Tramor at Oak Run

I thought it was pretty nice and well priced. We did get one of the better units though. It was a loft that recently was renovated on the top floor. We had a great view of downtown and the trees give it a very Austin feel.
I asked the manager if I could replace my thermostat and they didn’t seem to mind. I went out to Home Depot and bought a new one for $ 25 and set it up, it was easy and saved a bunch of money on my utility bills.
Other pros are the pool is well maintained, it was pretty quiet where we were at. It is quick to get on /​off of Highway 71. Cons are the grills are not well maintained.

Been here about a month and like it so far. Katy and the rest of the office staff are very helpful and respond quickly. Very dog friendly complex.

i’ve never written a Unilocal review, actually, i specifically signed up just to write a review about this apartment complex.
I have no idea why it only has a two star rating. I’ve lived in so many places in austin and this place is by FAR the best place i’ve ever lived in, actually both here and florida combined. Here’s why:
1) Management is amazing. Kaleigh and Donna are so wonderful and every time i bring my little Molly into the office they treat her with kindness (shes already used to running into the office to get her treats) i also saw a review here where it states that the office is always closed? I believe Kaleigh can vouch for me when i say i literally, i mean LITERALLY have a package every week shipped out to me and it ends up in the leasing office and i’ve always gone close to closing time to pick up my package and it’s always open, not once (cept if its sunday or saturday after 2 p.m.) has it been closed. Kaleigh always gets stuff done and even Donna, matter of fact, i just sublet my old place and they hooked me up to a one bedroom and everything went smoothly and Kaleigh went out of her way to explain everything to me Thanks K!
2) Maintenance is phenomenal. i mean literally on point. I’ve had the air break and my garbage disposal break and literally within 20 minutes it was fixed, the guys are incredibly friendly and so very nice, never had any issues with them.
3) not sure about any other apartment but mine has brand new appliances so maybe some others dont? but mine does and works like a charm!
4)Yards are beautiful, i live in the «artsy» part of the community and i really enjoy it. i enjoy my neighbors, the plants, how we all take care of the yard, sure theres dog poop but you gotta pick it up! there are a ton of residents in austin who have dogs and i can promise you a good 60% of them dont pick up after their dogs (sad really)
5) pool? they just refinished the pool, chairs are decent, tables etc. they’re not ultra modern but they do the job. you want top of the line chairs and tables? go buy one and take it every time you go to the pool i personally dont care about it b/​c i go there to just relax
6) never had an issue with the laundry facility. always open and always worked for me, there was ONE time where it didnt work but no stress, i just picked another washer and it worked (there’s quite a few in the laundry room to do so)
7) water being shut off? i’ve never had a problem with that, matter of fact when they do shut the water off they at least give me notice b/​c i do see the paper on my door stating how they will shut off water for maintence so not sure about anyone else but i personally never had a problem, then again i have a monday-​friday gig so it never bothered me much.
8) NEVER had a rat problem, not once. maybe my building is different but i’ve never seem to have had any problem with rats in that place
overall, i LOVE this place, i love the management, i love my neighbors and it works. for the current zip code and the space i get in my place, i have to say the price is decent considering how sky rocketted the prices are getting.
i’d recommend this place to anyone!

This place sucks. My husband and I moved here almost a year ago and are very unhappy with these apartments. They shut off our water once every two weeks. When I called and told them that we needed notice before hand they said it was an emergency. One time this happened when I was in the shower with my hair full of conditioner and another time my husband had a half shaved face! Also, they say the office is opened from 9 – 6 mon-​fri, but it’s never opened. I have tried multiple times to pick up packages and they are never opened. The laundry facilities never work and all the pool chairs, bathrooms, ect are broken or extremely old. This place is way over priced for the quality and we will not be renewing our lease at the end of the month. Don’t move here you will regret it.

RATS! RATS and more RATS!!! Our entire building has bee infested with RATS for 4 months and today I was told I can’t renew my lease because of complaints? What kind of trashball Manager and Owner kick someone out because of complaints about RATS! Donna and John, explain yourselves you pathetic trash!
Run run run as fast as you can. This place is horrible. Everything is old and breaks repeatedly… they have the worst customer service I’ve ever seen.
To be evicted because I’ve complained is the most ridiculous thing I’ve ever seen.
Worst customer service, filthy/​dirty apartments and did I mention… RATS and RODENTS EVERYWHERE.

