Terrible company! If you get Patty as your property manager, DO NOT SIGN! She will never respond to anything you need help with and she will 100% try to scam you out of your security deposit. Horrible experience trying to deal with these people. Find any other option, seriously.

I’ve never felt so affronted by a personality in customer service like this in my life. I won’t name names, but there is one in particular, and you’d know who I’m talking about if you just called and heard the tone in her voice –wow! She’s on defense-​mode at all times. Is she plain hormonal?! Seems like it every time. Super intense, super rude, and very dismissive. Give the office a call and you’ll know who I’m talking about.
They’re also extremely inefficient in the way they handle applications. I had all my paper work ready to hand to the woman who was showing the rental to me in Chico. She says,“Sorry, you’ll have to drive it to the office in Paradise.” Really?! You’re here, you’re going there soon, but you can’t take it from me now?! If you’re going to be this in inconvenient, you better have a logical justification beyond a «sorry.»

The office manager wanted to argue with me about everything and couldn’t understand social security income. Was discriminated from applying because I’m disabled. I know they badly needed a tenant and chased me away instead.

I wish there were negative stars to give! This property management has to be the worst out there! The way that they treat and speak to people is completely unacceptable and unnecessary. There are so many things in my house that need to be fixed and I cannot even ask them to fix them because every time I ask them to fix something, I get yelled at and hung up on. I went almost 3 month with barely any hot water in my shower. My toilet quits working every year due to a tree branch growing into the pipe, and every year when I call I wait over 24 hours for it to be fixed. This forces us to use the bathroom outside or use a toilet that cannot be flushed. I have no power in the only outlet in our main bedroom, my oven door basically fell off the other night and there is a hole in my shower wall because the wall is rotting out. These are only the major problems that I deal with on a daily basis because I am afraid to contact them and ask them to fix anything. They gave me a 3 day to pay or quit one year after I got into an argument with them about it taking to long to fix my toilet. They magically found my rent the next morning but said that it was because my handwriting was not legible. I find that funny considering my handwriting hasn’t changed, and it hasn’t happened again. If you’re thinking about going through them, no matter how nice the place is, don’t do it!!! They are really mean, nasty, unhappy people that will treat you unfairly and talk down to you like you are a piece of garbage.

I mistakenly used Ponderosa to find me a tenant for my rental. Bad decision on my part. They were a week late moving in my new tenant and would not give me my money from the rental and deposit for three weeks. After dealing with rude Patty I gave her a deadline to pay me or we would be forced to take action. 10 days later I received the money. Patty was very rude and talked down to me like I was her child. Poor communicator, incredibly irritating, didn’t give me my money in a reasonable period of time. Run. Run. Run from Patty and Ponderosa property management. Unilocal will only let me give one stars. Wish I could give negative stars.

Quick to anger fast to speak, really fast to deny and blame others. That’s how they treat their home owners whom they make their living from. Wasn’t always this way. But it feels like a room full of hormonal women feed off their fast words and disrespect. Seem to treat renters well by not charging them for their damage when they move out. Hopefully no one else has to get a verbal beating from Nicole.

Ponderosa Property «Management» is THE worst company to have to deal with. I know a few FORMER renters that could never get these people out to fix anything. They are dishonest and completely unprofessional. I would suggest that any property owner that may have already unwittingly hired this group, rethink their decision. If you’re a property owner currently looking for an honest company who will bend over backward to make sure that their tenants are happy and living in a well maintained home, then please look elsewhere. Ponderosa Property Management is not the company for you. This site would not let me choose less than one star.

Can I give negative stars?
Have been trying to find a reasonably-​priced 2BR rental in Oroville for more than three months. Some of the most apparently desirable properties listed are represented by these folks. Unfortunately, they don’t seem to be interested in showing them — at least to me — and are not willing to accept an application for any property they haven’t shown. The most they will do is to tell me they’ve put my name and number on a list and will call me when they get around to deciding to hold an open house. Strangely, when I call back after hearing nothing from them for weeks, it seems each of the properties «has an application in process.»
Gee, ladies; I sure wish you’d either given me the opportunity to have my application — with my cash in hand for deposit, my very good credit rating, and my steady and reliable source of income — be one of those under review, or at least had the courtesy to tell me up front to flake off and die since it seems clear you’ve decided in advance for some reason unknown to me you just do not want to do business with me.
Then again, if this is how you treat potential tenants, I should probably thank you for saving me from having to pay you my rent.
FWIW Peebles doesn’t seem to be much better. What is it with this town, anyway?

I did read the 3 bad reviews but decided to form my own opinion. Paradise is a small town and there are not many property management companies to choose from. When I called Nicole was very positive and helpful. She also gave me lots of info about the town and the surrounding areas. She was very encouraging and made me feel better about moving to an unfamiliar town. I did talk to Diane some and she was nice. When I came in to the office I met with Nicole and did meet Patty and Ellen. They were both very pleasant. There were also several tenants in the lobby when I was there and they were all happy and positive in their interactions with the employees. I did not end up with the company because they did not have a place that fit my needs. I did want to share my experience because I had a very positive experience with them and got the chance to even witness the way they treat there tenants. I can say that should I be searching for a rental again I will call them first.

These worthless fools can’t even put a utility bill in your name in a timely manner. Then when the bill finally becomes late they scramble to figure things out and refuse to pay the late fee. I’d find another property management. As previously mentioned, Patty is a real worthless human being.

I would give ponderosa a negative a million lets just start off by saying I’m a veteran of Iraq and have served this country honorably and Ponderosa wants to screw the veterans of the United States I have an English bulldog and he didn’t ruin anything in the home carpet was ruined when i moved in there Patty did a 2 and a half mins walk through well times comes to moved out and patty does an 45 min walk through and now they say the carpet needs to be replaced mind you this carped is 20 plus years old and the people before me had cats you could just tell but i put the cash down for the deposited 1695.00 and guess what yup im not getting non of it back so I think I will be fighting a new battle than im used to in court I have been through many battles in war but screwing veterans out of the money they get is so messed up beyond words can explain i was new to Paradise and wanted to find a place for my family my best advice would be to stay as far as away from ponderosa as you can possible get Patty really needs to be fired for how she screwes people out of there money Never have ive been so disrespected in my life and remind you I went and dealt with iraqi that wanted me dead on the spot and hated my guts well ponderosa sure surpassed this one you really put a nail in my coffin now just burn me alive like you have you no good POS company STAY AWAY VERY FAR AWAY!!!
