Starting from a small 550 square foot office in an industrial section of North Williamsburg in October of 2002, David Maundrell’s vision for the company is to simply «Keep it Real» with a goal of providing clients with the highest level of marketing services for their properties but also to provide his customers with the same level of service in a down to earth approachable manner. This vision has enabled apt​sandlofts​.com to become one of the largest and most recognizable privately owned Real Estate brands in Brooklyn today.

A native of Williamsburg, Brooklyn and a lifelong Brooklyn resident, David cares deeply about real estate in Brooklyn and the neighborhoods as a whole. He is also Involved with multiple neighborhood charities. Professionally, David is a member of the Real Estate Board of New York (REBNY) and is a member of the Brooklyn Chamber of Commerce Real Estate and Development Committee.

These people are horrible. They lied about the condition of the apartment and about the vacancy of the apartment.
1. The broker told us that the apartment was only vacant for a month. After we moved in, our neighbor mentioned that this apartment had been vacant for «almost forever,» before she even moved in a year ago. It’s not a big deal but why would you lie…
2. Closet was wet and damp with stain marks. We noted this, but broker AND building manager reassured us that it had gotten fixed. Five months in and the closet remains damp with stains and when it rains we can hear water dripping noises within the walls for the next two days.
3. The broker advertised the view of the apartment. Two weeks after we moved in, construction began for a gigantic building that now blocks everything in sight. Not to mention the fact that we have to deal with daily construction noises starting at 7am every day.
4. Although the lease began at the beginning of the month, and that this was a move-​in ready apartment, the broker delayed our move-​in 2 weeks after. I had to put my things in storage which cost me extra in money and time.
5. On the ad it also said that we were to receive half a month free. When we were signing the least I asked my agent about it again and he said «oh, that must have been from copying and pasting the previous listing, sorry, I didn’t see that, but it doesn’t apply to this apartment.»
6. So many little things wrong with the apartment I can’t even begin to list… and our super keeps promising for things to be fixed and never follows up. The heater unit NEVER turns off, so when we turn on the a/​c it blasts both heat and cool air (I didn’t even know such a thing was possible). The door to the freezer is loose and broken so we have to check it often to make sure it didn’t open on its own. We’re missing hinges to closet doors. The vent in the bathroom blows foul air from within vents of the building into the bathroom rather than suck air out, so our bathroom and bedroom smell like stale foods or generally polluted air on a daily basis…
For nearly $ 4000 in rent plus a 15% brokers fee none of this bs should exist. Just do yourselves a favor and avoid apts and lofts at all costs.

I had the great pleasure to be working with Elliot Osgood, when I rented my new apartment in Williamsburg.
I’ve been working as a broker myself and can be a demanding client at times, but Elliot exceeded all my expectations by far.
He was considerate, friendly, helpful and efficient throughout the entire time, not only towards me as his client, but everybody around him including the current tenants of the apartments we visited etc.
Every document I needed came immediately and he was very well informed about the real estate market and the areas he showed apartments in, including minor things like grocery stores, gyms and parks.
If you’re looking to work with a great broker in Williamsburg, Elliot is the person to go to.

I dealt with one Kimberly Brutus. Or I dealt with a Robot – I’m not really sure. Numerous times after I would ask, she wouldn’t tell me anything specific about the apartment in question. Very general things. I wanted to know so I could see what the commute would be like. She told me 37 mins. Once I found out where the apartment ACTUALLY was, I found out it was over 50 mins. I had an appointment to go see the place anyway today at 6. She notifies me at 5 that the place is now rented. These people have no sense of class or professionalism. You get what you pay for people. Use a household name, not these agents who have no idea how to deal with people. Will never use them or recommend them to anyone. Terrible.

Really tired of the «net effective» rent scam that Aptsandlofts and other developers use. It sounds innocent – get 3 months free and then pay $ 3,600 on the net effective rent of $ 3,000. But when you renew the lease they can attempt to raise the rent on $ 3,600, as if that were the actual rent. The developers also use this with banks to get leverage, because it allows them to claim that they are getting more rental income than they actually are.
Aptsandlofts, like so many developers in Brooklyn, is a fraud. Sorry. I’ll never rent any apartment from a building you represent.

