The team at Cornerstone has been great every step of the way. They’ve managed my property for almost two years and I know I can count on them for anything that may come up. Highly recommend them!

Most investors are worried about handing off an investment property to a property management company. Cornerstone Properties is different. I’ve been very happy with their professionalism and service. They contact me after potential renters come through and always keep me updated on things. They treat the unit as if it was their own.

My girlfriend and I rented one of their units. The place was filthy, including a toilet bowl that had specs of fecal waste. The kitchen cabinets had an awful rotten smell. When I wrote to complain, I got a callous response that ended with an offer to break the lease if I didn’t like it. Basically they said «tough sh*t». Not even an apology.
After living here for a bit, I befriended the building manager who gave me the following information: 1. The the previous tenant was a friend of the property manager (which is probably why they let the dirty condition slide). 2. The kitchen cabinets probably smelled because there was a water leak from the unit above and Cornerstone did nothing to fix it.
When the time came to move out, the property manager had us clean the unit thoroughly, basically inferring that we would get most of our security deposit back if we did. After a nearly spotless job, she comes in to do an inspection and claims the unit wasn’t clean enough and made us clean it again. Another inspection and she still claims it’s not clean enough, even asking us to replace the stove’s drip pans. Seriously??? Who asks for this??? We decided to just scrub the drip pans, which looked good as new.
After a week of hell she decides to hire a professional cleaning service and charge us $ 300. Okay, we know these property managers always take some money off your deposit, but they usually don’t make you CLEAN THE UNIT THREE TIMES only to hire a pro cleaning service and charge you anyway. Let’s not forget when I moved in THERE WAS FECAL MATTER SPECKS IN THE TOILET. Where was this strict policy of cleanliness when the previous tenant moved out? Oh yeah, her friend was the previous tenant.
If you want to deal with the most godawful people you’ll ever meet (my girlfriend was in tears the whole week), then go ahead and rent a unit from Cornerstone Properties.

Reading all the reviews here on this site is something I should have done in the beginning before I switched to Cornerstone. I moved in December of 2009 with my four friends. They had moved in March of 2008. This property has a front and back house that share one electric meter that you can see from the main road.
In December of 2014, my friend informed Tiffany of a shower leak. As it was in our contract to let the property manager know of any issues to the property that would need to be fixed. My friend later called and left her voice messages in January and February to which we got no response. (Being that this issue had happened to us before.) We thought Tiffany would get back to us with a solution. In April my friend emailed asking when the plumber would be coming to fix the leakage. We had also asked what the move out procedures were because we were thinking about moving when the lease was up.
In May we e-​mailed Tiffany one last time and linked it to the president of Cornerstone to which we got a fast response (thankfully). First by the president and then by Tiffany. Within the e-​mail that was sent by Tiffany she informed us that our current rental agreement would not be extended past June 30^th which only gave us 28 days to find a new place and move.
The week after the e-​mail from Tiffany the plumber finally came. During his visit he told us the front house all so had a bad leak and that he had fixed it days before he came to fix our house. Through out all of this the electric got higher and higher. In the month of May and June the electric was $ 1344.56 and $ 1194.52. The front house only paid $ 300 the rest was on us. We where disgusted with that. We messaged Tiffany and the president on why do we have to pay so much because we called left you messages about this issue. She says the plumber was called you hadn’t returned any of our messages. We told her no you didn’t. To me, a company like this, you would think they would have their employees make some form a paper trail to back up her story. She had all of our phone numbers and none of use received any phone calls.
Our deposit for this place was $ 2000 we got nothing back AND she billed us for MORE money after we moved out. The only good thing that she offered was that they have an account with the flea and tick control company and that got us a discount. Lucy and Chelsie were really helpful through out our time with this company.
My advice to you is if you have any issues with anything and your property manager does not fix the issue in a timely matter, send the president of Cornerstone an e-​mail.

Signed a 6 month lease because they said they wouldn’t increase the rent. 6 months later they said since it’s not on paper, they can increase the rent. They then charged us for sewerage when it was clearly not in the contract. They said they made a mistake and it was supposed to be in it.
Carl came to out apartment and said we have to pay it. When we said no, because it’s not in the agreement, he said he would pay 50% of it out of his own pocket and wouldn’t leave until we agreed to that.
Obviously he knew we shouldn’t have to pay anything otherwise he wouldn’t have done that.

