Innovative Property Management

Our property manager, Kelly Miura, was unprofessional and unresponsive to our concerns. When my mom, who is the owner of the home, would call Kelly with concerns she did not always promptly respond and sometimes totally ignored her. Kelly’s excuse was that she corresponds mostly via email, but my 85 year old mom does not use email. I spoke to the manager and he said that their policy is that the agent should have responded to her phone calls by the end of the day that the call was made. This rarely happened. After several instances, my mom was frustrated and wanted to change management company, but we were bound to a one year contract. I emailed the manager, Jeremy, and shared our concerns. He was polite and drove to my mom’s residence to meet with us. He offered for us to contact him anytime that we had a problem with Kelly. I tried to see if we could work with another agent, but was told that Kelly handled the Windward side. I did contact Jeremy directly a few times rather than going through Kelly which was much better. However, I did not feel that this arrangement would work out because we would still have to deal with Kelly. When our year finally ended, we terminated our contract and we were told that normally the keys would be mailed to us or left in a lockbox. No way! I wanted the agent to be there so we could make sure that the house was in the same shape as it was prior to rental. Well, it’s a good thing she met us there because we found some items that were of concern… Bubbling laminate flooring in several rooms (that was newly installed before rental) due to liquid spills, broken sliding screen door, patches in the wall that were not properly done and a visible hole in the wall and paint that did not match the wall, etc. We were told that none of this damage would be repaired due to wear and tear. When I pointed out the problem with the hole in the wall that looked like someone attempted to fix, Kelly was very rude in her response and said, «That was already fixed. What do you want me to do about that?» It was very obvious that the job was not properly done and needed to be redone. One good thing is that the home was professionally cleaned well because we heard that the single military men left suddenly and did not do a good job cleaning up. If you value caring, attentive customer service and prompt communication, I would not recommend having Kelly as your agent.

Come on guys lets get some better client customer service. I’ve left multiple messages on the administrative assistants voicemail regarding a few homes listed under your property management, at the number provided on your website. I sill haven’t heard anything back. Definitely lost out on great business.

Innovative Property Management is top-​notch. We have had Sandra Miyama managing our property in Mililani Mauka, and we have been very, very pleased with her communication, attention to detail, professionalism, knowledge of «what right looks like,» and most of all, you just know she CARES for the property as much as the owners do. I don’t have much to worry about when I know Sandra is managing my property. I highly recommend her and IPM.

We found this company after a rough patch working with a «military» property management company which couldn’t get the job done. I am impressed with IPM and they manage our Mililani Mauka condo. They were able to get the unit leased with no lapse of rental income. I highly recommend as they will follow-​up and provide online access to accounting and charges for tax purposes. Bottom line up front: If you think you need a PM, you do. And this is the company to choose. I acted as the landlord of my own property in Ewa Beach… and eventually became overwhelmed dealing with poor tenants. I hired a PM company that wasn’t so great (did everything in-​office, no online services, ineffective, inconvenient), then I found IPM… at the same price! Sandra Miyama won me over with kindness and professionalism at our first meeting. Then she helped me transition from renters that wouldn’t pay on time to excellent tenants and, years later, the sale of the home. Best things about IPM: service with sincerity, online access/​rent payment for owners and tenants, and very responsive to my needs and concerns. Classic Aloha meets modern technology. We’ve recently ended our tenancy thru IPM due to relocation. During the entire time of our lease, we had no issues with IPM, and found them to be responsive & always quickly addressing any problems or concerns that came up. In particular, I want to point out Gary Graham who is in charge of IPM’s maintenance. He was extremely responsive and accommodating whenever we had a maintenance issue that needed to be taken care of. From plumbing to tree trimming, Gary was always on top of things & handled matters with the utmost professionalism. When we were moving out we hired professional cleaners to come into the house, and they too had nothing but praise for the good work that Gary does.

The first smiling face I meet when walking into the IPM office is the lovely Jessica. Her kindness makes the business easy. Jeremy the manager delivers a professionalism that you expect in a company you are entrusting your home to. Then when maintenance is needed… good looking Gary Graham comes to the rescue with thorough inspections and repairs provided by trusted contractors. I recommend this management team to anyone looking for a good group of people to handle your rental property.

