DON’T EVER MOVE HERE! If I could give 0 stars, I would. First off, bait and switch… they show you a model home, but the home you rent is NOTHING like the model. Black widow infestations, AC constantly broke down for days at a time in the middle of 100+ weather. Mold all over the bathroom and the wall was rotting by the tub. And their «gated» community is a joke. The guard lets anyone in. I was so glad when our 1 year lease was up.
Now the bigger problem. We moved out at the end of our lease and have a charge on our credit of over $ 600. The collection agency doesn’t have a detailed breakdown of what these charges are so I called Arbors. It has been a month and a half and the manager and asst. manager can STILL not tell me what it is for. They have to look for our file in storage and have not been able to find it in over a month because they are so short staffed, so they say. Now they are avoiding my calls. I am trying to buy a house and they will NOT help me clear this up! I would go down and give them a piece of my mind in person, but I’d probably be arrested. I cannot believe how little they care about their customers. I am furious!

I would give them none if I could. Just make sure you READ the contract do NOT just believe what they tell you! Luckily I read everything so I caught the lie before I signed!

DO NOT MOVE HERE! there are break ins daily, security is never at the gate and let anyone in. The houses have mold and have lead paint. They were grandfathered in and don’t have to be kept up to regulations. There are shootings at least once a week. The crime here is ridiculous.

DO NOY RENT HERE!!! My boyfriend currently lives there and just has his home broken into! The window to his room was broken in and they stole around $ 3000+ in items and injured his dog! Awful place! Not clean! Run down streets and homes! Over priced! He even woke up to someone just staring into his window just days before being broken into! And he has only been there for a month!!! Security is a joke and they don’t check anyone at the gate! Kids running around screaming with no parents in sight! Not a place for a family or for anyone for that matter! Don’t even think about moving in! I don’t even feel comfortable visiting with not just my boyfriends place being broken into but people’s cars and their homes! Not a safe area at all!

After reading the bad reviews on this place my husband and I still decided to give this place a try. We called and made an appointment for 1 pm, we showed up at 1 and no one was in the office, the sign on the door said they would be back at 2:30.
Why make an appointment if your not going to be in the office. We came back at 2:30 to see what happened with our appointment and they said it was never booked. Then why did we have a conformation in our email. I really hope that this place gets more professional because it seems like it could have potential.

Not worth the money and rent goes up each year. Horrible spider problems… black widow infestation! Crime is out of control. Having the security gate is a joke. Never stopped by new security staff. Anyone is able to drive in no problem.
Poorly lit streets. People do not stop at stop signs in this complex and they drive too fast.
I wish I waited a bit longer and held out for the townhouse I was on a waiting list for instead of moving into this craphole.

By far the worst experience I’ve ever had living anywhere I’ve had my storage unit now broken into twice, back to back days. I called the following day after the 2^nd break in and they said they would have maintenance out that day to fix the light fixture in the garage (I thinking this would somewhat deter the burglars. But no they didn’t come out to fix even that. Their a complete joke. I called two weeks ago when I noticed suspicious activity no patrol ever showed up at my house. I pay $ 200 more than my neighbors who have the same exact layout as I do terrible customer service. high crime rate. A joke. I advise everyone looking into this location to please look elsewhere. Don’t sign here you’ll regret it.