I cannot say enough good things about Carl and the rest of the staff at Cornerstone Properties. Everyone in the office is friendly and helpful, Carl personally does the walk-​throughs and showings so you know that he means business when he makes a promise. The application process was painless and I was happily moving into my new apartment within 24 hours. This is the second time I have used Cornerstone for finding quality rentals, and I hope that the next duty station I go to has a rental agency of similar caliber.

Carl and the staff at Cornerstone have been so wonderful. My husband and I rented a property (managed by Cornerstone) for a little over 10 years!!! In those 10 years, we have had no problems with them. When we had issues (ie washer/​dryer broke down, refrigerator dying, etc), they got someone to us immediately and had everything fixed and/​or replaced.
The place was in very nice condition when we moved in… maybe a little wear from the previous renters, because they had a dog. We took very good care of it, but after living there for 10 years things that got worn down we tried to replace. Needless to say, my husband and I were pretty nervous when we checked out. Having 2 kids within our stay, the place had a few whoopsies (ie stubborn stains for nail polish that my kid spilled… grrrr!), and we were expecting to get dinged and even not get our deposit back.
We hired professional cleaners to come in after we got all our boxes out. We told Carl we would paint the walls, but he told us we didn’t need to. He was impressed at the condition, said the yard was well kept, and everything else was just «everyday wear and tear.» I’m not sure if they ended up painting the walls after the final walkthrough, but Carl said that the place was in really good shape after 10 years of being there. After about a week of the place being listed, our old place got new tenants.
We loved our old place. We ended up breaking our lease a month early, but they worked around it and let us go. My husband, who handled all the correspondence between our family and Cornerstone, insisted I write a review on Unilocal,as he was just so pleased with everything. My husband has never told me to write a review on our behalf for anything. So you know Cornerstone has to be pretty wonderful. The property management team at Cornerstone have been so accommodating and just amazing! Thank you, Carl and Cornerstone, for everything!!!

Didn’t have any problems with this rental agency. They were very helpful with finding a place and were also very accomodating when I had an IA away from my command. Highly recommend the Property Manager Amanda if you have a chance to pick a particular manager, she was very helpful

As a military renter, I had a very good experience with this company.
They respond very quickly to maintenance requests and other issues. I had a same-​day response to any query about any problem I had with my apartment. The agent who I worked with when moving in, Sandra, was very thorough and professional. The same can be said for Tiffany Kom, the agent who handled my property when I was moving out. The agents here are very fair when it comes to knowing the difference between wear and tear and environmental damage vs. intentional and negligent damage by a renter. As long as you make an effort to keep the property clean, report any problems, and don’t be a nuisance to other residents, you will have no problems with this company. They returned my full security deposit promptly.
I also felt they were very flexible when it comes to military-​related issues like PCS, deployment, etc.

Today was our check out. Things went well with flying colors. The walk through was quick and easy. The house was in good condition when we moved in, and we even upgraded a few of the faucets and shower heads. After living there for over a year, I was a little worried about the wear (mostly from having a dog that would track mud inside and from every day damage, nothing major). But, Carl was wonderful, he said it was just every day wear and tear, expected after living somewhere for over a year. We didn’t get dinged for it. Yah!
Due to some unexpected circumstances with my significant other going into surgery the last week of our rent, we have been a little all over the place. They have wonderful in accompanying us and our needs during this chaotic time. Carl was our property manager and was beyond wonderful and understanding.
Great company to rent from, I highly recommend them!

I have owned rental units for more than a decade so I have some history working with Great and not-​so-​great property managers. Trust me — Cornerstone Properties should be part of your RE Team!

They’re lucky to even have a star. It’s all about the money with this company. The money they can take from tennants. The person answering the phone Linda is an argumentative local potagee auntie that will talk to you like like she’s your mom. Carl F was professional but will gouge you of your deposit. They property their managing for a man named Jimmy does NOT keep his units updated or cleaned yet when I left the unit painted and clean they took all of my deposit when I left.

Cornerstone is an excellent rental company. We recently rented here for several years and didn’t have a single problem. In fact the company was excellent at resolving some of the issues that surfaced with the property itself, which were beyond the control of the owner or Cornerstone.
The entire process with paying rent and requesting maintenance was very simple, and among the best we’ve ever seen in the places we’ve lived. The best part is when we decided to move, the company was true to its word and not only honored our agreement, but mailed our deposit back to us in less than a week. That is great service! Mahalo!

