Titan Property Management – 24/7 Emergency Maintenance Services

Something smells with this company, and its name is Davina. I called the office to get some information on a rental, and was unlucky enough to speak with a rude front office worker. The poor customer service, short response, and snappy attitude definitely makes me not even want to look at their rental properties.
Recommendation to company. You should hire staff that is professional and friendly. (or at least pretend to be) Davina’s poor attitude definitely cost you a client.

My fiancée and I applied for the property spending $ 70 between the two of us. The property was not available for 2 weeks so we wanted to be sure we got a jump on it. We filled the app and gave the contact information for our rental history. They only handle with email or fax and will not call. Titan was not taken seriously to one of our references as they needed to be called. We also went to a «scheduled showing» of the house that looked more like a auction. There were about 15 other people they also scheduled. Not only that the guy showed up late and knew nothing about the property. We were even told that they have no idea yet when it would be ready for rent. I highly recommend using one of your own emails if you apply for a listing and responding to it yourself if you want to rent from them. Don’t be like us thinking they were serious and blowing your money on a company who is not personal. I wish we could get a refund for our applications.

I rented a property that Titan managed for a year recently in Roseville. Over the course of the year we had a couple things we needed addressed. We had a couple of maintenence problems and each one was taken care of within 7 days or less. (Broken garage door spring and an unwanted critter). One time when it flooded really badly I called for maintenence but it was insanely busy because everyone was flooded and I called back to let them know I could take care of it and the person I talked to was really nice and appreciative and I could tell she really cared about what everyone was going through.
Ryan who is one of the senior personnel was also professional and nice to work with. On one occasion I put in a wrong account number for rent which caused me to be late by a legitimate accident and he took care of it. The biggest thing he did though was give us a couple of months notice when the owner decided no longer to rent. Having the extra notice we had plenty of time to find a new place and at our request he coordinated us moving out a few days early with the owner which is definitely not required by property managers or home owners who you have a lease with.
Finally I would just advise that you don’t put to much weight in the reviews of people whose applications were not accepted. It seems to me like this is just an unfair avenue for someone to vent their frustrations when they never received a service from this business.

Update: After working with Ryan at Titan Property Management, we were able to solve our dispute. Hopefully anyone who runs into similar problems can take a similar course of action.
Titan Property Management manages «properties» that should not be dwelt in. We lived in an apartment in Sacramento that had heating issues, electrical wiring problems, fire hazards, and a landlord that would climb a tall ladder and look into my wife’s closet while she was changing. They did nothing to ease our concerns when we had problems with the property or the landlord. They have also been very unhelpful and unprofessional while we try to negotiate a dispute over our deposit with the landlord. I would not recommend them to ANYONE. Steer clear.

We scheduled an appointment to view a property today. We received several reminders stating how important it was that we showed up promptly at the scheduled time. Well, we showed up 2 minutes before the scheduled time and no one was there. So we called titan property management to find out what was going on. They had some mix up on their end. We were told that we would have to reschedule. My husband left work early to do this. I’m pretty sure the showing agent was leaving right as we go there so, I don’t see why he couldn’t have just turned around.
Now seeing all of these other reviews I should probably be glad it didn’t work out.

I live several hundred miles away and couple rental properties in the Sacramento area. Titan take care of everything for me. If there are repairs to be done they have a list of vendors that they can refer that can do the repairs for a reasonable price, when there is an issue with the property they notify me immediately and we resolve them. They take care of business!!! This is an outstanding Property management company and I am glad to have found them

This is honestly the worst property management company I’ve ever experienced. I was hesitant in even writing a review because it may look like another disgruntled tenant but it’s simply not the case. The employees that work there are unprofessional and incompetent. I could go on for days about how awful they are. I’ll keep it simple and say DO NOT rent from them. If you do, I highly suggest you get EVERYTHING in writing. Everything. Go through every inch of the property and mark every single imperfection because I assure you, they will charge you if you don’t. One of the managers walked me thru and told me don’t bother putting x and y because we already know and/​or have someone coming to take care of it. They never brought anyone in, even after I called to remind them. Any issue we had was ignored. They never fixed a single problem I had. Requested a move out inspection sheet and was told they «don’t do written ones. Don’t worry about it.» And I was charged for everything anyway! When I protested. Asked for an explanation, they didn’t answer back for months. I had to go in the office and they played the «someone else had the info but they’re never here» game. Awful. Illegal. Incompetent. Do not rent from them!

