So here’s the deal, this place would get a much higher rating if it weren’t for lack of parking and management’s disregard to this matter, specifically allowing the contracted tow company to have free reign by towing the people that pay to live here. To that note, when the property is repainting/undergoing maintenance of what few parking spaces are available, management should have a little bit more thought about how strick they want their tow company to be(i.e. having a tire no more than 6 inches over a painted boundary causing no harm or trouble to any resident or piece of property and having that vehicle(my vehicle) towed). With that off my chest, it’s nice. Plenty of bus routes, the ACC campus, golf course, library, park and river within walking distance; 10 minute drive to downtown, 20 minute drive to the airport and 20 minute drive(traffic pending) to N. Austin. It’s quiet, has a pool and for the most part the neighbors I’ve had interactions with have been quite pleasant. E. Riverside is hot for real estate and developing rather quickly. Soon there will be more places to go eat, hangout, shop, etc. This is also basically where the proposed rail system will end as well. So keep that in mind if you are looking into buying in this area. H.O.A. has been somewhat lackluster from what I’ve experienced though. There needs to be a better system of communicating any kind of property wide changes/repairs/etc.

I have been living at The Boulevard for just over a year and I could not be Happier. It is a great community. It is conveniently located on Grove Blvd. just across from ACC and Riverside Golf Course. The location is perfect. Its about 10 min from downtown, to the airport and 15⁄20 min to North Austin if you take 183. I was lucky to be able to purchase a 2 bed /2−½ bath Condo. I also have 2 parking spaces, which is very nice. Most of the units have very basic appliances, fixtures and materials used. This makes it very easy and affordable to upgrade and personalize your home. The units are very affordable for the location and have so much potential, especially if this East Riverside Corridor Plan ever happens. Although East Riverside is already changing tremendously. Its a very quiet neighborhood with The Roy G. Guerrero Colorado River Park just down the road. Which has bike/running/walking trails that will take you all the way into town along Lady Bird Lake The community is extremely pet friendly also. There is a well maintained community pool and club house. Great Community all around!!!

5 minutes east of I-35 on Riverside, Grove Boulevard is an oasis of green is a must-consider for affordable housing so close to downtown. With units ranging from $ 98,900 -$ 165,000 it’s still a great deal in a picturesque space. Built by innovative, big deal architects Andersson Wise, this subtle complex of the modern Texas vernacular sits serenely across the street from both the new ACC campus, Riverside Golf Course and new public library, that ends at Colorado River Metropolitan Park, which drops you onto the eastern part of the Hike and Bike trail. Worth the pioneering effort to check out. Many condos(not that many left) have views of downtown. Scottie is nice guy accommodating showings and info.
