IPM Property Management

This company does a horrible job of screening tenants. They moved a houseful of college students into a family neighborhood. The entire neighborhood is frustrated with the lack of respect… partying with chairs on the roof, drinking and drugs, foul language… Thanks IPM for being completely unhelpful with dealing with the problems your tenants have caused. If you are a property owner… DO NOT use this company unless you do not care if your house gets trashed.

They managed my property for 1.5 years. It started out okay. This was my first rental so I didn’t have anything to compare to. This year has been a NIGHTMARE. There seems to be a disconnect between Ryan (owner) and his staff. One doesn’t know what the other is doing. Originally, I told Ryan (in writing) that I wanted to approve any expense over $ 500.00. This NEVER happened. They spent over $ 500 for an expense many many times and I was never notified. They put in a new carpet for $ 1800.00 without me knowing. Had I known — I would not have chosen carpet. I sent him $ 5000.00 to upgrade 1 unit… I had to request the receipts twice then found out the total came to over $ 6000.00.
He charged me $ 95.00 per month to mow the lawn — he has his own staff do the work. I made a surprise visit and found the lawn not moved and the shrubs not trimmed. When I let him know he sends me pictures of how the yard looked 3 weeks prior to my visit! Fortunately, I took pictures also… he says «Sorry about that — the staff was confused». I could go on and on. Needless to say, I had to let them go on 6−30−15. They did NOT honor our contract.
I had asked them why my garbage was so high — they had no answer. Now that I have taken over I have lowered the garbage bill by 30% with one phone call. No recycling was ever set up by IPM so I fixed that problem also.
On the day before our contract was going to end I get an e-​mail from the property manager (1^st time I ever heard from her) saying that I had to schedule delivery of a new refrigerator I bought for a tenant. I was floored… the frig was bought over a month ago! After many e-​mails and phone calls the tenant tells me that the refrigerator was delivered that morning. WHAT*&^%$%^!!!
They always had an excuse…
I had 1 long term tenant give notice… IPM returned 100% of their security deposit!!! What!!!
Don’t get me wrong — the people at IPM are nice folks. They just did not do as good of a job as I would have.

To follow up on Ryan’s message, my application was flagged because my credit report pulled up two last names: my maiden name and married name, which can’t possibly be that unusual. I’ve never had that problem before and can’t imagine that I’m the only applicant that’s ever changed my name. The day after I submitted my application, IPM called me about this and I clarified the situation. So I don’t really buy that that was the hold up. I also called multiple times over the 2 weeks I was waiting for approval and no one ever mentioned that. By email, Ryan admitted that they made an error and said that his team «dropped the ball». That’s an understatement.
Since I’m updating my review, I’ll add that Ryan also blatantly lied to me by email last night when we were discussing this issue and I’ve since filed a complaint with the Better Business Bureau for their unethical business practices. I would really recommend avoiding this company both as a renter and a home owner. You are who you associate yourself with and this place is trash.

This company is a total scam. Read previous Unilocal reviews. Looks like they are making money off of many peoples $ 25 application fees. They’ve had $ 2,000 of mine for a «holding fee» and it’s been 3 weeks! No one will get back to me, «waiting on broker» ect ect. I called bank and filed a theft against them. Got my money back. Please be warned people, this company is malicious.

If you are renting in Chico — rent from IPM! I was a tenant at an IPM property for around 7 months, and I would have never left if we weren’t moving to southern California. They make everything easy from moving in, paying rent, to moving out. Most everything is done in a online portal with a very easy to use interface. Should you need to call however, someone will generally get back to you very quickly. Megan is who we dealt with the most as a tenant and she is WONDERFUL, she genuinely seems to care about making sure tenants are happy and taken care of. The general maintenance crew are all IPM employees and we really liked all of them and felt totally comfortable having them around if we were not home. IPM has the vibe of a tech startup, they are very family like but are also on the cutting edge of real estate management. I didn’t deal too much with the owner Ryan but all of his employees seemed very happy to work for him and the few interactions we did have were pleasant. I can 100% recommend them as a renter, and I would feel equally comfortable having them mange a property for me.

