Allegro Addison Circle

I lived at allegro in Addison circle for a year and loved it! The staff is wonderful and very friendly they make sure all your needs are taken care of and even plan resident happy hours and gatherings! The amenities are great the rooftop pool has a resort like feel, there’s also a hot tub, grills and cabanas you can rent out! The apartments are like new and I never had any complaints about noise. Some of my favorite things were free coffee from the Keurig in the residence area along with access to computers and a printer. There’s also a pool table that my roommates and I would take advantage of. Free group fitness classes were offered too (yoga, boot camp, and spin) fun and convenient! The location is great — close to tons of restaurants and bars in Addison and a short drive to the mall. I didn’t renew my lease because I left the country for a few months but would highly recommend living here to anyone!

My brother could relocate to Frisco, so he was off apartment hunting. I was his adviser. Don’t know why since he typically ignores me. Location was good, certainly walking distance to many of the restaurants in the area. Apartment has what I considered as a typical layout, but everything seemed new and clean. This is a place that should be investigated.

NIGHTMARE!!!
Whenever I applied here (online) without any sort of warning or letting you know it deducted 400 from my account to «hold» the apartment i wanted. They denied my roommate and I to live here and could not give us a reason why… I have lived many different places with no problem at all… this place was also much cheaper then what i had been paying the previous year at my house. I applied at a different apartment which cost more and got in no problem. Shady if you ask me. ANYWAYS that’s only the beginning… It has been 2 months now and I still have not received my 400 dollar deposit back. They keep claiming it gets «lost» in the mail… TWICE! This is a very unprofessional and shady company and I would not recommend anyone trust these people. So in the long run, THANK YOU ALLEGRO for not accepting me you did me a HUGE favor.

Very flustered with our experience at Allegro.
Their first strike was when my car got hit. The maintenance guy rammed a dumpster into the side of my car as he was moving them out for pick up. I was parked in a parallel spot too btw. They refused to pay for it because it was «my fault for parking there.» I told them if it’s not a legal spot they want people parking in to paint yellow lines on it. They did. And then still refused to admit their wrong. No responsibility.
Second strike: we left for vacation recently and made sure we locked all of our doors. I was glad we did because we received an email about apartment vandals the week we were gone! When we returned a week later, a bug guy had come to spray and left our apt unlocked. So safety obviously isn’t something they’re too concerned about when they can’t even lock the doors back!
Third strike and we are out.

Tried to come see the complex. The young Hispanic girl at the first desk when you walk in is so rude. Barely got greeted still don’t know her name never gave us a card. She showed us the model apartment and that was it. Didn’t want to show us the pool said it was too cold. Only showed us the gym because I asked. She was so nonchalant never asked our names. Then told me I should go visit post they have better prices. Wow I never had a leasing agent send me somewhere else. If I couldn’t afford to live here I wouldn’t be visiting. I’m sure she can’t even afford to live here lol. Absolutely turned me off from the property with her service. What a joke. Please hire ppl that actually like to talk to ppl. Because she looks like she hates her job. Never even cracked a smile.

The good news is that if a fire occurs in the complex, you will wake up. I know this because the fire alarm constantly goes off in the middle of the night.
«They» are working on it. That doesn’t solve the current issue of taking an infant child and scared-​out-​of-​their-​mind-​dog out in the cold in the middle of the night. Makes for a fun day of work also.
My review will change when/​if the fire alarm issue is fixed. I mean, these are ear piercing alarms. Right now, I would not recommend living here to my friends and family. It’s too bad, I like the place other than this issue.

Overall I have enjoyed living here. The staff is very nice and the amenities are fantastic. There have been a few incidences that have caused me to have to stay out of the building for a few days, though. Recently, I found American roaches in my apartment (in the couch and on the kitchen counter). I ended up finding a hole in my dry wall under the cabinets when the cabling was routed for the light fixture that was mounted under the cabinet space. The apartment should not have left holes in the dry wall. The roaches could have been entering from there. Two of the girls in the office did do what they could to talk to Busy Bees (I’ve lived in another apartment where there were multiple problems with Busy Bees saying they sprayed when they didn’t), however my boyfriend and I went upstairs right after they supposedly sprayed. They left a note saying they had been in my apartment, but we saw no signs that there was actually anything sprayed along the baseboards. I could be wrong, but I think if anything was done, it was half fast. I do have two other neighbors that had these roaches enter their apartment, as well. They are 2 – 3 inches in length and very hard to kill. I felt it was necessary for the apartment to be fumigated since I read that the roaches drop eggs, but I am told that they will only spray. I guess I get to wait to see if more of these things make it into my apartment. I wish I had heard from the manager quicker than I did but it seems like the staff is trying to help. I hope the problem does not reoccur because I’m petrified of these specific roaches and it’s a lot of stress — especially with a home office.

