hurl insults and fling things at passers by from their balconies. It is no accident that the ground floor retailer spaces are not filled. Instead of making the area better this trash heap has managed to make it even more disgusting

Ok, so I have been living at The Dylan for almost a year now, and I have to say that I love it! The aesthetics of the building are breathtaking: The rooftop area provides an spectacular view of Hollywood, and DTLA. The pool area, and clubhouse lounge are reminiscent of that at a 5-​star hotel… You feel like you’re on vacation in your own home, and that’s priceless.
The design layout of the apartments are phenomenal. I love how the kitchens are open-​spaced, making them virtually connected to the living spaces, which makes hosting dinner parties that much better! As a matter of fact, I think the best thing about The Dylan is how almost every space in the building is designed to enhance one’s social life. Memorable moments can be had just about anywhere you go.
The amenities are endless… There is more than plenty of closet space in the apartments, but tenants also get a personal storage space in the building, which is fantastic. There’s even an ample gym that is more than adequate, so much so that it’s enough to cancel the membership to the local gym! Like seriously. The equipment is all brand new, with plenty of treadmills, bikes, and weights for lifting.
The building is literally located in the center of central LA, right on the border of Hollywood, and West Hollywood. It’s close to all the bars, and restaurants. Across the street you have two separate shopping centers. I love the fact that I can literally walk to my bank, pharmacy, Best Buy, Target, Starbucks, and even my cell phone provider.
I read some of the reviews on here, and tenants complained about the area being noisy, and busy. First of all, my thoughts are, as a city dweller, that if you want peace, and quiet then you’re better off moving to Pasadena! I have lived in New York City, and San Francisco, besides residing in LA for a number of years… You don’t move to the middle of the city for peace, and quiet, you move to the middle of the city to experience the vibrant lifestyle the city has to offer. Hollywood, and West Hollywood are known as the epicenter of the Los Angeles nightlife… Visitors are more than expected in the area. So if you’re looking for a quiet lifestyle, then you should keep that in mind. With that said, I can honestly say that I have had no significant noise issue that have disturbed my peace as they say. I seldom hear my neighbors when i’m inside my apartment, and given the fact that the building sits on a corner of a major intersection, the noise levels aren’t terribly bad from the outside either… For the most part it’s pretty quiet if the windows are closed. Yes, once in a while I do hear the sirens as someone else also mentioned, but I can literally count how many times I’ve heard them over the past year in less than two hands. Again, we’re in the middle of a major U.S. city, things happen.
As for the staff, I can say that they have been nothing but courteous, and attentive. I have encountered some of the friendliest people at the management office. Whenever I’ve needed anything regarding apartment maintenance, management has always responded promptly. The guys doing the maintenance have been super nice as well, and have performed their work properly, and are always professional.
So yes, I totally recommend The Dylan. It’s barely just a little over a year old, so it is still growing into itself in many ways. Nonetheless it is a great place to live, and it’s just fantastic to be able to do SO much within your residence, while being right in the middle of the city!

I was one of the first tenants to move into The Dylan when it opened. My apartment was beautiful and I didn’t experience any issues with noise unlike other reviewers. Having said that, upon move out I had my apartment cleaned professionally and conducted a walk through with maintenance who did not point out any damages and assured me I’d likely see only «around $ 100 or so deducted from my security deposit». One month later, I receive a statement where they’ve kept just shy of $ 400 from my security deposit for repainting, cleaning, carpet cleaning and their rip off AUM utility company final bill which they deduct from your deposit (the property contracts with AUM to bill you some of your utilities — they are also terrible). Any attempts to get justification from the property over these charges when I had a walk through without any damages being pointed out have been fruitless. In summary, it’s a great property with fantastic units and amenities but know you’ll be raked over the coals at move out — even if there is zero damage to your unit.

I have been living at the Dylan for over a year now and have thoroughly enjoyed my experience. Great location for restaurants and bars and the amenities really win me over. Despite some issues with our appliances (which were promptly resolved by management) I have no complaints. Staff is both diligent and approachable/​reasonable.

Sketchy corner, noisy building, poor quality finishes, over priced and exorbitant common utility fees (AUM) where you have no meter but pay a «proportionate amount» (which by the way comes to more money for a one bedroom than I paid when I lived in a 5 bedroom home that I owned).