I’ve been here less than a month – moved in on August 30^th, 2015. When we first pulled up with the Uhaul, after waiting an hour to give our first check to the front office staff that was understaffed, and waiting for them to change the locks, I noticed two large problems: one, the concrete is lifted up from the mature roots underneath it. They’ve tried grinding it and others around the property down, but there’s only so much grinding they wanted to do. And two, the gutters are full of leaves. I shrugged it off because I understand some items can’t get done in time, but when I walked into the house to view my new home, it was filthy and looked like they barely did any turn over since the last resident. Also, there was a washer and dryer in the place – we bought our own, and already let them know this a month in advance.
I immediately called the front office, left a message to have someone get back to me about these issues, and went back the Uhaul to start unpacking. Brought boxes to the hallway bathroom and found dead insects in the bathtub. Brought food from my last refrigerator to this new refrigerator, and this new refrigerator was still dirty. Our back door didn’t, and still doesn’t shut properly, and my wife was told to do some mcgyvering to close it. Called again, and got someone on the phone who let me know that the cleanliness of this place wouldn’t be spotlessWHAT? And, when I told the lady our washer and dryer would be delivered early the next day, she told me they would be out early the next day – ok, I guess. Anyways, I sent an email, two days later, to one of the front office people about the issues in my place, and let them know to get a hold of me from now on, since my wife was being told to do crazy nonsense to close a door, and even gave them my days off, and the times they could reach me when I was at work – between 12−2pm. The next day they called me at 10am, and since they didn’t get in touch with me, they called my wife. I talked with another front five person later that day, and was told my service requests had been logged and they would get it done, plus we would be put on a list with 30 other units that need new back doors – sweet. A week went by, no one showed, so I stopped at the office on my day off, and the front office person told me nothing was logged and seemed surprised about the back door item. Today, we were on our way to our old neighborhood to see friends, and my wife gets a call from a front desk staffer that leaves her a message saying we owe $ 200 dollars and if we don’t pay tomorrow that their legal department will get involved. WHAT? Wife called back and the lady on the other end tells her she doesn’t know why we owe money, she’s just doing what the managers give her to do – call new residents that paid a HUGE upfront amount already, just to get keys to a duplex that shouldn’t have been rented out without proper maintenance and housekeeping? We wouldn’t have been able to get our keys without giving them the complete amount they asked for on our contract. Anyways, lady on the other end of the phone checks our records and sees that we’ve paid everything and doesn’t know why it says we owe. Dinner was delicious tonight, and opening day for the NFL was amazing, but the Arbors at Antelope needs to work on communication and follow through. To the managers of The Arbors that read this, I don’t need a response because in the less than one month I’ve been here your word has shown to be less than noble. Get your act together. If you notice, it takes a great deal to get me to make a review, and my living conditions are a great deal.

Worst place I have ever lived! I can list my reasons why I hate this place but the bottom line is crappy customer service. I am a leasing agent and have worked with residents for 3 ½ years. Over all they just don’t care, they have no pride in this community or concern for the happiness of their residents.

The Arbors at Antelope has a lot of potential but really falls short. You’ve read it in other reviews, there is a pest problem. After noticing the roaches we had them come spray. It worked for maybe 2 weeks until they were back. I think it just made them angry. Crime is a major problem here as well. I’ve had 3 items stolen and my car vandalized twice. I’ve asked management (Craig) to repair the property gate that is broken allowing anyone to wander in, and apparently dump their trash as there are literally bags of trash scattered about. It’s been over 6 weeks and every time I follow up I get excuses. Like I said this place has potential. Potentially you will have bugs and a have your valuables taken from you.
Follow Up: I just talked to Craig again and he «thought» the trash had been picked up. I asked if he had ever walked over there and he said no. Great manager! Gate is still not fixed.

I have enjoyed everything so far. The amenities are awsome. I will be enjoying the pool all summer long
The staff are nice and seem genuinely concerned with any issues and deal with them promptly.

I grew up in military housing, my husband is ex-​military, we knew what to expect regarding the quality of the homes. When we first moved in 7 years ago there was no security, so the lack of feeling more secure here as opposed to another location doesn’t bother us. The recent rental price hike has us fuming. We’ve been here for 7 years and they raised our rent without any hesitation. Management obviously doesn’t want to keep anyone in here long term. Also, the excuse that the owner company wants to bring in more upscale renters is laughable. Look where we are! We are in the middle of low income land. Who is going to be willing to pay more in The Arbors when you can get more for the same money outside of this community? It’s because of the rate hike that I only give The Arbors a 3. Prior to this I would have given a 4.

I love living here. It’s a great community, but my only complaint would be the rent. The rent is very high and when you add in w/​s/​g is even higher.

