DONOTRENTORLEASEINTHISCOMMUNITY! Colonial Grand at Onion Creek is all about nickel and diming tenants for everything. I moved into the community in July 2014 while I searched for my house. I only wished I could have moved from the community sooner. Below are some of the issues I experienced: If you move in on a weekend you will incur a $ 50+ fee or additional«admin charges» for not properly transferring your utilities, despite the fact that it is impossible to transfer utilities on weekends since the city does not make the change on weekends. Also if the city does not get to your request, through no fault of yours, expect the same bogus admin charge tacked on to the actual amount of utility used. So your $ 5 of utility used could turn into $ 75. You have to provide your own light bulbs, they will not provide them. Oh but they will graciously install the bulbs you purchase… thanks! Seems also that they have electrical issues with the buildings since the bulbs in my apartment were constantly blowing or shorting out. Probably why they instituted the purchase your own bulbs policy. There is one trash area for the entire community. Despite being charged a trash removal fee monthly, the trash removal is terrible and often garbage is piled up outside the trash area. Seems to be a nice hangout for the stray cats in the community though. You are required to pay a monthly cable TV charge of $ 50, that is supposed to include HBO. However, the service is inconsistent. So there are days you may or may not get the to watch channels for this mandatory cable service you are paying for. Finally, you are required to pay a $ 149 express cleaning fee when you move no matter how clean you leave the apartment. Seems like just another way to again nickel and dime people. If you have the option to live in a nice well run community without the nickel and dime or mandatory fees for terrible service please choose that… Colonial Grand at Onion Creek is not that place.

Just an update on what happened. We tried paying rent after they took care of one of our issues in good faith, though would not pay the hundreds in late fees. I sent them a notice to terminate the lease for the wiring short if they did not fix it within the week so Janie dropped the rent back off to us then we got an eviction notice AFTER our notice to terminate. They didn’t fix it so we moved. Days later and we’re in court defending our position. The chain of events that led to that point was SO childish and stupid the Judge had a hard time understanding what was going on. Once she, the Judge, finally understood everything she basically asked what we were doing there made the judgment in our favor, ie no eviction, and sent us on our way with, what seemed to be, the same dumbfounded look as to the behavior from Kimberly that we gave ourselves. We were out and willing to just move on with our lives but then a couple weeks later I get a call from probably the rudest collections agent EVER [Hunter/Warfield] telling me that my partner and I «owe» Colonial Grand $ 5,000 for the eviction, effectively, and other normal wear and tear charges and threatened that if we didn’t pay they would be putting it on our credit history. So as of right now we have sued Colonial Grand for Retaliation and asked for an injunction for the MAA/Hunter/Warfield Extortion. I’ve recieved emails from people asking how they can break their lease. Honestly, I don’t know in your situation but you have rights and should excercise them against F***k sticks like these who try to step on them! Landlords cannot charge for normal wear and tear, they cannot retroactively charge for an eviction, they cannot charge for a lease that YOU have legally terminated!!! Lived here for 2 years. The people seem pretty nice when they are showing you in, but just as soon as you sign the lease, they turn. Since moving in, their website has not charged me rent even after I’ve gone through all the steps and gotten a confirmation email saying the payment was accepted twice. Not until a few days later that I realize the money is still in my account, and they’re charging a huge late fee. Luckily, after a pretty big fit, they took the charges off, but I had to basically yell while there was another potential customer there to get it. Also, the vent in our bathroom became a waterfall during a rain around 2PM. Office was open, but no one answered our call, and no one returned the call. So, we were bailing water out of the bathroom all evening. Finally 3 days later, someone responded to the service call, but said he’d have to let the office know that the roof was messed up. Needless to say, it’s been 2 months, and it still leaks. The maintenance guys are nice, don’t get me wrong. But the people in the office are worthless. Also, if you are looking to park your car, do a little math before you move here. There is not even one space for every apartment. I’ve had to park on Onion Creek and walk in the evening before. Which can be creepy. And finally, if you ever are assaulted in the parking lot by a drunken neighbor, and decide to report it to the main office, you are wasting your breath. They don’t care that they have at least one tenant that drinks heavily, and tries to start fights with random neighbors and lights off fireworks at night. Because, well, it happens when the office is closed. And again, they don’t return calls, so why would they bother listening to any messages? Although the apt inside is nice, I won’t miss it.

Realtors beware you might not get paid for your work. Took them 5 months to get me my commission. Worst complex and company I have ever worked with bringing clients to be renters. Should only take 30 days at most. Waiting on manager to return because no one can find the commission check. Update 45 minutes later: I been waiting close to a little under an hour now and still no word from manager and employees here say she will not call them back or respond to text. Never ever ever ever do business with these guys. Update 2: Manager finally responded to make an appointment!!! WORSTSERVICEEVER! Update 3: Hour later I have the check and experienced some very rude property managers. Stay AWAY!
