Tres Palmas Inn

So we book our honeymoon to stay here. I wrote almost two weeks ahead to see if there where any special things that they do for honeymooners. They got back to me the day after we got there saying that it was fee based and all that they could do was leave some flowers. The day we actually arrived, we got there at 10am (we thought because we booked through JetBlue Getaways, that they knew what time our flight came in and everything would be ready) and nothing was ready except attitude about getting there too early. When we did get in the room was so small, with a dirty shower, no toilet paper and a bed that had not been changed. We asked for two days to have our sheets changed before it was done. That same day we came into the bathroom where hanging up was a shredded bath towel with blood on it. When we took it to the front desk, they apologized and gave us two beers each for the problem. Really a beer does not solve have to touch a bloody towel. I will never recommend this inn to anyone. Oh and that beach was tiny, nothing to what they said it was on their website (there also was no bikes or beach chairs available).
Overall: Staff was nice and friendly… their cleaning staff was terrible. The outside was beautiful and I made friends with a little orange cat. But the rooms were awful, way too dirty.

Stayed here for my first time in Puerto Rico for a solo bday vacation I was taking.
I knew it wasn’t like a the touristy hotels in San Juan, what I wasn’t expecting was a very small room that looked comparable to a jail cell (Room 5) everything about the room was terrible at least the bed was comfy, and it didn’t smell.
But I’m sure there are better rooms according to other reviews I read, hence the reason why I booked it.
The hotel is tucked away in the neighborhood of Ocean Park. It’s like any neighborhood mostly nice gated houses and a block away you get what most would think was the bad part of the area. I was able to walk around the «bad» parts without feeling like I was in danger. There is a very nice bar called La Junta which is about a 10 min walk away. It’s definitely the neighborhood bar with an older crowd with live music and everyone having a good time.
I wouldn’t stay here again due to the room being so bad.
For anyone thinking of booking here this is a Wal-​Greens which is a nice 15 minute walk away if you forget anything like tooth brushes/​paste etc they do sell beer there as well. Also BRING CASH.
Advice to Management in my room (5) please change the stained shower curtain with the rusted rings and get more towels that don’t look like they have been worn downed to heck.

This was my first hotel stop after spending days in the campo with family. It was exactly what I was looking for, a beach, a pool, parking, and complimentary breakfast. The hammocks, beach chairs, and kayaks were all added bonuses. If you’re looking for a real touristy resort experience than this may not be exactly what you’re looking for. With that said, it’s also steps above a airB&B experience. It’s a great stop for someone who’s looking to stay in different places around the island.

It started out kinda rough. We got there at 215pm after traveling since 3AM, they were about to show us our room and I asked if there would be an extra charge for checking in before 3 and they said it would be $ 10. Kind of started off on the wrong foot, they were going to charge us without telling us first. So we decided to just chill and wait the 45 minutes. We got to our room and we were in shock at how small it was. It was room #4 and there was probably 3×10 ft of walking space. All we could do was laugh because it was so ridiculously small. Thankfully we weren’t planning on spending much time in the room but at night it was a pain having to climb over my friend to get a drink/​go to the bathroom etc. The air conditioner dripped a lot of water too. I woke up in the morning and my clothes in my suitcase (which was under the air conditioner due to lack of space) were soaked. In hindsight I wish we would have asked for an upgrade because we paid for the room that was advertised and if there’s anything I hate, it’s false advertisement. The only reason they get 3 stars is because of the service. They were very helpful and knowledgable.

Was a little disappointed by this inn. Only street parking was available to start. Nice view of the beach, and from what the pictures show its a nice place. The common areas were in fact nice, but the hot tub was lukewarm and was dirty, with the buttons worn off. The room itself felt dingy– the walk in shower had dirty grout, the mirror cabinet was warped, the alarm clock provided didn’t function or even have a plug to plug in. The most recent paint job was sloppy too, with white paint making its way on the doors. Was told upon checkin that the ice maker was broken too. For breakfast, coffee was out by 930 with no offer to make more. Didn’t spend too much and it was in a nice location in proximity to other things to do, but If they focused on the details just a little bit more it would be fantastic. All in all not bad, but could’ve been better.

