Do not be mislead by the poetic advertisements for the most expensive ghetto apartments in Encinitas. 2.5 years experience here…
1) Staff: God bless the superhero maintanence man who kicks ass fixing nasty old appliances, fungus growing from the walls, moody pipes, «new» fixtures literally falling off the walls. And the poor manager who sends out eviction notices after 3 days and rent increases (4 times since I moved in). The corporate asswipes who own the place have her by the balls. It’s not her fault.
2) Pool/​Gym/​Laundry: Enjoy the sparkling ice cold dirty pool with 10 kids screaming and pooping the the water. Never once saw a person using the gym, probably because it smells like urine and the 4 machines are pointless. New residents will enjoy the remodelled laundry room, but us elder residents remember when only half of the 1990 machines kinda worked.
3) Guest parking: There is none. For nearly $ 1700/​month, guests need to park down the highway and enjoy a 15 minute walk uphill to visit you. And don’t worry about those tow signs, if someone parks in your one spot the management refuses to tow. Enjoy your 15 minute walk with groceries in the middle of the night!
4) Remodel: Over 60 residents moved out in one month after they forced us to endure weeks on end of them ripping the balcony and walls off to cover up the rotten framework… with no rent discounts for disturbing tenants rights to peaceful habitation. AND increased our rent!
5) Pets: How awesome, they are pet friendly! Wake up every morning to the stench of urine and the neighbors unleashed dog taking a shit on your pet free front doorstep every morning. One dog walked into my house and took a piss in my living room. Don’t worry, it only costs $ 500 non refundable deposit and an additional $ 100/​month rent.
6) Neighbors: There are some cool people living here, but also families of 8 living above you, a drunk child abusing mom who you have to call the cops on every month next door, the asshole who beats his girlfriend every blue moon, and guns pulled in the driveway over a moving truck in the way. And when you call security, your neighbors send you threats. Classy.
7) Noise: The walls are paper thin, so when you play a tune mid afternoon during normal hours your neighbors call the cops on you, regardless of their Fox News and rap music rattling your own windows all night. Oh, and when the pipes burst on three different occasions at your neighbors house you will be serenaded by jack hammers at 3am.
8) Nature: The only place I could catch a ray of sunshine is by sitting in the parking lot. It’s all concrete pathways with a few trees scattered here and there among piles of dog shit. Oh, and pulling out of that driveway onto the highway is a death wish.
9) Lease: Sixty pages off bullshit covering every single point in their favour, beautifully penned by a lawyer so that even if you have the right to sue, YOU have to pay all THEIR lawyer fees if they lose. I kid you not.

Wanted to thank Leila for being such an amazing property manager here.
My wife and I are from out of country pregnant (first time :-)) and needed a place to rent quickly as our previous lease was up.
Leila was very pleasant polite respectful and really helped us look around at the available units. Once we were approved she made it extremely easy to come on in. There have been a few things here and there needing tending to since moving in and she’s been very quick to ensure we have them addressed right away.
What a pleasant polite individual. Overall someone I believe is an absolute asset to this property and I hope is recognized as such by those she works with at their corporate offices. In my opinion her company couldn’t pay her enough :-)
Her level of service is exemplary.

Will definitely recommend your property in the future as a result of your awesomeness.

Yet again, another wonderfully appointed Manager. I am SO TIRED of being harassed at this place!
I pay rent on time, and include utilities which I estimate because they can vary~especially because I have been away most weekends. Low and behold I came home to a lazily placed notice on the door of a 3 day or quit notice, OVER $ 11.00!
Are you kidding me? Zero tact. Because the manager is TOO LAZY to email or give a courtesy call, she posts an eviction notice??? Literally the most off putting property I have ever had the displeasure of encountering. TACT is something that is sorely lacking here. Do yourself a favor and avoid this place. Each replacement is a poor replica of the last one.

Toured the property but do not live here.
First thing I noticed was that no one has their dogs on a leash. I LOVE dog friendly, but not having your dog on a leash when they are in front of their territory (your apartment) is not smart. Since when did dog friendly mean let your dog run free?
I noticed a woman killing a huge bug of some sort outside of her apartment right before she entered with her off leash dog. I was still willing to remain positive.
The grounds are «garden style» which means there are older trees and foliage which is nice.
Unfortunately the noise from the street sort of ruins that serenity. The pool and Jacuzzi need a major renovation. Nothing special or inviting there. At all.
The one bedroom was supposed to be 700 square feet but seemed much smaller.
It was dark and faced the dirt hills outside which made it seem closed in. (Your view is of a dirt wall.)
The appliances were VERY outdated and cheap white.
The carpets were also just cleaned but just kind of yucky.
For the size and for what they charge I would have expected at least updated appliances and false wood flooring.
I love Encinitas so much I wanted to like this apartment but the smell in there and the no a/​c and a dollar 75 to wash and dry.
Very overpriced for nothing but the real estate.
The person who took me on a tour was very nice.
I just couldn’t get out of that dark, old apartment fast enough.