I am very happy with Titan Management thus far. I moved in at the start of this month and had put in for several fixes on the house. Within about a week and half a gentleman came out and fixed everything I had requested. He was very friendly.
I was happily surprised. I do not have nothing but good things to say about this property management company in the time I have been living here, and feel confident future repairs will be fixed correctly and quickly.

I’ve been in a rental from titan for a year now and every time they have had the opportunity they have made it a miserable experience. Three times they have scheduled appointments for them to come by and never showed up. It’s incredibly inconvenient for us to schedule someone to be home for them and they don’t even call to tell us they can’t make it, instead just wait for us to figure it out.
We’ve had numerous problems with the home they would not attend to including black widows in the house, a broken dishwasher, and a broken shower for a YEAR before they finally sent someone out to fix it. Titans excuse was the owner would not pay for these repairs, but once we finally met the actual owner of the home he told us he had no idea any of this was going on and paid for the repairs as soon as he found out.
I believe Titan is lazy and unorganized and I look forward to the day I no longer have to deal with this company.

Clearly… you are doing your best to make me look unjustifiably disgruntled because some one else «beat» me to the rental. I’m beyond that. Your company should behave professionally and provide the process and instructions in the site– which you do not, or I would have done the same as the person holding the property now did. Your rebuttal is useless. I am not the only one this has happened to, by all of the other reviews. Just plain downright unfair rental practices.

I personally would not refer anyone to this management company.
I lived in downtown Sacramento for 3 years and my last 7 months or so of my lease Titan bought the property from my landlord. They give off the feeling of a big company in that you don’t feel valued, you feel neglected as a tenant. My experience was mainly with Susan Slayton who I felt was unprofessional, she made it incredibly difficult to contact. On several occasions they claimed my emails were lost and phone calls were either not responded to or I was accused of not contacting them in the first place. Only later for them to confirm they did receive my inquiries and questions, but without taking any accountability or apologizing.
After I moved to a new property management company, I learned that the reputation of the Miller’s (Titan) is one of a large company where tenants are not a priority. Money seems to be their only driving factor.
Some examples:
While still living under their management I received a formal notice of entry, only after I contacted them did they say it was a ‘mistake’??
We attempted to move from a studio to a one bedroom, because we loved the property, and it took multiple inquires to get a response, but at the same time I saw their craigslist add being updated everyday.
I inquired in messages through their online portal several times, after not receiving a response after almost 3 weeks I finally called and was told by the receptionist that it must be my fault and that my email isn’t working. I suggested maybe there was a glitch in their system and just wanted to let them know in case someone else’s inquiry more urgent than mine wasn’t being processed, and was told that she personally handles all emails and that if she says she didn’t get it that I just didn’t send it.
Friends of mine currently still live there and share these sentiments. Such as those who had major difficulties having maintenance requests processed, some so severe such as a sparking outlet in a kitchen. Other’s had requests that were simply ignored and only resolved months later when they continuously called.
The move out process as stressful as it usually is was enhanced by slow response and poor attention to detail in emails. I value my time and when I send emails I organize them in short paragraphs or lists, when I was finally contacted I was called and asked for information I had already sent them earlier. They don’t seem to value you as a tenant and certainly not your time.
I have had an opportunity to be under a new management company and it comes as a sigh of relief that not all are run this way, there are other opportunities out there and I certainly recommend you explore them.