Honestly the most wonderful experience ever! Everything was so peaceful and beautiful. The people who work there literally help you with everything are swret, polite, and just all around friendly people. The maids were awesome, very friendly and cleaned peffectly everyday. They had free breakfast every morning, which i didnt get tired of even with being there for a whole week, they have a lot of choices. They provide free beach towels, beach chairs, boogy boards, sand castel tools for the kids, cooler, and ice. They allowed me to cook in there kitchen and it was crazy fun staying there. The jacuzzi was sandy but other than that everything was perfect. I would recommend this hotel to everyone out there!!! Not too pricy either and you are minutes away from everything and seconds away from the beach.

Wonderful hotel. BEAUTIFUL and ATTENTIVE staff. The staff here was amazing! The hotel is very nice. It’s in front of the ocean.
Our room #17 was a good size. It had no nice view. It had one small window, looking out to another wall. But then again, if you plan to stay out all day, who cares about the views. The first night we heard a lot of noise from other guests. After midnight, things quieted down. The shower was quite small, but it was cute nonetheless. The only two essentials our room was missing were a microwave and an iron. It had a small refrigerator, but no microwave or iron, which was needed during our stay.
But if you’re looking for peace and quiet, this is definitely the place to stay. That ocean view… Was breath taking. :)
You get complimentary breakfast. They have beach towels available and chairs if you would like to sit on the beach.

I’m sad to leave a low rating, BUT I want to leave an honest review based on our experience.
The Good:
The staff and front desk employees are really friendly, nice, and helpful. The customer service was amazing, which was really appreciated.
The breakfast was small but delicious. The choice wasn’t huge, but there was something for everyone. The coffee was good. Eating breakfast facing the ocean was wonderful.
The little inn is cute and lovely. The chairs and hammocks were great! The outside of the hotel is well maintained and clean.
Nice TV in the room with lots of channels to choose from on those days when you just want to stay in and relax
They have free things for you to use like chairs, bikes etc.
The Bad:
Our room was dirty. Upon check in the room should be clean. Ours wasn’t. Examples: pubic hair on the floor right by the bed, long hairs on two different pillows, the countertop in the bathroom was dirty. It had a red stain which I thought was permanent, but when I wiped it with tissue, the stain came off right away– meaning it wasn’t clean. And this was just the stuff we noticed and could see.
Also the place felt dingy; it just felt unclean and you could tell it wasn’t cleaned well or cleaned thoroughly.
Because of this we never felt 100% comfortable here since you could just tell the room wasn’t as clean as it should be. Almost like they did only a quick surface clean or something…
ANTS (especially in the bathroom and kitchen area). There were lots of ants. I know it’s hard to keep bugs away, but I had a few ants on my clothes, the bed, and even on me at one point. It wasn’t terrible (not like something out of a horror movie where you get attacked by bugs), but it was bad enough that it was noticeable, especially when they were on me and my clothes and the bathroom vanity and by the toilet and on the walls and the bathroom door and the kitchen counter etc.
Our room was not well maintained. There was paint coming off the walls and small pieces of plaster had fallen off. There were also gross stains on the ceiling. The outside of the inn is well maintained, but the inside of our room was not.
The hot tub was almost always cold. Only once when I checked the water, was the hot tub actually warm. The other times I checked, the water was cold or lukewarm.
Overall I loved the staff, the exterior of the inn including the hammocks, and the idea of the inn.
The biggest issue, honestly, was the uncleanliness and dinginess of our room, as well as the ants. I would have given this 4 stars had our room been clean, well-​maintained, and with no ants.

Good place to chill and just RELAX. staff are so nice, room a bit small but who stay in the room. Beautiful inn, beautiful beach even the breakfast no so bad. (For being free) nice place to go. U won’t regret it.

