I moved into Pinnacle at Otay Ranch November of this year. First and foremost, the staff. They are friendly and professional and will try their best to meet your accommodations. Props to Tara, Suzanne, and Tanisha. I give a special thanks to Tara for getting me my floors, god knows with two kids that carpet would have lasted a couple weeks without looking like I’ve lived here for a couple years. The apartment itself is wonderful, aside from the water problem, but it wasn’t that bad since maintenance
treated the problem with immediacy (they
arrived 20 minutes later). The parking is Ok, one is assigned and the other one isn’t but there is always parking. It is pretty quiet and if you have kids, it’s a good place to be with two parks within walking distance and a variety of near by Elementary, Middle, and High schools to pick from. So far, I love it!!! So far it’s home.

We used to love this place until our second year lease. We live in the Otay Ranch area because it is safe and we are willing to pay the price to feel at comfort. In our first year living here we paid about 1700.00 a month for our two bedroom. Unfortunately our rent was going to be 200 dollars more to sign up to continue living upstairs so we decided to move downstairs for a little bit more. Now we pay almost 2000.00 a month which we could get a house anywhere else but also have to deal with the possibility of crime related issues to occur more than usual. Since signing on our second year lease we have seen an apartment raided by the police, and to top it off there was a murder a few months ago where a women killed her boyfriend. The complex had no letter sent apologizing for the events as I’m sure they were hoping to let the issue pass with the least attention possible. I will say that management is very polite and we have never had an issue with them after working with both Michelle and Leanne both very nice ladies. My question to the complex would be why would you not have the common courtesy after paying you roughly 33,000 dollars for the time we have been here and that’s not including the ridiculous amount we pay for the conservice bill to reach out to your tenants and offer something to us to make us feel like our safety does matter to you and what will happen moving forward to prevent these issues from happening. I would like you validate why I pay you 2000 dollars a month for rent and lately feels like I should pay much less.

I have been here a week and I’m already regretting this decision. First off, let me say this: I love my location. Corner unit by the pool. No neighbors except upstairs. Love love love it! But inside is where my disappointment is. It’s so sloppily put together. Painting job is TERRIBLE, shower heads are cheap and don’t give a good stream of water, bugs are a problem already, entrance doors need to be replaced, inside door hinges don’t allow for doors to stay partially closed. They swing open, washer and dryer quite old… I was adamant about living here and thus far am very disappointed. Hopefully things can get better. This is a temporary apartment for a couple of years but I don’t want to live mediocre for the rent they charge!!! They have to do better!
TOO MUCH HAPPENING ALREADY! I’m trying to get over the initial stuff wrong but this morning I found the toilet leaking and now the freezer isn’t freezing! This was a very sloppily put together apartment.
Update: They fixed what needed to be fixed and yet ANOTHER issue! My stove doesn’t work! I can’t believe this!
I wouldn’t refer anyone here and the first chance I have, I am moving out! My co-​worker tried telling me. This place has truly fallen apart!

I’m really surprised by the negative reviews. But after reading them I’ve come to the realization that those people probably never lived in an apt complex before (with common things like noisy neighbors, obnoxious dogs, dog poop not picked up, car alarms, landscapers in the morning, etc).
This is my second time living in this community. I loved it so much I came back 5 years later. I’ve never had any problems with the office staff, they’ve all been kind and understanding. The maintenance staff respond to calls very quickly. The apts are huge for a great price (if you rent at the right time, as prices change based on availability). The patios are large, the grounds are well maintained. The pool is clean and the gym actually has working equipment. I’ve never seen rats or mice or roaches or the feces of any of those creatures in either of the apartments I’ve had, or in the garage I had last time, or around the community so I’m not really sure where that comes from. It’s a great family and pet friendly neighborhood.
Here’s my negatives for Pinnacle at Otay Ranch:
— The parking is terrible! I do fault management on this because they do not enforce the parking permits and towing. Everyone is assigned either a garage or a carport and an open space. The open spaces are all numbered, and should be assigned but they aren’t. Because of this visitors, friends, etc all park in these unassigned spaces. There is no visitor parking here what so ever. I have had one person park in my spot, and we didn’t have a paper copy of our lease (because it’s all electronic now) so we couldn’t get the car towed. I do believe that if the management enforced parking permits, and assigned all parking spots, then it wouldn’t be an issue. But if you do have someone in your spot, Western Towing is the company you need to call (it’s not posted anywhere).
— the community gate guard is useless. I’m not sure why he’s there. Half the time they don’t show up until 8pm when it’s supposed to be manned from 6pm on. When he is there, they wave everyone through. No stopping to question and document anyone without a Heritage Park community sticker, or anything. Because I’ve been to other parts of this community, I know they are supposed to stop anyone without this sticker and fill out a form with name, where they are going, and what car and licence plate they have. If our guard was a bit more effective, parking might be better too.
— the paint in the apartments is a flat paint. Every single scuff, scratch and mark from anything shows. It is impossible to clean it off as well because it is flat paint. This is where everyone will get screwed on their move out. They will have to repaint every wall in your apartment when you move out, and especially if you’re military and paid a smaller deposit, you will get billed for it. Big time! On my last move out I was charged $ 400 for painting! I could have painted the apartment myself for way less than that. So be careful of your walls.
Despite those things, I would highly recommend this apartment complex to anyone, but especially those with dogs that weigh more than 25# and children! They are very dog & kid friendly!!! Military as well, but be wary on the move out with the reduced deposit when you moved in.

