The team at A&M Property management where helpful and knowledgable in helping me look for a place to rent. Always went a step beyond to ensure I was getting the best place for my budget. I would recommend them to anyone looking to have their property managed or looking for a place to rent.

Rob was a huge asset to me while I was looking for an apartment. He gave me strong advice of what to look for, my options and wanted me to get what was best for my fiancé and I. After we found a place, he was helpful in making sure that we were not getting taken for granted as first time renters.

First time dealing with a property management company and I have to say, it was the best experience ever. Patti and Maria were always professional and attentive to any and all concerns we had as tenants.
They walked us through the move out process and processed our deposit with a quick turn around time. Made the transition smooth and even did the final walk through on a weekend so we didn’t have to miss any more work than necessary. The only reason we moved is because the home is being sold. Otherwise, we would have loved to stay and work with A&M Property Management team Patti and Maria!

Why can’t all Property Management Companies be like this?
Every interaction I have had with A&M has been professional, courteous, and seamlessly effortless. They are clear, concise, and have honed their procedures in a way that has eradicated any complications. In the event of any complications, they respond quickly and handle whatever problem or concern you have in a more then timely fashion.
A&M helped move me into a wonderful well kept two bedroom! When my lease was up Patti also took the time to help me find a new place. After searching countless apartments in the Bay Area, it was a breeze working with Patti: she was there on time, she confirmed appointments, she followed up with you afterwards, and she answered every single question I had, even before I had the chance of asking them! Not only did Patti know about the actual complexes, but she was also able to let me know about the surrounding stores, parks, and attractions— which is very helpful when considering your next place to live. Maria, responds very quickly to all emails and phone calls, and explains everything in a way that is easy to understand.
Not only are these ladies great people, but they are even better business professionals! Everything is done on-​line, which makes it easier to submit rent, submit documents, etc.

I am very happy we found A&M Property Management to handle our property. They were first to return our call, very professional and open to meeting with us on a Sunday! We received personal attention and they were great about explaining and guiding us thru the process. In 2 weeks we had our tenants in place and they turn out to be just wonderful. They took care of our property and treated it like it was their own. In the past few years Patti and Maria helped us with any issues that arose at the property, even forwarding us important mail and personally meeting appraiser for our refinance. 12/​19/​2015 (2+ years after I fired A&M Property Management and wrote this review): This property management firm has a new owner. He’s removed the old owner’s reply to this review. He’s also contacted me and seems to want to run a competent firm and improve their reputation. I told him I’d add this note to my review but changing the rating now would be dishonest because I’ll never have a first-​hand experience with this company under his (new) management.

My husband and I have two rental homes. We want the properties kept up and we want our tenants to be long term. Consequently, we keep the rental price very reasonable. As of last November, we needed a new property management company and didn’t have much time to find one. Reading the Unilocal reviews wasn’t much help.
We went with A&M Property Management because I liked the idea of a small, individually owned company that was local and woman-​owned. While these are all good things to consider, in the case of A&M, any good was more than offset by the bad. Frankly, the owner of this company is incredibly weird in addition to being incompetent and argumentative. I’m surprised they’re still in business. She can’t do simple math, even with a computer to do the math for her. She still owes us $ 60.00 from one of her math errors and I gave up on ever getting her to see that because I hate arguing and unpleasantness. It’s extremely difficult to get a straight answer to even a simple question. On top of everything else, from day one, she seemed to always be in a bad mood, very defensive for no apparent reason, especially defensive in e-​mails, paranoid. It’s as if she has a chip on her shoulder. I had come to the conclusion that she wanted to get out of the property management business and was actually trying to get me to fire her but I see that she’s advertising. It was also interesting to me to run across someone else who had dealt with her and find out that they’d had the same impression, «she (the owner) is grumpy all the time.»
Another real problem was lack of follow through on issues. I found that I had to remind them of what they were supposed to be doing because they’d forgotten. After we ended our dealings with A&M, we decided to finish up an inspection at one of the homes ourselves and were amazed at the fact that nothing had been done. These tenants had been far more patient than I would have been if I were renting this home. I now have major work scheduled and in progress there (replacing approx. 130′ of fence, painting the entire house and the trim, major landscaping work, replacing all the screens, plumbing repair, etc.). Not all of this is A&M’s fault but they dropped the ball on this as they did with so many other things.
Here’s an example of how weird *and* supremely unprofessional A&M Property Management is:
One of our tenants told us that when this person was there to do an inspection, she looked at the stove and said, «you can donate that to the Smithsonian.» Wait, what? The tenant hasn’t complained about the stove because it works fine, even though it is relatively old. Instead, this was an unsolicited, unnecessary comment that was 1. insulting the tenant’s ‘home’ and 2. insulting our property that we were paying her to manage. To call A&M «unprofessional» is an understatement.
Long story shorter: I finally found someone else to manage our property and I’m soooo glad to no longer have to deal with A&M Property Management. This has been the weirdest business relationship I’ve ever experienced. All I can say to anyone considering doing business with them is «run!»
UPDATE and Reply to «Owner’s Comment»:
Just one point — (since we fired A&M Property Management) we’ve put $ 4,570.00 in to work (plumbing repair, painting the entire house, major yard work) in our properties in just the last 30 days, with more to come (fence replacement, $ 3,402.00) next week. It’s a shame the owner felt she had to lie to try to redeem herself.

I used A&M Property Management to manage my property in the Bay Area. I was very please with their work. They took great care of my condo and always kept it occupied. They are reasonably priced and are always easy to reach which is very important to me.

Last year, after having a less than favorable experience with a tenant that we selected, we opted for a property manager. We found Patti and A & M and have been pleased beyond words. Patti knows her stuff and bends over backwards to understand the needs of both the landlord and the prospective tenant. We couldn’t be happier. I;d recomment them to anyone in a heartbeat!

These guys are great! Patti managed my unit for me for 4 years while I was out of the country and I NEVER lacked for rent. She screened the residents carefully and took care of any issues that came up so that I can complete peace of mind. I recommend her to all of my friends and to other owners in our HOA. She is the ultimate professional.

I started to use the service of A&M Property Management in March 2007. Since that time, they have help me to move out the problem tennant, fixed up the property and searched for good tennants. They have done such an excellent job that I have only minimal interaction related to