Love living here but the sad thing is they keep raising our rent. Aren’t good renters suppose to be rewarded?!

I love the community, but we got moved into a house infested with roaches and fleas. We have been here for a year, my girlfriend is pregnant so im not comfortable with having people come in and spray. our cat is now infested with fleas, and the roaches are everywhere. Rent just went up on our lease which I feel like it shouldn’t have for the value. The house is ancient, and nothing has been updated. When we moved in we started cleaning around the house and found roach carcasses in hard to see spots everywhere. We tried asking for assistance but we were simply told it’s normal to have bugs around here and was recommended a couple of products to use to kill them as we see them. I wish we had access to a bigger communal dumpster, the garbage containers are a bit small.

We have been here since Feb 2014 we have had no bad issues like i have seen on Unilocal.I know my area of arbors is quiet, safe. We have issues with jr. high an High schools being rude. Loud. Unsupervised. Thier are a couple of homes i see the homies hanging out with 7 or so friends. Cars with music bumping. The worst issue of concern is that the tenents drive around running stop signs. The office says thier is nothing they can do except if WE find out where they live report address. Not cool with that. An it will be sad when a child or pet is killed cause office wont do anything. We got the home we looked at so i dont think they only show model. Model is a SFH not a duplex. Blame yourself if you did not see the place you are moving into. Maintance staff is friendly an fast service our AC went out on a Saturday and Ashleigh had them here withen 2 hours. Now price it is a little more then i would like to pay about $ 200 more water sewer and garbage is very high for 2 people we paid less when we owned home. We pay pet rent also little higher then where we were before. I wish backyard had grass an not just dirt. Office staff is great. Have issue with one person who does not follow up on things. We enjoy it here depending on lease renew we will see if we become long term.

DONT DO IT, unless you like ghetto. Ive lived in this area my whole life. Prices are to high for what little they actually do.
The security is a joke, nice but they are not actually a crime denature. most ive seen them do is drive around, yell at kids for running at the pool and adults for putting the lawn chairs on the grass. Lots of crap from our car being broken into, neighbors houses broken into, neighbors are too loud after midnight, and peeping toms included.
Our fence is completely rotted and they only replace one slat at a time if our pit knocks it out. Our neighbors also have had multiple issues with there dogs breaking out.
They also give us eviction notices every month even though they know my girlfriends in a wheel chair and only paid every month on the 15^th (same as when we moved it). They wont change the rent date for her, though we moved in mid month?! Its against policy so they want a late fee and to badgers a paraplegic every month… THIS WHOLE PLACE IS A JOKE, DONT WASTE YOUR TIME OR MONEY!!! Only nice thing is the pool and its always over crowded with rude people and unruly kids.

We’ve been living here since Feb 2014. My husband is military and is stationed at Beale. We needed to find a place quickly. We have animals and needed a place with a backyard and would allow them to begin with. Looked near base and was shocked at how bad all the areas looked. I’ve lived in some shady places, but these were, well I didn’t feel comfortable at all. You’re never going to be 100% safe anywhere. We saw the place that we were going to rent, I liked it. It’s older, but it had everything we had wanted. The price was more then what was listed on the website, but this is due to them having an increase in move ins around that time. They have a front lawn service which is nice. Also free pest control. The only bugs we’ve had are spiders, which pest control took care of. Our electric bill hasn’t been over a $ 100 yet, and we have quite a few things plugged in, including our washer/​dryer. We got the 3/​2, and I love how the windows open up. Our place had new carpet, I preferred hard wood but there wasn’t any available at that time. We do pay $ 50 more since we have carpet. Maintenance is quick and courteous, the front office ladies are polite. The gym is basic, but it works. I like that is has tv’s with cable. Water is included in rent, which is nice not to worry about that. They have a landscaping company that comes out every week to mow all the areas including front yards.
We often walk our take our dog for a walk. And lots of mothers walk with their small children here.
They also allow payments online, and you can request maintenance on the site as well.
We’ve lived all over the US, and all the places we rented have had white walls. If you’ve rented a place that didn’t, I’ll consider you very lucky.
The gate guards are nice and know us by name. My neighbors are quite and seem nice. They have children, and this area is nice because it seems like it’s safe enough to let them play in the front yard. If you think this is the «ghetto», you’ve never lived in it. These are mostly working class families with kids. The pool is large and is kept clean.
Downsides, the commute to work for my husband (but we knew this to begin with).
I don’t like what we pay, I feel it’s maybe $ 100 more then it should be, and I hate that we pay extra for carpet.
All in all, this was the best option we found for the pricing, this includes all areas north of here and Yuba city.