Update: if you like your sleep, this is not the place for you. People let their kids scream at 8 in the morning … and they’re usually on the patio or in the courtyard where sound carries.
People have yippy dogs who just yip away for hours. Usually starting at 5/​6am.
There’s at least one car alarm that goes off every night… usually around midnight.
Then there’s the lawn ppl … they mow the lawns and use the leaf blower on Monday and/​or Wednesday. These guys are super loud and come around 815 am!
I used to love sleeping with my windows open at night. I can’t do that anymore because I know something will wake me up in the morning. Even with the windows shut, I still get woken up by the loud noises, mentioned above. People need to be more considerate for the other people living here!!!

Don’t come here if you have a dog over 20 pounds. Plus this area is going to trash with all the murders and stabbings and thefts (our garage was robbed within 48 hours of living here) not to mention the enormous dirty rats who pretty much run the property and the brown widow spiders with eggs in all the crevices of the patios. There are much nicer places in this area that I wish we had looked at before choosing pinnacle

We’ve lived here for a while now, and if we didn’t have a pet we would not be living here. I think the worst part about this place is the staff. Aside from the maintenance who are very quick, the office staff is terrible. Anytime a complaint is made, they say they will do or something is being done about it, and the problems still occur. It’s like they only say they’ll do something about it to get us off their back. I have never felt like the office staff truly cares for the residents or listens to them.
Parking is an absolute disaster. Residents are given stickers for parking here, but almost all the spots are taken up by visitors. Cars are supposed to be towed if they have no sticker, but they don’t follow through with that. I’m not sure why they even bother with the permits if they don’t follow through on their end. Cars are only allowed to be parked in an opened numbered spot for no longer than a certain amount of time but there are people who park their cars for days/​weeks and even months and nothing is done about it.
–Residents here are loud, rude, and dirty.
–Ants and rats are a huuuge issue. I don’t think I’ve ever walked the sidewalks and not seen millions of ants. There’s been a few times where I’ve been walking my dog at night and a rat has literally ran across the sidewalk from the bushes.
If we didn’t have our dog, and this place being one of the only places that allow dogs larger than 25 lbs, we would NOT be staying here.
It seems like the only way to get our complaints heard and taken care of is by contacting corporate which I plan to do since the office staff seems to care so little about anything here.

I lived here from August of 2011 to January of 2012 I have to say I loved it here why I moved I do not know why. I am not one complain about maintenance and other stuff I hear people whining about. Yes I know things do break and they do there best to fix it. The place big and spacious and I plan moving there again. I know people say I lived by the main road and it was noisy I had that problem to. Overall it was a pretty nice place and I love the area.

Wow I am really surprised about these reviews that are getting 1 star! I am a current resident here and I have been here for only a few months. I live with my husband who is in the military and our roommate. We have had ZERO problems since we have lived here. it’s pretty quiet most of the time (except for the pets and kids which is to be expected). It is a bit pricey but it’s a nice area compared to most of San Diego. If we need groceries or want to get a bite to eat it’s pretty convenient. We do only get one parking spot, but you are able to park on the street. For 300+ people living here it’s a pretty good environment! I feel bad that most of these people have had a bad experience here, but anytime something goes wrong people are mire likely to post the negative. Also, the staff has always been so nice to me. I needed to print and copy some things for my resume and they said I could come in anytime to print or fax etc. I would recommend this place honestly!