I have lived at the Dylan for almost 1 year now and just signed a lease to stay another year. I have been happy with my decision to lease here. It was a brand new building when I moved in and there were some kinks to be worked through, but overall everything has been good. I do have an inside facing unit on a high floor so I don’t have any traffic/​construction noise issues that some others have noted. It’s a beautiful building with great amenities and a great location.

As of recent, I’ve seen improvement with the management. The Property Manager is very receptive to feedback and I appreciate the improvements and openness to feedback. While I won’t be here for longer than my lease duration it’s not a terrible place to be.
Don’t count on receiving a full deposit back. The deposit you pay, although low, is merely a pre-​payment of mandatory fees that will be charged at lease end. They have a canned e-​mail response when you give notice to end a lease that pretty much implies you won’t get a deposit back. Contact me and I can forward you this.

Amazing building (especially the pool and grounds) as well as the location! The leasing manager was extremely sweet and helpful in showing us the property and described all of the benefits available to us. I really appreciate the dedicated attention she provided as well as taking the time to really explain what our lease entails. Regarding the property, the pool is gorgeous, a great gym and we loved the movie theater! As for the unit itself, the beautiful kitchen, posh designer elements, in-​unit washer and dryer, and all of the little amenities are fantastic. We are truly excited and think this will be a great place to live!

do yourself guys a favor if you want to keep your sanity DO NOT LIVE AT THE DYLAN !
BELOW YOU WILL FIND THE REASONS
1) rude and sassy leasing office, first time got the water bill for the amount of 80 usd (which is impossible since i am in the apt barely 8 hours a day which is sleep time)
i went to the leasing office to get an explanation for that, and they all out of the sudden mention that even if you will not use the water at all you will still pay water bill, since apparently its common leaving kinda thing, so lets say you are on vacation for one month you will still pay water bill (for your neighbor use). after i mention to the leasing manager that i was never told about that when i sign the lease, and i asked to talk with the person who sign me on the lease, they said that she moved to another office (no big deal, something that happen here every other day so other tenants will not be able confront the sales person after signing the contract, then the leasing management insulted me by telling me, maybe because of your language you did not understood what she told you !!!
2) i have 2 bedroom apt for 4200 usd (never mind that its way overpriced for 1000 sqf)
YOU WILL NOT BE ABLE TO PAY THIS IN CREDIT CARD AT ONCE, the reason for that is that the merchant company they are working with put limits on there account for 4000 usd, and you are only able to make 2 payments, each transaction will be charged 35 usd ! so add another 70 usd to your monthly bills
thats true to all properties under essex management
3) it takes forever to the leasing office to fix something broken, rather thats a hole in the wall, the stinks carpets on the 2^nd and 3^rd floor from dog peeing all over .
4)security — never on duty/​front desk, you dont have a direct number to them so basically you pay extra for service that you dont really get
5)if you want to host your friend they will have to pay 20 usd for parking over night, or 2 usd for EVERY 15 MINUTES THEY ARE STAYING !!!
this was also not told us when we sign the lease, since we sign the lease 5 month ago and this only happened today
6) since parking in the building became commercial more than residential, it takes you 10 minutes to leave the parking garage, so imagine as if you are living in a busy mall, and you need to wait for all cars to make a payment etc
7) even tho we live facing the pool (which is inside the building and not on the street, the noise is CRAZY !! 2 am, 4 am, 6 am every police /​fire dpt etc you will hear it !!!
8) wanted to cancel the contract, only because of the rude management here at the dylan
we were told that if we break the lease we have 2 options
A — to find someone else who will end my lease and pay fine for 6500 usd
B — if i dont find anyone so the fine is 6500 usd + 4000 usd =10,500 usd to break the lease.
have never had such a horrible living experience. To say that we are miserable is an understatement.
WE CAN NOT WAIT TOO MOVE OUT .

Beautiful building and the staff are very friendly and helpful! They are quick to respond and hard working. They take feedback very seriously and try to resolve things in a timely fashion. Would definitely recommend living here!