I lived in the Allegro Apartments for one year. As one previous review said, «it is too good to be true.» The staff make all kind of promises to you when you moved in. Don’t expect them to honor them. I complained about traffic marks in my carpet soon after I moved in. I had the carpets cleaned 3 times in one year at my expense. When I moved out, they charged me to replace the carpet. You need to get everything in writing from the office staff. They will make you promises and then claim they don’t know who would have promised that and refuse to honor it. The walls are paper thin. Water pressure is non-​existent. The call box outside the apartment is a joke. You’ll have to walk down and let your guests in. There’s almost no guest parking. The parking garage is an accident waiting to happen. Steer clear of this place.

We were very impressed with our visit to Allegro. They were easy to schedule with and great about showing us everything we wanted to see and answering our questions.
PROS:
The location here is pretty perfect. It’s walking distance to Addison Circle, but not so close as to be right in the thick of the noise and traffic. It also has extremely easy access to the Tollway which I always appreciate.
The pool and hot tub on the roof are as awesome as they look in the pictures, and I really liked the private bungalows they have up there for rent.
The apartments themselves are modern and sleek with all the conveniences I’d want. And they have a healthy variety of options including a 1 bedroom with a den: sort of that middle ground between a 1 BR and 2 BR.
CONS:
Unfortunately the rooftop pool area closes at 10pm and since they use RFID locks I worry that the timing could actually be enforced. I rather like a late-​night swim so not a huge fan of that.
It also struck me as strange that some amenities like the poker room are only accessible during business hours. So if you want to have some friends over for a poker game on the weekend, that’s cool as long as it’s before 5pm!
Access to the parking garage runs another $ 75/​month per car. So if you’ve got 2 cars you’re looking at $ 150/​month additional to not have to drive around in circles hunting for street/​parallel parking.
CONCLUSION:
It’s a strong apartment and a viable option if you’re looking for something that’s nice but not over the top. Definitely worth a look!

Let’s start by acknowledging that apartment life ALWAYS has its downfalls. There will always be noise from neighbors, you’re sharing walls, floors, and ceilings after all. There will always be times when things don’t work the way they’re supposed to, and there will always be people that act like savages. Even people that pay two to three times as much for their apartments as Allegro charges have these same complaints.
Given that understanding, my experience in over two years of living at Allegro was the best I have had in an apartment complex. Amenities were at least as good, if not better, than what I feel like I paid for. The new management company, Behringer Harvard, has made several investments into improving the property, including a new building. The management team onsite has been generally responsive and friendly, and while I didn’t need maintenance very much, they were always quick and efficient about their work.
The workout room is, for this price range, one of the better ones I have encountered in the 7 apartment complexes I have lived in. The equipment is all fairly modern, including TVs with satellite/​cable service on each of the treadmills and the elliptical machine and lots of free weights and weight machines. The pool is, especially since the update, beautiful and the overall condition of the grounds is always excellent. The few times there have been messes in the hallway (either from residents or their pets) they were very quickly remedied once reported to management.
The improvements to the property while I was living there were well appreciated. I lived in building 2, which had a large-​ish balcony on each floor for the residents to share. On the 2^nd floor there are several comfy chairs to sit in and relax. The 3^rd floor has ping pong tables and the 4^th has spinning bikes. These were all added after I moved in at no cost to me other than a nominal annual rent increase consistent with inflation.
Noise-​wise I didn’t experience much. I had one neighbor who thought it was cute to play loud bass in the middle of the night, but a friendly knock on the door and request to tone it down put it to a stop.
I did have a few complaints that kept me from giving them 5 stars. First, the fire alarm woes. Everyone who lived in building 2 in 2012 – 2013 will know what I’m talking about. There were multiple instances of it going off due to system malfunctions, frequently in the middle of the night. I had two separate occasions where my Monday at work was absolutely miserable because I had been woken up at 2am and not been able to get back to sleep until an hour before time to get up and get ready to leave. I also had some real frustrations with one of the office staff, but I think that individual is no longer with the company, or at least the complex. I also wish the area with the pool table and poker table were available to residents after hours, but they are not unless you pay a fee. Management cited liability and damage concerns, but certainly the keyfobs that operate the doors can report who is going in and out and a simple surveillance camera setup would make it possible for them to tell who it was if someone came in and damaged something. I also agree with another reviewer’s frustrations about people blocking the driveways during move in/​move out, but I’m not sure what can be done about that other than the people moving out/​in just being a bit more considerate when telling their movers where to park.
The best thing, in my book, about Allegro was the indoor garages. If you haven’t looked yet you should check them out. There is a parking garage structure attached to the apartment building and then there are garages, with doors, inside that structure. As a car nut this was an awesome feature. I leased three separate garages to keep all my toys and was even able to do some fairly extensive upgrade work on one of my cars.
I’m a homeowner now. Now I don’t have noisy neighbors. Instead I have savages that throw their trash in my yard from their cars. Now I don’t have to complain about maintenance being surly, instead I have to fix the stuff myself. Now I don’t have a nice gym to go to, I have a budget elliptical that was the best I could afford after I paid my down payment. Would I go back to apartment life? Probably not, but I do know that if I did, I would certainly consider Allegro as a possible candidate. Is it heaven on earth? Nope, but it’s much better than any other apartment complex I’ve lived in.

