After calling and looking for an apartment to rent all around Whittier we finally found a prop management company that treated us like family. We met with Laurie and she was very sweet. We saw two apartments on two separate ocasions. Patti helped us with the application process and answered all of our questions. I will refer any one who is looking for an apartment to call them. We look forward to moving into our new home! I will post a review about the rest of the process as well.

Being a first time mover, my experience with MAP was great. Patty was professional, and very helpful. Communication was timely, professional, and she had provided excellent service. I genuinely felt Patty we interested in helping me find a place, and wanted to hear any questions I had. After checking out multiple locations across a 50 mile radius, and dealing with many different property managements, my experience with MAP was beyond helpful in comparison to the majority of management companies I have communicated with. Unfortunately, I did not rent property from MAP for I found an apartment in a more suitable city for me. Sure, I am writing this review with only experience the beginning of their process, but the service was great, and I had to leave a shoutout. Otherwise, I am sure I would have given 5 stars. Thanks for the help!

Truth time:
My experience with them was exceptionally bad.
Non responsive and I lived there for a long time, not just one property with them, but two.
Gauging tenants for their own repairs– not just tenant at fault items like clogging with hair or bulk food
Apartment infested with roaches, even though they fumigate periodically, it seems like I had to keep calling them to have the exterminator come out. I’m so sick from it happening often, especially toxic chemicals & response was «That I wasn’t tidy enough» or «we just can’t control people’s bad habits»
Shoddy maintenance repairs that never gets resolved
Major Parking issues with others parking in your parking spot and when I called to report that, the women in the office would brush me off or ignored my calls, although one time one of them (Patty) said the signs are posted up & to let them know, no one answered me when I did follow thru & no one wanted to take the initiative to resolve or be responsible.
Their Apartment properties are constantly plagued with tagging/​graffiti from all nearby gangs — you can verify by simply visiting that area or call Whittier city abatement for statistical information its public
You won’t get your deposit
Zero customer service
Don’t waste your money going through property management companies to find a rental– deal directly with the owners that don’t utilize these companies who rip off both tenants & property owners to run their properties for them
FYI they approach the property owners like salesmen selling their services so they can monopolize the rental ads and take full control so the consumers have no more options or freedom & forced to rent from them. It’s a sellers market; It’s a shame the greed of these businesses in real estate with no ethics or moral conduct.
It’s sad I have to keep re-​posting my review (& give them more than one star because the business will retaliate & request reviews be removed or flagged), because they keep flagging them. Consumer does not have freedom of speech with these crooked businesses paying for high rankings.

*BEWARE* *CROOKED, TRIES TO RUIN YOUR RENTAL HISTORY* *ROACH INFESTED UNITS* *BED BUGS* *RUDE, HORRIBLE STAFF*

Turn around and don’t look back. Don’t even consider renting from this horrible Mgmt company.
Their units are WAY over-​priced for what you get. Every month I had to pack up my kitchen, empty all cupboards and closets throughout unit and bag up all my food so exterminators could come and spray for the roach infestation that MAP said they got rid of. The unit was the most disgusting place over ever had the misfortune of living in.
Right when we moved in my son and I were being bit by bugs, even if we slept in the living room! MAP tried to hide that there had been bed bugs in the unit, but their exterminators told me that they treated the units for them. They obviously didn’t treat them properly. Of they tell you that they treated for roaches and that your unit is free of them, they’re lying!!! When places are as infested as MAP properties, the roaches will ALWAYS be in your unit.
Ask and you’ll see that 99% of their properties DON’T have air conditioning. They were always complaining because I smoked outside, on the property, but always outside. The problem is that all but one tenant smoked, so why were they just sending me notices? Three units had people who smoked marijuana, and the smell was horrific when I walked out of my unit. Other residents’ played music so loud that my windows would shake and rattle, all day and night. I reported them once, but MAP didn’t care, so the music played on.
My friends, who also lived at the same MAP property, found a nice house and tried to move. They had the house, the owner loved them, and all was perfect until the home owner contacted MAP. MAP lied and said they were horrible tenants, always paying rent late, not taking care of MAPs roach infested unit, and a whole laundry list of terrible reviews. My friends’ didn’t get the house. Turns out MAP didn’t want to lose them as tenants, and they still live at MAP property and HATE it.
I had a year lease, but they sent me a 30 day notice to move because I smoked outside. I didn’t care, I wanted to leave. Thank God I have many years of great rental history, and was only at MAP for 6 mo’s, they weren’t able to black ball me. I got a great house with a front and back yard, air conditioning and NO ROACHES, for only $ 100 more than the dump property with MAP.
And even though I was only at their property for 6 terrible mo’s, they’re trying to keep all my deposit!
Pray you never have an emergency and pay your rent after 4:30 on the first, they’ll charge you a $ 75 late fee if your rent comes in after 4:30 on the 1st. Pray you never need to contact them to repair their broken property, they’ll charge you like you own the dang place! Pray you never have to talk to Patty, Michelle, Rochelle or Linda for anything! All are a bunch of catty, rude women that act like children. Pray you never have to move and need them as a reference, they’ll black ball you.
Just STAY AWAY from MAP and you’ll never have to deal with any of the above problems. Find yourself a nice unit, without roaches, bed bugs or an over priced dump. Find a good Mgmt company so you don’t need to deal with catty, gossiping rude women.