This community isn’t worth it.
There are great aspects about this community such as, the pool, gym, it is gated, there are tons of playgrounds and common areas throughout, and the homes are older so they have a bigger spread on the grounds than a lot of newer places. My stove and washer and dryer are new. I’m able to rent the washer and dryer from the complex, which is really convenient. The office staff and guards are all very nice and the maintenance is on time and fast, so long as you give consent to enter.
The problems with this place are numerous. The homes are older. I’ve been told they are old officer quarters for the base. They still maintain them like old military housing, too. The paint on the walls rubbed off as we did the walk through. It’s all done in that watered down flat white. I have kids, so my house looks nasty. I’ve been here three months and have plans to paint before family shows up for Christmas. There are bugs! There are tons of kill marks on the walls (again with the paint). *sigh* My heater is old and klanky. I’ve called them out to fix it and the guy tried to muffle it, but it just shakes and bangs. it’s just OLD. The main bathroom fan is hard wired to the light, so it’s always noisy. I know it’s a small thing, but again it’s old and loud. It’s bad enough that I’m considering a lamp in the bathroom. I have «double pane» windows, so I’ve been told these are the best they have and I’m lucky. They are old slide windows, drafty and not very secure. There are feral cats. tons of them. I have never seen so many cats, ever. There is cat feces on everything. my backyard is covered in it. Several of the neighbors are feeding them. The evidence is everywhere and could be stopped, but it’s just not a priority. There is a gate and the gate guards do an ok job, but if you are looking for security, go elsewhere. The gate is not always attended and even when it is, people sneak in through the sides and roam the property. There are unattended children in the neighborhood destroying and vandalizing things. I had a pack of them throw a frozen egg mess at my van, hitting my disabled child’s window. The office was unaffected. The woman I spoke to was very nice (I’m horrible with names) and took it to her superior, but honestly, the look of «yup, we know.» was all over their faces.
This place just isn’t worth the headache. There are other little things like people constantly having sex behind my fence where my kids and all the kids on the playground can see, middle school kids setting stuff on fire and playing with knives, and general bad neighborhood issues. I’m not scared for my life living here, but I know I need to keep full coverage on my cars and the things in my home.

We have been living here for about a year and I haven’t experienced any problems at all! Our oven stopped working about 2 months ago, and they got us a new one and had it put in less than 48 hrs later! Cindy was the lady that got us moved in, and she did great! She was really friendly and did a walk-​thru with us and the house is amazing! I love the security guys at the front gate, especially tom! They are always friendly and happy! My neighbors are really quiet and nice, and I Don’t have anything to complain about! I love this place and I will miss it a lot when we have to move! Ohhhh! I almost forgot! When we first moved in they gave us 500.00 in a gift card for Walmart! It was perfect! Cuz we had to save up for the deposit so the gift card paid for odds and ends that we needed! And also they entered us in a raffle to win a flat screen tv and we won!!! It was so awesome!!! I’m not sure if they are still doing move in incentives like those anymore but how awesome is that?!? We get to move in to an awesome duplex, shop with 500.00, and win a flat screen tv! Plus we got an additional 300.00 off our
rent for referring a friend who moved in 3 months ago! We broke our lease early because we bought a house, they gave the option to pay rent until it gets rented out. We chose that option and hopefully it will get rented pretty quick here so we won’t have to pay more than 1 months rent extra.
