12:45 Team – Keller Williams Capital Properties

I live in a high rise and every month we are peppered by dozens of large post-​card mailers from this business, piled high in the recycle bin. Such a waste of paper, mailing costs, etc.
As I have no intention to sell my unit, I asked the business to remove a name from the mailing list to reduce waste. Surprisingly, they refused.
That’s the first time that I’ve ever had a business openly refuse to honor a simple request like that. Couldn’t they at least have passed along my request to their marketing/​mailing company?
I would never do business with this company.

When I started house hunting, I was set on a particular community in which Nate Johnson and the 1245 team practically own to sell. I looked at TONS of units in this community over a 4 month span and finally found one. I’ve now been here for almost 2 months. Shortly after I moved in, I found out there was a «main facility» with a full gym and pool. The hours of the facility are terrible so I had to rush from the city on Wednesday which is the only day with late hours. Once I walked in the door, I was told that they didn’t receive the ID’s from the previous owners and that I was now responsible for it — $ 20 total. While I understand that this isn’t a lot, it was the principle and I was pissed. I let the lady have it and she got all my paper work processed and advised me to get in touch with my agent who should have been familiar with this process. How are agents responsible for knowing the policies and procedures of every community in addition to showing homes? I contacted my agent 3 weeks ago who has reached out to the listing agent twice to contact the previous owner. The listing agent has not heard back from the seller. Why would they? We closed, they have nothing to do with it. And now, I am screwed with the charge for the materials that they did not return upon move out. I’m assuming since Nate Johnson does majority of the sales in this development, he knows about this. Someone needs to train your agents to advise the owners to return all materials. Instead I get to be welcomed with an unexpected charge.
I did contact Phillip Johnson hoping to get this resolved. If 1245 offers to pay for the cards from the previous owners, I will revise my comments. Otherwise, please make sure you keep an eye out since your agent probably will not tell you.

Nate and the 12:45 Team were absolute Rock Stars when it came to selling our house. The level of professionalism exhibited by each and every member of the team is unmatched in my opinion. In short, our house sold in 3 weeks which is far better than similar properties in our area and at close to list price which again is better than the average return on similar properties in the Leesburg market.
As I stated before the level of service demonstrated was unmatched but it was the little things that really separated the 12:45 Team from the masses. They anticipated all of our concerns prior to them being obvious to us while their expertise of the market allowed them to price our house at the appropriate level. In my estimation, what really set the 12:45 Team apart was how every member of the team exhibited the same level of service, expertise and professionalism as the last. We are starting to work with the team on finding our new home and their level of expertise and service on the Buyer Side is as impressive as it was on the Seller Side.
Finally, I was so impressed with the 12:45 Team, that I decided to leave the Private Sector and become a member of this high achieving team who works together to exceed expectations while helping people with one of the most important financial decisions they will ever make. I truly wanted to be a part of what they are building and if that isn’t a testament to the 12:45 Team then I don’t know what is.
