Absolutely beautiful! We visited here off-​season, but it was still an amazing experience! They upgraded our room for no cost at all and it was beautiful. The water just steps away, the area was full of cute antique shops, a few pubs, and stores not far away. I loved the kitchenette, however a small stovetop would have been helpful. We also had some pretzel bits under the bed.
Aside from the very loud guests above us, we had a great time. I would definitely recommend to a friend, either for a romantic getaway or a weekend with some friends. Very pleasant staff and a great welcoming feeling once we stepped through the door.

Stayed there twice now. And will be back again. Great Location, Great Beach, Great Accommodations! Two pools and a spa. Free Laundry. Great Staff! Very relaxing. Several BBQs for the family BBQ

The location on the beach along the lower cape is excellent, and the rooms have been recently renovated. But it really depends on which room you get, with some having no view at all. I used American Express points, and they gave us the worst view in the hotel. Below are a few observations.
1. The bed was comfortable, and the shower and toilet worked well. The soap and shampoo are good for a hotel.
2. The recent renovation has put way too much in a «studio apartment.» Do we really need a gas fireplace? In addition, the switch for the fireplace is next to the sink and not marked as being for the fireplace, thus creating a safety hazard.
3. Everything in the room we had is tall, to the point where neither my wife nor I could reach the glasses, and we could hardly see our faces in the bathroom mirror.
4. Housekeeping is a big problem. They only make the bed, change the towels, and vacuum, and in our case, they neglected to vacuum. In addition, they knocked on our door at 9:00 AM to do the room. We didn’t have the «do not disturb» sign on the door, because it is plastic and keeps knocking against the door with the wind until it eventually blows off.
5. You pretty much have to unload your stuff into the drawers, because there is no room nor place to put suitcases.
6. The hanging space in the room we had was not even tall enough to hang a jacket or shirt.
7. Check-​out time is 11:00 AM, while check-​in time isn’t until 4:00 PM. Why they need 5 hours to clean the rooms is beyond me. We got there early because we had to change and be at a 4:00 event, and it took a lot of begging with the lackluster office staff to get in to the room by 2:00.
8. They did away with the restaurant they used to have. They have coffee and hot water in the lobby, but they were out of tea bags.

So, first let me say that this place is gorgeous and in a perfect spot. I came here with 9 other girls for a bachelorette party. We had two, two bedroom suites.
Upon arrival, the check in process seemed a bit on the hectic side. They did let us check into one of our rooms way earlier than normal (about 11 instead of 4). So we were able to bring all of our stuff to the room so we could just hit the beach until the second room was ready. The woman at the front desk told my friend who had made the reservations that she did not need her license or credit card to check in, which was odd, but we assumed she knew what she was doing. About a half hour later my friend got a call saying that she needs to bring down her license and credit card to complete check in. Kind of disruptive once you’re all settled in at the beach, but I understand if the woman was new and wasn’t sure.
The beach wasn’t super packed and neither was the pool, which was great! Our rooms were both beautiful. The second room we got had a private balcony and a beautiful view of the ocean. The rooms are fully equipped with anything you may need (including real silverware/​plates/​cups/​coffeemakers). Came in handy when we needed a bottle opener!
The staff seemed very friendly, other than one security guard who didn’t want to let us in after getting back from the bar because he thought he’d have issues with us. I can understand not wanting to deal with 10 rowdy intoxicated women, though.
My only complaint is that tube showers felt somewhat unstable. You would be standing and it would be creaking beneath your feet. That was a bit unsettling for sure.
Overall the resort was beautiful, the price was right and the staff was friendly. I would come here again for sure with my husband and son.

The Soundings Resort, is almost completed in its new build renovations, making it, what I would say is the nicest resort on Cape Cod. The property is located directly on the ocean, featuring 2 pools one ocean side, one soon to be indoor, large out door hot tub.
The two bedroom unit features, 2 full baths, kitchen with full size fridge. Microwave. Dishwasher and sink, fireplaced living room, 3 flat screen tv ‘s, walk out or balcony patio. This is the Best spot to stay on Cape Cod, located in Dennisport.

This place was exactly what we were looking for! The room was incredibly clean, comfortable and had a shared balcony with water views! We were able to leave the screen door open and hear the waves crashing! We had a small kitchenette which was so helpful as we have two small kids! The room was also very affordable, we would definitely return!!! PS they also had a grill available, you can grill your dinner and walk down to private beach.

Just stayed here last week with my husband for our first wedding anniversary. I chose the hotel because I stayed here in the past when I was younger, and the price was very good! $ 610 total for 4 nights with a view of the ocean. They are doing renovations, but we stayed Friday-​Tuesday and they only work during the week so we were only affected by it one day and you could barely hear them working. The room wasn’t five stars, it was small and the bathroom could use some updates. But you have beach access and there is a restaurant. There are also indoor and outdoor pools and a spa. Check in/​out was very easy and the staff is very pleasant. I will be staying at this hotel again, I love it!

dirty spots on carpet, advertises free wifi but there was no connection/​coverage from our room (nor ²⁄₃ of the inn area), and ‘view’ of waterfront = fencing blocking water view. called front desk for a hair dryer they said they had one we can ‘borrow’ — but we had to pick it up from front desk. will not be back.

Just spent a few days at The Soundings. The location is pretty good, the staff is pleasant. The rooms aren’t very nice though. They are renovating, apparently it’s ongoing for the past couple years. Our room was ocean view, which was nice. The beach is very small, the pool is small too. Overall an ok experience. The rooms are definitely overpriced for the state they’re in. Cracked wood paneling, old & dirty rug. Old cracked beat up furniture. The parking lot was full. Alot of people seem to use the soundings parking lot as free parking for the beach. No one was checking for the mirror tags you get at check in. Don’t think I’ll stay here again.

