We are a Long island North Fork Bed and Breakfast located in East Marion, NY near the old whaling Village of Greenport NY. You can expect luxury and romance and great gourmet breakfasts, attentive and knowledgeable service and an opportunity to commune with nature and the other guests.

We were inducted into the TripAdvisor «Hall of Fame» in 2015 after winning their Certificate of Excellence six years in a row. Arbor View House Bed and Breakfast is a North Fork Long Island Wine Country B&B known for its standard of excellence and offers Romance, Relaxation and Rejuvenation. Arbor View House guests has voted it as one of the very best in the business.

History

Established in 1999.

This house was built early in the 18th century (circa 1780) and was originally in the Federal style. It was a small house with the entrance at the side. In 1873 it was purchased, added to and renovated in the then current Victorian manner by Captain Vail. The Vail family is one of the earliest families to inhabit the North Fork of Long Island. This house is one of three remaining houses built or renovated by whaling Captains in East Marion, originally called Little Oysterpond, (Orient was called Big Oysterpond). Capt. Vail is buried in the local cemetery along with many other Vails.

This old house is a work in progress. The innkeepers, Veda Daley Joseph and Wilfred Joseph, have done a masterful job of restoring this old house to its former glory, by updating all the systems and adding bathrooms to each of the bedrooms. Wilfred, who has restored several old homes including one other Captain’s home in the area, has made this his proudest project yet. We have a new project underway

I am an entrepreneur and a techie, not quite a geek. I do all the work on the house; plumbing, electrical, painting, some gardening (the heavy lifting) and the marketing and the web technical stuff like SEO.

We originally renovated the house in 1999 modernizing it with private bathrooms and WiFi and am slowly restoring it to its former glory. It is expensive and time consuming but joyful and rewarding.

Veda my wife does all the cooking and the gardening. She is an amazing cook and the reviews tell it all. The garden is a work in progress and every year she creates a new oasis. She has grand plans.

We were welcomed with a smile at the door by Wilfred. As we were led into the living room, his relaxed demeanor set the tone for our two day getaway. We enjoyed tea and conversation and a few laughs. Wilfred brought us to our room which was romantically decorated and impeccably clean. We woke in the morning to the aroma of fresh coffee and breakfast. The breakfast was plentiful, delicious and presented a variety of choices. Who would think that garbanzos could be served for breakfast? They were a delightful additional! Veda, you are a great cook and you have a great smile! By the way, both Wilfred and Veda joined us for breakfast along with the other three couples who were also staying at the B & B. Although rain was in the forecast, Wilfred’s suggestions for activities were right on the mark. We had a wonderful, relaxing time. We’ll be back!

Look no further, this is the place to stay while exploring the wine country in Long Island! My husband and I spent the most wonderful weekend at Arbor View, by mid september. Wilfred and Veda are amazing hosts, the B&B is quiet, charming, clean and cozy. While Wilfred takes care of you through booking, check in and other innkeeper cares, Veda makes an exquisite breakfast, you won’t have anything like it anywhere. Both make you feel at home the whole time. Plus, you can totally trust their recommendations to enjoy your time and explore the North Fork wine country. We will definetely come back.

My boyfriend and I stayed at the Arbor View House for Labor Day Weekend 2015. I wouldn’t have wanted to spend the end of summer any other way! This is a nice place to stay for couples any age. My boyfriend and I are in our late 20s. It was a nice relaxing, romantic weekend. Wilfred and his wife were very welcoming. They were so helpful with planning our daily and night activities with excellent recommendations. We also got a discount at some wineries for staying at the Arbor View. We stayed in the zinfandel room. Every morning Wilfred cooked delicious homemade gourmet breakfasts’, where we got to enjoy the company of other couples along with Wilfred and his wife! I would definitely recommend this place to family and friends. Very pleased with this bed and breakfast!

