Village At Fox Point

I have resided here for almost a year and I must say that the monthly rate for the apartments here isn’t justifiable for several reasons:
* the apartments are poorly iinsulated which means a higher gas/​electric bill in the summer and winter months. If you run your AC at 78 and do laundry after peak usage hours expect around a 275.00 bill for a one bedroom apartment during summer months
* the upkeep is done «as needed.“The complex and its tenants would greatly benefit if the complex did a full house sweep and replaced key essentials such as windows, blinds, vents etc.
* Emergency maintenance needs to be tightened up. It shouldn’t take 48 hours to respond to an air conditioner not working in the middle of July.
* Leasing office– getting ahold of someone can sometimes prove challenging. And if you catch someone on a busy day expect blunt/​short answers to any questions/​concerns.
* Be prepared to hear your neighbors. You will literally hear people running up and down stairs and critters crawling on the roof. The smaller critters will also make their way through the cracks of the windows as it gets colder. Again, an internal facelift will benefit the tenants.
The bottom line…
The property is well groomed and well maintained on the outside, but the inside (the most important part) needs serious TLC especially if The Village at Fox Point plans to continue charging what they currently are. The rent rate isn’t justifiable anymore; especially with Capano Management (The reserve at Darly Green) which is right down the road charging close to the same rate for a rental unit in their newly constructed building.

My wife and I were deciding between this complex and Top of the Hill Apartments. We ended up going with Village at Fox Point because our unit had a washer/​dryer inside as well as a second story (bad idea).
Unfortunately we found out about the additional «hidden amenity» after we had signed the lease. For anybody that has lived in California this might not be a problem. If you do enjoy feeling your living room constantly shake from your neighbor’s kids running up/​down the steps and banging then this is the place for you! The fun doesn’t stop there, however. Every couple of weeks on a friday night you get to enjoy the pleasant sound of kids screaming and yelling through your bedroom wall till one in the morning. Oh, and if you don’t enjoy these extra features you might be out of luck. The office hasn’t felt the need to respond to my two complaints filed thus far. I wonder if the response time would be the same if I was a day late on my $ 1025 a month rent payment…
Everything else (neighborhood, safety, maintenance) is near perfect. I will happily edit this review when the noise stops.

I just moved out of Village at Fox Point after staying for 8 months (temporary work assignment in Delaware). I had a great experience there. The apartment was clean and the kitchen/​bathroom relatively updates. I never had any issues with pests, just the occasional spider. Princess, who works in the Leasing Office, was always very nice and helpful. Maintenance requests were answered within 24 hours for urgent requests, and within a few days for non-​urgent things. The laundry room, gym, and pool are all nice. My only real complaint was that the gym was closed for over a week for remodeling, and on 2 separate occassions when I tried to go to the pool, no one had come to unlock the gate yet — this was over an hour after the scheduled opening time. It was a bit annoying to have these ammenities unavailable when I was paying for them as part of my rent, and they were part of the reason I chose to live there. Other than that — everything was great!
Overall, I definitely recommend living here.

I moved out in August and it wasn’t fair of me to NOT update my review. I’m downgrading my old home of 3 years. When I wrote the previous review I was blissfully happy. I still have fond memories of my private entrance and flowering tree in front of my home. I still understand how lucky I was to live in a quiet complex that was so (very) close to major highways and roads. Where did it go wrong you ask? When they changed the management. Maintenance requests took forever — a squirrel forced it’s way out of our heating vent and they never fixed it and always seemed confused to what I was speaking about when I called. It’s not the worst place to live by any means but we were not convinced that the slow decline of quality we were experiencing was over.

