After multiple confrontations with this place I’m finally posting a review.
The management sucks here. They are hateful and inconsiderate. There will be fees associated with everything which aren’t justified and exist for no reason. When you ask them why they charge so much for the fee they will refer you to the lease and say they charge the fees because they simply can. So just don’t sign the lease, or the devil’s agreement, in the first place.
The property is not maintained at all. Dog poop everywhere and the pond is not maintained. The trash area is never cleared and stench is all over the place.
When you inform them that you would not like to continue the lease, they will start showing your place to prospective tenants WITHOUT YOUR APPROVAL whenever they’d like — because it says so on the lease they say. Also, they increased my rent by $ 250 if I were to have continued the lease. Ridiculous.
No consideration for basic rights and really unethical humans manage this place. Not worth your time and energy to feel hate towards cruel people who just try to rip you off and would care less about your safety and security and assurance.

UPDATE: Please don’t be fooled by their innocent-​seeming response down here. I’m actually afraid/​scared of posting a review «before» moving out because they’re still holding on to my deposit, and based on experience, I might be charged a hefty so-​called «fee» for the tiniest mark on a wall. But I really wanted to warn you guys. I will keep this post updated as to whether or not I get my deposit back.

If your keypad to let people in doesnt work they know about it but cant fix it…

I wanted to wait until I lived here at last a year before I posted a review. I’ve lived here since April 2014. I love it. In my last aparment, one problem I had was that I could always hear the neighbors above me and next door to me. Not here. I almost never hear my neighbors. The walls in my apartment don’t seem like the cheap paper thin walls that I was used to. Sometimes, some neighbors get a little loud on their balconys, but the office staff deals with that swiftly. The building I’m in is right across the street from a great pizza restaurant. There are four parks within easy walking distance, and I love that I don’t have to deal with a big parking nightmare to watch July 4^th fireworks. I just walk outside and enjoy the show. There are a lot of events througout the year. The office staff is awesome. I’m a difficult customer sometimes yet they are always easy to work with. My apartment is very energy efficient. I can keep the A/​C running cold all Summer without having to pay huge electric bills. Addison Circle has a storage building nearby where you can rent some extra storage space at very reasonable rates. I have only one problem with Post Addison Circle. Often, other residents or their guests leave cars unattended on the street. This, along with delivery trucks and moving trucks can sometimes create a very unsafe situation, and very little has been done to stop it. I’m hoping that over time, this issue will be resolved. Considering the beautiful environment, and amenities, the rent is very reasonable. The Dallas North Tollway is nearby, so it’s easy to get to and from work quickly.

Not bad, not good… move out prepare for nickel and dimeing to begin. The place is a bit older and not kept well, my honest opinion is Post as a company has driven this place south the staff is just along for the ride.

A month after moving out of a my apartment I got an invoice for $ 100. I called in regards to it and it was because of sheet rock. I had the tiniest little holes in my apt from the towel rack falling off because maintenance did the WORST job cocking all this gunk around it just so that it would stay on the wall until something touched it and fell off. I called to dispute it and wanted pictures and a detailed invoice to prove it was $ 100. The invoice was completely blank no description for why I was charged the $ 100 the customer service was HORRIBLE trying to talk to, the pictures of my apt after moving out were so blurry you couldn’t even see the damage. Hello we live in a world where iPhones take crystal clear pictures and they showed me 20 blurry pictures of where you could see no damage to my apt. needless to say they told me my «deposit» that I paid $ 220 wasn’t able to be used towards that because it was nonrefundable? what is the point of the deposit if you can’t use it towards maintenance repairs.
Oh and when I moved in the carpets were soaking wet and smelled like a wet dog so I couldn’t even move my furniture in until it dried and my AC was broke on a lovely scorching hot day in Texas. Don’t they check these things before letting residents move in?

Had I not bought a house, I would have lived here forever. The location is amazing for someone in their 20’s or 30’s– walking distance from bars, restaurants, whole foods, gyms, yoga, salons, etc. It’s extremely dog friendly with lots of parks and trails on the property. My favorite thing was the feeling of safety– I left my door unlocked a lot of the time and never felt unsafe. My loft had a view of downtown and easy access to the parking garage which was nice. The prices are a bit high but it was worth every cent.