The amenities at the Dylan are really nice, and the apartments are visually appealing.
For what your getting, and how you’re treated it’s best to look else where.
We have residents above our apartment that we’ve had noise issues with, and I’m positive it’s a combination of really poor construction by the Dylan, and heavy walkers. As if the noise complaints don’t suck enough, their leasing office team needs a major upgrade and lessons in respect. I recently had an interaction with Erica, and was shocked at the disregard and disrespect towards myself and other residents. I just don’t understand how treating your current residents like this is going to keep them renewing their overpriced apartment lease.
We really enjoy the convenience to local shops and restaurants, but I’m beginning to think its not worth it when we come home.

Never Again. Horrible Experience. Excessive noise.
I am 44 years old. In all my years of renting apartments (including $ 200/​month college apartments), I have never had such a horrible living experience. To say that we were miserable is an understatement.
We were one of the first tenants to move in.
Be aware: Santa Monica Blvd is the main travel route for fire trucks, ambulances, and police sirens 24 hours a day. We were startled awake at least 15 times by sirens between 1−4am in the 5 months we lived there. But that is nothing compared to what happened when inconsiderate people moved in above us.
If you take a tour and ask about noise, you will be told, «the building is a wood frame construction». What that means is you will never get any peace and quiet.
If you have lived in a quality building, you will be able to tell right away that The Dylan is not. It gives the appearance of luxury, but that is about it. We were fine with that. We were fine with cheap plastic toilet paper holders. We were ok with no water in the gym. We were ok with lightweight, cheap fake hollow wood doors. We were ok with all of that. We knew what we were getting. Well, we thought we did. The real problem is noise and inconsiderate neighbors.
Our neighbors made noise at all hours. What were they doing most nights between 12 – 5:30am? Making noise. Stomping, fighting, banging things, building things, playing music, who knows what else. Almost every night we were startled awake by them. And then we were kept awake by them. For hours.
You can hear every footstep of your neighbors above you, and if those people above you happen to be A-​Holes, you are in trouble. The people above us (let’s just call them A-​hole 1 and A-​hole 2) seemed to think it was ok to play music at all hours, fight with each other at all hours, and just generally stay up at ALL HOURS stomping around keeping us up at night for 5 months straight. As far as management was concerned, they were right.
At first, I tried. I get it. They are in their own home, they should not have to tiptoe around all the time. But between the hours of 11pm and 6am they should at least try to be quiet. Especially after knowing the stress it was putting on us. A meeting was called with management. Our neighbors pretended to care. Things got worse.
A couple days later, my wife saw them in the gym and while holding a 1 year old baby in her arms, begged them to at least try to keep the noise down so that we could sleep during the hours of 11pm-​6am. The guy said, in his Australian accent, «we pay too much to worry about being quiet for you». This is the same guy who, when we call security at 3:20am after trying to get back to sleep for 3 hours, stomps real hard above us to show that he was mad at us. Maybe that worked with his mommy.
At first we thought management was on our side. They told us to call security and then call the police so that they have records to take action against A1 and A2. Well, management was not on our side. They did nothing.
We bought a sound machine. We wore earplugs to bed each night. Nothing helped.
After many calls to security, a bunch of calls to the police and countless emails back and forth between Dylan Management and Essex Properties BEGGING them to do something, we got the hell out of there. (Even the police told us they were shocked that management was not doing anything.) Management chose the easy route at first and said that we could move out but we would have to pay penalties. Of course, I convinced them that if we were forced to move out because of our neighbors excessive noise and the management’s lack of appropriate action, it would not include penalties. Duh. So we moved out with no penalties. We were forced to move by the failures of the management to do anything.
Every day living at The Dylan was a struggle. The noise was just unbearable. I am sure that once people start moving out, this Unilocal page will be full of complaints. We lived for months in a haze due to lack of sleep. It was harder than having a newborn baby. Seriously.
There is a HUGE construction site on the West side of the building. We were told before moving in that there would be no construction noise as they «lost funding». Less than a few weeks after moving in, yep, you guessed it. Full scale construction started. I will not bore you with those details, but lets just say our only peace and quiet was during the day and that was gone.
Look up the definitions of Quiet Enjoyment and Constructive Eviction. You will need to know what these mean if you live at The Dylan.
I can tell you right now that if you want a quiet place to live, stay away from this property. Thanks to this place, I will never live in an apartment again, no matter how «luxurious» they make it seem

So happy with my decision to move here. This property is awesome and the staff are extremely helpful. I’m looking forward to living here the next year and hopefully longer.