Staying at the Arbor View really made my boyfriend’s and I anniversary extra special! The grounds and rooms are amazing, plus the fresh baked cookies upon arrival did not hurt! The hosts Wilfred and Veda are phenomenal! Wilfred will keep you entertained with his stories and knowledge of the area. Come with an appetite, because Veda is an exceptional cook and her breakfasts are the best I ever had at any B&B! They both provided us with excellent recommendations for dinner, wineries (including vouchers for complimentary tastings!!) and the beach. Really enjoyed my stay, it was like a home away from home.

stayed at Arbor View 8÷23−8÷26. What a pleasant experience. Innkeepers Wilfred and Veda are great hosts. Very warm and welcoming. Each day starts with coffee at 8am but the highlight is the breakfast which usually gets going around 9:30am. This is not your bagel and cream cheese breakfast. I’m talking scrambled eggs, mushroom and spinach omelets, turkey sausage, freshly baked biscuits, french toast casserole, fried plantain, avocado, tomato and cucumber salad, etc. The innkeepers sit down with you and the other guests and we all eat together and have great conversation. This is something very special that I have not experienced before at other B&Bs.
The grounds are beautiful. Plenty of space to relax and read a book or meditate etc.
Arbor View is in East Marion but it’s just a 5 minute drive to downtown Greenport and about 20 minutes from Orient State Park and Beach making this a prime location. Innkeepers are very knowledgeable about the local vineyards and the restaurant scene.
The rooms are quaint, with a warm feel. This is the place to be. Will definitely be returning!!!

perfect perfect perfect!
my boyfriend brought me here for a surprise 30th birthday get away, which turned out to be a beautiful proposal perfectly executed by my fiancé, wilfred and veda!!! Wilfred and Veda, the owners, helped my BF plan out get away. They lit candles when we reutned from dinner and had a rose pedal bath waiting for us and a bottle of champagne. The food was INCREDIBLE! Veda is an amazing chef and baker, and I really wish I pocketed some of her warm oatmeal raisin chocolate chip cookies.
Thank you Wilfred and Veda for this experience. I can NOT wait to come back!!!

I stayed at Arbor View House Bed & Breakfast 9⁄3 and it was the perfect rest and relaxation I needed. Proprietors, Wilfred and Veda, provide a warm welcome. They are well connected and knowledgable about the North Fork community, wineries, and restaurants. Whatever you tell them you are interested in doing, they are quick with recommendations and directions how to get there. Wow — just got home from weekend out east and Arbor House surpassed all it’s reviews. Wilfred and Veda are truly nice people and great hosts — very interesting and fun. I stayed in the Champagne Room — very comfortable, extremely clean, charming, great bathroom. This room was like a suite as you enter its private entrance the bathroom is straight down the private hall and the bedroom is through a door to the right. When you open the bedroom door and step down into the room (sunken bedroom — very cool) you will be really wowed to see one of the most charming rooms i have ever stayed in. very spacious and many amenities, wi-​fi, flat screen, great sound system etc. You must also notice the small details that are attended to every day — fresh water bottles and fresh flowers. The rest of the Inn is also just as charming — cocktails on the upstairs terrace with friends overlooking beautiful gardens was really enjoyable. Breakfasts are included and to call it breakfast doesn’t do it justice. Veda’s cooking was outstanding — mixture of familiar and deliciously unfamiliar treats. When she started cooking and the smells started to spread i had no problem getting downstairs. This was comparable to the best brunches, everything delicious. She is a master chef. The area has lots to do, the wineries get better each time i visit the area. Greenport is fun and is a great starting point to visit Shelter island, Sag Harbor, East Hampton etc. The amazing breakfasts (which were really brunches) easily held us over to dinners. Really great restaurants in the area. I highly recommend The Arbor View House. We will be back there soon.

My wife and I recently spent a weekend at Arbor View House and couldn’t have been more pleased. Veda and Wilfred were the most gracious and generous hosts. When we arrived, a freshly-​baked cake and refreshing ice tea awaited us in the parlor.
Saturday and Sunday morning breakfasts were bountiful and very tasty — the best we’ve ever had at any B&B. Veda and Wilfred joined the guests each day, and we so enjoyed our conversations.
Our room was perfect, the house and grounds are gorgeous. We really couldn’t have asked for anything more, and we hope to return!

Great B&B! My wife and I stayed here for the last portion of our honeymoon and it was amazing! Wilfred and Vida are incredible hosts and the house is right between Greenport and Orient Point, so you can ride a bike anywhere. Highly recommend staying here if you get the chance. You won’t be disappointed!