My last night in SJ, PR was rewarded with a stay in what I consider, close to perfection.
Situated in a neighborhood and away from, «The Strip» where the herd graze, it was my kind of joint. Small, intimate and quiet, this small treat of a «motel» was right across from the beach. Prices were decent considering I booked the night before I was leaving-​$ 120 a night. You could go the Air B and B route and get better deals in the same area, but I really liked this spot for my last night.
Reason? Look at the pics. It felt like I was staying in the neighborhoods of locals and not in some, «tourist strip»… for someone like me, that’s the only way to travel.
The rooms are small and no frills. Beds aren’t very comfortable, but get the job done. They have a fridge and there is a market a few blocks away. Bathroom was decent. AC worked really well. Lizards and bugs were minimal. If you’ve traveled to other parts of the world where English isn’t the official language, this is actually a very decent room. WiFi was fast.
A comp breakfast is served. Cereal, breads, hard boiled eggs, ham, fruits, juices and coffee were good enough, plus the view from eating outside, which is the beach, can’t be beat. The staff is friendly.
The beach across the street is small, but perfect for someone like me. The traffic on the street between the place and the beach is light and the street is two lanes.
It’s in between the airport and Old San Juan. Cab fair was about $ ²⁰⁄₂₅ either way.
I’d stay here again in a New York minute.

My GF and I stayed here for two nights prior to a cruise. It was perfect for our needs and far better than we expected for what we paid. Our room (#4) was small but adequate as a place to sleep, but we didn’t come to San Juan to spend time in a hotel room. The grounds are beautiful and perfect for relaxing. As others have mentioned, the hammocks up front are very comfortable and make a great place to read while listening to the waves. The swing chairs on the rooftop patio are even better.
The hotel serves breakfast which is simple but adequate and more than fueled us for the day ahead. It’s easy to get to the beach to swim or just to take a walk. There are several decent restaurants within walking distance.
My only complaint would be that the hot tub on the rooftop patio was broken (would not get hot) while we were there. This was a slight annoyance but did not seriously affect our stay.

This place was just what we needed while visiting San Juan! We rented a car, and there is parking located on the street in front of the inn. Our trip consisted of a lot of driving (went to Old San Juan, El Yunque, and Arecibo), so Tres Palmas was a nice center location.
The inn faces the water, so the view is lovely during breakfast as you can sit on the covered and tiled courtyard area and enjoy your delicious Puerto Rican coffee and meal.
The breakfast was perfect. There was a variety of juices, cereals, breads, ham, and cheese as well as a delicious breakfast cake each morning (carrot cake, chocolate cake, lemon cake – all wonderful).
There is not a ton in the way of shops or restaurants right around Tres Palmas Inn, so if you’re looking for a place with a lot of shops and nightlife around, I would look elsewhere. I appreciated the quiet atmosphere of the inn. There was a fountain right outside of our room, and I found the constant sound of the water soothing. Also, there was a coquí nearby, so we heard him chattering each night which was great!
We didn’t have time to use the pool or the hot tub, but the hammocks are nice to take a break in. The staff is wonderful – so informative and accommodating. The staff had to come and work on our toilet at 10pm on our second night as it hadn’t been working right since our arrival, so I appreciate that they got that up and running (kind of important).
The rooms are pretty basic with no frills. We did have a mini fridge though, so that’s a plus. The bathroom was certainly in need of updates and some minor repairs, but it worked. The bed was STIFF. Not comfortable at all. I’d also recommend requested another pillow as ours were pretty flimsy. Otherwise, we enjoyed our stay.