We just came back from a wonderful stay at the Soundings. Although, it didn’t start that way. They matched the
rate for us at 99.00/night. They asked if we minded an old room… I should have known right there. The room was just as disgusting as everyone else has reported. The windows wouldn’t even open to get the gross smell out. The front desk switched our room to the one next door and I asked about the windows in there not opening. She said it was the paint sticking. I then asked if they had any «new» rooms available. She did! We got a beautiful Pottery Barn style studio. It was beautiful! The rooms are equipted with a mini-​kitchen sofa, bed and a big bathroom. The kitchen has all sainless steel appliances and granite countertops. I almost forgot to mention the gas fireplace, great AC and the windows opened. The renovations are looking great and they are very nice. The coffee shop serves a decent breakfast as well. You must try the homemade muffins. we loved it so much we stayed an extra night and they still granted us the $ 99 rate!

I’ll admit that I wasn’t expecting to see a ton of 5 star reviews for this place when I checked it but two 1 star reviews? Jeez I’m glad I didn’t consult Unilocal before booking the room… I may not have stayed here if I had.
Ok so it’s not the Ritz, far from it but I’m sitting here writing this review using The Sounding’s free wifi. Free wifi gets a star from me every time. Love it. The place is a bit dated. Yellow striped and scenic wallpaper circa 1970… in fact the wallpaper may almost be back is style. It’s old but, at least in our room, it’s not peeling. There is some chipping paint but nothing I haven’t seen at the likes of the Mt Washington resort in NH. Yeah, paint chips. Get over it. The Soundings has the basics right. Good friendly service, clean, if dated, rooms and ocean front property. I can roll out of bed and be on the beach in 2.6 seconds. We have a microwave, fridge and sink in our room, not to mention a CD player, all new. The bed is firm and the pillows are ok (I am a total pillow snob and forgot to bring my own this time.) They have an indoor and outdoor pool both looked very clean.
There was a comment in a previous review about the toilet paper. Yeah I agree there. Both the toilet paper and tissues they provide disintegrate before they even reach their destination. Not cool. Invest in better paper products please.
The Soundings is supposedly undergoing serious renovations soon. They could use some spiffing up, to be sure but this is old school classic Cape Cod accommodations. I hope they can figure out a way to keep the old school feel while providing a more modern experience.
PS I kinda like the wallpaper.

My man and I stayed for only one night. I booked a room (deluxe on the ocean, 2^nd floor) a few days before my last-​minute weekend getaway without reading any reviews.
From the moment you drive into the lot the «resort» has a dated look beginning with the sign that looked like it was installed in the 50s.
The lobby was clean and basic. Check-​in was at 3:00 but we were able to check in a couple hours earlier since all the rooms were «ready.»
We had to walk all the way to the back of the building to get to our room which was located on the second floor. I noticed the peeling paint all over the building and the dirty, stained carpet on the stairs. When we entered our room (big rubbermaid trash barrel right next to the door) I knew we were in for a time warp as I noticed the gold mosaic-​looking linoleum floor at the entrance/​foyer. The room was a very decent size. Two double beds with a night table in between them, dresser and mirror, small refrigerator on a small table in the corner. The suite area had a couch with a matching chair and an armoire with a tv.
The view from the deck was excellent. There is no obstruction and I loved listening to the waves roll in and out.
Since we visited before the crowds it was peaceful.
The deck had three white plastic chairs and a small table. The rails had peeling paint. It also had outdoor carpeting that was stained and buckled… very dirty. I would not take my sandals off because the carpet (indoors and outdoors) was that bad.
My sandals kept sticking to the floor in the bathroom. Surprisingly, the rest of the bathroom was clean however the towels were rough and worn.
The toilet paper could be used to sand off the peeling paint out on the deck though.
The beds were very uncomfortable. It had a waterproof rubber cover under the sheets and each time you moved it made a loud crinkly sound. I brought my own pillows so I can’t comment on the resort pillows.
The indoor pool and hot tub was worse than the room.(the outdoor pool was not even open) I was really disappointed here. The water looked clean and clear but the floor of the pool needs a good scrubbing. I couldn’t tell if the floor is supposed to look mottled and brown or of it was grime. My husband said it was grime. Nasty.
The hot tub also needs to be cleaned. The jets were not strong and there was some whitish-​looking substance on the sides of the tub. There was mold growing on the walls of the pool room. With all the humidity in the room I don’t know why they would hang fake plants in here. weird.
The sauna is upstairs and past the coffee shop. We had coupons for free breakfast but I was concerned with cleanliness and it was in the same room as the pool.
The sauna was in the corner of a loft area upstairs where it looked like the last party held in this room was years ago and noone ever cleaned up. There are chairs and tables still set up but also piles of chairs haphazardly stacked against a wall. The carpet is stained and dirty. It looked like «work» was started but never finished. I don’t know why the establishment would allow the sauna to be used considering it is located in a room being in this condition.
I think The Soundings was a great resort back in its «heydey»…whenever that was. It has a great location which seems to be its only draw. I have read that it is going to timeshares and one half of the resort was in the process of being rebuilt. It is a shame that it is still being rented out in its present condition and the prices are not worth it. Our room was normally $ 175 but was discounted to $ 135 since it was early June. In high season the room we had is $ 270.
The Soundings has such potential because of its prime location on the ocean but even the location is not worth it.
