This is good place to grab casual Chinese food. It’s very busy place and couple of times, we have to wait to be seated. My favourites there are the spicy chicken with red chilli pepper and their pig feet with chilli pepper. I did not like their fish with vegetables soup or hot pot though. They make food spicier than other Chinese restaurants. The place is very crowded and can get very noisy. Their décor is underwhelming and atmosphere is noisy but if you just want casual and good food, this is a good place to try.

Good Sichuan food with fair price. Service is OK. Sometimes need to wait as they don’t have too many tables. One of the best Sichuan food restaurants in Burnaby.

Very small portion, totally over priced!!! $ 20 for a deep fried sour & sweet fish that’s less than 0.8lbs?!! I got ripped off. Will NEVER come back.

I went to this restaurant based on a recommendation. I wouldn’t say it wowed me but it did not disappoint either. The dishes were good but a bit on the greasy side, and the price is average for this type of Asian restaurant. They took a while to bring out the second half of our dishes; we were almost done the first two before the rest came out. I don’t normally enjoy lamb, but I would recommend the Cumin Lamb dish.

Very rude waitress. They offered no service and before we left, she asked us for more tips, she said what we gave was not enough. Rudest person ever! I won’t recommend this place!

I have tried a few more dishes since the last review. Their boiled fish(basa) is my favourite. It has so many complex flavours. I have heard this is not authentic since the broth contains soy sauce and it doesn’t have enough heat and Szechuan pepper. However, it suits my taste just fine. I have taken a few white co-workers to this place for lunch. One of them used to order boiled fish and rice, and eat the whole dish(soup broth and all). He loved it so much, he introduced his daughter to it. That’s how mind-blowing it is!!! We also enjoyed«shredded pork with sweet soy sauce with pancake». You can make into your own little wraps. 6 wraps are included but never enough for all the pork goodness. Order a side of rice or take the rest home. My son’s favourite is kung pao chicken. It has crunchy peanuts and has just the right amount of spice. Their sign says cash only but they take debit cards too.

This place requires you to give a 10% tip. Know that if you do not give a minimum gratuity they are going to chase you for it. Funny story, I have never experienced anything like this before. I was not going to write a review about my horrible experience until they demanded a 10% or higher gratuity from us. From the beginning the service was horrible and the food wasn’t that great. The place is average, but it could be cleaner with the tables and bowls. When we got our bill, even with the poor service we decided to add some tip on. It came to be $ 93(for 4 people), we left $ 100 flat and walked out. Considering that gratuity is given for service, with the service we received the $ 7 was a significant amount. When we were about to step out the door, the lady came after us and said that we did not pay enough. She said that the minimum is 10% and we are required to pay that. Now that was a first for me. That was just insulting, rude and unprofessional. We are not required to pay gratuity for poor service. She spent a good while looking like a desperate worker, trying to fork more money out of us for that extra $ 2 or $ 3. We were so fed up with her and even pitied her that we gave an extra $ 5 and left. I understand that they might not be very educated but forcing customers to pay a minimum gratuity is unacceptable. That’s just embarrassing for the business and the workers. I hope that everyone that eats there from now on are ready to pay an extra 10% minimum on top of the bill for poor service.

I’ve been at this restaurant several times through the years it’s been open, Their service is good and food has always been consistent. Which is a good thing considering it’s located at a mall where businesses have turnovers seemingly every other day. I usually order the boiled fish with assorted vegetables, It’s a combination of red pepper and spices mixed into a stew. Followed by an order of spicy fried tofu which is seasoned with peppers and spices, It’s soft on the inside which makes for a really great experience. Then, there’s the pan fried string green beans which are cooked with pickled vegetables and minced meat, It’s always crunchy and full of taste, Give it a try! I’m sure you’ll enjoy as much as I do :)

Best Szechuan food I have ever had. Amazing flavors especially lamb cumin and boiled fish with vegetables. I cannot stop eating the food. Excellent service. Conveniently located in Crystal Mall right next to Metro Town Mall.