I can not recommend this hotel enough. My family and I just got back from our Puerto Rican vacation in celebration of my 30^th birthday and our stay at Tres Palmas was definitely the highlight of the trip.
We arrived a bit early, and our three rooms weren’t quite ready, so they recommended a sandwich shop close by to grab something to eat while we were waiting. We picked up some lunch, came back to find charming and clean little rooms. Keep in mind, this place is small with only 18 rooms, and the rooms are small, the showers don’t really get warm, but the grounds are what really sells it.
We had the «suite,» on the upper deck which includes panoramic views of the crystal blue ocean directly across the street, a jacuzzi tub, two swinging hammocks and plenty of tables and chairs. We enjoyed many happy hours and sunsets up there.
The other rooms are on the ground floor (try and avoid 8, it’s right by the ice machine and can get loud) where you will find the pool tucked away with a private cabana area, lounge chairs and a patio table with an outdoor shower.
Walk around to another courtyard and you will find a small fish pond, two more hammocks, and the patio where the complimentary breakfast is served each day. On our trip, the water sports equipment were unavailable (saddly), but there are kayaks, paddleboarding equipment, bikes (which we rode everyday) and beach chairs available.
There was so much to do on the grounds, you could probably stay there all day and be totally content, but the beach is right across the street and it really can not be missed. The water is a little rough right out in front, but there is a wonderful beach right down the road that is amazing for snorkeling and swimming.
Lastly, the staff is absolutely unbeatable. Each and everyone of them was so warm, helpful and friendly. The one that really stood out was Helen. She went out of her way to pick up a tres leche from the famous Kasalta. She remembered all of our names after our first introduction. I can’t say enough great things about her and the rest of the staff. Thank you all so much for making my birthday one I will never forget!

For my vacation, the goal of the place I wanted to stay in was it had to be ON the beach. There were plenty of places that would happily take my first born in exchange for one night’s stay, but I did my research and found this little gem, Tres Palmas Inn. It almost seemed too good to be true; an Inn on the beach that only costs $ 115 a night?! But here I sit, eating a complimentary breakfast about 25 feet from the sand and aquamarine waters of the Caribbean.
This place is perfect. My vacation to Puerto Rico was very last minute, so upon arriving in San Juan, we were a bit too early for check in. That hadn’t even occurred to me when we walked up to the friendly concierge. She checked to see that the room was prepared and happily checked us in despite our early arrival. First impression was that this place was very cute. Tiled floors, Spanish rooftops, and very chic décor in the lobby and our room.
Two hot tubs, a cute lagoon-​like pool, water sports rentals on-​site, computer, printer, internet. I mention the printer and internet because despite my being on vacation, I had to do work online for my school program. It was a seamless transition and I was able to enjoy the tropical experience of Puerto Rico while taking care of business.
Naps on the lovely little hammocks, and boiling in the upstairs hot tub with an ocean view below. This is paradise, and at Tres Palmas, it was quiet and calm. It is on the outskirts of the busy city, but a perfect distance when I did decide to stop lounging about and do some partying.
I did rent a car to ensure I could see the sights at my pace. We traveled to old San Juan in no time, and was able to go further inland for the US mainland amenities and stores. I wouldn’t have it any other way. If and when I return, I will be back at the Tres Palmas for it’s calm and quaint demeanor.
The ONLY reason I give it a ⁴⁄₅ is because the bed was so stiff and uncomfortable and the hot tub downstairs was out of order. These things are not really significant, and now that I think of it, I really am on the verge of just giving it a 5…

I miss Puerto Rico already and the Tres Palmas staff & inn are part of that reason.
Thanks to the few Unilocalers who all gave rave reviews to this establishment, it made our spontaneous decision to cancel our flights and stay in Puerto Rico a few extra days easier after having just checked out of the Gran Melia Resort and opting to stay here, best decision we made. The Gran Melia is beautiful but it lacks that home away from home feel that the Tres Palmas has. The staff are all super friendly and any questions we had asked regarding recommendations, they’d hit the nail on point! From their nearest bakery for my quesito & coffee craving to suggesting a man on the side of the road on McCleary st who sold beautiful flowers instead of suggesting a florist.
Room #1 was small but it didn’t matter because who goes on vacation to stay in your room? The A/​C only had to be on for about 5 mins before our room was cold and we wanted to be under the covers. The hammocks were great to have just outside the room or the 2^nd floor terrace area was a great place to lounge and look out to the ocean, with your choice of lounge chair to sit in or Jacuzzi hot tub (nice touch)! They have bikes you can borrow, not to mention beach towels, beach chairs, boogie boards all at no charge! I also asked about a nearby place we could do laundry at and was told the maids could do so for $ 5. Sweet perk. The view is amazing and there is lots of water sport activities nearby. Can’t beat being just across the street from the beach.
Only downside which is has nothing to do with the establishment itself is if you have a rental car, parking can be scarce on the weekends. We got in early afternoon on a Friday and parked right in front. Saturday & Sunday however, we did not bother to move the rental out of fear of losing that prime parking spot.
All in all, this will definitely be my go-​to spot to stay at from now on when I want to stay in the San Juan area. Give them a try, you will not regret it, unless your really looking for that resort feel, you wont get that here, this is more like going on vacation with family.

