K M Resorts of America

We have been members for a bout 2 years and have had mixed results. Sometimes they are very accommodating and so nice, and sometimes they blatantly lie. I personally think the dues are way to high for the parks, most of which are a bit run down and need serious upgrades. But the parks are clean, and they have strict rules that stop guests from infringing on other’s privacy and need to R&R. To be honest, my biggest complaint is the lack of reliable Wi-​Fi, for which we have to pay a daily fee. They use un-​unreliable low budget Wi-​Fi gateway, Cloudtrax, so they can control speed and access. For someone who still works, and needs Wi-​Fi to do so, it just plain sucks! McDonalds has better Wi-​Fi. It can be pretty annoying when you can’t even check your email without multiple log in attempts. It is the same at all of their parks except Beachwood, which has a more expensive pay as you go system operated by a local company but they don’t restrict the time or how many devices you use. Get with the 21^st century KM!

These people are absolute shysters. Do not under *any* circumstances fall for their marketing or take a presentation. We did, once, in 2103 and I have been bombarded with telemarketing calls trying to pressure me in to taking a membership. They will not stop, I’ve blocked the number several times, but they find a new one to call on. I’ve asked 10+ times to be taken off their list, database, whatever, but they just ignore the request. I am considering legal action as this is now constituting harassment.
Avoid at all costs.

The Good
Got a call from Summer out of Fife, WA office offering a full camping membership for 1 year for $ 350.00. I was told this included all KM resort parks and either rpi or coast to coast membership. We have camped with KM at Ocean Breeze 2 times with our friends who are KM owners the Pitchers. We loved it so we decided that we would try it for a year and see how we liked it. It would have been a good deal $ 350 at $ 30 a night is about 12 nights. That’s about how much we camp each year.
Ocean Breeze is in Ocean Shores and is truly a wonderful place to relax, has a great staff, clean restrooms, nice facilities, wonderful activities and its a nice place not to far from home.
The Bad
Its a bait and switch scam. We went in December 17^th to pay for our membership and get our cards and was told the membership was to 1 KM resort park only (ELMA), we cant use the other KM resort parks and we can’t camp in Washington with rpi or coast to coast unless we upgrade. So we left upset that they wasted our time. We would not camp 12 days in ELMA, actually we would not camp 12 days at any park. We just camp weekends and want to do it around Washington State not be locked into one park. That’s why people buy memberships to go to multiple parks.
The Good
Bruce called me today to say he was sorry and offer me a 2900 membership. I said no if we are not getting what we were offered we are not interested. He offered me some free camping for my trouble — I declined — not interested in something for free — just hate the bait and switch tactics.
The Bad
If they call you and tell you they waived the initial payment (which is around $ 2000) and you only need to pay the yearly dues for a full membership it is a flat out lie.

I confess I don’t understand the negative reviews here. Our experience with KM has been outstanding.
When we first ran into them at Camping World in Tacoma, we were interested, but the package that interested us was too expensive at the time. We said we’d be back once we sold our house and had purchased an RV. Payment plans were brought up but we didn’t want that. We were never bothered again. Certainly no pressure was there.
In December of 2014 we sold our house, went back and purchased a membership with a home park at Ocean Mist. We spent the winter at Diamond Point near Sequim, WA. My only mild complaint is the requirement that we be out of the system one week out of three because we live full time in our motor home. But we’ve become good at «dry camping» for those weeks and enjoy the weeks in system even more.
I acknowledge that some of the parks need better maintenance but that seems to be happening at the ones we’ve visited. I think this membership has been a great investment. And do remember this is «camping».
The rules are there to make this a good experience for everyone. I would like to have my dog off leash, but this would NOT be a good idea with some of the dogs we’ve met. Kids are playing everywhere. The 5mph speed limit is crucial.
I do think it’s important to visit one or two parks before purchasing to be certain that the ambiance and style is comfortable for your family. For us, it’s been almost perfect.

We just love the concept for camping with our RV! NO RESERVATIONS! Like $ 10 a night with all the amenities! Over 1000 different campgrounds! From the east coast to the west coast!
We are so in!
Last year we did two months of traveling around the United States. We put 14 000 miles on our RV. The bad part is having to hunt and search for a site that has an opening for the evening. While my wife drove I MISSED all the scenery there was to see because of this. Believe me that was a big bummer for us both. We stressed everyday about finding a new place the next day as to where we were going to park for the night Not knowing what we were going to get was another bummer. Most of the places that were decent were almost always gone by the time we knew where we would land that evening. Knowing that we can always get in and the parks are only for members is a BIG PLUS! Now I can WATCH the beautiful scenery AS it goes by! Can’t wait!

My Husband and I like many people found ourselves at the KM booth at Camping World. We met with Jackie and she was so nice willing to work with us and willing to only sell us what we needed and could afford. We are so thankful! We have been able to explore more of the state while staying at clean safe camp grounds. The cost to our family is worth every penny!