In my opinion, S& W Pepper House is one of the best Szechwan restaurants in South Burnaby. Located in Crystal Mall, on the first floor, with a pseudo Mediterranean theme throughout, it’s an unassuming restaurant that a lot of people pass by. But don’t be fooled! Their lunch specials are the best deal in Crystal mall imo. For mere $ 7.88 after taxes, you get yourself a huge plate of delectable meat and rice! The cumin lamb was amazing. I would order this again and again. The cumin was potent and spicy and the lamb was moist, juicy, and extremely tender. If you like cumin, or spicy dishes, this is a must try! My mouth was literally watering as I ate this haha. The rice was firm to ensure it wouldn’t get soggy from the sauce. The portion size was just right, enough to satisfy me, but not so much as to bloat me.

I was starving when I came here with some friends. Food came out really fast after ordering. The fish filets in chili soup are super delicious and highly recommended. The stir-fry lamb and green onions was also extremely flavorful. I was a bit disappointed with the mapo tofu and the stir-fry eggplant. The mapo tofu was just ok, not enough pork. I had hoped that they would develop more the chili flavor of the dish, but sadly, it was just a regular tofu and pork stirfry. The eggplant was not tender and soft enough for me. The servers all understand english, mandarin, and canto, although they might pretend not to. They also seem to be a stickler for tips.

I have to agree with Tony L on the wish for 3.5 stars, it was better than three but less than 4. I didn’t expect much from this place as it looked a little bit hodgepodge, but after using the courtyard in Crystal Mall for my meetup spot with friends, I always saw a ton of people crowding out this joint for dinner, and I could see the cooks skillfully preparing ingredients. A few times I tried not to look like I was a sneaky peeking weirdo, by pretending I dropped something by the window… I’m sure it was a bit disconcerting for the hungry families noshing to look up and see some gwai lo pretending to be a lawn ornament outside the steamy windows. I found myself nearby yesterday, and decided to grab a bite for lunch. Like others have said, the place is very strangely decorated… think Mediterranean bathroom tile meets community changing room. However the Sichuan food they were bringing out all looked so amazing, so that I was happily distracted from the strange flushing visage I kept seeing in my mind’s eye. Since it was lunchtime and my first visit, I wasn’t feeling up to eating any pork«bung»(I must be a perpetual child, as it kills me giggling every time!) or intestines. To me that’s late night snack food with a beer in hand. We ended up sticking with their«top ten» sheet and trying the cumin lamb and kungpao chicken. I really enjoyed both but my companion thought the cumin lamb was reminiscent of hamburger helper. Once he said that, it kind of ruined the flavour for me. We both thought the kungpao chicken was good and very fresh and tasty, and the service was very friendly and sweet. I would definately try this place again for a cheap yummy meal.

If I could, I would rate this as 3 ½ stars. We came here on an early Saturday evening, and were able to get seated right away. You come here for the food since the place reminds me of a cafeteria. We ordered the lamb with cumin, fried tilapia with chili oil, and a napa cabbage and tofu soup. The lamb was the first to come out, and was the best dish of the night. Unfortunately, this dish came out almost 10 minutes before the other two, so I was getting full just eating the lamb and rice. The soup was simple and pretty good, and the tilapia was not that spicy, but still decent. There are so many options at Crystal Mall, both in the food court and in the mall itself, but you should definitely check this place out for something simple and good.

We went here for lunch because my hubby was craving for Spicy Chinese food. It wasn’t busy that Sat noon and we were arrived early to get a table. The Sliced Pork with onion in garlic sauce we ordered was huge. It was nicely plated with green onion on the bottom. The pork was not too rough and the sauce which was sweet and spicy. The Chive with pork intestine was pretty spicy and tasty. The dry chili was delicious and compliments the chives well. The noodles soup was good too. It had some seafood underneath and good for 3 of us.

Just came home from dinner at this Sichuan restaurant. It’s basically a poorly decorated Chinese cafeteria. Not really my scene, but I would go back anytime! Maybe not for a romantic date or anything, but a quick Tuesday weeknight din. We ordered the fried rice, it’s good, but not the best I’ve ever had. Now the second dish… MMMmmmmmmm! Fish, pickled cabbages, vermicelli, green onions and spicey peppers. Simple enough, but tastes amazing. The best part is that it was $ 14.95 and this would have been enough to feed the 2 of us with our bowls of rice.(Rice extra charge) I don’t usually eat spicey food so it felt like a flamethrower was being set off in my mouth. but it was all worth it!
