The Reserve at Warner Center

My husband and I have been living here for 3 ½ years — two different apartments. I have to say it has really gone down hill. The new management seems to be letting any ghetto trash in now. Don’t let the newly remodeled ground fool you, its still crap.
1^st — The roach problem may be a big problem in certain buildings, but I have yet to see one in our new apartment — been in it almost 3 years. It really depends what building you’re living in. There were roaches in our old apartment in D Building.
2^nd — There actually was a homeless man living in one of D Building carports. I know for certain because he tried breaking into our old apartment in the D Building.
3^rd — Management now requires residences to have car insurance and registration on your vehicle if you park on their property. Which is just a way for them to get out of taking responsibility. It’s not a good thing if they refuse to take responsibility for other vehicles parked next to you hitting your car or resident’s having a lack of consideration and parking in the double lines so you can’t park in your space without hitting their car or not being able to get in or out of yours.
The genius who used to park to the right of me hit my car and dented it. When I reported it to management — Leonisha — called the other residents and left me to fend for myself. The guy and his wife totally denied it even after telling them I witnessed the passenger hit my car. I totally felt ambushed.
4^th — The marijuana smell coming from the pothead downstairs has really become a nuisance. When my husband reported it, they told us to close all the doors and windows claiming under California law he is protected because he has a medicinal marijuana card. I call BS. The guy is a loser and faking it. It may be protected under State law, but the Federal government still has laws against it.
Hey, Management — do you know what the HUD housing laws are? Do you know what a «nuisance» is? I have been getting headaches because the pot smoke gets in our apartment. They made no attempt nor offered to move us or the pothead. When we came back from vacation our closet and bathroom reeked of pot smoke. AND OUR WINDOWS AND DOORS weren’t even open!
Travis is a sweetheart and really does a good job. The maintenance guys are awesome and do a great job, as well. Thanks Travis and the maintenance guys for doing such a great job.

One year later, and I am still having problems with parking. I renewed my lease and moved into a two bedroom with a roommate. Everything was fine for one month. Two days ago we received a call from the «manager», Leonisha, stating we had to move our parking spot. The parking spot they assigned to us is entirely too small, next to a dumpster, and I damaged my car badly the first night on the pole next to it. I refuse to park there. In addition, per your lease, the company has to give you a 7 day written notice to move your spot. We did not receive this. Calls to Leonisha and an email have not been responded to. I finally had to call their corporate office to complain and the woman said she would email her supervisor and «see what could be done». This apartment complex has a low rating for a reason. The entire staff– with the exception of Travis– is extremely incompetent.

You can hear everything. and if you’re not silent after 9pm then you will have angry neighbors. the only reason I’m reviewing is because I loved the staff. but ask around… people have horrible stories. + good luck parking.

Heads up for anyone looking to move here, there is NO CENTRAL AIR CONDITIONER! They have a swamp cooler that they play off as central air. They call it a cooling system that uses water. Just a fancy name for a swamp cooler. The residents there believe they are paying for central air conditioning and there is none. So if you’re a resident living there and you have a problem with your air conditioner now you know why… because you don’t have one. Jones and Jones management company has misrepresented their apartment complex. Would have never rented an apartment and paid the amount of money I paid with no central air.

The customer service here was pretty amazing. Irina and Travis went above and beyond to help me and my fiancé. I was very impressed. They listened and met out needs. Although we didn’t sign a lease there (we decided to stay at our apartment for a better deal) I would consider the reserve because of Travis and irina.

My husband and I signed our lease in mid July. Our move in date was ⁸⁄₂₀. On ⁸⁄₂₀ they told us there was a construction delay. Today ⁸⁄₂₄ they told us that delay was that they never ordered materials or started construction on the unit and it would not be available for 2 weeks. Aside from the other strain that has caused in our lives, waiting 2 weeks would make us homeless.
These people do not know what they are doing. They are not coordinated. They lack empathy and basic service skills. Caution to all considering renting here.