Hey Ryan. Well I have tried to look at a couple places. I first went to the web page signed up on a slot that said was available than that night got an emails said it was canceled. So called the office. Set an appointment threw a woman that answered the phone. Than again later that day same thing happens. Really no one is engaged enough to be helpful. This isn’t the first time I’ve had issues even viewing a house you offered… So I’m not going to put my time or energy into any listing that comes up from this company. At minimum in the last 3 weeks I have had 5 different times I have tried to even look at houses you have to rent and the process is so convoluted that it doesn’t happen. I was able to see one house 4 – 5 months ago and the same situation occurred. I want to rent from a place that is easily reachable consistent and helpful. And I haven’t seen that from your current systems. Sorry.

IPM has an amazing list of listings that are more current and up to date around Chico. If you’re looking for a home and need a place, these guys know how to get back to you as soon as possible. They have an amazing staff: Brittany, Megan, and Ryan, they all take care of everyone’s applications and processes seriously but very professionally. They made us feel like communication is important, which it is, and they provided so much help finding places that fits. Thanks guys, I will definitely come back to you if we move again!

My two friends and my dog and I were looking to rent a property managed by IPM. Keep in mind this was the first property we looked at and therefore our first renting experience. We noticed the place was for rent almost as soon as it was posted online-​even before they put a sign out front! We went to a viewing and loved it, so we applied. The man who showed the house to is said «all you have to do is apply online and wait 48 hours to hear back!». The online application had a $ 25 fee (plus $ 15 for a cosigner, what a bunch of BS). None of our parents had ever heard of an application fee, but we thought they were being too cautious and continued the process. On the application we put that there would be a dog because the property was listed as dog friendly. Almost 4 hours after turning in the applications they changed their website to say no dogs allowed. The next day they emailed us saying they had to deny us because «it clearly stated on the website that no dogs would be allowed». Really? Even more BS. Well because we REALLY wanted this place, we told the receptionist to resubmit our applications without the dog, and she did. We didn’t hear back from them about our newly submitted applications for 2 weeks when we had been told it would only take 48 hours. Meanwhile, they had posted a «for rent» sign outside of the house to lure in more prospective renters. Why would they need to do that when they have perfectly suitable renters already? When we asked what was taking so long they said it was now in the hands of the broker, and that it could take an hour to a week to know if we were accepted. So at this point we decided to put down the «reservation fee» (of $ 1400) which our parents had also never heard of, but we once again ignored their caution. Once all our money was in we got an email (a total of 3 weeks later after originally beginning the process) saying we had all been accepted through IPM but were denied the property because we «exceeded the maximum number of occupants». No one EVER mentioned there being a max number of occupants for the unit (2 bed one bath). They were obviously not interested in us from the beginning and kept looking for reasons to turn us away, most likely because of our young age, but couldn’t age discriminate. They wasted 3 weeks of our time on this property which they had most likely planned to deny us from from the beginning. We luckily got our deposit money back, but have yet to receive a refund on our application fees. This is the worst business I’ve ever seen and cannot believe IPM is still in business. I hope they get sued.
If you care about your time and money, DO NOT go through IPM as a renter. They don’t even deserve one star.

I was a prospective renter, but I will never apply to rent a property from IPM again.
Their website clearly says that renters are chosen on a first come, first serve basis. Since my husband and I were very interested in one of their rentals, we went to the very first showing of the property and applied to rent within an hour. When I called to check the status of the application, the woman said that they were letting the owner choose the renter. Seriously? My husband and I make 10x gross the price of the rent and were very likely the first to apply, yet we were not «chosen.» It’s fine if you want the owners to have a say, but don’t advertise first come first serve then!
Secondly, we were never notified that we wouldn’t be the renters. I checked their website and saw that the property was no longer available. After paying the deposit ($ 900) as a «reservation fee» (which I have never had to do in my life!) along with my application and application fee, I should at least be notified that I would not be the renter.
IPM seems like a good company for owners, but not for renters…

We have used IPM Management Services for at least 3 years now. They are one of those ‘rare’ companies that you can sign up with and no longer worry about anything because they are taking care of it all for you! From advertising for a new tenant, preparing the rental unit by cleaning and addressing any maintenance needs, working with the new tenant on getting lease signed, communicating with tenant on any maintenance issues that crop up and getting them fixed, and sending the monthly rental payment direct deposited into our checking account monthly, they take care of everything! Their fee is reasonable for the services they provide. They have also been successful in keeping our rental home occupied consistently with no lapses in revenue. Overall, it’s been a true pleasure to work with this company. They have definitely been successful in building, not only a professional image for themselves in our eyes, but a trust relationship, which is often hard to earn in this day and age.
