Sean Moss Home & Mold Inspections

I called Sean to inquire about an inspection for a house I was looking to rent. Without hesitation, he spent at least 20 minutes explaining how home inspections work and why different aspects are inspected. I gave him the house info and we set up a date for the inspection.
After an hour, he called me back and gave me some advice about the house that I’m truly thankful for. He said that, just from looking at the photos of the posting online, he could tell it would require way more of an investment than I was able to put into it. He recommended I don’t take the house, even though that meant not getting my business for that particular house.
It’s trustworthy, honest, genuine people like this that the world needs more of. I’ll be keeping his contact close and surely getting in touch with him for my next home inspection.

Sean & Marni came in for an inspection of our rental property and blew us away. I contacted Sean Moss for an inspection of an office space we are looking to purchase. Sean was extremely professional and paid attention to even the smallest of details. He is extremely knowledgeable and took the time to explain everything he was doing during the inspection. Sean laid all the findings — good and not so good — in plain, simple language orally while the inspection was occurring. He was proficient and efficient and very thorough in his inspection. While he gave an oral report throughout, a detailed written report along with photos, was sent the very next day. The report was extremely detailed, easy to read and contained all the information relevant to the unit and the building itself. He outlined specific recommendations for maintenance of the unit as well as the building as a whole. We needed to get our subjects removed by February 12^th, 2014, which included «home inspection» for a home that we wanted to purchase. So with less than week to get it done, I went online to research for a home inspector. Sean Moss met the criteria that I was looking for prior to hiring him. He had a very good review in
website. He is a registered member as oppose to an associate member in one of the 4 recognized group that oversees home inspectors in Canada. He belongs to CHAPI and as a registered member he has completed over 250 fee-​paid inspections. He has A+ BBB rating and to boot he is a certified mold specialist. He is actually the one doing the inspection so as the owner and only employee he has a lot at stake. I have hired 2 inspectors on previous home purchases and even observed one hired to do an inspection on the house that I just sold and none was as detailed as Sean. He spent close to 5 hours inspecting the 3000 sq feet house and spent another hour going through his findings with us. He has also taken the time to answer my questions via email and phone calls days after the inspection. As I know a few things about houses he pointed the things that I already have noticed which I expected him not to miss such as a cracked toilet and cracked window and blown window seals. Although he did not go on the roof as his insurance does not cover certain height he was able to point out that there could be some issue with the roof through his inspection via the attic. Next day I had a roofer come by and he was able to confirm Sean’s findings and although not immediate the roof needed to be addressed within the next few months. Sean’s detailed findings allowed us to make an informed decision on whether or not to purchase the house (in the end we did purchase it) and we will recommend him to friends and families.

Sean did an inspection on a condo that I ended-​up buying. He was very professional and thorough. He explained what he was doing and what he found out in simple terms and answered all my questions. He also gave me tips for regular maintenance.
I received his report the same day and it was very clear.
It was a learning and interesting experience for me.

Purchasing a home is unbelievably stressful, and as a first time home buyer it can seem even more overwhelming. Hiring Sean was one of easiest and best things we’ve done in this process!