I ended up moving into a 1-​bedroom apartment at Village at Fox Point because I was able to get in without a security deposit thanks to my employer, and that saved a lot of money. The people that work in the front office (especially Princess and Andrea) are always so friendly and welcoming, the application and move in process was very easy and they were always around to answer questions.
I had a unit on River Road and Kynlyn Drive towards the end of the property — which I really liked because it felt selecuded and was easy to access from I-​95 or I-​495. I was always able to find street parking along River Road right outside my door. I liked having a private enterance as it made the apartment feel more «home-​y». Compared to the other apartments I looked at, this one was huge, and was a good deal for the price. A large open living room and dining room and then the bedroom in the back. Kitchen had new appliances and everything worked upon move in.
During the winter, a LOT of cold air would come in from the windows, but a lot of it came in underneath the dishwasher, so the kitchen was always cold. It was not that big of a deal, but having a full-​size furnace for a 1-​bedroom apartment heated it up quickly. Any other maintenance issue I had was always taken care of quickly and the guys were always very friendly.
The apartment grounds were very nicely maintained and very well landscaped. There was a huge pool that was always clean, a nice barbeque area overlooking the Delaware River, and a great 2-​story excercise room.
The thing I really didn’t like was having to call the answering service for maintenance after-​hours. The deadbolt on my door broke and I was locked out for almost three hours waiting for somebody to call me back. Once I finally got a call, the issue was resolved quickly, but the answering service was an annoyance.
I had to move for work, but if I find myself in Wilmington again, I would probably move back without much hesitation.

We live here now. The apartments are really nice– clean carpets, fully loaded kitchens, quick and pleasant 24 hour maintenance, helpful & enthusiastic management & leading office staff… «Valet trash pickup» 5 nights a week… 24 hr 2 story gym with everything you’ll need… Huge pool… Worth the price and right on the de river, next to 495… Great spot. A gem amidst the riff raff nearby. We feel safe here.

This is a terrible place to live. I am a current resident now and I have mice in my apartment. Its been weeks since I’ve called in because there is a special number you must call for maintenance issues and cannot call the office. They have no come out and the mice have jumped onto my couch while I was sitting there. When I told my local office about this they say that I must wait 1 week till this is taken care of. If you were living here with mice in your apt would you wait one week and live with the mice where you see their droppings and the actual mice running around your apt?! Tell me that you would do that and then I will sit here while you come 7 days later. I would never recommend this apt complex to anyone and will move out now if I can.

I’ve lived here for three years, so it hasn’t been the WORST living situation ever, but it’s had its highs and lows, often all in one.
Rent: When I first moved in the rent was incredibly reasonable for a one bedroom apartment, but every time I went to renew it went up — sometimes dramatically. Others places I’ve rented from, because I pay my rent on time every month and am a good tenant, have either locked in my rate or even lowered it, but not The Village.
Apartment: When I first moved in the apartment was clean and pretty spacious, but there are some major cracks under the veneer. You will have mold in your bathroom. It’s going to happen. In your rental agreement, it suggests either showering with the window open (which I cannot bring myself to do) or to leave the door open (an option since I live alone). After leaving the bathroom door open for three years, the bathroom ceiling is still covered in mold, and the hallway ceiling is coming off in chunks (I doubt I’ll be getting my deposit back).
The dishwasher is pretty much useless because it’s very small and nothing ever really gets clean.
There is absolutely no insulation in these places, so although you have central air, you’re going to pay a pretty penny in utilities. I can keep the apartment reasonably cool in the summer, but in the winter I’ll have the thermostat set to 80 and my thermometer will still read 62 inside. Others would probably find this a terrible inconvenience, I consider it an excuse to wear my Red Sox sweatshirt more often.
The walls are paper thin, and depending on your neighbours, you may never get a proper night’s sleep. Through the years I’ve had a few sets of neighbours. The first set was perhaps the most uncomfortable, their bedroom was right above mine and I can’t tell you how many times I had to listen to them have angry sex — and then try to avoid eye contact on my way to the car the next morning. Ew.
Parking: Parking is ample and I park off the street to avoid getting hit (the street is rather narrow and not always passable for two cars if people park on either side).
Amenities: I tried to use the pool once, but was so inundated with children that I couldn’t do one proper lap. And when I got yelled at by an enraged mother for plucking her non-​swimming (AKA drowning) toddler out of the pool, I decided to call it quits.
The gym is a nice perk and I use it quite frequently at odd hours to avoid crowds, but the equipment is outdated and over half of it is broken.
The laundry facilities are serviceable, but a little scummy and no cheaper than going to a proper laundromat.
Recently they began door to door garbage removal, which is a nice perk, but I’d rather have gym equipment that works and ventilation in my bathroom.
Maintenance: I’ve only had one real «emergency» maintenance issue (my central air-​conditioner died in the middle of the worst heatwave ever). When I called in, I even let them know what the problem was (the motor). It took three days for them to come and then they left a note that said «needs new motor» with the box «will return» checked. All told it took over a week to get it fixed and, in the meantime, the temperature was well over 100 every day. As this was my only experience, when my microwave died, I didn’t bother to call it in. I don’t use it that much anyway.
Staff: The staff has usually been pretty accommodating and I haven’t had many problems with them (except about what the phrase «top of the list» meant about my air-​conditioner). Also, when I moved in, I specifically asked if there were a lot of children (I’m not a fan) and was told no, there were very few children and that they had never heard any noise complaints. Either I am the unluckiest person I know, or that woman was a liar, because there’s a gaggle of children that play right outside my bedroom window at all hours.
Other: For the most part, I’ve always felt safe here and I think that’s a lot of the reason I stayed for so long, because that’s kind of a big deal for an apartment.
When a *real* snowstorm hits (not some sad little dusting of an inch or two) you’re totally on your own. The roads are not cleared at all and since it’s free for all parking and people in the area don’t seem to understand proper snowstorm etiquette, twice I have spent hours uncovering my car and shoveling all the snow off to the grass (instead of behind someone’s car like two people have done to me) and when I got back, someone had taken my spot. The walkways are usually taken care of, but frankly I’d rather be able to get to and drive my car. HUGE PROBLEM when Snowmageddon happened. HUGE.
Is it a crack den? No. Could you do far worse? Absolutely. Have I done worse? Totally. However, since my new job is in North Philly and they’re hiking my rent again, I won’t be signing a new lease… And I won’t be enthusiastically recommending this place to anyone I know any time soon, but I will recommend it to budget conscious people moving to Wilmington.

