Nice room with a really large bed and a good breakfast in the morning, very good for the price. The location is a nice balance between Dublin centrality and suburban quiet. The television reception came and went which made it pretty much useless, however.

Really charming place. I arrived and my girlfriend was already there having had an issue regarding whether or not we were entitled to the free breakfast the website we booked on stated(apparently it was not supposed to state that on this particular site). After some confusion, we were set to receive breakfast and found that for the rest of our stay the owner was completely accommodating. The room was lovely and a very good size. Old with significant amounts of charm and very clean. Generous tea tray provided and a nice set of toiletries. The bathroom was nothing special but adequate and again, very clean. Overall a really pleasant stay in a very pretty building; feeling like your miles(or kilometres now isn’t it?) away though you’re in fact in Ballsbridge. The missing stars here however are for the breakfast. Apparently fifteen Euro a head(though we got it free due to the website mix up) the poached egg was very over cooked, as was the bacon. Everything else was very nice and the setting was lovely but the experience was dampened by a very rude waiter who seemed to not want anything to do with us. I refrained from asking for more tea because he was so unapproachable. Left with a slightly sour taste in my mouth.
