MLC has been great to me! No way you can find a better apartment for this price. The community of people who will be your neighbors is exactly that. A community… Friendly, hard working, open minded. The office staff is nice. Admittedly I’m not always the easiest resident bc I have a tendency to get anxious about things but they have always been accommodating or very polite when they are unable to accommodate. One drawback is the onsite laundry at my particular community. Communal=time consuming & eats the money right out of your packets bc the equipment needs to be updated severely. HOWEVER, the office staff is extremely friendly and it’s not their fault I don’t think that the company won’t put decent dryers in. With that being said every maintenance request I’ve ever submitted has been done in a timely manner. But if the dryers worked better it would be a dream situation. I take my closet to Pressbox to have them washed and folded. That is my suggestion. They are cheaper than midtown wash and do an awesome job and you can buy wash and fold plans with them. I would definitely renew here because of my experience has been a truly positive one. Highly recommend. The location is amazing too of my community near the park and there is no beating the price. My electric bill is a usually very very reasonable too. But again… Interactions with the office staff have always left me at ease.

Overall it’s been horrible experience renting from MLC. I lived in 451 N Highland Ave Apt 5. I lived there for less than 2 years and within that time my bathroom ceiling sunk in/​broke through 3 different times. I asked MLC to get a plumber in there but they kept saying it wasn’t a plumbing issue. Finally after the third time, they came back and said oh maybe it is a plumbing issue. Dummies! Our rent for a 2 bedroom was $ 1,100 and even at that price the rudeness of the staff and the overall structural and plumbing issues of the building is not worth it. They have now upped the rent to $ 1,400 for this apartment. RENTER BEWARE!!! There are other places in this area that are way nicer and you won’t have to worry about being in the shower and having pipes and concrete fall on you for $ 1,400. Seriously, I’m warning you now. Do not move into this property or any other property that MLC manages. They are money stealers, very rude, and do not give a crap about the quality of living they provide for their tenants. I’m pretty sure they participate in a lot of illegal activity. I once also had mushrooms growing in side my bathroom walls and shocker they didn’t care whatsoever. AGAIN, DONT TORTURE YOURSELF!!!

Credit score 620 or lower don’t apply. High income and employment doesn’t matter. Not a film friendly company. All location managers hit up logan.

Roach Infested. MLC refused to break my lease or even move me into another apartment prior to me reaching out to the BBB. Their words were «Roaches are not a viable cause to break a lease», and were threatening to make me pay if I left. I’m not talking about a few roaches. I’m talking about complete infestation. I couldn’t keep groceries in my cabinets. I would find roaches in my ice trays daily. I would find roaches in my towels, clothes, bed, bathroom cabinets, everywhere. They crawled on me in my sleep! The last 2 months I couldn’t even stay there. All the while MLC would just send a terminator to treat the place. This did nothing besides cause stress for me because I had to pack up all my kitchenware each time they treated. Leave the place for 24 hours. Come back to unpack, wash EVERYTHING all for the roaches to arrive again after a few days. MLC were cold and rude when I called to plea with them. The girls working the front desk would give me attitude, and basically tell me there was nothing they would do. After the BBB called and demanded they break my lease without charge, MLC called me and threatened me. Threatened that if I went onto social media before my lease date officially ended, they would charge me all of the months rent back and reinforce the fee to break a lease early. Well, now it’s officially after my lease would have ended, and I feel it’s only fair for the public to know the truth before they sign a lease. They are terrible people. Don’t rent from them.

I have now lived in an MLC apartment with my partner for over a year and have enjoyed the experience. We live in the MLC property on Penn Ave and I am glad we chose to rent here. The neighborhood is great, the other tenants are awesome, and it’s close to everything. The building is historic having been completed in 1921, love the history that comes with living here. Since the building is almost 100 years old it does occasionally have issues, but MLC has been great at repairing whatever we ask of them. Recently we had a few repairs made to the apartment and have been really satisfied, the bathroom repairs look great, along with the replacement of the kitchen flooring. The girls in the office have also been very responsive to any requests we may have had. Having enjoyed our first year here we recently renewed our lease and will continue to do so. Anyone looking for a great affordable apt in Midtown definitely give MLC a chance.

Final update on my MLC experience…
After 2 years of living here, my move-​out was super easy. I got my full deposit back within a month of moving out. The only downside was how often they showed my apartment — about 30 different appointments in a 2 week period kind of cramped my style — and having pets, I wasn’t super excited about people in and out. Luckily, I had my other place already so I just kept my pets elsewhere, but it would have been really yucky if I couldn’t have done so.
All in all, a good experience for the last 2 years.

My ac broke last night. Came to a screeching halt in the middle of the night. Had a brand new unit installed by 11:30am next day. My dog is super happy! And so am I! Thank you for the super fast service! They’ve always been quick to answer requests and I’m so grateful.

