STAY AWAY!!! I had bug issues from the day I moved in, water issues, and there was a lack of response from maintenance. I was late on one payment due to a computer error and was threatened with eviction without any warning. I cannot wait to finish my lease and move as far away as possible.

Honestly, Hamilton Company does it’s job. They’re just kind of lax at doing it. You have to call them repeatedly (at least more than 1 time) to get a job done. But the good thing is, they DO get the job done. They maintain the buildings properly. Their only flaw is that you have get behind their ass to get something done. Other than that, they’re pretty good. Don’t know why other Unilocalers keep complaining. They’re not that bad.
Since I’m generous and I always want to be positive, I’ll give them 4 stars.

I rented for only a few months with the Hamilton Company (moved cities mid lease) and I have to say, they couldn’t have been more helpful. Leases are year long contracts but they assisted in advertising the apartment, working with me on close out items and kept a constant line of communication open.
A special thanks to Anthony Dallesandro who responded to my many emails with helpful tips to try to get the word out finding a new renter and clear instructions on how I should terminate the lease.
Breaking a lease mid year is inconvenient for all parties, but Anthony and the Hamilton Company handled the entire process with professionalism and courtesy that I absolutely appreciated.

I would give this company a zero star if I can. It just sucks. We don’t have hot water for a month. I complained like 5 times and they just went like yeah we are going to fix it and they never did. It just sucks. I have to repeat it again. Please stay away from them.

The absolute worst people in the world to deal with. They’re unresponsive to emails, rude and all around bad at their jobs. I think the only reason they’re still open is because the college students have no choice but to deal with them. I lived in Dexter for three years in college and mostly liked it, but whenever I had to deal with management it was such a headache. Simple things like replying to an email takes two or three followups and an irritated call before you can expect a reply. Awful. Absolutely awful. They don’t care about customer service at all. Every single one of the good reviews below are absolutely written by people they’ve either pair or fake profiles, etc. This company is a known joke in Boston and should be shut down immediately. The owners should be so embarrassed… clearly they don’t care.

The Hamilton Company bought out my apt building where I had been living for 6 years without a problem or complaint. Once Hamilton took over everything changed.
Within months of Hamilton taking over problems started, not only for me but my neighbors as well. The first thing they do is try to jack up the rent as much as a person will let them get away with, which I had the court put a stop to (this enraged them). Then come the issues with the rent. They would constantly lose checks and money orders (however one chooses to pay) and then after being unable to straighten things out with Hamilton due to them being so unorganized, never returning calls always switching property managers etc. they try to take people to court. I lived under Hamilton for two and a half years and I was taken to court 5 times and each time I had to bring all my rent receipts. They even went as far as to say I didn’t pay any rent in two years in a desperate attempt to get me evicted because I got the court to stop there outrageous rent increases. After that, within a period of months, the buildings fell into disrepair. Then they started to simply rent to anyone who could pay. My building turned into a frat house, party central. Complaints went unanswered.
Life became unmanageable. Constantly having to prove you paid rent month after month is just one tactic these people use when they decide a tenant isn’t paying enough. Hamilton is basically a collation of slum lords.
I finally got out, after 8 years in my apt. It’s such a shame since the first 5+ years were good ones.
I suggest you read through other reviews. You will notice the same story told by tenant after tenant and other common themes. My advice is to stay away it’s not worth the stress and heartache and as long as this company continues to make millions off of the racket they are running who knows how long it will go on.

My apartment had mold issues. They used anti-​fungal paint. The mold kept coming back. I had to make about 10 phone calls over 3 weeks before they actually fixed the problem (a damaged vent that let in water).
When I moved out, they stopped payment on the security deposit refund so that the check bounced. They did not tell me they were doing this.
The toilet in my apartment frequently clogged, the shower never drained, and the kitchen sink ran warm water, never cold water, even if you used the cold tap.
The stove was ancient (I think from 1955) and actually caught on fire on the inside. They finally replaced it, but only after a year of phone calls from me.
They raised rent $ 100 every year, even though they made no improvements to the house.
There was no regular snow removal in winter. Common areas were always messy and dirty.
The building manager Ortiz is a nice person, but I would never rent from this company again.

Whatever you do, DON’T rent an apartment or unit owned by the Hamilton Company. They are the worst. I was almost evicted several times because they «misplaced» my checks that I sent in on time. In addition, the people that work there are very unprofessional. I have been transferred to the wrong people several times and I have ended up at dead ends with problems and issues that I brought up to them. There have been numerous (and I mean NUMEROUS) unreturned calls and emails. It is clear that the Hamilton Company does not care about its tenants at all. When I got there, the sink was already clogged and not working properly. In addition, the toilet broke down 4 or 5 times even after maintenance came to fix it.
DON’T LIVE IN A HAMILTON OWNED APARTMENT. DO YOURSELF A FAVOR. Beyond excited to move out.