After reading the reviews, I am proud to say that I can disagree with them. Perhapps things have changed a lot over the last year or two with the company.
My husband and I bought our RV last summer and got the «free» days through the retailer we purchased our RV from. We were at Camping World and saw them at their booth.
The sales man was actually not very pushy at all and I think that is what helped us decide to purchase.
Since then, we have stayed at 5 resorts (one was coast to coast). While they are not perfect by any means, we had great customer service and attention to our needs. All the people were very friendly. Some places ere definitely nicer than others, but this really is camping after all.
I have no complaints at all with KM. They have been more than accommodating and friendly.

We have been members foe several yrs. Some of the resorts need work, like the one in Elema. The office is run down and smells musty. The pool needs some work as well The one in maple grove is ok but the rec room where you play pool and ping pong is so hot in the summer you cant go in. The excerise room is the same It would be nice if there pool was outside. All the employeys are very nice I like that most of the resorts have pot luck in the summer.

We have a K&M Silver membership. Yes, it is expensive, as are all memberships of numerous campgrounds. We have visited many in the Oregon/​Washington area. I have read the reviews below. Yes, the sales people are pressuring and can be annoying, but we thought about it before purchasing a membership and chose to purchase one. We have never had a problem, and although we are both busy, KM has always been very accommodating. Sometimes, the parks are good, sometimes they are in the middle of remodeling– I was glad to see this last winter at Ocean Mist, it shows they care. If you think about it, this isn’t luxury caribbean resort staying– it’s camping! Camping in style, and not out in the elements. I guess to me, this is as good as it gets. I understand some people have negative experiences, but we have two large dogs and they have been more than accommodating with us. In my opinion, if you are looking for parks close to home with amenities, these are pretty good. Also, they have access to Coast to Coast, RPI, and AOR, and you can negotiate to use these parks. We had a great time traveling last summer. I hope we have a great time again this summer. Also, my experience with the staff is very positive. I may just be optimistic, but I am disagreeing with the status quo below in reviews. We have had a positive experience so far with KM.

Here’s the thing… if you are expecting a 5 star rated park you probably won’t like it here. I won’t say it’s horrible as we have enjoyed our stays here and much of it is what you make it. We joined last year and are vacationer members so we get 20 nights per year. With dues of only $ 221/​yr, it’s really a bargain and an option in our back pocket for camping. For our needs we like state parks and other private RV parks, so don’t need to stay half the year like the silver or gold plans offer with higher dues and higher initiation fees. I will warn that in the presentation, they won’t offer this until they have exhausted every attempt to get you to buy the gold or silver first. It’s something they offer when you are ready to walk out the door.
The true value really came to light when we wanted to camp Labor Day weekend and all the state parks were filled six months prior. Called Ocean Breeze and had a reservation with three days notice. Ocean Breeze is the one park that is truly like camping with privacy, greenery, and fire rings, as others have more limited accommodations in that respect. Again, it’s an option in your back pocket and great for last minute popular weekends if you are spontaneous.
Maple Grove is our second favorite and has some backwoods spots that are very nice if you can live without cable and sewer. Many have power and they are expanding. The bathrooms are newly remodeled and the pool is nice if you like an indoor experience which is nice in the colder months.
The other parks we stayed aren’t the best and I’ll be totally honest in saying we’ll probably not stay anywhere else other than the two mentioned above. But for the $ 11/​night (plus a minor $ 1 for power) we pay now that we are free of the initiation expense, it’s something we’ll use for sure. With only 20 nights per year we don’t feel obligated to stay there when we enjoy the many other parks in the state too.
The rules are rather strict but we do appreciate the quiet time after 10pm, the slow speed limit since our 6 year old rides his bike in the parks, and the leash for pets rules. On the other hand I don’t know why our 6 year old can’t play golf at Maple Grove (8 year old minimum age) when he hits straighter than some of the 80 year old folks out there.
Overall I won’t say it’s the best, but we bought into it at the lowest level, have used it this summer quite a bit, and are happy with it for the cost. It expands our options for places to stay at a pretty reasonable price. Some sites are slide out to awning close and others are more like real camping. Experience at each park will teach you which is best for your needs and you can often make them what you want. You may just have to set up your Tailgater satellite and hold your sewage to get it.

My wife and I met with Michael at Ponderosa Falls in Cheney to discuss membership. I was very apprehensive from reading these reviews so I spoke with some actual members who were camped there when we arrived. They were very happy with their benefits/​membership. We then met with Michael who was a pleasure to deal with. He went over all of the options that would pertain to our lifestyle and the associated prices. We told him that we would like to think about it overnight and we were braced for the «high pressure» to start. It was quite the contrary. He understood and said if he did not hear from us he would call us in the next few days. We decided that we just don’t camp enough to justify the expense but could see the benefit for those that do. Now I had to call Michael and break the news to him. He was very pleasant on the phone and completely understood. As a former sales person I really appreciated his approach to selling memberships. I told him that we would look into it again next year when my wife turns 70 because they offer a substantial discount at 70. I was pleasantly surprised by my experience with KM and would definitely not hesitate to do business with them.

We continue to be harassed by Summer at KM Resorts even though Kelli told us we would not. I had to send her another email today to tell her to stop harassing us. Buyer beware of this company. Unprofessional, car salesman like sales.