I am leaving here since January 2015 and this apartments are full of roaches. I complaint to management but they couldn’t get rid of roaches. We tried everything. Please stay away from this place it’s a trap .once you sign ur lease ur in there trap. Staff is unprofessional. They don’t know how to work. Please stay away from this place. Check pictures I uploaded before u sign any lease with these people.

Listen, i’m not going to be horrible and inhuman and give this place ONE star because they are at least trying… they are… BUT aside from the amenities, (witch are just «iiight») everything else is not what it appears to be. Been here less than 2 weeks and I am starting to see this place true colors. They didn’t give me the move in special, they just have that sign out there for show. Unless one of the leasing agents really really likes you and you get the hook up (if you know what i mean)
Honestly, I feel bad every time i see new people getting a tour from someone from the leasing office. I just wanna be like «Nooooooo!» «Shop Around First!» «We Have Roaches!»
I couldn’t believe it when i found out the leasing office actually has a list for us to sign if we need the freaking orcan man to stop by and spray are apartments. And that is why i say «THEY TRY» I signed the damn list, the Orcan man came through and sprayed twice in two weeks and we still see roaches! They crawl in the bedrooms, in the showers, I saw one in my closet on the shelf next to my clothes. I even saw one In the kitchen drawer next to the silverware. Just the other day I noticed a spec but it was actually a dead baby roach, on my griddle… Lord knows i dont wanna cook one IN MY FOOD! They are not just on the floor anymore. If i would have known about this disgusting infestation ahead of time, i would have moved in somewhere else thats actually suitable for living. I am constantly cleaning and cleaning and trying to keep things dry but that doesn’t help—
They told me the apartment was «newly renovated» never lived in witch was a bunch of BS. how the HECK is a place newly renovated and never lived in but still getting mail from not one, not two, but 3! previous renters that use to live here?!
They lied when they gave me the tour and said the work out room stays open till 11 (it closes at 10) The security guard that works nights here leaves and walks to ⁷⁄₁₁ all the time. Although i must admit, he will not hesitate to stand around & watch you like a pest & constantly remind you you only have a few more minutes to use the amenities. just so he can clear the lots and be more comfortable to sit on his BUT doing nothing (he sucks) & they will not hesitate to tow ANY CAR that does not have a sticker so don’t have any friends over they will have to park on the street (good luck with finding parking after 5pm) The elevators always smell like a dump, so i take the steps. In order to use the laundry room you have to load at least 10 dollers on a laundry card in order to use it, (not old fashion where you can just put your freaking money in the darn machine) what if i don’t have 10 dollers??! I always here people doing it and slamming there balcony doors and dumping trash. BANG BANG BANG all through the night. I wear my ear phones just to sleep–
Overall, i’ve learned being a new renter that everything looks good from the outside and a person will literally try to sell you anything just to make that commission.
My advice: shop round first, ask upfront about roaches, ask to see the apartment you would ACTUALLY move in (not some fully furnished model that they show EEEEEEEVERYBODY) for the amount of rent I pay? you can find something in the valley WAAAY better–

Do not, I repeat — DO NOT move here! I lived in the B building until May of this year and it was THE worst living experience I’ve had (FYI, I’ve lived at 2 other apartment complexes in the last 4 years). Now, the rent increase is expected, because that’s a Southern Cali norm. But what I didn’t expect was roaches… and not just regular roaches, but German roaches (google them, but beware that I warned you before you see how gross they are). The thing is, roaches didn’t start showing up until 2 months after I moved in. And yes, you may think it was my fault the roaches were there, because let’s be honest, sometime tenants are dirty. But I assure you it was not. I complained to management and they tried to blame me, saying I was unclean… until they came over and saw that my apartment was still completed packed up in clear bins. Yes, you read that sentence right — I was never able to unpack my apartment! I mean, who wants roaches (especially that big) in their stuff?!? And on top of that, I’m a germaphobe. So imagine the heart attack I would have coming home and finding them alive (I shudder at the flashback) in the apartment. I tried to level with management and get out of my lease, but the fine print says you must allow them the opportunity to get rid of the pests to the best of their ability. Well, if you consider having your apartment fumigated 7x in 8 months fixing the problem, then you’ll feel right at home. I’ll forever be traumatized… consider yourself warned.

once you sign the contract managment does not care to return your call or emails regarding any issues you are having. there are roaches everywhere!!! i have had my apartment fumigated around 7 times. still roaches crawling in from air vents, and cracks and corners. awful management. dont be fooled by the outside of the building. walls are paper thin… you can hear your neighbors snore, and talk loud in hallway and slam doors.