I recently moved into an MLC Property in Midtown and the experience has been great thus far. The application process was pretty seamless. I submitted my application and fees that morning, and I had an approval before close of business.
My building is a lot older than other spaces where I previously rented and many of the features are fairly dated, but it seems that the owners have done a decent job of maintaining them. However, I will say that my studio has a nice shabby chic charm that I’ve grown to love and appreciate. Clean, simple, and easy. No issues with bugs or other pests. The other residents are also great. NO creeps or shady folks hanging around the building, and I haven’t had any issues with noise.
The office staff is extremely helpful. They’re available and easy to get in contact with. And they actually show concern when I have an issue. They’ve been fantastic with getting work orders to the maintenance staff. Maintenance has also been a breeze to work with, generally completing my requests same or next day (which is outstanding compared to my experience with other properties in Midtown). They even ordered and replaced a dishwasher (brand new!) within 2 days. I’m typically not around when they visit the apartment, but they are courteous enough to leave notification that they’ve entered and what they worked on.
For the price and location, you can’t beat it!

Oh, HELL, NO! I have to laugh at these people who are going on and on about how much they LOVE MLC Properties and how they practically swoon with orgiastic enthusiasm because MLC Properties are so lovely… okay, did Ed or Lisa pay you off to write such glowing reviews? I lived in one MLC property and it was one too many! I had the unfortunate experience of needing an inexpensive place to live because I was only working sporadically at a movie theater in Atlanta and roommates and I usually don’t mix. I was able to get a studio over on Linwood Avenue, off Ponce. The rent was pretty decent at the time (2004 – 2007) and I liked being close to Fellini’s Pizza, Publix, The Majestic, and the library. However…
RATS. Rats in the walls. Garbage EVERYWHERE. My studio’s floor was warped and when I walked in the front door it was like being on a bad acid trip, watch where you put your feet or you’d end up flat on your face or butt. Apparently, that’s what MLC calls «funky charm». Well, that’s better than saying rat-​infested, warped flooring crap-​hole, I guess. Maintenance was a joke. There was this really skeezy guy with bright red hair who leered at me every time he came over to try to fix something. And things were always breaking. The kitchen floor was tilted at an angle too – don’t know what the hell happened there. My apartment got broken into by some crack heads who stole my television, helped themselves to food in my ‘fridge and took a giant dump in my toilet. Gee, what atmosphere! I could go on and on but I won’t. Ed is a dishonest a-​hole who kept part of my security deposit because I left a futon out on the curb for the garbage guys to take away and he said that MLC ended up paying a fine because I wasn’t supposed to leave it there. Oh, really? Lying sack of shite! Everyone else left things out on the curb. He and Lisa didn’t like me because I had the audacity to demand they actually fix things, after asking politely ten times without a response.

I have really enjoyed my apartment in Inman Park and the price is fantastic. Since moving in the maintenance staff has been working hard to make some updates to the building, which is the only reason I am giving it four stars, because it is an older unit but very charming. I will likely re-​new my lease for another year!

I lived in an MLC property from Sept. 2013-​Sept. 2014. I visited the apartment once and really liked its charm — I wanted all hardwoods, a balcony and vintage touches within a new place, and this had all three. I signed a lease immediately and moved in without any problems.
Yes — these buildings are old and could definitely use some more upkeep. The front of the building could have used better landscaping and and the windows in the foyer/​stairs were filled with cobwebs and bugs. Unlike a lot of the renters here, I only dealt with minimal problems. I had a toilet that liked flushing, loudly, on its own, typically during the night. I had to call emergency maintenance once because I thought it was about to overflow and flood, but they were quick to respond and fixed the issue.
My BIGGEST issue during my year in the apartment were rats. I never saw a rat, but I definitely heard them. There was one caught in my wall that would scratch audibly all night from October-​May (basically, during the colder months). Of course, the rat was caught RIGHT in the wall next to my bed! I lived on the 3^rd floor, so I was shocked that they climbed so far up. I became really concerned about rats chewing through wiring and starting an electrical fire — I contacted MLC and they said they couldn’t really do anything for me. After inspecting outside, there was a huge hole near the foundation of the building, which was clearly where the rats were coming in and out as they pleased.
After moving from Atlanta, I can say that if you rent with MLC you definitely get a larger space on the cheaper side. If you rent with MLC, don’t expect everything to be perfect, but DO enjoy the ideal location.

My MLC apartment is in a great location, but it is a poorly kept property; trash is regularly thrown all over the side of our building and it’s not cleaned up before several calls are made to MLC. Maintenance and the MLC manager have entered several times without prior notice; once they let me puppy out of his crate to roam the apartment all day while we were potty training — big mess. The code-​locked front door and basement are regularly left unlocked after a maintenance visit, almost welcoming the local riffraff to come on in and stay a while.
MLC office hours are a tight 9 – 5 pm and you can’t get in touch with the office outside these hours even during an emergency. Girls in the front office are not friendly (sometimes rude) and require several follow-​up messages before action is taken. It took weeks for proper cable lines to be run into the unit. I understand why they have strict lease terms: everyone would move out otherwise!