We recently purchased a trailer from Poulsbo RV. Along with this purchase we were told we had a 1 year membership to KM resorts. A few weeks after purchasing, we begin getting call from KM to get us to meet our «coordinator» which will take an hour. She called from several different numbers, about a dozen times in just a few days. They won’t meet with just me, they need both my husband and I.
I already feel the high pressure from them, according to the sales rep on the phone, Sunny, we will get our membership cards, and pick out our parks, but to be members we need to pay our yearly dues of $ 325? That’s not a 1 year free membership. I was also promised a GIFT CARD to Camping World, and 3 night stay at any KM resort. Can someone confirm?

We joined Beachwood several years ago and it has been a mixed experience. There is confusion both with us and other beachwood members about the relationship between beachwood and km. Additionally it seems that beachwood doesn’t go out of their way to make the distinction clear. Beachwood seems to have left many items off their list when performing routine maintenance and cleaning. Their park map, given when checking in shows at least one restroom/​shower that is only working as a restroom (no shower) and this has been going on for several years. It’s as though no body there cares.
The Member Handbook and contract are definitely stacked in their favor. The Beachwood guidelines state: «Members shall be allowed to stay at Beachwood Resort up to 14 consecutive nights; however should any member stay at Beachwood more than five consecutive nights, the member shall wait for a period of 7 nights before returning to Beachwood». It makes no mention of what happens if we stay at a KM park for more than 5 consequtive nights (Diamond Point, Ocean mist. etc, etc) and then want to stay at Beachwood three or four days later (we live close to Beachwood).
Even if we stay at beachwood over 5 nights and then return a few days later to stay a few nights it seems that we should be able to stay for a total of 14 nights in two consecutive stays (less than 7 days apart) before having to leave the park for 7 nights.
We never received any rules, policies and regulations pertaining to staying at KM parks.
Every time we have been to beachwood and mentioned deferred maintenance we seem to get the story that the ‘new maint. mgr’ will get that straightened out. It does not happen!!!
In spite of the above we do like to go to beachwood to unwind and our granddaughter loves the park with the pool and the proximity to Birch Bay. We have stayed at Two Springs park in North Palm Springs and they do a great job. Mark and Jason are great!

3/​3/​2014 — –I was asked by Kelli A. at KM to edit my post of December 2013 because she said Beachwood Resort –our home park is not owned by KM. You can read our review of Beachwood Resort here on Unilocal.It was presented to us (at Beachwood) in 2007 when we received our free KM !!! (not Beachwood) camping pass upon purchase of our new 5^th wheel that it was all one company. I still stick by my comments that the person at Beachwood presenting in behalf of KM lied & was not up front. KM parks are run down. We were new to RVIng so fell for it. We quit our membership last year, lost our thousands in joining fee but it was not worth the almost $ 400 yearly dues to continue. Live & Learn ! We now have RV experience and know what a well run RV park should be like. It’s not the KM parks. Our complaints are not ! unfair and I hope others do not make the same mistake we did. So, I have edited my post as you asked Kelli A. to say that KM is not under the same ownership as Beachwood. Our opinion of KM is still the same otherwise. I have !!! made contact with KM and no you don’t take care of your members. Once KM has your money their «concern’ for you is over. I am not negative in reviews for the sake of it. I am about being honest with our opinion.

Flat out lie-​I tried to talk to anyone who would listen but no one would or cared. This person only below only seemed to «care» after we quit & posted our experience. I stand by my comments !!! It was not ! just Beachwood that was the problem. I understood quite well the relationship with KM & Beachwood. Funny how there are no glowing comments regarding KM-​just saying.

If I could give negative stars I would. They are worse than most «time share» sales people you’ll meet. It wasn’t bait and switch, it was outright lies they spewed. You’ll see them at Camping World, but don’t let them suck you in. What they claim as a deal isn’t even close.

We became members, but dropped them because we found their parks to be unkept. We were promised that the camp sites were great and we would have fun, but when we got to one (which is their Premier site) we were sadly disappointed. They had a small put-​put course (golf), but the green part where your balls goes was tearing at the sides and needed some TLC. We were not impressed at all! Also, there are WAY too many rules and if you break a rule, you get scolded by the managers.
Did not have a relaxing time at all — we were too worried about breaking some rule that we weren’t aware of.
Do not waste your money!

Received 1 year «free» membership with purchase of our first RV. Soon after we found ourselves in their offices and subjected to high pressure sales pitch. We still decided to try them out because having the option to show up at their sites without reservations appealed to us as well as the amenities they offered. Went to their Ocean Mist Resort property and it was a gravel parking lot with trailers packed in like sardines. You could hear the ocean but couldn’t see it even though my husband was promised a spot right on the ocean over the phone when he told them we were coming. The hot tub was broken and had been for a long time according to the camp host. The kids playground equipment was falling apart and rusty and had a basketball court that was a cement block with hoop 4ft above regulation with flat balls. We ended up leaving early because I was so angry with wasting our time and gas driving out there. In the end I’m glad it happened because I cancelled the membership on time and am not stuck with this scam. Don’t let them fool you, these are NOT resorts, they are RV trailer parks.