I am pretty shocked by some of the negative reviews — my roommate and I LOVE this place. We have lived here since August 2012 and it really has been a great experience so far. (this is going to be long, sorry)
The apartment is beautiful. We looked at a few places in Addison circle, and ended up spending at the top of our budget because the kitchens in the Post apartments are just awful. Man was it worth it. Our unit has a huge kitchen with an great Island, we both have our bathrooms inside of our rooms (no one has to walk past the kitchen in their towel to get back to their room) and a decent sized patio. Hard wood floors, nice shades (the thick wood kind, not the plastic ones — just a nice touch) modern appliances, and pretty cabinets. I think someone here mentioned the cabinets being cheap, and maybe I am just uneducated about that but we think they look great and have had no maintenance issues with them. Always get compliments on the living area and our bathrooms when we have friends over!
Absolutely ZERO noise! Now, I suppose we may be lucky because we are on the top floor, but we never hear anyone. I was shocked to see poor reviews due to noise since it has been such a non-​issue. Maybe we just have a really great floor of people? We only hear noise in the patio if our door is open. If you are that worried about others mentioning noise, try and request the top floor I guess because it is perfectly peaceful up here.
Both buildings have a garage and you can purchase spots (I think a single spot is $ 25 a month, a single garage is $ 75 and a double garage is $ 125, but I do not remember 100%). My roommate and I decided to take our chances on the street where there is free parking to anyone (great for guests!) and that has worked out perfectly. The only time we have run into trouble is when Addison Circle is having an event, but those are scheduled and as long as you know when they are coming you can plan around. Or just buy a spot, they said we can do so at any time during the year.
Gym is nice, treadmills with TVs and fans, a variety of equipment and not too cramped like a lot of apartment gyms. There is a spin deck where they have classes, seems pretty cool but we haven’t made it there yet. I think there is a couple that are personal trainers and live in the building, they hold classes on some days as well.
There is a little place to take your dog in the building patio areas, or there are a bunch of dog friendly areas around the building. Great place for a dog. I will say beware of the grassy area in the middle of the town homes, and bunch of those residents let their dogs off the leash at night which is great, good for those dogs, but when you walk by and they all come running at once it is a little frightening for your poor little leashed dog that has no idea that these dogs are friendly (I think most of them are but they are big dogs too, mine is 25lbs and usually holds her own but 10 against 1 is a little scary for her). Fortunately there are 10 other grassy areas to go.
Love the convenience of Addison Circle, so close to the tollway but I never feel like I am on top of the tollway. Everything you could need is on Beltline, area feels so safe that I have never felt nervous jogging in the mornings, if you do camp gladiator they have sessions there too. Haven’t tried all the restaurants yet but Polka Dot Bakery is adorable and delicious. Mucky Duck is a fun bar and the Irish pub type place is cool too.
Really, we rave about living here to our friends. Management is always friendly when picking things up and they have great hours, there until at least 7 which is great if you have a package to pick up. And they will give your dog treats :) I really cannot think of one thing I would dock a star for — great experience so far!
Edited to add: There are two courtyards in our building, I take mine to the one that has a dog patch and little doggie bags, never had a problem and have seen other dogs there a handful of times. Fire alarms did go off twice in one week, they sent out an email explaining that a pipe had burst in a maintenance room and asked that in the future someone call the immediately — I guess everyone assumed someone else was calling? We have no bugs, I only waited on a treadmill once (it was 6pm, I knew it would be busy). Yes the ellipticals are weird if that’s your thing I guess be aware of that. The moving truck thing??? Never thought of that as anything more than «hey, someone is moving in». Spectrum is not that high traffic of a street…

The worst decision I’ve made in a long time!
Only move here if you are 20 years olds, don’t mind SO MUCH NOISE and like being thrown out of your house and into the street every other night. Oh and like stepping into dog poop in your bulding’s hallway. Yes — an inside hallway…
Our neighbors are so F-​ing loud… I don’t know what else to say about that. Except that it’s so loud the police are called multiple times a weekend.
The fire alarm has gone off In the middle of the night twice in the last week. I mean screeching, blinking, run for your life sirens in the middle of the night — for no apparent reason! Its a total nightmare!
The people in the office are nice — but what does that really matter if you can’t sleep for sh##?
Its 1am. I’m sitting in my car on spectrum drive writing this review while the fire department is trying to figure out why this is happening again. God forbid we ever have a real emergency here. We are like the boy who cried wolf!