Keep an eye whew you move in, don’t ever forget your parking sticker. The office gave me the wrong sticker and they towed my car while I was out of town $ 316.
I have complained to the office for 6 months already about my neighbor upstairs stumping when walking at 1:00am, 3:00am, 4:30am and every day, the office says that I need to call security or the police, they cannot do anything and I need to go to work.

I never really write review but I recently moved here a few months and never read these reviews which I’m extremely glad I did not because than I would have believed all these people.
Though, it is nothing like they describe and think most people are speaking out anger because something did not go there way. So just everyone gets a fair and general idea of how it is here at the reserve.
First off, the bit about the homeless people sleeping around the carports is quite a lie unless that happened years ago. I have not once seen any homeless people at night in the apartments (even after, I read it; my boyfriend and I began staying up and looking out and still haven’t seen anyone) mind you, this is a gate complex. You need a key to get in anywhere unless your a car and have the clicker. So if there is any homeless people in here, some resident is letting them in. (that is not management fault) regardless, we have a security guard that walks around.
Next, about the roaches. Me personally, my apartment NEVER had roaches. reason why, when the management put out notices that we needed to get our apts treated, my boyfriend and I didn’t waste any time. So I think management is doing the best that can with that and if people are messy in their household, no one can control that but you. I lived next to disgusting people before who don’t take care of their own home and my new place is much better. I was freaked out after I read those but my boyfriend reminded that it isn’t management fault, people are just nasty and if you don’t keep your place clean, than that’s what can happen (also, if your neighbors are nasty, they can just crawl right over) but to prevent that, I have gotten all my doorways treated and every week or so, I put some home remedies down and I have been good.
Lastly, I personally have never had any problems with anyone on the management team. Moving in, they were very welcoming when we were moving in. I love that room they have with the computers for resident because that was a lifesaver for schoolwork before I got all cable and stuff set up. Leahnisha (I don’t know if im spelling it right) and her team have always been able to help me with whatever I need. She is always able to help me and if not, one of the others do what the can for my boyfriend and i. Also, I am just not one to complain or nag about issues I know they cant control or can’t change right. Plus, I’ve worked in retail many years and I get how hard it is to deal with difficult people. I personally couldn’t imagine working in an apt complex because you can’t ever get away ahah the same people are always there. One time, when I first moved I was leaving the office after getting a new gate opener (it broke off) and this lady was yelling about her dog to them because she needed to take it to her friends house, so her apt could get sprayed but how can they control that. I love all the changes and this complex is very close to everything, especially that new mall. I mean you can’t beat the fact you can walk nearly every where you need to go.
Also, there was a complaint about noise but I am never woken up by anything until around 9, when the groundsworkers do that leaf-​blowing machine but otherwise, I’m good. So I don’t know what side that guy lives on but for the most part I have never needed to complain about noise.
All in all, I think this place is a great place to live and I don’t have anything bad to say (except that I wish you could put laundry units in the apts, only cause im lazy and hate walking downstairs.) I love it here and we planning on being at this complex until we can afford a house. don’t let these angry keyboard bullies fool you. At least, come and see this place for yourself is all I say. everyone experience is different and usually people only come to Unilocal to complain but I know I love myself too much to live in a place that is dreadful.

Management is towing cars ($ 170 fee) from your own assigned parking space if you don’t have a sticker in your window. Not cars that are parked in your parking space and it don’t belong in your parking space, your own car in your own parking space. What a way to treat your paying tenants!!! Don’t move here!!!

