Rosie was integral in helping my family transition from «Bay Area real estate freak-​out» mode to «Yay everything worked out!» mode, both functionally and as a pillar of emotional support through a difficult process. As first-​time home buyers, finding a realtor who you trust, who listens to your concerns and understands your needs, who will keep your expectations realistic, and who will go above-​and-​beyond to help you find your dream home is a necessity. Rosie was ours, and we cannot recommend her enough.
Short background: We had 60 days to find a place to live. The owners planned to move back into their single family rental where we had been residing; it was summer; and the East Bay real estate market was HOT HOT HOT.
With a toddler and a pooch, we knew that finding a suitable rental was going to be difficult and had reached a point where we 1. had adequate (but by no means generous) financial resources and 2. were ready to settle in the area. We didn’t want to travel too far from our beloved daycare, so that meant searching in some of the hottest neighborhoods (Berkeley, Albany, Kensington, Rockridge) under a deadline.
Enter Rosie. Her unwavering optimism kept us motivated even after getting outbid several times (with the clock running out), and her honesty and market knowledge helped us keep our expectations properly calibrated. When opportunities or schedule conflicts came up, she was flexible and went out of her way to make sure we had the information we needed before making any commitments. She arranged inspections with great people on short notice. She triple-​checked disclosures alongside us to make sure we weren’t missing anything big. She went through timelines and expectations step-​by-​step, and kept in close contact with us through each bid. She even answered all of my annoying «Have you heard anything yet???» texts.
In short, Rosie was wonderful and we are so grateful that we had her by our side, cheering us on, as we signed all of those home purchase documents.

Our bay area real estate search started over a year before we met Rosie. We were looking for a second home that would be an investment, something that’s unique and interesting, and that has a lot of potential. With a limited budget, a lot of patience, and ridiculous expectations in a sellers market, we did not make for good clients. In fact, we’ve talked to a few other agents that have concluded they can’t help us unless we lower our expectations and raise our budget. One agent actually said «I don’t know how I can help you».
Rosie was running an open house for a colleague that we wanted to make an offer on. We asked her to write the offer for us but the deal didn’t go through. She was professional, knowledgeable, and friendly so we asked Rosie to help us with our search and she was happy to follow through on all our requests without ever mentioning terms or exclusivity. Several unsuccessful offers later, Rosie remained responsive, professional, and pretty chill each time we decided to offer much lower than she suggested.
Fast forward another few months, we found the unique house and situation we were looking for and I don’t think we could have pulled it off without Rosie. Again, she was quick to engage and closed the deal. We would definitely go back to Rosie for another transaction, if we were crazy enough to jump into this market again.

Rosie Papazian is a beacon of hope over the turbulent waters of the Bay Area real estate market. Needless to say my wife and I had a great home buying experience with Rosie and it was no easy process. After dealing with sale prices that were $ 100K+ above asking prices, my VERY high expectations, and the stresses of moving across country, we were so happy to have Rosie guide us through this tumultuous time in our lives. She knew what our financial constraints were and was able to get us into fabulous house with a lot of potential within our budget. My husband and I began our housing search in Spring 2014; with Rosie’s help, we purchased our first home in early 2015 and finally moved in this month.
I highly recommend Rosie as a real-​estate agent. As first-​time home buyers, Rosie was patient with us at every step. We had questions throughout the process; we were also nervous. Rosie was a continually calming and reassuring presence. Putting in our first offer was particularly heart-​wrenching. So much was at stake. What impressed me the most about Rosie was that she never pushed us to offer more than we could, emphasizing that we should offer what we truly wanted to pay. Rosie and her team were also responsive, thorough and communicative during the search itself and all the way through escrow. The very few times that Rosie could not be present for a meeting or showing her partner agent Krista covered for her so there was never a moment that we felt unsupported. Finally, we always felt like we were priority number one with both Rosie and Krista even though we were looking at the very low end of the Bay Area market. We never once sensed that their support for us or their work on our behalf was dependent on the amount of compensation they were expecting from our purchase.
Buying a house felt like going through a dark cave with only a flashlight — you can only see what is immediately in front of you. Now, it’s easy to look back and think, «That wasn’t so bad!», but really we owe a huge thank you to Rosie for everything she did to get us through this process that is a lot like feeling your way through the dark.

Rosie Papazian and Krista Miller were a fantastic team in helping us buy our home in North Berkeley last summer. We were first time home buyers with all of the hundreds of questions and anxieties that comes along with that, plus our lease was running up and we were pregnant, adding a good amount of pressure to the already intense experience of breaking into the Berkeley housing market. You couldn’t ask for two better people to guide us through the experience. Both Rosie and Krista are incredibly patient, holding our hands throughout the process with lots of wisdom, common sense guidance, and never a bit of pressure. Rosie was great with our shy little boy and would regularly scoop him up as soon as we got to an open house so that we had time to really get to know a new place. She was always available for second and third walk-​throughs and never made us feel hurried or that we were troubling her. Both Krista and Rosie counseled us from getting too caught up in market fervor and from overbidding on houses that we would have regretted. But they also kept full pace with us in the end when we were putting in bids fairly regularly. Rosie and Krista were very committed to us and, in our final successful bid, really sold our story to the sellers so that they ultimately accepted our bid over a higher, all-​cash bid from another buyer. That isn’t going to work with every seller, but when Rosie and Krista got the opening, they made the most of it. I think their enthusiasm and commitment to us as a family made all the difference.

Rosie is a diamond in the rough. She always made herself available and took my wife and I to see a number of properties at off hours and on short notice. She has extensive knowledge of the East Bay market and gave her us honest opinion regarding our prospects. After a couple of false starts, we landed the perfect place! No result could be better than that!

I will echo another reviewer’s comment about honesty and saying it like it is. We were on an unrealistic budget for Berkeley given how much overbidding takes place. In our first meeting with Krista and Rosie, Krista did not try to over sell us, or paint a false picture, it was the main reason we chose to work with them, because other agents we spoke with either scoffed at our budget or tried to oversell us. Rosie met us with realistic suggestions on other neighborhoods that would give us a lot of the same benefits we were looking for.
Rosie helped us put together the best offer we could in a few short days, and made the great suggestion of meeting the selling agent at the one open house to help them connect our faces with our offer. Rosie was completely on top of our offer and progress through closing, and together with Old Republic Title we got all of the closing and city contract (BMR unit) squared away almost on time. A few snags with the city contract that actually showed how proactive and careful everyone was– phoning us with updates and sending couriers to get missing signatures.
Rosie is easy to talk to, and is clearly engaged as you talk and walk through a property– watching your reaction to each feature (or eyesore) so that she knows what’s really important for you as a buyer and thus is able make better suggestions in the future. She was patient to explain carefully everything in our offer and through any other questions we had as first time buyers. Perhaps the most positive part of our experience was feeling confident that she was patiently on our side and looking to meet our goals, not to close a deal quickly or sell us out of our budget.

Rosie is a hands-​on Realtor who makes a point of knowing the homes her clients are interested in, the surrounding neighborhoods, local amenities, places to find salvage materials for renovations and remodel-​projects.