This place is an amazing little gem. Stayed here before a cruise and I almost enjoyed it as much as the cruise! Used the free bikes and rode around portions of San Juan. Snorkeled right out front in the ocean. Enjoyed laying in the hammocks and swimming in the pool. The rooms are air conditioned and the breakfast is a wonderfully light continental with bagels, hard boiled eggs, cereals and juices. Excellent, friendly staff. There’s yoga classes available, paddle boards, boogie boards, beach chairs…

Was planning to come here for 3 nights but had to cancel. In so sad that I had to cancel /​sigh.
But I wanted to right a review because their customer service was on point! They speak perfect English and answered all my questions before I even asked them. I am very particular about money and how it would have to be dealt with esp if it’s not in the us.
Basically when you reserve ahead of time they take half of the amount for the stay as a deposit. Which is reasonable for people who don’t show up or last minute cancelations.
Their policy for cancelation is 72 hrs ahead of time. Which I did they did not ask questions why I needed to cancel. They also told me when I would see a refund to my account 3 – 4 business days and that I would get a confirmation email.
I felt totally confident in working with them. I hope to stay here when do come back to PR and update this review about how my stay was.

For the price, this place is simply amazing. It’s small, only 18 rooms, which makes it perfect. The staff of super friendly and very knowledgable. The rooms are small, at least ours is, but the A/​C is cold and we didn’t come here to stay in the room anyway. It’s got a very Mediterranean feel to it, with an open, sprawling floor plan. It’s located just a few miles from the airport, in what appears to be a fairly affluent neighborhood, directly across from the beach. It’s surrounded by vacation homes and home rentals, and fits in nicely with it’s surroundings. There are two hammocks in the front and a really nice rooftop patio with seating and a hot tub. Of course, it provides a great view of the ocean. The place offers free Wi-​Fi and free breakfast. They also provide guests with boogie boards, surf boards, beach chairs, and umbrellas free of charge. Several days a week they offer yoga and Pilates for $ 5/​guest.
If you come here, don’t expect the amenities of a resort. It’s more like a quaint B&B. but if that’s what you’re looking for, then you’re probably not going to find a place better than this.

Probably the absolutely best place you can stay in while staying in budget. If I had twice the budget next trip, I would still stay here.
The prices are AMAZING for what you get. We stayed at a place in the university area for only about 20 dollars less earlier in the trip and were actually frightened for our lives most of the evening (not that we slept with all the loud music and screams.) So we decided not to return and find somewhere else in San Juan in our budget. This place is a DREAM, especially considering the fabulous prices.
The room was okay. Large, but sorta meh. They did put a lot of effort into decorating it, which was pleasant. But we weren’t in it much anyways, with the hammocks, pool, 3 dollar hand made rum drinks, beach across the street, large upstairs patio with view, hot tub (that changes colors in the dark) free to borrow boogie boards and free to borrow bicycles. Neither will you be. The air conditioner was almost TOO excellent, the bathroom was the biggest I had on my entire trip.
The people here are genuinely nice. Everyone was helpful and fun to engage with.
The only negative, (other than the meh room, which doesn’t matter) was the parking. We got fabulously lucky, but you’ll need to, the street parking is dreadful.
The breakfast had a LOT more than I was used to for a free breakfast from a hotel, probably the best free included breakfast I’ve ever had. I think I used all their butter 0_​o
I was genuinely sad to leave, genuinely sad to have discovered this gem on our last day in PR. You could stay days and days here and not get bored of the area. And I suggest that. If/​when I go back, this is where I’m staying.