Do NOT MOVE IN HERE! Don’t be fooled by the friendly staff that greets you when you come to apply and view the place. Don’t be fooled by the recently remodeled apartments. You will have nothing but headaches. I have lived here just a few months and I want to cry. Homeless people living in the parking garages, trash all in the storage spaces above the parking spots, trash all over the stair wells, including dirty diapers being left on top of the mailboxes. PACKAGES BEING STOLEN CONSTANTLY! I have had numerous packages delivered when I am at work but when I return they are gone! I have spoken with some neighbors who have said this happens a lot. I don’t want to live someplace that I can’t even have my mail delivered or worry about getting out of my car at night.

After we applied, the next day they tell us rent will be $ 50.00 more if we don’t move in in 3 days… I call that lack of customer service. The girl said she was new, it really showsm AVOID the place.

I’ve lived in this complex for 4 years. It was previously the Merger under the old management. Now as far as the roaches go in my 4 years I think I’ve seen maybe a total of 3 roaches inside my apartment. I put down boric acid myself all 3 times and I put it down one other time when a neighbor said they had them, just to be safe. Plus I use it whenever we leave town just to make sure we don’t have any when we get back. That being said I’m being a little overly cautious just because of what I’ve heard from other people. But I’ve never had a problem myself. This new management does regularly spray for roaches and other pests and the old management never did, so maybe they’re just trying to catch up and take care of an inherited problem but I think if more people just used boric acid or bought roach disks when they happen to see one, they wouldn’t have a problem.
Second I don’t know what people are talking about with the German Roaches. They ones I have seen look like ordinary roaches to me and I’ve never been bitten by a roach so I don’t know where that info is coming from.
Now I don’t live in an upgraded apartment so I can’t speak on that. I can say that our screen we have does fall over all the time because the sliding door is backwards. But it has been this way since we moved here so that is not the fault of the new owners. I don’t know if that is the previous owner’s fault or perhaps even an owner before that. This complex has been here for decades so who knows.
Also, the complex has 6 buildings. The car dealership is on Calvert and I live in the complex on Calvert yet I’ve never noticed any noise. My apartment is not on the street side and I am on the 2^nd floor so maybe the people hearing the noise are on the street side I don’t know. But I’ve never had a problem with noise.
The new owners are doing a lot of construction but the reason for that is because the old owners neglected the place and the owner is just trying to repair and update what the older allowed to deteriorate.
It is true about the dog poop but I’ve seen that everywhere that people have dogs and on the sidewalk anywhere I go. If you want to have a dog learn to pick up their poop and how to dispose of it. I’ve seen people dump baggies of poop in drainage ditches, other peoples green compost bins etc. It’s dumb and squarely the fault of the pet owners not the management or maintenance.
I take my kid to the pool all the time, which is brand new by the way and heated year around, which the old owner didn’t do, I’ve never noticed a creepy guy.
The staff is very friendly and I’ve been able to come them with a couple of issues which they worked with me on and resolved. I too had a couple of issues with paying rent but never felt threatened and the issues were always promptly resolved.
Now, here is the biggest issue I have with this complex and this is an inherited problem. The complex has a contract with a company called Consolidated Smart Systems. This company provides internet, Direct TV, and phone service. If you want TV service you have to go through Consolidated for Direct TV there is no other choice. The two choices for internet and home phone service is Consolidated Smart Systems and AT&T U-​verse.
AT&T U-​verse is suppose to go through fiber optics which this building is not equipped with. The wiring in the building, that they do use for this service, is old and corroded. So it’s impossible to really get a consistent download speed over 3 megs and at times it’s down to 1 or 2. Some people don’t need a higher speed so it doesn’t bother them, but those that do, it’s a huge problem.
When my husband and I first moved into this building we had Consolidated Smart Systems for all 3 services. The Direct TV was decent enough but the price kept going up and more and more channels were dropped from our package. We didn’t want to upgrade the package and pay more so we got rid of it. The phone service was terrible. The calls would drop, the line was constantly plagued with interference and static, half of the time we had no dial and couldn’t get calls in or out. We tried to get phone service through AT&T but couldn’t get their signal to come through at all. So we gave up on a landline and solely use our cell phones for phone service. Now again this might be something that isn’t important to everyone. Our reason for wanting a landline is because we have a small child and it’s easier to get through to 911 on a landline. We just felt it was a safety issue. But if the phone hardly worked it was pretty much useless in that capacity.
So we come to the internet. My husband is a web developer. We cannot get adequate web service from either Consolidated Smart Systems or AT&T. I’m not a fan of Time Warner but it would probably be a better option than either of these 2 companies. Unfortunately we are not allowed to make that choice. Time Warner is not allowed to enter this property.