As a customer and resident of Pinnacle at Otay Ranch I am more than satisfied and happy with the service. The complex is always clean and the apartments are wonderful takin care of. The best part of pinnacle is the leasing agents particularly Michelle. I deal solely with her because she is always answering emails quick and takes care of requests both professionally. She will go out her way to help you. Call them and ask for her and never worry. The other negative reviews here are just personal vendettas. I

Just an update. Nothing has changed still terrible. But I just thought I would share the fact that everytime we head down to the pool/​hot tub to relax you can’t walk in flip flops because once you walk in by the hot tub your bare feet are over run by fire ants and possums will walk down to the pool and drink out of the pool. Not to mention, EVERYTIME we are sitting in the hot tub there are the BIGGEST rats running everywhere near you. By the bushes next to you, running through the trash can, in the bathrooms. It’s disgusting and makes me never want to use the pool or hot tub again. No use in complaining… they never take any action to try to fix the problem.

This place us terrible. Always having to fix things. If it’s not the faucets it’s the toilet or the washer and dryer. Super expensive as well. The drainage for the AC condensation is badly design. Water would leak from the ceiling and would splash all over my stuff in the restroom. It spoiled my hair dryer and other stuff I had near the restroom. Something about this area doesn’t make me feel good. It’s one of the reasons I moved to old Chula Vista. Never again will I move here if I needed too.

I have to say, the leasing office has amazing service. This review is mainly for Michelle. She is definitely the super star worker! My sister and I came in about 4 days ago to tour an apartment and were approved literally instantly after filing out the applications. This is the quickest approval time we have encountered during our home search. Anyhow, its now Monday and we are moving in now. I am beyond impressed with the service and quickness at this place. Michelle listened about our concerns and understood our needs (especially about how quickly we needed to move) and she exceeded all of our expectations. As for the apartments, our 2 bedroom is beautiful. There is covered parking, they also have garages, 2 pools and 2 gyms, an office, and so much more. They’re also pet friendly, I noticed doggy bag stands near a trash can so that is definitely great for any of you dog owners out there. There also is a playground on one side, if you have children. The community is lovely, family friendly, and just great overall.
If you’re looking for your next place, I highly recommend you call their leasing office to schedule a tour. Their approval time is literally within a minute, and believe me, you will not waste your time here. If you get Michelle, you’ll definitely be in good hands!

I checked out this place online cause we were moving from Hawaii to San Diego due to my military transfer. Like what other folks mentioned, the area was really nice because of the proximity to stores and parks, good for families with small kids. During the summer months, while I was on deployment, my wife would turn on the A/​C most of the time whenever they are home. She would get the monthly electric bill and it would range around $ 170-​$ 220. At the time, we thought it’s average cause of the A/​C.
We moved out after I retired and for some reason, we’ve noticed that even though we used our A/​C at our new place heavily, we would only get charge from $ 80 – 120. My wife and I thought about our stay at Pinnacle at Otay Ranch, how come we get charged so much when we were living there.
So, for the folks living there and future tenants, PLEASE keep a record of your monthly electric bill. I really think that there is some kind of scam going on over there. Check your bill!

everytime it was reported to management they did nothing and even lied to police to tell them that it didnt happen
they want the complex to look good and the high rent to be something people want to pay

LOW INCOME apartmetns are across the street
while my rent was $ 1622 for a 1 bedroom, the people across the street could get a 4 bedroom for $ 1400 a month AND they would come use our facilities and damage property but management didnt care

THIS IS AN UNSAFE AREA! THE RENT CLIMBED FROM $ 1600 to over $ 2000. I have lived here three years. My rent is outrageous for how unsafe it is here. I have no garage and all carpet apartment. Why should I pay over $ 2000? The Neighbors guest, park in assigned spots constantly. You must have your lease in order to tow people. The security is huge joke. Their all young kids that look high and speed through our neighborhood. They really dont give a shit. The guards at the front let anyone in our neighborhood. The police do not respond to break-​ins or car damage. Every week there are new robberies or car damage. Im moving into a house with 4 bedrooms more space same rental price. I recommend finding a house for the price of rent here. The pool is full of nonresidents during the summer. There’s No parking. Theres dog shit everywhere. I was told there was a dog side and and non pet side. That is bullshit. Everyone has cats dogs loud birds and wild children. Im already preparing for a large bill when I move out. Good luck.