Have been living here since June 2014 and boy do I regret getting an apartment out here. Lets be very clear the only thing this apartment complex has going for itself is its proximity to Addison Park. After the last couple of issues I have had, that benefit does not seem to be of value anymore.
Yes the property is older, everyone working at the main office will keep telling you that like it is some sort of excuse to make up for things not being right. The definitely do not account for that the older units when charging you rent. We pay about $ 950 for a 1bd and it comes to about $ 1050 after all of your other rent line items.
Within the first day of moving in here the bedroom fan feel on me while I was sleeping. The staff did not react as concerned as I would have liked them too. The fan was spinning pretty fast and I could have easily been hurt.
The dishwasher has not cleaned a load of dishes even though we have run a load twice through it. Mind you, we like to rinse out our food scraps so the dishwasher doesn’t really have a lot of work to do. I have resorted to hand washing my dishes. Once again something that management would pass off as «This property is old».
We recently noticed our kitchen sink leaking and upon further inspection noticed mold growing under the sink (a place you would hardly think to check when first moving into the apartment). We put in a work request and the maintenance personnel didn’t even take the time to understand the problem but replaced the dishwasher overflow which get this isnt even connected to the dishwasher.
The bathroom sink was disgusting and had gunk around the faucet on the first day we moved in there. We had them replace the faucet but the maintenance personnel didnt even bother cleaning the gunk out before switch it out.
Noticed paint drops on the carpet near the windows and reported it to management. Some of the tabs on the windows which enable the windows to slide up and down were broken. The maintenance personnel mentioned they would come back with the part once they had it shipped in. This was in June and we are now in September.
Some good things about this apartment complex and their only saving grace have been the businesses that are within walking distance of the complex, being able to walk to events being held in the parks and quiet neighbours who keep to themselves all around.
I know that this might sound like the ramblings of an irate customer but heed my warning there are better and newer properties out there which might be slightly more but worth the money.

I am SO sick of living here.
First of all, parking completely sucks. I typically don’t get off work until midnight-​2am, so of course I don’t expect to come home to an empty parking garage. Instead, almost nightly I come home to a COMPLETELY FILLED garage. I don’t pay $ 1000 a month to drive up 5 stories of parking garage only to have to drive all the way back down and park two blocks down the street.
Second of all, when I first moved in, I lived in a tiny studio, after 6 months I had had enough and upgraded to my very spacious one bedroom. I paid my $ 500 to transfer my lease (understandable) but then I received a bill for $ 289 for «cleaning» on the place I had to just moved out of. Umm, what?! That place was 495 square feet. No way did I trash it that badly in 6 months. I asked what all the charges were for, and the only thing the office could say was «cleaning»
Third of all, when I needed a plumber for my clogged shower drain, it took over 3 days for someone to come. Gross? Absolutely. Thank God I have nice friends that live close that offered me their shower for the weekend. Not to mention the plumber scratched my shower to shit so I’ll most likely pay for that when I move out, even though I told the leasing office who «made note of it»
Fourth, the pools are all small, and generally crowded. Which I understand, this is Texas. It’s 160 degrees outside. But don’t boast about how you have 4 sparkling pools, when one is almost always under construction and the others are glorified bath tubs.
Lastly, yes, my apartment is 750 square feet, and it has a fireplace, but other than that, it is completely outdated. Plain ugly white doors, ugly white walls, ugly plain white cabinets. Ugly ugly ugly. I asked if I could paint a wall «For a one time fee of $ 130, and it must be painted back to white when you move out» no. I’ll stick to my psych hospital walls, but thank you.

Needs updates

I wanted to add my two cents, because I think Post is getting pretty clobbered with some of these reviews, and it doesn’t accurately reflect what it’s like to live here. I wanted to add my honest assessment.
I moved to this property in May 2014 and have had an overall positive experience. The office staff is pleasant and will answer any questions you might have. Maintenance requests are answered fairly promptly, and the staff workers are very polite and do a good job. When I initially moved in, there was a small leak in my bathroom. Instead of half-​assing the issue, they replaced my entire toilet, and I haven’t had a problem since.
The units are slightly older, so you’re more likely to see some wear and tear when you move in. I was very careful to inspect my apartment and write everything down on the move-​in form they give you. I’m not a very fussy person, so I was OK with the little dings here and there. Originally, there was some very outdated tile in my kitchen and bathroom, but they replaced it with a faux-​wood flooring before my arrival, free of charge.
What I really like about this complex is its «walkability.» I am within walking distance to a number of restaurants, salons, pubs, post office, convenience mart, and four pools to which all residents have access. This was important to me, since I moved here from NY and didn’t want to feel like I was living on a compound. There are also a number of green spaces, which I also appreciate since I have a large dog. (Living in the Circle is like living in the Land of Dogs, so be aware of this if you have pets or small children. The grounds are kept clean, and «mutt mitts» are provided at little stations all over the property.)
If you’re a prospective resident, I think it’s important to keep a few things in mind:
First, this is neighborhood that is generally populated with young professionals. Young professionals are known to get a bit rowdy now and then. If you’re sensitive to noise, try to request a unit in one of the buildings that’s set a little farther away from the main part of town. I was lucky to have ended up on a first floor apartment in one of those units and I have not had ANY trouble with noise. Also, being a young professional myself, I enjoyed being near a few pubs without having to worry about a cab. It was a great way to meet a lot of new people.
Secondly, people have complained about parking, particularly when there are events, but I haven’t had any problems. I can nearly always find a spot on the street, and rarely bother with the garage. In regard to the events (Kaboomtown, Taste of Addison [aka Fork & Cork], and Oktoberfest), the town DOES get crazy busy. This doesn’t bother me, since I know they’ll all be gone in a day or so, but I can imagine it’s not for everyone.
If you’re really considering moving here, get in touch with the property managers and have a look around. I can assure you that if you come prepared with questions, they will gladly answer all of them for you. If you’re worried about the nightlife, pay a visit during an evening and gauge for yourself if it’s the right place for you.

