Walters Management

Wow, I just learned of this company and the reviews do not look so good. I live here in Chula Vista and just received a final notification from them, although I never received a bill in the first place. How does this happen? Perhaps this place is managing too many places? I have never received one piece of email or a letter and then I get a final bill.hmm.something is not right here. Never received a letter or bylaws or anything else. How do you pay something that you do not know about? We will see how this is handled. I will look into changing the review to see if this is handled in an appropriate manner. Hoping things start to look better for this company.

I went to this office on 22Dec15 to inquire about not receiving my HOA bill. I had just moved in and my month was approaching to pay my HOA but I didn’t know who to send my payment to. So I go only to meet the girl at the front desk who hands me this sheet to create a login. I had told her that I had Walters Management for my last home so I know that my login and password were printed on my bill and asked if she could provide those to me so I can register. She tells me that «I have to make my own password» again I reiterated to her that the system assigns you a password and she told me that the password is one I can make. So I left it alone. I then turned in my paperwork for my decals and was told that she would give it to the processing person. Here I am a week later and nothing. I was told that I would receive a «phone call’ when it was ready. NO mysterious phone call received. I think they should annotate on the application itself the steps to receive your decals. I have tried to call during working hours only to find no one picks up the phone. I got an email from Cynthia 12/​28/​2015 stating that Elena would provide me with my HOA account password and I never heard back from Elena. No phone call or email. Luckily I received my bill so I don’t need her services. Then I get a phone call from Cynthia 12/​29/​2015 after I left a message on the answering machine stating how I have yet to get his «mysterious phone call» that my decals are ready. Cynthia then states that she has sent my decal paper to the shack and that someone should call me by 8pm 12/​29/​2015. No one called me yet again. I am not sure what to do at this point.
I just feel like I am not being taken care of when I am just trying to be a good citizen.

I’ve edited this review a few times. Bottom line is it has been very frustrating dealing with our management when we pay them for their service so they work for us. Even after problems have been brought to management’s attention, nothing changes or is really followed through with. They contract out services but don’t really manage (keyword here is «manage,») those services closely. Most of my problems have been with the outside services, so my complaints have gone to management, who shrugs.

Three years later after my first review on this company, no improvement. Sent two emails, one about 8 days ago and the other about 4 days, and still no reply. They received one star vice zero stars since they at least have a customer service email address to send questions.

The project manager assigned to my HOA does not return calls or emails. It seems as if I am bothering her by asking her to respond to a serious issue regarding unleashed animals.

I dislike them so much and they have horrible customer service on the phone. They are in charge of 3 HOA’S we have and they don’t really offer a single thing.

Walters Management is the HOA for the Tivoli Villas condos in Chula Vista. The HOA office is located on Boswell Rd. What a waste of a $ 200 monthly fee they are. They are constantly unresponsive to our email inquires. We’ve attempted to contact 2 different people in the office. No replies at all. Ironically, they were good at replying to emails in the prior years.

For over a year the furniture at my community’s pool has been falling apart or coming up missing. When I initially emailed Walter’s way back then I was told that the furniture was on order.
Fast forward to the present and still no action and now the shower head at the pool is missing. There is a pile of broken furniture in the corner of the pool area. A landmark to their lack of concern if you will.
I emailed pictures of the issues to Walters on 16 August and received a reply on 19 August that the issue was being forwarded to management (Ms. Ardilla and Ms. Graham).
It is now 30 August and I have heard nothing back from either. Not even a courtesy email saying that they were looking into the issue.
It seems the only thing that they are timely about is collecting HOA dues. Which seem to never be reassessed even though there have been dozens of units built and moved into since we moved in three years ago.
Makes me wonder where all that extra money is going. Because I know it isn’t going to maintain the pool area.