This place sucks !!! They have a mouse problem in several of their units and the worst part is it has continued for several months. The units are old and dumpy. Every time I call to have the pest guy come out they tell me a different time that he will be coming. So unprofessional and unorganized … Do not waste your money or time with oak run ! Aka rodent run lol

Pros: most prompt maintenance response I’ve ever had at any apartment. Every fix was immediate, even minor problems.
Donna and most of the girls in the leasing office are wonderful. There’s one new girl whose name I don’t know who is consistently lazy and rude, but everyone else is helpful and will go out of their way to respond to e-​mails and phone calls.
The grounds are pretty, lots of plants, lots of cats running around, no trash to be seen, though there is dog shit literally everywhere.
Aside from the random full-​grown cockroach that wanders in off the streets, I’ve had no pest problems. Zero rodents. A handful of sugar ants in the summer.
All the appliances have consistently worked since day one with no hiccups.
Cons: I’ve been here 1.5 years and in that time, my little corner of Oak Run has turned into a ²⁴⁄₇ frat boy bro fest. I fall asleep to the sounds of drunk dudes yelling at each other and wake up to the sounds of drunk dudes yelling at each other. It is impossible to find peace and quiet when you live on the ground floor – the noise is constant. Especially because my bedroom faces the walkway and the walls between units are paper-​thin, and every door slam rattles the shelves and ceiling fans. Similarly, if you choose to live by the pool because it’s pretty, be prepared to deal with assholes getting wasted and smashing bottles until midnight every night.
Living on the top floor is a lot better and filters out both street noise and there are no people stomping above you.
Parking has also gotten nearly impossible. There are no parking permit/​decals, so people leave their dead or secondary vehicles filling up all the spots closest to the houses. I know of at least three units in my area that have left their non-​functioning vehicles in one of the parking spots for months and months, as well as people who have unauthorized roommates each with their own vehicle, meaning some 1-​bed units have 2 or 3 cars taking up spots. IT SUCKS!
In conclusion: If you move here, you can expect consistent service and paperwork (rent invoices, leases, water shutoff warnings, all that stuff) being filed professionally and like clockwork, professional staff, plenty of groundskeepers and maintenance men. However, if you in any way value tranquility and peace, I would be EXTREMELY CAUTIOUS with which unit you choose. The loudest, most vocal and most rowdy residents keep pulling in their friends to move in around them and it’s honestly one of the most obnoxious places I’ve ever lived in that regard.

My husband and I have been living at the Oak Run Apartments for a year, and if we didn’t have plans to move more North Central we would have definitely stayed for another year. We have a duplex-​style place with 2 bedrooms/​1bath. Our unit is remodeled with a backyard and 2 designated parking spaces. Our rent is reasonable, and the only downside is that the apartments are still fairly old. The staff is friendly, the neighbors are mostly young couples with dogs, and there are 2 great pools and a large walking trail for dogs. Don’t let bad reviews of apartments make a decision for you, this place was well worth what we paid and we will be sad to leave in a few weeks.

Pet friendly apartment homes swarmed with CHINA BERRY trees which are toxic to animals. Even their dog park contains these berries! My dog, luckily, did not die from these but was taken under the vets care as an emergency case. If I’d known about these trees i would not have moved here.

this apartment complex is old and funky, so at first, i liked it. however, after a series of bad roommates, my credit was so bad that i couldn’t escape the place. one time, there were a million tiny bugs and mold all over my stuff in my closet. another time, it started raining in my bathroom… i lived on the bottom floor of a four story building, also, i didn’t have more than 4 minutes of hot water to shower with. another time, i came home from work and there was a massive swarm of carpenter ants flying/​crawling all over the place. thousands of them in my living room. when i moved into a larger apartment, i had to stay at a friends house for 3 days because ALL the paint was wet and it was making me sick. also, under the sink, there was a foot tall, painted over mountain of rat feces. in the several years i was forced to stay there, i had numerous families of raccoons move into my ceiling… over and over and over again. also, my 20 year old air conditioner gave up the ghost last summer. i went to management SEVERAL times complaining about the fact that it was over 90 degrees in my apartment and brandishing my $ 700 dollar electric bill (yes folks… each month for the whole summer)… mid september (3 months later, and after it had cooled down to a tolerable level) they replaced it. now that i’ve moved out, and left the apartment immaculate… scrubbed to the bones… they’re trying to charge me $ 2000 in damages.
DO NOT DO NOT DO NOT move into these apartments.
there is a new management company running them now. do not be fooled. these people are actually worse than the old management. they treat the tenants like 3 year olds who were raised by wolves. they like to put up addendums to your lease, that charge you more, and make them retro active but require your signature, but they’re going to charge you without the signature anyway.
the best thing i can say about the oakrun apartments is they have a lot of trees.
oh yeah, during the summer, they like to work on the pools. for weeks at a time. and then open them for a couple days, then shut them down again.
also, sometimes you might be late for work because the swat team has all the roads blocked with tanks because of the sketchy apartments across the street. and sometimes your car will get broken into, so leave your doors unlocked coz then you don’t have to replace a window… and keep your bike inside, coz that will be stolen too… hmmmm…
oh, and, while my apartment never got flooded, the whole place is built on a creek bed. any time it rains, nearly half the floor ground apartments flood.

