Juniper Springs Apartments

Juniper Springs is probably the best managed and maintained complex off far West. I cannot stress how professional, courteous and friendly the staff is. Maintenance does its job promptly and with a smile. My apartment was handed to me impeccably clean, and you can tell that the construction is solid (compared to other apartments I have seen in complexes off Far West) and well maintained. The washers and dryers work very well and fast, so not having a washer and dryer in my apartment was surprisingly less of a hassle than I thought it would be. In short, I highly recommend living here if you are considering the Far West area.

Overall nice community. A little on the older side but quiet and safe. Apartments are spacious and cool for hot summer days. I would definitely recommend for college students looking for a good location. Near UT shuttle lines.

I only lived at Juniper for 1 year but I wish I could have lived here longer (I had to move out of town for a new job). The staff was always extremely helpful with any questions pertaining to my bills or the complex. The maintenance service was always speedy and trustworthy. I got to know the complex manager by name and Brian is a really down to Earth guy that goes above and beyond to make tenants happy.
I have no overall complaints about this place. VERY quiet and mature complex, with a great pool, free covered parking, and wonderful maintenance crew. Would recommend to a friend because of its affordability and overall ease!

I wrote a bad review of Juniper Springs at
. I wrote it because my bathtub and toilet backed up three times, and my bathroom flooded once. One of those times feces and other raw sewage backed up into my bathtub. To add insult to injury, the staff tried to blame my roommate and I by accusing us of flushing towels down the toilet. Yes… somehow we magically stuffed towels in the toilet and flushed them. Then, they blamed our upstairs neighbors. When I asked them to go talk to our neighbors to see if they were the problem, they did two things: they called them once and left one note on their door. After that, they gave up trying even though I was still having major plumbing problems.
This all happened within the first two months of living at Juniper Springs. Fast forward 7 months later. I’ve just graduated and my roommate is still looking for a full-​time job, so our plans are very up in the air. We’ve had further problems at Juniper (eg lots of roaches), but we’ve tried not to make a big deal about any of those problems. Anyway, my roommate and I decided to ask for an extension (well ahead of the deadline Juniper gave us) so that we can have time to get our plans into place and then move on to another apartment. We’re told «no» by Juniper, and then we get a letter stating that we needed to move out by August 31^st. When we asked the staff about not getting an extension, they say they’ve already specifically rented out our apartment for Sept 1^st. I already know something is fishy since they told us when we first moved in that they usually take two weeks between residents to get an apartment ready for move in. Again, I decide not to make a big deal about it since now I just want out.
My roommate and I decide to go look for another place. We find another apartment complex and they have Juniper send them our rental history. My roommate and I then find out through this rental history form that, according to Juniper Springs, my roommate and I were asked to vacate due to «problems with staff». Luckily, the new apartment complex finds this hilarious because they say this means someone at Juniper has a «personal problem» with us. Also, consider the fact that most people are asked to leave for: a.)not paying rent, b.)causing major damages, and/​or c.)violating the terms of the lease… none of which my roommate or I have done. People are not evicted for «problems with the staff».
Of course, my roommate and I are slightly annoyed by this revelation. We just want our deposit back from Juniper, so we decide not to make trouble since we’re already moving out anyway. After we’ve moved our stuff out and spent a day cleaning the apartment, we decide to do a walk-​through the apartment with one of the staff so we can see what «damages» we’re going to be charged for. The staff member is being nitpicky to the point that it’s ridiculous. I was being charged for ONE bobby pin that I accidentally missed on a shelf and for «hair on the floor», as in a couple of strands on the bathroom floor. The staff member then tells us that she’s going to charge us because now the maid is going to have to come in and clean. I then point out that the maid has to come in and clean anyways to get the apartment ready for the next resident. The staff member then tells me that the bobby pin and hair make it harder for the maid to clean. Wtf?
Since it looks like we can say good-​bye to our deposit, I finally give up being cordial and ask the the staff member what «problems with the staff» we had. Here’s the kicker: She said that we said «mean things» about her on the internet. Then she told us she saw what was posted on
. Since we weren’t happy with the staff, then they made the decision that we shouldn’t live there anymore. Consider that a.) my roommate and I always pay our rent on time, b.) haven’t had problems with the staff since the bathroom incident, and c.) that we’re the tenants NOT the friends of the Juniper Springs’ staff. Seriously, I haven’t heard someone say that they’re mad at me because I said «mean things» about them since I was in elementary school. To hear this from a so-​called professional is ridiculous.
Please do not live here. The staff is ridiculously childish and never in their office. If you have any problems, they will blame you. For instance, our neighbors made several noise complaints about the residents above them. Instead of being discrete, the JS staff told those residents that our neighbors made the complaints, and it got to the point where our neighbors were scared to open their door. JS did absolutely nothing to help tour neighbors. Instead, our neighbors chose to pay and terminate their lease early.

Lived here for a year and have no complaints. I was new to the property, but the roommate I moved in with was going on her 3^rd year in that apartment.
Any problems (leaky shower head, fridge wasn’t cooling, kitchen sink/​facet needed to be replaced) were handled quickly and usually before I got home from work. Prompt maintenance is always a great thing.
I did take advantage of the business center (free copies/​faxing) a good amount of time. Front office staff was really helpful.
The property is majority families, with some students/​young professionals interspersed. It’s a pretty quiet place, no crazy parties. Walls/​windows lack insulation, but that’s pretty standard across all apartment complexes. We were in a 3-​br on the second floor of a building so no sharing walls with strangers. That was a bonus. The apartment was facing a courtyard and backed to the pool so we could hear what was going on outside.
Decent property for the price and neighborhood. In comparison, a LOT better than surrounding properties in Far West that were/​are in shambles.

I hate Juniper Springs with a passion. I have had my toilet and bathtub backup twice in two months. I had crap (literally) in my bathtub, toilet, and floor. My hair dryer, curling iron, shelf, shower curtains, towels, and all of my products were ruined. Our garbage disposal throws up food every time we use the dishwasher and the dishwasher doesn’t always clean the dishes. I’m sure other people have better experiences, but I personally absolutely hate this place and I actually avoid my apartment now.