Since my very first phone call with IPM, I have been very impressed. Jeremy introduced the company in a unique way that them apart from other local property management companies. Rather than bad-​mouth how others do business, he focussed on the strengths of IPM and how their internal procedures worked. Every other property management company I talked to only told me how bad everyone else was, and that’s no way to treat your competition.
Since transitioning to IPM, I have mostly dealt with a lady named Maya. She has been fantastic. Maya is very thorough in notifying me of any needed work, providing regular status updates, and pro-​actively addressing foreseen issues.
I look forward to a long term relationship with IPM.

My husband and I are current tenants at a property managed by IPM. Jeremy and staff at IPM have provided phenomenal service and support to us since our very first encounter this past September.
Once we decided on this home, Jeremy personally and promptly oversaw the leasing process. Moreover, we were notified by our shippers that we would either have to receive our household goods early or alternatively have to wait another 8 weeks for their next scheduled opening. We called Jeremy to see about an early move. He got our home ready two weeks earlier than had been originally planned, along with a thorough cleaning and a warm welcome.
IPM provides a great balance in their availability while also respecting our privacy. Their online bill-​pay, messaging, and resource portal makes for a very convenient and professional interface; furthermore, they market their properties
It was very important to us to rent a home in which we would receive support from our landlord/​property manager, as without this support a tenancy can quickly become quite a negative experience (think old, broken appliances with a unreachable/​unwilling to help kind of landlord).
We are so pleased to give IPM a 5-​star rating for many reasons, including their honesty, strength in character of staff, dependability, and professionalism.

I am a property owner and have employed IPM for 2 ½ years. I am very happy with their services. IPM competently screened the current tenants who have paid on time and taken excellent care of my property. This is not by chance but due to proper screening of the tenants. I live on the mainland and need a property manager that screens to tenants, monitors the property both inside and out, and employs contractors that don’t take advantage of owners especially those that are not local. IPM promptly report problems and fix the problems in a timely manner. They have been my eyes and ears of my property and they give me confidence that they will act as if they owned the property themselves.

I have had to deal with this management company for over a year and I am glad I am done with them! I don’t even know where to start. So when you go to move out you have to hire their carpet cleaners and apartment cleaners or you won’t get your deposit back. What a rip I have never been some place where you can t clean the place yourself! Also if you have guest stay with you for you need to tell them same thing if you are gone for more than 5 days and they like to send email notices of violation without even talking to about it. I wouldn’t rent from any place that uses this company plain and simple!

I see that Jeremy said he tried to contact me multiple times. I guess one message through Unilocal is his idea of multiple. I have called his number that he left me with at least 5 times trying to discuss this email (including once between the time this is posted and when his last reply posted). I have never been able to get in tough with anything but a voicemail.

We have used this company for over 5 years now. Overall not bad, however I do question the use of local handy man services. I also highly doubt they follow up on any services provided or work provided. They defiantly do not work to support home owners and blindly accept work orders. For example they charged us $ 120 for yard work because we had one bush in our property that was not on the association regulations. So they paid a landscape «expert» 120 and their expert trimmed some branches laid they in the ground and rolled out. Luckily the neighbors are awesome and fixed the situation immediately. I would not use this company again, after this experience I’ll never buy with a home with association dues either.

I have a small plumbing business on Oahu and have have been a liscensed contractor for Innovative Properties for close to one year now. My experience has been overall positive. They are honest, efficient, and communicate at every step of the repair process. Gary is really fantastic to work with. I am impressed with his helpful and professionaI attitude. We follow a simple process that allows us to schedule quickly and efficiently that saves everyone time and money. They have a great team at Innovative Properties and I would highly reccomend to any property owners or renters as well. Aloha

Worth signing up on Unilocal to review. I can’t speak much of their treatment of owners, but as a former tenant, I was far from impressed. For some work needed they were responsive… initially. In general, there was an overall disregard to the needs, rights, and respect of tenants. Misrepresentation of value and always looking for profit to be maximized. I will not rent any properties they manage if one should ever cross my path — for which there is a chance as I am vacating the property specifically because of them.

Update: still very happy with their service as of April 2013.
They are good at replying to inquiries and we don’t have to worry about the property.

Property owners beware! This management company will not work hard to find the best tenants for you. They are lazy and take short cuts any chance they get resulting in your home being occupied by the first person that claims they will take care of it and pay the rent

I am an owner of a townhouse in Kaneohe and just started working with Jeremy. So far I have been very impressed with his honesty, integrity, and follow through.
I have a difficult situation with tenants who are just moving out. I am relieved to have Jeremy and his company managing my property so I can focus on other things in my life. He’s managing my property a whole lot better than I was.
I’ve worked with other property managers before, and his level of service far surpasses what I’ve experienced elsewhere.