I cannot even begin to describe how much I hate this apartment complex. I’ve had several bad experiences here, but I will only name a few for times sake.
1) I moved here in February. I specifically asked the people in the office if I need to turn on gas before I moved. She assured me that my specific apartment was electric only. Well, she was definitely wrong. I didn’t have heat or hot water for 4 days until the city could come turn it on for me. Let me remind you that I moved in in February. The apartment got down to 40 degrees. I am not even kidding. I was freezing. Luckily I had a heated blanket and a gym membership (I had to shower at the gym for 4 days). When I told them their mistake, all they did was apologize. I asked them if they would compensate me for my troubles… NOPE.
2) My car was broken into. Nothing was even stolen from my car. When I called the office to tell them, their response was, «Oh, shit…» That’s it. No cameras on site. One security guard that walks around from time to time. This place isn’t safe.
3) Countless problems within this old dumpy apartment. No weatherstripping under the door allowing bugs and hot/​cold air in. Electrically problems with multiple outlets. Sinks that don’t drain. Flooded apartment because my neighbor’s toilet overflowed.
The location is great. It’s close to downtown and many cool spots on South Lamar. It’s not worth it though. Please, please, please take my advice. Do not move here.

My townhome was broken into three times in the year that I lived here. Two of those times I was home during the burglary. Another night a large man pounded on my sliding glass door at 1AM. I lived alone and was positively terrified. When I told the staff about the man they were dismissive and dissuaded me from filing a police report. One guy even told me, based on two vague descriptors, «tall,» and «dark haired,» that he knew who the guy was and he was harmless. When my lease finally ran out and I was preparing to move, my neighbor told me that the deep dent in my front door was from the time the police broke it down to bust up a large drug operation a few months prior to my move in. I confronted the people in the front office with that information and asked them why they never mentioned it during my repeated home invasions. They said they «never thought they were connected.» They jeopardized my personal safety and I’m lucky to have left that place unharmed.

This rating is for the awesome new staff– a rarity. They’re nice, smart and always available in the office. The rents are fair enough for the great location. My mother in law has lived there for years and will be moving out soon due to aging issues… most of the tenants are much younger, and she needs a more accessible apartment. (Will update this review as we go through the moving process. How tenants are treated at the end is important.)

Good location, not so great apts. My apt is not bad, as it is more secluded than others. My car window has been smashed and broken into once. Tramor took it over and the new office staff is nicer, I agree with some other posters that the previous staff was simply awful! Tramor did a major overhaul on the office so it looks great when you pull up and put a new, more attractive sign on Bannister but haven’t done a damn thing to the rest of the complex. Pretty nice, small gym, clean laundry facilities, and three pools. Pretty big cross section of people, most of whom seem friendly enough. A lot of people walking from their car to their apt with suitcases of beer. I had to find a place in a real hurry when I moved here over 18 months ago, so if I had to do it all over again I think I would look harder.

These office chicks really know their stuff! Aside from having a really great experience obtaining the apt and moving in — the informative notes from the girls on the clip outside my door have rocked my world!
I love the chit chat these ladies provide, they always seem enthusiastic about the property and never make me feel like my concerns are silly.

So I’ve lived here 10 weeks now today (1÷29÷10). Last night the ceiling/​roof leaked again, like it does every time it rains. I’m really worried about mold and getting sick with all this moisture coming into the walls and ceiling.
I’ve talked to the office and they tell me it will be fixed. They told me a contractor would be hired, then almost 5 weeks later maintenance brings one by. Over a month later and still no work has been done.
The best part is that while I was sitting out on my deck ¹²⁄₁₉ the last tenant of 4 years was driving by, so he stopped and asked me how I like the place. He tells me that for 4 years they half assed repairs and never fixed the roof/​ceiling leak. He had to just live with it.
I was leary after reading the other reviews on the review site, but went ahead with it anyway. I regret that now. The reviews are correct (except for the occasional happy 5-​star left by the office manager).
This is B.S., I’m out of here as soon as my lease is up in 9 months. :(

It’s true. It’s all true.
The thing about apartment managers is that having a horrible one can be fine if you never have to see her.
But, unless you live in one of the newest buildings, you WILL have to deal with this lady. And boy is she awful! I can’t bring myself to tell you what I should tell you about her on a public forum, so let the less decent, more pissed-​off folks on
tell you in full color. I’ve never seen another property on that site in any city attract people who are logging in just to add one-​line profanities about the manager.
I think I counted four unique email addresses soliciting names for class action lawsuits. No joke.
It looks pretty, but stay far, far away.

Well, things have gotten worse. The newest apartment manager talks to everyone like they’re 5 years old and she’s a kindergarten teacher. I admit I have not been the best tenant lately, but I’ve been a great tenant for 6 years, I deserve more respect than I’ve received. It took them months to fix the latch on my mailbox, they flaked on fixing my dishwasher and stove because I had to reschedule, and it’s frustrating visiting friends apartments who moved in after me and seeing new appliances, new cabinets, new flooring and knowing that as long as I live here, I will never have those things. Not to mention they towed my car so they could cut down trees before I had a chance to move it, which cost me $ 200. I can’t wait to leave this poisoned pond.