My home was managed with this company for 8 years while I lived overseas, and if I could save anyone some time & frustration, don’t. Just don’t! The last tenant didn’t water the yards and was never given a warning, and pad-​locked the back gate so the lawncare people couldn’t get in. The lawn in the front had turned to dirt, and yet they collected $ 70 a month for lawncare that wasn’t being done. When I fired Titan, they said they wouldn’t fire the lawncare people because we had hired them, but they never showed up again, making me how many years I had paid for lawncare that wasn’t happening. There were broken windows, the glass on the sliding glass door was broken, there was a pit toilet dug in the back yard, and some major repairs. If you decide to list with this company, they won’t «protect your investment», they let mine deteriorate to the tune of $ 45k. You might want to bone up on contract law because the owners, MIller, are slimeballs. The sliminess isn’t limited to the Millers, unfortunately, my experience with Melissa was un-​returned phone calls, promises to call me back, and then never doing so. These people have zero integrity. They will make huge promises to get you to sign with them and not deliver. They didn’t even do the in-​home inspections required by the Country, otherwise they might have caught the gaping hole in the window that was there for 3 years! As I went through the process of transitioning out of the rental market, they avoided my calls, didn’t «stop by» when they said they would, and couldn’t provide any information to me about my previous tenant «due to legal reasons». They didn’t collect the keys, and none of the keys they gave me to the property were the correct keys. They didn’t make sure the tenant remained in compliance with the terms of the lease agreement. In addition to the $ 70/​mo, the promise to protect my investment, and the general negligence, I cannot recommend this bunch of clowns. I tried to reach out to get some resolution, but all they did was avoid my phone calls. I even stopped by, heard someone call to «Brian» and he answered, only to be told a moment later that he was out of the office for the day. So they are liars too. So unprofessional it makes me want to spit. You’re welcome.

Never in my life renting a house from this company again ! It took over 1 month to receive «my deposit money «which it was just a dam recipe of how much they charged me for the house. $ 500 for carpet cleaning bullshit! 667 for repairs and it was just minor damages like little holes from drilling our tvs to the wall. I gave them a call and the house owner is not there. Asked for the her number they said I could only transfer you to her voice mail!

So far our experience with MPM has been pretty awful.
Our place was not clean and some on the windows and doors were broken when we moved in. We wrote this on our walkthrough and returned it to the company but they never came to fix anything.
NOW HERE’S THE REAL DEAL BREAKER… About a month after we moved in we woke up to find a copy of our house key on the mat in front if our door. A copy we did not make, just laying in front of our house. This means our locks were never changed from the last tenant.
I tried to contact Miller for 3 weeks, but they d not return my calls. I went to the property owner directly to resolve the issue.
Fortunately we were able to get most of our deposit back… We left the apartment in better condition than when we moved in, but we were charged $ 80 because we «did not dust the top of the fridge». Yup.

NO NO NO NO!!! NOT JUST NO, BUT HELLLLL NOOOOOOOO!!! DECEPTIVE BUSINESS PRACTICE, THEY WILL TAKE YOUR APPLICATION FEE, THEN TELL YOU THAT EVERYTHING IS GOOD, MAKE YOU WAIT NINE DAYS AND THEN TURN AROUND AND RENT THE PROPERTY OUT TO SOMEONE ELSE RIGHT OUT FROM UNDERNEATH YOU!!! NO NO NO NO NO NO NO!!!
ANGELIQUE BROWN IS RUDE AND UNPROFESSIONAL!!! she sat on her cell phone checking emails or some other crap while «showing» us the house. Barely even said two words to us. She has a piss poor attitude and couldn’t sell her way out of a paper bag.
…on a side note… Irene is the ONLY saving grace at this miserable excuse for a property management company.

When we moved in the house had not been cleaned. The carpets had not even been vacuumed.
When we moved in the house had 15 small to medium sized items left in it from previous tenets. Miller said they would have them removed but never did.
Oven was broken when we moved in.
We told them about it the first day we were in.
They told us they would contact the home owner.
We called a month later to report that nothing had been done.
They told us again that they would contact the home owner.
We got a call from the home owner.
He said he would come check out the oven.
Two weeks later he came and verified that it was broken.
He said he would buy us a brand new oven.
We did not hear from him for a month.
We went in to miller again and they told us they would call the home owner.
This went on for 3 more months.
Finally they bought an older oven from Craigslist.
We were never reimbursed for when we had the HVAC fixed.
Our Dishwasher broke 3 months before we moved out and miller would not fix it.
Miller would not provide pest control. We had termites, black widows and Cockroaches. We bombed our garage on our own and this had no effect on the pests.
We gave miller written 30 days notice and they claimed that we never did.
Miller made us give them a double security deposit.