I had an extremely disappointing experience trying to apply for one of their apartment units in Watertown. After viewing the apartment on a Friday I was told that I needed to apply online but I couldn’t for the life of me figure out how to do it (and I consider myself a tech savvy guy). Unfortunately the property managers were completely unresponsive by phone or email over the weekend so I couldn’t get any clarity, and then I was told Monday morning that someone else (apparently smarter than me) applied online and took my apartment. It’s very disappointing to lose your dream apartment because of a crappy web user experience and unreachable employees. Makes you wonder if the whole company is just as dysfunctional. Anyhow I’ll add a star because at least the property managers were nice and friendly.

Awful awful awful. Our lease is just about up (pray they won’t give me trouble over this review) and after 2 eviction attempts, over matters not our fault at all, and then trying to get us to have everything out on the 31^st (hello are you NEW to the Boston realty industry? Where are we supposed to put everything until the morning of the 1^st?). Everyone at the company has no idea what’s going on and are crooks.
The first eviction attempt was our realtors fault-​fine. The second was cause they lost the check I hand delivered to them on the first of the month and they refused to wait the 10 business days the bank took to stop and return the check to me. I paid out of pocket to go through the process and they didn’t care one bit or wouldn’t consider paying the fee back or taking it off next month’s rent. This, keep in mind, is after they misplaced about $ 500 of ours and gave us an eviction notice for not paying a rent amount that was incorrect ($ 500 was in difference payments from first eviction attempt). And this second eviction went through the hands of Eleanor, who was apparently our new property manager, which we had no knowledge of and weren’t told about, and had no idea what was going on with our situation. You think they’d tell a new person what troubles are now on their plate?
I just advise you to never start with them. Our new lease has an actual landlord who owns only a couple houses and we can actually be communicated with like humans.

Horrible experience with them today. There was a listing on Craigslist for a 1 bd apt near Harvard sq available for move in on august 1^st. Replied to the post and made very clear in my email that august 1^st is what I was looking for. Scheduled a viewing taking time off work and once I was there the agent told me he thought I was looking for something for September 1^st, and that nothing was available for August. No one apologised for the inconvenience obviously. Overall very unprofessional.
Will avoid them in the future.

I lived here for an year. The apartments are well managed and I faced no major issue over the course of the year. The management staff is very professional and repair requests are addressed as per the urgency of the issue.
Once the refrigerator had some issues and it was replaced with a brand new one within 24 hours. The staff was very accommodating when I had certain special requests due to personal situation. Only reason I have to leave this apartment is relocation due to job change. It is highly recommended and has a reasonable price for the location as well.

Love my apartment. Not so impressed with maintenance. Constantly having to hound maintenance to do the jobs I request need to be done. Other than that I love the location of my apartment and the leasing agent was very nice and professional.

Great management company. I think the bad reviews are really old or maybe its just the location I was at, but I had a great experience.
I have lived there for 3 years. I’ll be leaving to move to a different part of Boston that Hamilton doesn’t own anything in. I considered moving to a different property by Hamilton as I really have had an amazing experience with them, but it didn’t work on based on my job. I lived in the Courtyard apartments in Brighton, and they were amazing. The place was rented under market value. We had a pool, updated place, and maintenance that would come and repair anything. We had a problem with toilets, and they replaced both of them. We had a problem with the shower head, and the next day we got a new shower head. We had a draft so they installed an under the door cushion. We had one major apartment issue near the end of our stay with ice dams damaging our unit. It was a complicated situation, but in the end they justified the situation and discounted our rent, gave me money for a hotel, and got it fixed.
I can’t really say enough good things about them. They build nice apartments, the let you live your life, and they fix things when they go wrong promptly and professionally. What else can you expect from a management company? It’s been great living in an apartment managed by them.

Please don’t try Hamilton. The worst apartment you could ever find. The maintenance and services are disgusting! Don’t believe promises that sales person tell you before renting. Cockroaches are everywhere in the laundry room. Molds around windows in winter time.

Finding your dream apartment in Boston is no easy task. They say there’s an easy way and hard way. The hard way is to do it yourself and the easy way is through a broker. I guess for me it worked the other way around because I found the best apartment the hard way which turns out the easiest for me.
I have spent three long months looking for a decent and affordable apartment in Brighton, during that time my nights were spent googling and consulting craigslist and my weekends were always spent meeting with brokers for scheduled viewings. Well, not until I learned that my friend who was renting in the area decided to move back home for good — just in the perfect time I was starting to become hopeless in my mission to seek out an apartment.
I made a detour from the broker route and went my way straight to Hamilton. I negotiated a bit, and I was given a deal even better than I expected. Christine, the property coordinator was very considerate and accommodating. She is simply the best!
I have been staying in the Washington Street complex for almost a year now, it’s been very good so far and I have never had any major issues, and if any — it’s always been promptly addressed. The building is old but very well kept, wall paints are refurbished regularly and the carpets in the hallways have just been replaced with new ones recently. The apartment is conveniently located near the T Green B Line and though I don’t drive, there are also a couple of zipcars at the parking lot behind the building. During winter time, I never had a problem with the heat and when it snows, the walkways have always been shoveled thoroughly. Rental payments are easy via an efficient online process. Lastly, I could see that cleanliness is always given a priority. With frequently scheduled cleaning, like vacuuming and the like, it has always been tidy everywhere. So three things here — convenient location, well maintained, and good management. I know for sure that I am receiving the best value for my rental dollars.
A special mention goes to Dorsey, the apartment caretaker. He is very diligent, nice and really helpful. He promptly puts action to our requests and is always willing to assist.
I am happy with the management and in their commitment to provide excellent service to tenants.