My husband and I just returned from a weekend escape to the North Fork to celebrate his 40th birthday. I chose Arbor View B&B for our stay mainly because it was a last minute decision to travel out east and on such short notice, they happened to have had one room available (there are 4 rooms to select from in the house) where most places were booked. I was comforted by the positive reviews I found online and the fact that it was a b&b. Since having kids, we haven’t been able to enjoy this kind of lodging.
Everyone looks at things differently so what appeals to one doesn’t necessarily appeal to another. The house and host met and/​or exceeded our needs. We had a clean room, fresh towels, a/​c and ceiling fan, comfortable bed and a huge breakfast! Coffee was served at 8am in the living room and breakfast came closer to the 9:30 timeframe. We ate outside on the patio with all other house guests and the innkeepers themselves; Wilfred and Veda. Some find this odd, I find it charming. If you want to be unknown, stay in a motel or hotel. This is one of the nice quirks about staying in a b&b.
In the late afternoon, tea or water and a sweet treat (day 1: tea biscuits and brownies, day 2: brownies) as well as a savory snack (day 1: turkey meatballs and spanakopita, day 2: pigs in a blanket) are served. If you stop back at the house, these treats will await you. All food is lovingly prepared by Veda.
If you are looking for a memorable stay by Greenport and all the vineyards, be sure to visit Arbor View.

Me and My wife had a great time at Arbor view. We originally had planned to only stay one night but then extended our stay. The room was fantastic and very clean for a B&B. Our room included a fireplace and its own bathroom with Jacuzzi. We loved the morning breakfast conversation with Wilfred & Veda (innkeepers) who made us feel quite at home. I would highly recommend this B&B to anyone who has never been to one before This is what quality service is all about.

Can’t imagine going anywhere else or not returning in the summer. We enjoyed our selves immensely. Veda kept us well fed with her delicious island style breakfast, with a dish or two specifically prepared for you and your culture. I thought that was very thoughtful. I can’t say enough about The Arbor View House. It is a must try if you are looking for a place that is warm, Inviting, clean, friendly, well kept, and entertaining. My wife Maria and I went to the Arbor View House Bed & Breakfast for our 1st wedding anniversary. We decided on staying here for multiple reasons:
1. The location is perfect as it is within a few driving minutes from all of the vineyards and farms. Also, just next to Green Port which is a cute little town with a lot of places to go to dine just a couple miles away.
2. After reading trip advisor and Unilocal reviews we knew we would not be upset.
3. Affiliated with the North Fork Bed & Breakfast Association
We have never stayed at a bed and breakfast before so before we got there I figured it would be somewhat similar to a hotel. I knew that was not the case when I got a phone call from Wilfred at 3:07pm on Friday saying I was late for check-​in (which is at 3pm). I apologized and said I would not be there until 7pm. This just showed me that they truly care about there guests because they prepare for your arrival.
When we finally arrived Wilfred greeted us and sat us down and gave us many recommendations for dinner and wineries. He also asked us about what we like and don’t like to eat so they can prepare breakfast towards our liking. My wife is extremely picky when it comes to food but they did not let her down because she loved breakfast both mornings.
Our overall experience at the Arbor View House was amazing thanks to Wilfred and Veda. They were both extremely warming and can keep you talking for hours. They are the perfect in-​keepers and I recommend staying here with no questions asked.

I had a wonderful weekend at this B&B and would recommend it to those looking for comfortable, beautifully quaint accommodations with a very homey feel. This being my first trip to Long Island wine country I wasn’t sure what to expect. The hosts were knowledgeable about the area and gave us good directions for getting around, as well as some history about the area and its grand old homes.
The breakfast part of this B&B is absolutely delicious! A departure from your usual fare, it was perfectly spicy, the baked goods were sumptuous, and everything was freshly cooked with love. My one suggestion here would be to allow guest to have the option of a quicker, more flexible breakfast, perhaps some of those yummy scones, coffee and fruit «on the run.»
There’s so much to enjoy in this part of the island that I plan to return. We went in April so there was still a chill in the air, but I think every season has something to offer. Good times!