I’ve been living here for 2 years now. So far I have had black mold that took them several weeks to take care. As a result I had some health problems that the management wouldn’t even so much as apologize for, let alone reimburse me.
About a year ago they took away ALL of the guest parking. Fine, I can deal with that. More recently, they’ve made BS rules that do not allow any parking for visitors after 7pm. Even in my own private space that I pay for can’t be used by my guests. So now I can no longer have my girlfriend spend the night and I can’t have family or friends come stay with me AT ALL. Forget about entertaining guests or having poker nights or anything fun at all. The owners and everyone making these rules can go screw themselves. What they’re doing should be a crime. Quail pointe sucks. DO NOT waste your hard earned money here.

The manager is compentent but we just found out she quit today, the issue is the management company. The rent pricing is high for the quality of units. The units are not accurately rated for size, be mindful they are including the outdoor space in their supposed 700 sq. ft. for a 1 bedroom /​$ 1495 per month and the 900 sq. ft. for 2 bedroom /​$ 1750 per month. Pricing doesn’t include water & trash, has no AC and their «heating unit» is an electric wall unit that is original to the building and is scary as hell.

Despite being «supposedly updated» the units are still lacking. We moved in 2 months ago after doing a tour of several units that are dog friendly. It had a visual look of being updated UNTIL you start looking at the details after we moved in. The kitchen & bathroom cabinets are the original ones, they just painted the cabinets in the kitchen & bathrooms, replaced the original interior doors and the paint is starting to bubble in the cabinets. The windows are single paned glass throughout the building, Shelley L. is spot on about the lack of air flow due to the poorly placed windows. One doesn’t realize that until you move in. The columns on the balcony are showing substantial termite damage that neither of realized until you move in. There are NO guests parking at this unit and the company that tows away the cars have a horrendous reputation of towing cars without cause.
We have gotten friendly with several of the residents who have lived here for a number of years and their rents are almost as high as ours and are outdated. This is how we know the owners haven’t replaced any of the cabinets. They still have the old toilets despite the fact that the low flow toilets are required to be replaced by property owners by law. The company that is supposed to keep the grounds does a horrible job, they literally blow dirt right towards the units and balcony spaces, the dirt has dried animal feces and litter.

I wrote this review maybe 10 different times, but I want to make sure you actually read what I have to write before making a decision to live here and my frustration with this property makes it hard to constructively review.
Unfortunately, I was forced to give one star. If given the choice I would give 0, but since I have to give one I’ll present the one positive about this place: there is a roof over your head.
I have never been so perturbed and so frustrated with an apartment complex or a property manager. I wont even get into the noise but, if you like swarms of police squad cars speeding up your lot with guns drawn, this is the place for you!
Furthermore, if you like knowing that you’ll never find out why such incidents have happened because the property manager doesn’t understand the concept of proper communication, this is the place for you!
If you like hearing your neighbors being mugged (we can only assume this as there was no notice given to the residents of the complex), THIS IS THE PLACE FOR YOU! It only happened once, but I’ll tell you who didn’t inform the residents to be safe. the property manager. Good thing residents pass events around. and that I could hear the whaling of that unfortunate woman who was screaming after the incident.
I could honestly ramble on for pages, but the point is that this place is absolutely garbage. It is loud, it is NOT SAFE, and there is ABSOLUTELY NO MANAGEMENT PRESENCE TO WATCH OVER THE COMPLEX.
I don’t know how this position was granted to the property manager, but it was a big mistake on the part of Property West and should be revoked.
But you know, I can’t put all of the blame on the manager… she does have a supervisor… WHO IS JUST AS WORTHLESS.
I nearly lost my job because the property manager did not have the ability to stop people from ILLEGALLY PARKING IN A HANDICAPPED SPOT and I was unable to make it to work on time for several weeks straight. In fact, I would often get blocked into my spot and if I wanted to go somewhere… well I was screwed because even the tow guys have been told to wait for the property manager… who DOES NOTHING. When I called the regional supervisor… no response. When I called again some months later for a different issue… no response.
We had several other residents attempt to complain as well… seriously, it’s a group effort just to avoid the property manager.
You are literally screwed if you move into this complex.
The property manager does not understand her duties, nor her place in that environment, and should not be allowed to continue in her position.
It has been 22 days since I moved out and I have still not received a deposit check nor have I received a statement listing any issues with my apartment… although there were none and everything was fine, there was still NOTHING in the form of communication and I am currently awaiting $ 500.00 that is being held with no explanation. But the person who is reading this. I’m sure you’re wealthy and wouldn’t care if they held your money indefinitely.
I have now emailed the property manager informing her of her state mandated duties and it seems as if I will be ignored. For this, I will update the post as needed.
Whoever is reading this… you are your own person and can make your own decisions. But take this into account. And the first person who reviewed this complex… take that into account also.
I am not finished with my issues at this complex and if my hatred for the property manager did not run so deep I would not feel so compelled to follow through and warn you.