Ok, first the so called good part. This may be the only better of worse lot in that area so you may consider living here as I did especially since my kid needed all the space to run around the house. I had some differences with management to begin with especially with their ‘keeping clean’ policies. Anyways, I survived and here comes the time when I had to move away and then they showed true colors. They told me they would do the inspection and send me the deposit refund. My wife and I had made sure the apartment is clean. Well, a shock was waiting for us when only 10% of our deposit was returned, when I called the management they told me there were two spots on the carpet upstairs and they cannot afford to have different (newer) carpet there and older elsewhere so they would replace the carpet and i have to pay!!! When I said it’s unfair they said that’s how it is. They don’t care what I say. They took advantage of two things one my new apartment was waiting for a check from them and second I had moved far away to cause any legal damage to them. I can provide at least 3 references who have similar stories like me. Please be aware of them and their hidden practices. I wish I had sued them for my money but sitting this far it would cost me that much money to travel.

I lived here from 2000 — 2007, and it served me very, very well.
Apparently this place used to be super crap-​tastic back in the day when it was called Kynlyn Apartments (or something like that), but you could never tell by living there now. The grounds are gorgeous, the apartments have been remodeled and updated, and I kinda can’t complain.
I loved the views of the Delaware River; I loved the giant, old trees (the ones that bloom in May on the corner of River Road and Kynlyn are beautiful and smell awesome); I loved loved loved the soft sounds of the ships’ foghorns on foggy nights. Nice pool, too. Giant laundry rooms with super-​gigantor capacity so you can wash 2 weeks worth of laundry in one shot (not… that… I… ever… did… that…).
The rent wasn’t cheap; when I left there in 2007 my 1BR/​1BA with W/​D was $ 900/​month– but the layout was this awesome townhouse two-​floor dealie that was so very worth it. I didn’t have to worry about having upstairs or downstairs neighbors, since both floors were mine.
The noise bleed between units wasn’t too bad, though one night my neighbor was making microwave popcorn which was directly behind my headboard, and I couldn’t figure out what the noise was. :-)
The front office staff was helpful, and the maintenance team was pretty solid. They were great during snowstorms, keeping the walkways (and even my doorstep!) clear. I liked being within walking distance to the happiness that is Bellefonte/​Brandywine Blvd and River Road Park, and the easy access to ⁴⁹⁵⁄₉₅ was handy.
If I ever need to move back into an apartment, I wouldn’t think twice about going back there.