This review is for KIMBERLY BRUTUS. I live in Houston and I am currently working with Kimberly Brutus to find an apartment in Brooklyn since I’m moving up there in a few weeks. She has been so wonderful. Born and raised in Brooklyn, she knows the area very well. She has worked with my friend and my mother on my behalf while I’m working during the day to make sure we find the right place! Can’t say enough good things about her.

These guys were completely unprofessional from the moment I started my correspondence with them.
First, I was shuffled between three different people. Then, I was told my preferred viewing time would work. Then I was told it wouldn’t. Then, when I said I could make their time work, I didn’t receive so much as a «OK, great, I’ll see you then» from person #3. Then, when I canceled due to lack of a confirmation and other things having come up, Gerardo had the nerve to chide me about this «not being the way to do things.»
So, bottom line, don’t even consider using these jerks.

— For context, 4:48 on a Friday: «I am confused by all of this back and forth. The email was sent out yesterday and the day isn’t over, perhaps a little more patience next time Randy.»
— Again, for context, this was in response to my email canceling our meeting, nowhere in which did I say anything about getting a different realtor to show me their apartment: «Our time was confirmed by you for 330pm on Saturday. This is our listing. Who has agreed to show it? This is not the way to do things.»
I don’t know about anyone else, but if I was still in a position that depended on leads and this was the way I spoke to prospective customers, my boss would have my head.

I am not saying that the other reviews are wrong, I’m saying that if they had dealt with Annette Beatrice, then it would have been «the perfect game».
From day one she handled my paperwork with professionalism while keeping a touch of friendliness. It was not easy to get me in because of some issues, but she kept a great sense of humor AND more importantly perseverance and cool.
seriously though, when you deal with people who know their work it makes a huge difference. Once I moved in she followed up and ensures that all was ok.
I would recommend Annette Beatrice to all of my friends and maybe to some of you readers.

These guys are hands down the best brokers I have ever dealt with. I’ve lived in multiple large cities, and none of the brokers I worked were half as professional and helpful as the people at Apts and Lofts. They were always accommodating and and have taken care of all my needs. There was a few things that needed fixing in the apartment and they were all fixed within the first week of moving in (door knob was broken, bathroom cabinet, light fixtures etc).
They are worth every penny of their fee and I would not hesitate to use them again should I move.

You should avoid Apts and Lofts, if possible.
At first, they are extremely eager to push you into locking in a lease. This is the only time they are helpful or even responsive to your emails and calls. At signing and even on the lease, we made specific changes and request for certain things to be done BEFORE move in and none of these things were met.
The apartment had some minor issues. and by minor I mean, broken hinge on closet door, lighting not working in the kitchen, lock on door jammed — simple things that were promised to be fixed before we moved in.
NONE of these things were fixed or even mentioned to the property manager and took more than 4 months to fix.
Not to mention they lie about pest problems. promising us that there have been no complaints about rodents or bugs but everyone I speak to in the apartment has said they all have had problems and reported it to management.
They work with shady buildings with BAD management. HORRIBLE.
These guys just want your money.
Save your time and hard earned money and go to a place that actually cares about their clients.

Reasons to avoid this extremely shady agency:
1. My fee was raised at the last minute from 12% to %15 (Yes, I know I should have walked away then but I badly needed an apartment and didn’t want to start my search over)
2. After I had signed the lease, my broker gave me a piece of paper saying my apartment had been treated for bed bugs within the past year (Yes, this IS foreshadowing!)
3. I didn’t receive a front door key to the building upon forking over thousands of dollars, buuut that didn’t really matter because both front doors were never locked, giving a homeless man easy access to sleep in our building hallway.
4. The aforementioned bed bugs. Turns out my floors were new in an effort to get rid of the infestation… two rounds of treatments later I’m praying they’re gone for good, but I live in fear and lost a big chunk of my possessions and clothes.
5. Between the bed bug and roach infestations, the no-​lock front door, the neighbor who smokes in the hallway all day, the random man sleeping in the hallway, I moved out after 10 months.
In summary: I paid $ 5000 to live in an apartment for ten months, will never see any of that money again and Apartments and Lofts was the biggest mistake I’ve ever made. *I know for a fact that AptsandLofts handles all of this management company’s rentals, so if they play dumb about this building THEY ARE LYING.* Avoid.