Overall, we enjoyed living here. Other than the normal apartment complaints, I can comment on some of the things I was worried about when reading bad reviews (before we moved in) and what I think now that I lived here…
The #1 thing I was concerned with was noise. I have to say that it’s not even close to what I thought it would be like, but I can hear the girl above us walking around from time to time. I never hear her talking, watching TV or any of my other neighbors doing anything. I can hear the doors shut outside our place, but that’s not a huge concern since that’s not going on all day long. I don’t have any issues with other people’s pets either and the people next to us have a dog.
I like the pool and although I thought it was tiny at first, during the week it’s not crowded at all (not sure about the weekends), and I love the inside of the apartments. Apparently they were supposed to be condos at one time, so they feel a bit nicer than most apartments around Dallas. The carpet is a bit cheap and per other reviews apparently so are the cabinets, etc. Again, it’s an apartment so I can’t be too worried about the small stuff. The appliances are great! Not cheap at all and look nice. Lighting inside the apartments are really nice as well although you do have to pay for some of your own light bulbs which I had never done before at an apartment.
Cool stained concrete floors on the 1^st floor apartments and wood floors in all other units. Office staff is very nice to work with and always helpful. Great location in Addison Circle, but not right on top of the restaurants/​bars which I liked… right next to the Dallas North Tollway which is amazing for getting places quickly!

I had to come back and drop my review to a one. I moved out last month and as expected they found a significant amount of damage charges. Also, after re-​reading my review I realized I neglected to mention a few things so here they are now!
Whenever someone moves in it’s impossible to see around the moving truck when you exit the parking garage. I repeatedly asked them to address the issue and even gave them a list of suggestions, but they never handled.
The gym is not great. There isn’t a proper elliptical machine (my fave!), which makes it pretty much worthless to me, but they also allow a personal trainer to operate his business from the gym. This means that non-​residents at any given time could be using the gym for a personal trainer session. My fiancé and I have both had to wait for a treadmill while a non-​resident finished running.
My last warning comes from my fiancé — There are bugs! Allegro sprays for pest control and we kept a clean apartment, but despite this bugs would pop up weekly in the shower. It might just be a pitfall of living in a first floor unit.
ORIGINAL REVIEW:
I’ve lived in Allegro since October 2010. First of all, it’s a very nice location and has a great look inside and outside. I love living in Addison Circle, it’s the perfect mix of city and suburb; there is always something going on. However, before you move into Allegro I want to point out a few things.
1. Our apartment was brand new when we moved in and it’s falling apart. The floor is moving away from the wall, the hinges are loose on everything. I am terrified of how much we are going to owe when we move out, but it’s not us this place is just poorly made.
2. Our rent went up $ 200/​month when we renewed. They were offering our same floor plan for way less than our renewal rate online. We tried to argue with them, but in the end they wouldn’t budge and we were just not in a position to move at the time.
3. We picked a courtyard apartment, because the girl who gave us the tour said that our dog could use it late at night to go to the bathroom as long as he was on a leash. This was very important to me, because I wanted to feel safe and at 1am I would much prefer a walk in a gated courtyard than the street. Allegro called us recently to tell us pets were never allowed in the courtyard and they don’t know why we think that.
Cute place in a cute area, but really consider your options before moving in.

First off, the place is very nice, good amenities and great location as far as being in the middle of dallas and North Dallas/​lano/​Frisco area.
Chesney the previous manager, leaving this week is the best manager Ive come across in a loong time. I will hate to see her go.
The walls are insulated but not nearly well enough. I can hear my neighbors alarm clock clear as day when they wake up in the morning, every morning. You can hear neighbors talk on the phone while standing in the room next to them in your apartment. There is supposedly 18″ of insulation b/​w walls but it must be cheap or else there isnt the stated amount, per Scott the old asst mngr and now new manager.
I know its a mid rise and a wood frame building, or two sets of buildings. Ive lived in a high rise and mid rise before, but never have any other mid rises been this noisy. It sounds like the guy above me is making a ton of racket and walks very heavy, but its actually just normal walking traffic.
I would not move here or move back when there are complexes just as nice down the street.