Needing a weekend getaway and Groupon were the reasons I stayed at Arbor View House. This was my first B&B and I had Groupon buyers’ regret, but I am thrilled to say that I had a wonderful time.
What to expect:
Friendly hosts, family style (with all guests and the hosts) breakfast with an island twist and otherwise a quiet household.
Please tell the hosts any food allergies and if you prefer non-​spicy food selections for breakfast.
This is not a B&B for you if you are «not a morning person». Or if you want to be anonymous.
Arbor View House is close to downtown Greenport, State Beaches, and various wineries. I went during the off season and all weekends were fully booked.
Call at least 2 weeks ahead for reservations. They will not valid expired Groupons.

My wife and I stayed here recently after taking advantage of a Groupon offer that included two nights at the B&B, a coupon for one of two local restaurants and some additional offers at a bunch of wineries local to the area.
We both really enjoyed our stay. The room was large and comfortable, had a large flat screen TV and a fireplace (we didn’t need the fire place as the weather was warm) The B&B also offered wireless internet access.
The ground were quite lovely and very well maintained. There were a few nice areas where one could sit outside and just enjoy the relaxing surroundings.
The breakfasts we were served each day were wonderful. The hosts, Wilfred and Vida were both very nice and very knowledgeable about the local area, sharing tips on places to check out, eat, etc,

My first BnB. I never thought having bfast in your good day jam jams with strangers can be so… delightful!
The hosts of the house (Wilfred & Veda) were absolute dolls. They were friendly and entertaining, but also respected one’s privacy. I am not a big talker and they knew that, but they didn’t make me feel terrible for not participating in general conversation.
Our room (Merlot) was decorated with deep red tones and the bed was super comfy. We had our own private bath which was nice. The TV is incredibly small, but I guess we’re not here to watch TV right?!
If you are used to hotels like I am, this intimate way of travelling is definitely something to get used to. But once you’ve accepted that this is NOT a hotel experience and you are here to have a more «homey» feel away from home and make the best of it, Arbor View is a great place to experience this.

Thanks to groupon Armin L. and I ended up spending here for three days and two nights during our spring break this year. This was the first time that I have ever been to a bed and breakfast so I wasn’t sure what to expect. This place is on the same route as a lot of vineyards so the purpose of this trip was to get our wine tasting on.
The house was very large and had a gravel driveway where we parked both nights. We were so fabulously awkward when we got there that we just circled the entire house like predators before finally ringing the bell (by the back door)
We were greeted by Wilfred who (as we were several hours early), gave us maps and lists of wineries that we should go to and places we should go for lunch (the health food store/​restaurant Market has a great chicken salad sandwich). When we made it back he had set out tea for us and very professional looking chocolate cake made by his wife Veda. After we went upstairs to our room which had a nice view of the back yard, hotel level towels, robes, free wifi, an electronic fireplace (holla!) and wine glasses for continued drinking in our room (seeing this made me feel better because knowing that you’re staying in someones house, I never know if I’m allowed to eat in my room because I’m sure not allowed at my moms house). They had a maid who cleaned our room the next day and refreshed the towels.
The bed was very comfortable and we had two extremely good nights of sleep on it. Breakfast was always large with homemade biscuits and muffins and plantains. They check what your food preferences are in advance so that you aren’t served something you wouldn’t eat. We had a seafood stew one day and turkey sausages. We were served fresh fruit before each meal along with fresh squeezed OJ and water and coffee.
So essentially what I’m trying to say is that we were extremely spoiled in comparison to staying at a hotel but at the same time they were hands-​off in the sense that you don’t feel obligated to spend every waking moment with them when you aren’t out and about. Wilfred is the primary entertainer who tels lots of insightful and funny stories and isn’t shy about sharing his opinion on various topics.
Things that could have been better (although they didn’t warrant removing a star)
— the floorboards were a little creaky so I felt guilty about moving around too much when in the room although Wilfred made a comment that you can’t really hear anything
— we couldn’t find the iron even though we had an ironing board but we never asked for the iron
I would recommend trying to stay here on a Friday/​Saturday of Saturday/​Sunday two night versus the Thursday/​Friday because many wineries are closed on Thursdays and there is also a bus that can pick you up and bring you to multiple wineries so you don’t have to drive. Armin and I just had a really awesome time and it made us see the advantage of a B&B over a hotel and the area around this is a nice change from the city life.