I moved to Brooklyn recently and Apts and lofts were my broker. They didnt have a lot of selection at the time but importantly, they had one I wanted.
I’d written to a few places, but David chi from Apts and Lofts was the first one to reach out. I went to see 2 places in Williamsburg and settled on the 2nd one. He was saying the they were going fast so I should get it quickly. It felt a bit rushed, but I liked the place and my friends had told me about how quickly apartments go here. It’s hard to grasp that concept when you are be to NYC.
I’m really happy with the place so far. David took me to a local dive bar to close the deal and I’ve become a regular there now!

I can’t speak on other’s experiences with aptsandlofts, but our agent, Alan Wieder was a tremendous help scoring our apartment. He guided us through the process and was perfectly candid about building issues, neighborhood, pricing, etc. I am even recommending him to a friend for their next apartment. All in all, it was a rather painless experience, and I’ve worked with plenty other brokers that are nothing but pains in heads and behinds, and we love our apartment and building.

Scamming realtor exemplar!
I scheduled a meeting with June Kehoe from
to see a place I found on CL. We scheduled a time to meet and everything was looking good but then she told me the place I saw on CL was already taken but she has another identical place in the same building that just opened up, however, it is $ 200 more than the original place. Now that I looked at other reviews it seems like this is a common tactic at
.
I started to get suspicious sensing a classic bait and switch but was still willing to see the place. To make a long story short, I traveled all the way out to the place but 5 minutes before the scheduled meeting June called and told me she can’t meet today – we would have to meet the next day at the same time instead. Obviously, I politely declined.
Bottom line: she’s trying to check how desperate you are. She uses classic bait and switch, and probably won’t show up to viewing appointment on first try. If you are not desperate save your time and money and go elsewhere. If you are desperate you can’t afford to deal with this scamming realtor.

Two words: Jennifer Doscher. Let’s add up her stars:
1. Jen thinks you’re doing just fine. She accepted an huge chunk of cash from me on a whirlwind of a promise that «Jen, I will find two roommates in 8 days to complete this swank Hugh Hefner of a Williamsburg loft.» She accepted and it wasn’t easy for either of us: me with the deposit down, her with the showing the apartment up until the very day the lease started. But when she says she’ll make it work, she means that she’ll make it work.
2. Jen’s really patient. She’ll drop what she’s doing on the drop of a hat if you say «Hey! Jen! I’m talking with someone right now who wants to come see…» *VOOM* Jen’s there.
3. Jen’s therapeutic. Moving sucks enormously, especially if you’re looking for roommates also. If you’re looking for roommates also, you’ll kind of need a shoulder, and she’ll lend that shoulder.
4. Jen’s your cool aunt. She’s the aunt that’s spiking your Martinelli’s with Stoli underneath the Christmas dinner table.
5. Jen solves so many problems. I’m locked out of my apartment right now, and Jen’s coming to let me into my apartment en route from a dinner with blood relatives. Blood relatives!!! This isn’t the first, but the third time that she’s done this.
No idea about
as a whole – it’s probably like a salon or a massage parlor where your experience depends a lot on the person you work with. Work with Jennifer, because she’ll work as hard as you do to get you into the apartment that you want.

The long and arduous process of apartment rental search stopped here! Contrary to all the previous Unilocal,I received the most responsive and entailed help from Franz aka Theo, the RE agent @ Apts and Lofts. Just over the course of one fortunate weekend, I managed to find a market priced condo 1BR Northside rental after looking about 6 properties w Theo. He also had shown me way below budget units to compare the apartments I initially was interested in WB and GP for reality check.
My apt’s listing was just about to go out on the market Monday morning and Theo worked way late 9pm on Sunday, night befoe to gain VIP access to the unit with which I fell in love with! Yes I made a decision after seeing an southern exposure apt in the dark!
I had had a horrible previous experience with Corcoran trying to prove my potential worth as opposed to showing my plenty bank account and Franz led me to multiple options which upfront led me to landlords with whom my application would be approved. He even worked a deal with me on commisions as well as convincing the landlord to decrease the rent nominally! Unheard of!
Lease signing was pleasant, on time, with no surprises. Woohoo! I hope to update this with home pictures as I move in May 1st as a happy renter.