DO NOT EVER RENT FROM MLC! I cannot wait for my lease to be up later this year so I can move to another apartment. For starters, my apartment building constantly smells like weed and cigarettes and basically the other tenants in my building do nothing but party all the time. When I first moved in I put in several requests for maintenance which most were never completely. They really do not give a shit whether or not anything breaks in your apartment. The wiring for a few of my lights were done wrong so several lights don’t work. Maintenance sucks. It took about three weeks for my AC to be fixed and for a simple latch on my window to be fixed. They could care less about their tenants and their property upkeep. Again, for the amount you pay to live in one of their buildings you could find much better elsewhere.

A friend of mine stumbled upon our apartment at MLC in midtown and I will be eternally grateful. I could not have asked for a better location. We are in the middle of everything in midtown — right near piedmont park and the beltline, ponce, the westside and Georgia Tech. It’s affordable, too, so you can actually have money left over in your budget to enjoy the great neighborhood. We’ve been pleased with the staff at MLC, too.

I am a tenant at one of the midtown MLC properties and have had a really great experience. The staff has always been friendly, and the maintenance team consistently goes above and beyond to ensure that our requests are taken care of. Many of the units that MLC manages are older places, so they may have their share of maintenance issues, but the price, location, and service cannot be beat. Highly recommend!

MLC Properties is a perfect example of a property company that applies band-​aids to buildings that need tourniquets. Some of their buildings are better than others, but the one i lived in though it was in a fantastic location, it was in dire need of repair; instead of investing in the property, they simply would give a temporary fix. my appliances were very old and when i left they were about to raise rent and charge for water/​parking.
the location was amazing, but the building was rotting and they just didn’t care. they have left my neighbors high and dry (without a toilet), so please, please weigh all of these reviews before you sign with them. yes, their locations are awesome, but i would much rather walk an extra block than deal with a rotting building.

I will leave opinion out and give only facts:
At move in:
–No electricity in the wall powering my refrigerator and ac unit.
–No cover on the fuse box.
–No door shelves in the refrigerator.
–Nothing was sanded before new paint was applied so no door or painted cabinet was actually able to close.
–Kitchen cabinet not able to close.
–Large hole in wood floor apparently caused by rotted wood.
–False drawers under sink completely unattached and hanging off.
–Shower faucet would not produce more than a trickle.
–Large portion of toilet base broken off.
–Exposed pipes in the bedroom and large hole open to the inner wall.
I asked to do a walk through and was told to take a sheet they gave me and note any problems. I did. I was told they would be fixed. My mistake.
Electrical problem fixed after 13 days. Refrigerator replaced in January after the girl in the leasing office admitted that the company no longer manufactured those shelves. I was told they were ordered several times. How does one order something a company no longer makes? The shower head was replaced within a few days.
I got into school and had to terminate my lease early. I wrote a letter stating that maybe I should be allowed to keep my security deposit since the apartment is actually in more livable condition now than when I moved in and cited all of the above problems along with a rodent problem. The owner called and obviously refused (it was worth a try) and told me to stop making «irresponsible accusations.» We will see what he says about that during my move out walk through. Two months after the letter, no more problems have been fixed.
In addition, my water was turned off twice with no notice. I called the second time and was told they were «working on the way we notify tenants» when they have to turn the water off. I told them to send an email.
In the end, the owner is completely unconcerned with these facts and told me that he believed them to be a smokescreen for my not wanting to pay the termination fees. I do not in fact want to pay those fees but I am going to because I understand how a contract works. Clearly, he does not understand his responsibility to deliver on the part of his company which may explain why it is not accredited by the Better Business Bureau, has one star on Unilocal and the frequent turnover in the short time I have lived there.
Also please note that the laundry room appears never to have been cleaned and the change machine does not work and from what I learned from my neighbors it has not worked in recent history.

Don’t try to rent from MLC if you have a job that requires you to work regular business hours.
I inquired about two properties but was told that I could not make an appointment unless it was between the hours of 9 a.m. and 5:30 p.m. from Monday through Friday and they do not make exceptions. Apparently they don’t want their people to be out «after dark».
I don’t want to live in a building that the management company is afraid to visit at 6 p.m. on a weeknight.

LOVE my place and MLC! I live in Midtown in one of their buildings near Piedmont Park and couldn’t be happier.
Before I moved to my current place, I lived in Buckhead, and was not a fan. All of the apartments are cookie cutter and super over priced for the amount of square footage.
My MLC place is a GREAT price — especially for the location and space. I also love the rustic charm. The maintenance crew is also great, they always fix any issues I have the day of or next day, depending on the request.
I’ve lived in 3 different apartments in Atlanta, and by far this one is the best. Thank you MLC!