If this company is managing the property you are planning to rent… LOOK SOMEWHERE ELSE!!! Completely unprofessional and unfriendly!!! I agree with a previous post… SWINDLERS is putting it lightly. I was renting a studio, 325 sq ft, apt for $ 1075 back in 2011. Many things wrong with the place… the unit was outdated and falling apart. It was in a highrise building in Salt Lake. The building itself is an ideal place to live since the grounds are secured, however the unit itself was in sad shape and I didn’t notice when I did the walk thru. Lets face it there’s not much to look at with 325sq footage of space. After raising my concerns many times with LOLING, the representative of Cornerstone, all I was responded with was «Send me an email with pictures and I’ll let the owner know.». Loling got back to me to tell me when the repair guy was coming, took the day off from work and Mr. Fixit was a no show. Loling never returned my calls only to tell me my six month lease expires next month and rent will be increased if I choose to renew…“EEK! METHINKS NOT“
I was able to find a new home within a week and during that time Loling wanted me to inconvenience my moving/​work schedule to accomodate Walk thrus. I explained to her that would not be possible which she became very unpleasant. After I explained to her that I am paid thru the month and she will have 3 weeks of my PAID lease to show the place as much as she liked was when she finally backed off.
Do yourself a favor and save yourself headaches and money… THESE PEOPLE ARE BAD FOR BUSINESS AND ONLY CARES ABOUT MONEY AND HOW MUCH THEY CAN GET FROM YOU.

We have had Cornerstone Properties manage our rental for some time, so I now feel that I can give an honest assesment of their organization.
Being first-​time landlords, we had very little experience in managing our property. We decided to visit Cornerstone Properties just to get a feel for the organization. We were warmly hosted by the owner on a non-​work day, to accomodate our own busy schedules. Although we only had a modest property in comparison to others they manage, we definitely felt that we were given the attention normally reserved for VIP clients. We were given a crash course on property management and were thoroughly impressed with the way they conduct business.
We eventually hired Cornerstone Properties to manage our property. Carl and his team personally came out and gave us tips on improving the property prior to vacating. Needless to say, we heeded his expert advise.
The staff immediately got to work advertising and finding AWESOME tenants. They did a very thorough screening and always made themselves available for showings. Their expert staff was able to find a perfect match for our property, and they did so very quickly.
Cornerstone Properties has very modest fees for the service they provide. They have great sitiational awareness of our property and were always proactive with EVERYTHING to meet our and our tenants needs. Everyone on the staff has been absolutely courteous, prompt, and professional. They have a top-​notch staff!!!
We are so grateful with the service the staff at Cornerstone Properties provides. We are able to sleep well at night and we feel they work hard to EARN trust on both sides. We look forward to an enduring relationship with the organization and staff.

Cornerstone Properties is such an awesome property management company! They have great hardworking staff that will try to help their customers as best as they can in a timely matter. Knowledgeable property managers that will sometime take their family time to help out a prospective tenant. They work hard to keep their tenants safe and happy and have the greatest attitudes while doing so. They include local businesses to fix up, clean and improve homes if needed, which is such an amazing thing and benefits the state that much more!
I’m sure their are a hand full of people that were upset about things, but who’s to say they WERE NOT the problem themselves. People need to understand that they work for the Owner of the property not for them and they need to be as fair as possible to the owners and tenants both. Its hard to please everyone.

Cornerstone Properties has been instrumental in managing multiple properties for my family, while we live out of state. Their staff are very professional, courteous, and knowledgeable. The customer service both to tenants and landlords are top notch.
I frequently communicate with their office by email because of the time difference. The staff are very efficient with their responses. The owner also takes the time to call me and offers his expertise on how we should proceed with pertinent issues and critical projects.
We’ve also had our share of challenging tenants. However, Cornerstone Properties manages to deal with such tenants in a fair and professional manner. We are thousands of miles away from Hawaii and Cornerstone Properties has definitely provided my family peace of mind. Needless to say, Cornerstone Properties has also made my family feel a part of their own ohana. I highly recommend Cornerstone Properties for any tenant and landlord looking for an honest and reliable business to support their needs.

Cornerstone Properties has been good for me. Having done my own property management and being in the business, I know how difficult this job is. I have had more than my share of horrible unreasonable tenants. Cornerstone Properties does their best to find the middle ground and treats everyone equally and efficiently.
Tenants will only write in when they have a grudge. Peace of mind is important and knowing that I have an honest and hard working company taking care of my business gives me that.