RENTER BEWARE OF UNETHICAL BUSINESS PRACTICES
The company overcharged me $ 942.00 and $ 122.00 in interest and threatened to report to credit agencies if I did not pay.
The Texas Uniform Electronic Transactions Act allows the use of electronic records and signatures in real estate transactions. For example, a combination of several documents or records can satisfy the «in writing» requirement. As long as these documents identify the item sold and the price to be paid, and the parties consent to exchange the item for the price, you can have a binding contract. Therefore, an email or series of emails can sometimes represent a binding contract between two or more parties.
After terminating my ‘month to month’ lease agreement with the Property 30 days prior to vacancy, they stated they were unable to rent the property for at least 60 days after vacancy and I was liable for those 60 days rent (90 days post termination notice).
I asked for proof that the apartment was not rented and was being actively marketed as available for rent. The company did not provide sufficient evidence to prove it was empty the entire time and it was being actively marketed. And, they continued with strong arm threats.
The Corporate Office (Post Properties) headquartered in Atlanta GA perpetuate the bad business behavior and sets the policy for the entire company. I feel it tries to take advantage of renters.

I lived in Post Addison Circle very shortly, only a couple of weeks. It has some good stuff, and the reason I stayed so shortly was not their fault, but there are some things that are just too annoying to let go.
The good:
1. Location — very convenient, there are several shops and services within walking distance, nice parks, good maintenance;
2. Quality of the place, even if not fantastic, is better than what I saw in other place
3. Professionally managed and maintained, so things get fixed, work properly, and they also manage to organize some events, which is nice
The bad:
1. Once you hand in your notice, they start showing your apartment. It is fine, they actually say that in your contract, but it is very annoying to know that they will be bringing strangers to see your stuff, and they can do that until you leave, or the apartment gets rented, which can be up to two months… I had a very short notice (fortunately!) but still averaged two visits per day during the period (which they do, even if you do not answer your phone to tell them they can!);
2. The professional aspect of the management, also is visible when you move out, but in a negative manner: they have one month to close your account and return your deposit, and they make sure (or at least looks that way) that they take the full month to return your deposit and prorated rent.
That is it. Not a bad place, but I would probably not go back there.

I have been a resident for 6 years. I used to love this place, thus my long tenure. Unfortunately, I have watch this property go down!!! The type of residents they allow in has brought this once beautiful apt to a trashy ghetto!
For example, the noise is outrageous! I have been complaining about a noisy neighborfor for almost a year now. I have followed the offices procedure; calling courtesy patrol. In which no results. I had to even call Addison police! Of course no resolution from the apt management. The office staff does not follow through with resolutions, somehow it turned around on me, like I’m crazy for complaining.
Pet owners do not clean behind their pets! Nasty! Lights go off almost once a week. Hallways stink of nicatine and sometimes weed! I have talked to numerous residents and they all have said when there is a problem, nothing gets resolved. So if you have an issue such as these, please remember my warning… Stay away from Post Addison Circle.

The good: The office staff is helpful, they organize quick maintenance and they explain things to you. The location is close to work, which makes it a bonus, and lots of funky spots to eat and hang out.
The bad: AND THIS IS REALLY BAD. unless you are a shift workers, party super late or a night owl. This only pertains to the apt. that are close to bars, and take this very seriously before you move in. The noise, every night, not just during events is outrageous. It thought ZZTop was playing an Opener in my living room every night and we had to listen to screaming, shouting, hooting and hollering which makes for no sleep. We moved with the 30 day move out guarantee and it couldn’t have been a moment to soon because we had were sleep deprived. A huge hassle but there was nothing suitable, and they weren’t willing to negotiate on any apartments even for our trouble so we moved out completely to a peaceful, lovely building.
We had a loft, and one thing to note, it is almost impossible to get any furniture up the skinny, tiny stairs unless it is not assembled or blows up. The stairs are very rickety and wobbly. The railing was barely attached so we weren’t sure how a love seat was going up for tv watching when it arrived. Also, killed four bugs, which made me freak out in the week I was there. My hubby said he killed a few more but didn’t tell me bc he knew I would flip.