Its with great sadness that I am writing this review. I rented a townhouse, I complied with all rules and regulations even after the fact that MAP properties did not keep there agreement by repairing damages instead using bulling tactics turning blame to me. Then over charging and not returning moneies. They still contine to harassed myself by continually sending me corespondance when we no longer have anything to do with each other. I informed them to stop and dissest there actions however the harrassment and corespondance continues thus leaving me no other alternative but to post ths so no others will fall into there abusive web of deceit.

This place is running the biggest Scam on rental properties, I honestly don’t even know if it’s legal and if it is… it needs to be changed!!! I contacted this company after seeing a listing on Craigslist for one of their properties, I was informed that they were working on repairs and we’re not showing the property but that they would contact me as soon as they were showing the property. Long story short, the apartment was rented without me receiving a call. This happened on two separate occasions, till finally I walked into the office to found out how the properties were being rented if you couldn’t even view them. I was informed by Patty that I needed to go online and fill out an application, if I’m interested in a property and IF my application was accepted I could view the property!!! Ummm… what!!! So I have to pay a $ 35 application fee to just see an apartment!!! What if I don’t like it??? Oh well, you loose your $ 35 application fee. What if someone turns in a better application??? Oh well, your still out $ 35!!!
So, technically you could be interested in severally properties in a month, but either not like the properties once you see them or loose the credit score game and you could easily be out $ 100+ AND still not have a place to live!!! How is this legal??? How is this morally right???

Avoid this company at all costs, any repairs they have done are done by a company they own and cost roughly 3 times as much as Home Depot or lowes quotes. Furthermore if tenants damage your property they will charge you to repair it and wait for collections to reimburse you which so far still hasn’t happened. They do nothing to protect you and for the price they charge to fix things you’re better off doing it yourself. The people here are criminals.

I contacted this company to rent a home in California. I filled out paperwork and paid a $ 35.00 fee. I never heard back from them for 5 days. I called to see how my application was going and they asked me a few questions and then hung up on me. When I called back, of course I got a different person and she said she would have Laurie call me back… that was 2 days ago… nada. I am sure they are just a rip-​off and keep your $ 35.00. Do not use this company. If they hang up on you when you are applying for a home… how would they treat you once you are in one of their rentals? Scary thought.

MAP Property Management Company has been one of the most delightful experience in my life as a new renter. From the minute I walked into the office, the staff members greeted me with a smile and made me feel like part of the family. The person who came to show me the apartment Mr. David was not only on time, he was very friendly and gave us a complete tour. (Other companies are late, they dont show up or simply tell you. go check it out!) The application process was so easy thanks to Ms. Patty who guided me from beginning to end. Their maintenance department has such a sweet person in charge Ms. Rechelle who immediately introduced herself and walked me thru the maintenance request process. Meeting their superior Ms. Laurie was awesome (not many people take the time from their busy schedule to say hi to their future tenants). The highlight of this process is… I was approved and I can pay my rent ON LINE… Yayyy! I get to save money on those pesky money orders and time. Thank You MAP Property Management for making this experience an unforgettable one!

MAP was wonderful to us and I really feel grateful to them for allowing us to have our board and care facility for developmentally disabled adults in one of their homes for 5 solid years. My clients had a happy home and they were sort of sad to say good bye to it, which symbolizes for them, stability for the first time in their lives. This is the longest length of time they have lived in one home in their entire lives. Imagine that! MAP was was professional and always available when I needed them.

Was planning on renting a place, and after agreeing with patty, terriblly unhelpful, on a time to see a certain place, she called back the day of the showering and changed all the times to Look at the place. Totally throwing off my schedual. Patty was very unhelpful, and even I confronted her about the mix up, she denied it and said she never talked to me? That’s odd, I haven’t even rented or met with them, and they haven’t been nice. .hopefully the place trumps their attitude.