ZERO STARS!!! Place is great but Michelle is a rude unprofessional old bag. She’s nice when your looking for a place to live, but when you move out, your nothing to her. I’m active duty military and currently deployed and she gave me and my wife a hard time. I don’t how she still has a job. It’s obvious by all the reviews and negativity other reviewers. So BRE Properties can just deal with unsatisfied reviews and lose business due to her.

It’s amazing how much nicer landlords are to you while you’re paying them money. This review is updated because I needed to share my experience with lease termination. After almost two years of living here happily, it’s a shame that this had to happen.
I was required to terminate my lease on short notice because of a military overseas assignment. I went into the leasing office and after waiting for about 30 minutes I was finally beckoned to a desk by Michelle, who was the only leasing agent working that day, apparently. I presented a copy of my military orders to her and calmly explained that I would be needing to terminate early. I then acknowledged that, in accordance with the Patriot Act, I would take responsibility for the rent through the end of the next month. She rolled her over-​made-​up eyes. Literally ROLLED HER EYES at a paying customer, and then pulled out a bunch of paper. As she was sifting through it to find what she needed to take care of me, I got the feeling that this was going to end badly. She pulled out the termination agreement, throws it on the desk between us and says «read and sign.» That’s it. «Read and sign.»
I raised my eyebrows, but she was paying too much attention to her manicure to notice. I read it, and noticed that there were only two agreement options. The first is that I would cover the rent until another renter moved in, and the second is that I would pay upwards of 2000 dollars as a penalty fee in addition to all rent payments that I would have been responsible for to terminate early. There were no other options, and neither of those were acceptable within my legal right to early termination without penalty as a transferring service member. I read the paper carefully, and I turned it back towards her and said «excuse me, but neither of these are going to work. According to the Patriot Act…»
The «…» is because she interrupted me.
She must be a mother, because her condescending mom-​tone was on point. She told me «I know that sweetheart, but I really just need you to sign here so that I can push the paperwork and I’ll explain it to management later.» At that point she turned the paper back towards me and pointed at a block of space for a signature. I looked at it and realized that she had slid another piece of paper over the fine print saying that I would pay all of the payments plus a penalty fee so that I couldn’t see it. I was absolutely floored. I almost left. Instead, I picked the agreement out from under the paper, flipped it towards her, pointed at the details, and as calmly as I could, told her that neither of those options were acceptable, that I would not sign for either of them, and repeated my rights. She immediately was released by whatever demon was possessing her and said «Of course! As a service member, you’re entitled to that. You don’t need to sign anything on here. I just wanted you to look at it»
After that, she was very terse with me. Snippy, one-​worded answers, and I brusque set of instructions for move-​out. She informed me that I would likely not be receiving my 500 dollar security deposit back, as cleaning generally takes that much or more. After completing the paperwork, I walked away with a thank you, and she rolled her eyes AGAIN, smiled a huge fake smile, and said «have a GREAT day».
Let me just say that I’ve been paying over 1600 dollars a month to these people for 2 years. The complete lack of professionalism from Michelle, and the perception that it creates regarding management of the company as a whole is absolutely disgusting. She tried to trick me out of over 10,000 dollars, even though the property would likely have been rented by someone else within a few months. She will probably succeed in keeping my security deposit, even though there is NO way that an 1100 square foot 2×2 apartment takes more than 200 dollars to clean. I am absolutely unsatisfied with my termination experience with Pinnacle at Otay Ranch and will never give BRE properties another dime of my money. I work too hard to throw it away on sub par customer service and leasing agents who try to steal it from me. The apartments are nice, but beware the leasing office. There are plenty of places to live in San Diego. Don’t make the same mistake that I did. Consider your options and choose wisely.

My husband and I live on the no pet side and we have little to no complaints. Management is great. Sergio helped us and was super friendly with us from beginning to end of the move in process. The price is a bit high but the apartments are super clean, closet space is huge, access to great amenities and you have a washer and dryer in your unit. Never had issues with maintenance; every time a request has been put in for minor things like blind blade broke off or smoke detector battery needs replacing, been fixed before the 24 hours passed.
Issues we’ve had recently have been with cars that don’t live here parking in our spot (we had them towed-​problem solved) and the kids making a lot of noise in the pool (windows aren’t 100% sound proofed) until nearly 9 pm for the last few weeks… other than that it’s been a pleasure to live here…