I really like office staff who are friendly but their parking and maintenance are just incompetent!
I dont mind paying $$$ for a better living experience, but i shouldn’t be doing someone else’ work on my clock. Since they share parking space with public parking structure, parking is a pain the butt. You can forget about the parking during the events– they are always full.
Getting a assigned spot for extra $ 50 a month doesn’t help either, because some jerk always parks in your spot anyway, knowing they could get away. Policing parking violations are next to none. This was the 5^th time in a row someone else took my assigned spot and parking staff took their sweet 12hours to respond to violation report. By this time owner simply moved his car.
Asst Manager clearly states — she cant help or assure this wouldn’t happen again «I cant make promises» (ofcourse, i agree as well), but the least you could do is have your staff do their job and have the car moved in time. Not after 12hours saying «Car is no longer there». To which i should reply «Yay Einstein. Nice Work!»
It is not just parking, the units are pretty old, it took 6 requests for me to fix the issue with the AC unit during my 4 month lease term. Any resolution was mostly a half-​measure.
Being said that, if you are okay with walking 2 blocks for parking, suffer through events and incompetent parking/​maintenance staff you will like Nancy and office staff in general. And customer retention efforts are next to none, there was a 8% increase in rent after my 4 month lease term and no flexibility around lease breakage (i have to give 30day notice and 2 months rent? please!). I have put in my vacating notice and chose 15 777 Quorum instead. Atleast it comes with assigned parking spot and flexible lease break options.

Warning. Stay away from this place. Far away. Their applications standards are set extremely high, there is a very good chance you won’t be accepted.
For reference: I work in cyber security, and have a secret clearance. My credit score is in the 800s.
I was declined an application, and then they refused to refund my deposit, application fee, or administration fee.
The reason they declined me? 4 years ago I was charged with an infraction (trespassing). Hardly criminal. I was still able to obtain my secret clearance even though I have this charge. The kicker? THEY RAN A BACKGROUND CHECK WITHOUT MY CONSENT.
They used this to decline my application — no surprise there. Apparently they look for any little reason to decline your application in order to make money off of applicant fees and admin fees (and in some cases, the deposit). Applying for this place is a good way to throw away a few hundred $$.
So not only did they RUN A BACKGROUND CHECK WITHOUT MY CONSENT. They REFUSED TO REFUND MY DEPOSIT (as an applicant, I hadn’t even leased it!). It is sad really, I tried really hard to just get them to accept the application, I was willing to overlook the fact they illegally ran a background check… but they refused to work with me at all as soon as I had pointed it out, and even requested I pull the case records from the local DA! WHAT?! I’m applying for an apartment, not another gig in network security with the DoD (and they even have no problem with my background)…
I will update the review as soon as the civil case I’m filing against the management company ends. It is illegal to run a background check without consent. It is illegal to refuse to refund a deposit for an applicant. It is illegal to discriminate against applicants and decline them for NO REASON. The charge isn’t even related in any way to real-​estate.
These guys have very immoral business practices, stay away from them. They’ll just decline you and take your money. You have been warned.

If you are okay with power going out approximately 2 – 3 times a month (sometimes even more) then you will love it here.

I lived at the post for about 6 months before needing to get back to uptown :).
It was a pretty good place to live. Really nice grounds around the complex. The apartment was really nice as well. The management was nice, I enjoyed the restaurants available in the complex, and it was really nice to watch kaboomtown from my parking garage :).
My biggest complaint about the Post was the parking. I HATED parking in a different building than where I lived. So i’d park on the 4^th floor of a different building, go down 4 flights of stairs, walk across the street, then walk up 4 flights of stairs to my apartment. This was SO INCONVENIENT. I really didn’t like it.

I lived at Post for a little over two years. First in one of their two story town homes and then in a studio. The property is wonderful, by this I mean Addison Circle itself. The outside gardens, landscaping and dog runs are beautiful and certainly part of the appeal. I loved living in the circle and moved here because of the events and community life.
I liked the parking garages– a lot, except that we had several break ins during the time I lived there. The apartments themselves are older and are designed/​decorated horribly. I am not sure who they originally hired to design these apartments but. epic fail on their part.
Watch out for significant rent increases upon renewals– always attempt to negotiate and if you are able to spring for the extra $ 100 – 200 try to get into on of their «updated apartments». My town home had hardwood floors and stainless steel appliances, but all of the wood is light wood and the tile is horrendous. Otherwise you are left feeling as I did, like you are paying way too much for an outdated and small apartment.
You will enjoy the atmosphere, neighborhood and events (although beware of drunk people at your windows all hours of the night.) but you might consider checking out the Quorum 15 777 if you want an apartment with style.