This review which is based on my experience of living for 3 ½ years in an apartment complex on Washington Street in Brighton, owned and managed by the Hamilton Company. They kept the building in good running shape and the rents below the market value consistently. I was especially very happy with the maintenance department as I could sends emails with requests and they would response the next business day at the latest. The handyman, Dorsey, was awesome and super friendly. I loved very convenient dumpsters and recycle bins next to the parking lot where I could take out my trash anytime as opposed to many other places where there are designated days and times. They also had zip cars in the parking lot which helped a lot when not having a car. They made paying rents very easy by being able to have automatic payments online. They even installed a bike rack per my request.
Probably the only annoying thing I found was receiving a mail in January asking if I wanted to extend my lease which was due to expire the September after. I thought it was ridiculous to be expected to decide 8 – 9 months in advance. But the rental properties in Brighton area were in such high demand that I wouldn’t be surprised if other landlords did the same as well. They raise the rents about 5% every year, which I thought was consistent with the market at the time.
I recently moved out of my rental upon buying a condo. Even though I had almost a year long lease left, they let me out and even refunded my lease break fee after I found a replacement tenant. I certainly appreciated that.

Anthony Dallesandro is a gem! If you want a a real estate connection who is kind, patient, and flexible, give him a call. My husband and I were in the middle of a very stressful/​quick apartment hunt, and Anthony never once made us feel pressured or uncomfortable; in fact, he was calming and reassuring that we would find a great apartment and we did with The Hamilton Company! In the Hunger Games style real-​estate game of Boston, Anthony offers a reprieve from the crazy with his sweet demeanor and lovely personality. Do yourself a favor and call Anthony if you want a great experience looking for your new place! The apartments at The Hamilton Company were the best we saw (in our price range), and their lease agreements are very reasonable. We can’t wait to move into our new place!

TERRIBLE. I rented a parking space from The Hamilton Company out of their office in The Atrium at Packards Corner. The woman wrote out the sticker to put on my car in black marker, which I assumed was permanent. My mistake.
One month later I walk out to the parking lot on my way to work and my car is GONE. Hello, scary. I thought it was stolen! I tracked it down and found out it was mistakenly towed because the DATE ON MY STICKER HAD WORN OFF.
Great. So I spent $ 150 getting my car back and called T.H.C when I got to work to try and get reimbursed. The woman on the phone spoke to me with such a HUGE ATTITUDE and could not understand why on earth I could possibly be aggravated by the situation… UM?! MISSING CAR?!? $ 150!!?
Not only that, but her pissy attitude continued when I got to the office that day for my reimbursement. How about being apologetic for causing me a stressful inconvenience that day? Instead of telling me I needed to be more patient after waiting for OVER 45 MINUTES for my check. Thanks.
Incompetent bitches. Stay clear.

I received a promotion at work late in 2011 that required that I move to Boston from out-​of-​state on very short notice, and there were only two places I could find in time: an apartment in Chelsea (considering my job is in Newton, this was a terrible fit), and a Hamilton apartment in Brighton. I didn’t have the forethought to look them up, and didn’t realize how many people disliked them until after I’d signed a lease. This was a concern.
Fast forward almost a year-​and-​a-​half, and I simply don’t know what any of these negative reviews are talking about. My apartment is in a great location in Brighton (right off of North Beacon) with ample street parking. The apartment itself isn’t very big (one of the bedrooms is pretty small; my arrangement with my roommate is that I get the big bedroom and she gets our parking space), but the living room is a good size. The larger bedroom is plenty big enough and has a large closet. The building isn’t in sensational shape, but it’s maintained well enough. Admittedly, the kitchen is quite small, but I’m hardly a gourmand, so it has more than met my needs.
The one thing I don’t understand are the complaints about management. I’ve had a few maintenance issues crop up, and when I’ve filed maintenance requests (which can be done through their website), I’ve rarely had to wait more than 24 hours. If I put in one before I go to work, it’s generally resolved by the time I get home. Also, the convenience of being able to pay my rent online is tremendous.
The rent isn’t unreasonable, especially considering that it includes heat/​hot water. All in all, I’ve been very pleased with THC, though I’ve only seen my own building. Perhaps there are more problems in the other buildings.