I made the worst decision moving here!!! First off, the neighbors all around are extremely inconsiderate. A few examples are: they leave their dog waste all over the place both inside the building and outside on the sidewalk and grass area. The neighbors upstairs like to pace around and stump their feet at all hours. I have lived in apartments for over 10 years… the noise level here is intolerable. Another reason to think twice before moving here is the fact that they have roaches. Don’t let the outside fool you… inside is a living hell!!!

I was denied (wrongfully)…and from what I read… thankfully. The leasing manager is below incompetent. What she lacks in vocabulary she makes up for in rudeness. One would think the ability to do math would be a requirement for the position, let alone how to read a credit report. I’d say before you hire someone perhaps verify they have the skills they lied about to get the job.. .at least get a thesaurus.

I can confirm the roaches at least in the parking area. Yes the parking is rather akward and cramped.
For the money… why waste it, from the residents I’ve spoken to you’ll want to move soon anyways. It’s right behind a dealership with repair center noise blasting part of the property and of the half dozen times I’ve been here the «security» gates and doors weren’t closed in spots; some gates and most often a door. Just wide open… broken? Like logic and reason here… broken.

this place is horrible filled with crappy building design, management, and atmosphere take the idea of a half star motel pay over 1000 dollars a month and live there for months plus get lied to about your deposit went from 400 move in special to 3009 and things u get to use here u cant use, never live here im stuck for a minimum of a year this place is all profit for the owner the shower heads are mist shooters with no pressure much less get u clean. don’t get me started about the parking horrible design your bound to bump and grind another car eventually, looks nice from a from a far they lured us with a apartment from one of the front remodeled building and got a horrible mess apartment in the back. they have trash shoots through the building convenient yes hygienic no not in the slightest one section of the building stinks something fierce. AVOID THIS PLACE AT ALL COST

The move in was quick and easy, and seemed like a great deal when we moved into our ‘brand new’ remodeled apartment.
About a week into it we started getting bitten, constantly, huge bites, then we found roaches. What started as a few has turned into lots, also constantly, we find at least 7 or 8 a day. They sent an exterminator who did nothing the first day and the second time half assed so we ended up with more. The ‘remodel’ has flaws everywhere, our electrical plugs have gaps next to them in the walls, none of the baseboard is actually touching the ground and where the piping goes through the walls under the sink is not sealed off, the door frames don’t reach the floor, no screen and our patio screen was made for a door facing the other way but instead of putting the right door on they turned it upside down… All of these things are LETTING ROACHES INTO OUR HOUSE! It’s sick. So now we are patching the door ways and the floorboards, making sure all of our food is in tupperware (anything in a bag or box because roaches can get into those) and flipping on the lights quickly at night to catch the roaches before they hide under something and we have to wonder where they are all night. These are German Roaches, which bite, yea, they fucking bite you.
We were promised assigned parking and have been switched multiple times because they don’t have their shit together and other people have already been assigned these places.
The construction guys (because this place is still under construction, yes you are constantly reminded by the corporate «we don’t care what happens to your stuff we are just sending out a flyer to cover our asses» flyers on our doors) Walk around with SHOPPING CARTS, so the place looks super trashy.
There is a fat indian guy who will stare down your 2 year old daughter, pretty much every day at the pool, I’m guessing he has a balcony where he can see the pool because he has showed up 95% of the time when we have gone down there.
Besides that, The staff are super friendly, which is pretty much what got us into this place. It’s not their fault the place is a dump, literally like a mound of crap spray painted with gold flakes. The pool is nice as long as you avoid the creepy guy.
