The Verandas at Timberglen

We’ve lived at the Verandas for 3 years and plan to stay a few more. Our first apartment was next to the dog park. It was loud, with people coming and going because the dog park is used by a lot of residents. The complex allows large dogs, and while everyone is supposed to clean after their dog, enough don’t that the poop is noticeable. Our apartment was on the first floor in a 3 story building, and we heard every step our upstairs neighbors took. The ceiling/​floor/​walls are very thin and it sounded like they were stomping, when they were not. Many of the apartments have attached garages and fenced yards. Our apartment was adjacent to our garage and our neighbors garage, too. We heard the electric doors every time they were opened or closed (the same way you’d hear the garage door in a house, just more doors, so more opening and closing going on each day).
The second apartment we’ve occupied is a townhome. It’s a two story 3 bedroom 2.5 bath with 2 fireplaces (living room and master bedroom), attached garage and fenced yard. Not having upstairs neighbors has alleviated the noise problem we had at the other apartment. We have lots of upgrades at the Verandas such as hanging pot racks, double ovens, laminate floors that look like wood, garden tubs, large windows, two-​tone carpet that hides spots, W/​D connections upstairs next to bedrooms, and it’s a gated community (the gates used to be broken and stuck open a lot, so management had them replaced). We also have a car wash that’s free and trash is picked up from our doors 5 nights a week. There is a tow truck that comes through at night and they do remove cars that have expired tags, flat tires, or are parked in reserved spaces.
Most residents are friendly and respectful. There are a few that let their children run wild, or ride their bikes where cars drive, but they are few and far between.
Maintenance is fast to respond to issues. We’ve been super happy with them. The office staff is GREAT and there is low turnover which is nice. You can really get to know the office staff. The manager Bradley is AMAZING! We’ve lived in several apartments over the years and he’s the best property manager we’ve ever had. The complex is owned by Berkshire Hathaway and Bradley has won several awards for best property manager. They really listen to residents and they seem to genuinely care. On a regular basis, residents are sent a survey on how happy we are, new amenities we’d like, how the office staff is doing, etc. It feels like we have a voice and our opinions are valued.
The pool area is resort style. It’s really beautiful. It’s kept clean and is generally pretty full on nice Summer days. Residents are required to wear a rubber bracelet while at the pool, so we’re identified as residents (the pool is so nice non-​residents do try and sneak in, especially from the Section 8 housing across the street).
The complex is large and if you live on the edge, you will hear the occasional person driving by with their stereo bass turned way up, while other people seem to enjoy revving their engines. The police do drive by frequently, but they seem to be coming/​going from the apartments next door (Section 8) instead of the Verandas.
There are lots of really places on the property. There is a rose garden, a rock garden, and several other pretty places to just sit outside. Several buildings have a creek that runs along side them.
If you’re looking for a nice complex where the office staff is caring and professional, I highly recommend Verandas.

Me gusto mucho mi departamento, estoy muy contenta con el, pero hay 3 cosas que tengo que poner para que la gente sepa lo que se atiene cuando decidan rentar una departamento en este complex.
1.- las personas que tienen perros, no dire que todos, pero casi la mayoría saca a los perros hacer sus necesidades y no levanta la popo de los perros, tengo 2 hijas y salimos a caminar a las areas verdes y siempre tengo que estar al pendiente porque hay suciedad por donde quiera!
2.- manteniento en SUCKS! si tienes una emergencia no les importa, tengo 3 días que puse que no tengo luz en mi cuarto y es la hora que no vienen, sin contar que nos movimos a un departamento mas grande hace 5 días y tiene mil y un problemas, tengo cerca de 5 peticiones en proceso y ninguna ha sido reparada.
3.- para las personas que tienen niños por FAVORRRR no agarren piso 3, quizá sean los mas baratos, que en realidad no son nada baratos pero así los tratan de vender, el tercer piso es un problema para personas que tenemos hijos porque la capa es muy delgada y cada paso que das o si los niños corren vas a tener siempre problemas con los vecinos del piso 2, así paso conmigo y terminaron moviéndonos pero no es el caso, ademas no solo soy yo, he platicado con mas mamas y tienen el mismo problema, tengo una que la vecina del piso 2 le manda la policia a cada rato solo porque las niñas juegues a horas del dia.

The property is really nice, except for the dog poop that’s always right by my car. I guess some people don’t pick up after their dog. The pool area is relaxing. I have had a very serious maintenance issue for a few weeks now and no one has fixed it! One of the maintenance men even lied and said they did and closed my request. So I had to go back to the office and explain the situation over again. Now it’s still not fixed, and when I reported it to the manager and my health concern he smirked as if my concerns weren’t valid. I really tried to like these apartments, and they look nice but for 930.00 I suggest you go somewhere else. I really hate it here.

I’ve lived here since July 2013 and love everything about this property. The staff is always super nice, attentive, and jumps at whatever request I have had since day one. The area is pretty quiet, the property is always really well maintained, and I love my apartment :) I lived in another complex almost literally across the street and the difference is incredible because there is no contest this one is so much better. I’m renewing my lease and love loving here. Not to mention the trash pick up service alone is such a blessing. Definitely recommend it to anyone looking for a place in this area.

I lived here for one year.
apartments are remodeled, you can get an attached Garage one or two bedrooms apartments for a really good price compare to other options in town.
it’s very good location right on George Bush and the Toll way and you are on the highway heading North, South, East or west in less than 3 minutes.
Pool area getting kind of crowded, I didn’t hang up at the pool too often because how crowded it was getting.
Gym is kind of small, I didn’t use.
from safety /​security side there are few issues, they do have an alarm set up at each apartment, but it kind of hard to activate and it often felt like there are ppl walking around the complex which are not suppose to be there.
A huge advantage is the apartment team, The Verandas has a GREAT sales and management team, they are just very nice and very helpful, I never felt like they trying to take advantage of the residents by any way and I think when it comes to an apartment complex its very IMPORTANT!
The manager, Bracey is very personnel and very nice as well, After all I can say way more good things about the Verandas than bad.
Very good value for the money you pay.

The verandas at Tinbergen are a very nice place to live, the anteriors are modern yet comfortable and everyone around is friendly. John helped me get my apartment and was extremely helpful. I recommend talking to him if you’re looking for a place, they are very reasonably priced.

Unorganized staff will tell you lies!

Cars get broken into all the time — the office won’t close the gate — they say it would happen anyways. They don’t fix anything and they neighbors are getting worse by the month. Looking for a house ready to get out. Oh and the review from
Lindsey h — she either still works in the apt office or use to. Don’t believe good reviews — the apts «use» to be good — not since new ownership. They don’t give a crap.

The Good: Our Actual apartment was really nice. The floorplan was great. The interior needed some work — which eventually the management company undertook. When we first moved in the property was owned by Lincoln Properties — the staff were hopeless and for the most part took an attitude with everyone. The property was sold to another company and the staff seemed better, except that while they were more pleasant they were just as useless.
The Bad: Our garage was broken into three times — here is the thing. The door wasn’t forced it was unlocked — now you might think maybe a previous occupant, but after the first time we moved garage, it happened two further times and under different management — which only leaves the maintenance crew — quite obviously this is a security issue at these apartments so if you have a garage don’t store anything of value in there — the first time we lost more than $ 2000 worth of personal items.
The new management company are extremely slow to do anything — the lights in our breezeway have been out for months — I have submitted numerous work orders but they never fix them.
We are leaving soon and while I will miss our actual apartment I won’t miss this complex or the people who run it.
Think very carefully before you rent here.
