Bayberry Hill Estates Apartments

I have to admit, I was never really the type of person who was into renting an apartment, I was much more of a home renter but when I told myself that Bayberry was worth taking a look at, I was so glad I made that decision too! The leasing department was extremely helpful, they answered all of my questions and concerns, and most of all, they were really nice! After taking a look around the place; huge outdoor pool, 1 & 2 bedroom apartments, pool table room, gym w/​a sauna etc. I was immediately interested in everything they had to offer here! I actually ended up signing my lease that very day & moved in about a few days later. The overall process & experience was non stressful and really easy. It’s been about three weeks since I moved into Bayberry Hill Estates Apartments and I just love everything about this place. Not only am I surrounded by tons of restaurants, shopping centers, highways, etc. but the overall community at Bayberry seems so peaceful, everyone who lives here respects your privacy and is extremely nice. I am so glad I made the decision to live here, I would definitely recommend this place to anyone who is searching for a nice luxurious apartment!

So seeing how I will finally be able to leave this nightmarish place, I would like to list all the problems that I’ve witnessed with this apartment, because I don’t want anyone else to fall victim to this establishment anymore.
1. Not enough parking space.
If you are one of those people who would like to have some late night fun on weekends, you will expect to struggle a lot finding a parking spot here. It’s just impossible to find one because there are so many unauthorized vehicles parked here and no one is there to regulate it.
So you end up in a guest parking lot which seems quite sketchy and dangerous. Really, it’s quite creepy up there. One of my friend got his side mirror destroyed in that parking lot too. Imagine not being able to find a spot and parking here a NIGHT BEFORE THE SNOW STORM! It’s just awesome.
2. They really don’t care about your comfort, they just want your money.
So I’m sure couple residents complained about this, and guess what they did? They made some perfectly regular parking spots in to «premier» parking spot. Which you can claim by paying 75 dollars a month! Best part is, no one bought the spot for a while, and for the duration of that time, no one could park in the unclaimed spot. Instead of fixing their lack of parking spot issue, they actually take advantage of it to make more money? Insanity right here.
3. There is no Security Guard here nowadays.
I swear I’ve NEVER seen the security guard actually guarding and patrolling the apartment for the past 2 months or so. He is almost NEVER in the office. I’ve maybe seen him closing the gym twice? He is never there when you actually want to report suspicious activities. It wasn’t really like this when I first moved in here, but it has been progressively getting worse. This is quite a problem due to the next point I want to cover.
4. Building 33’s back door is almost always open for anyone to enter!
There is always someone who keeps putting a huge slab of stone to keep the automated door open. So anyone can enter the apartment. My favorite is the non residents coming in here to do their laundry. I don’t know why they do it here. Maybe it’s cheaper? Maybe they think it’s secure? It’s annoying nonetheless. Combined with the issue of the apartment fence to the woods being totally torn apart by children, this makes it so easy for the thieves to enter the apartment building. This leads to the next issue.
5. Your package is never safe.
So due to this kind of thieves entering the complex, of course people will steal your package. Your bodybuilding pills? Your electronics? Even that paper towel set you ordered from amazon will be stolen if you don’t stay alert. The apartment leasing staff won’t do ANYTHING about your stolen goods. They will just advice you to pick your package up at post office. I guess the option of «strengthening the security» of the apartment really doesn’t occur in their head?
6. Great Amenities? Nah, who are you kidding?
What amenities? The gym? Their gym is fair for a sub par apartment gym, I must admit, but they really don’t seem to maintain this place. It took them about 3 months to fix the sitting squat machine. The bicycle pedal has been misaligned for at least 2 months or more now and they don’t do anything about it. Yoga ball has been deflated for 2 months as well, and I’ve even notified them about this 2 months ago.
Their Sauna is a joke. They used to have a proper one but not it doesn’t even feel hot at all. I think it’s better if just close your bathroom door and run a hotwater from the shower for 5 minutes, I bet that steam is at least 3 times hotter than the sauna in Bayberry after being turned on for 50 minutes.
I never bothered to check the swimming pool because a lot of kids use it. Becuase I think kids always love to pee or leave a little solid stuff in there. That’s just scary. Also the pool isn’t open all year guys, it’s only open from May to July ish. No, you can’t bring your friend in for free, you have to pay the apartment like 10 bucks every time.
7. Maintenance can be crazy sometimes.
The guy who came to fix my kitchen light turned off the entire breaker once while I was working on my computer. WITHOUT PERMISSION. He wasn’t even sorry about it. Shortly after, my computer started acting up and I had to get some new parts. I specifically complained about this to the community manager. She never answered back, hohoho.
8. Your rent will always go up by at LEAST around $ 80 to $ 150 every time you sign a new lease. No you can’t negotiate much.
Well this is self explanatory, right? When I first moved in, I was paying like 1200 ish (2012). Now they are asking for almost 1600s now. I went in depth about this issue in my last review, so please check it out.
Conclusion: I got more to share but it seems like I’m reaching the word limit. Don’t sign the lease here. It will only add to your stress. Don’t believe the photos. Building 33 looks like my old high school dorm.

I had a 400 sq ft studio and 14 mice traps but the mice still was not caught. The place is very run down and pest control was completely ineffective. I finally had enough and paid about $ 5000 to get out of my contract. Management was completely ineffective in solving my pest problem. Please do yourselves a favor and avoid this place.

Great place to live; clean, friendly neighbors, timely service, clean and convenient gym and laundry facilities, easy parking, amazing staff. I love living here it’s far enough from the city where parking is easy and rent is fair but very close to rt. 9 and mass pike and commuter railroad easily get into the city!

Welcome to Bayberry Hill the place you get stolen every single night and nobody do anything about it.

The place is totally dated and becoming more run down by the minute. Residents use the lobby as a flea market for all their junk, lobby doors are always propped open and never lock, not well maintained and dirty. Try to get a washer or dryer, not happening residents leave cloths in them for days. Every time your lease expires expect a increase of at least $ 100. On the good side if it wasnt for the staff if would be worse, they are the only thing holding it together.

Bayberry Hill Estates is an excellent place to call home. Neighbors are friendly and it is geared toward family living, not a party place. The community is extremely safe and located near any and all shopping and commuter rail/​buses. The grounds are very well groomed and have nice plants and flowers. Maintenance is taken care of correctly and within 24 hrs of request. All payments are done online. The amenities are excellent. The best part is the staff. The are extremely professional, responsive, helpful, and friendly. I will live here until I decide to buy a house, and highly recommend this to anyone looking for apartment living.

This is the worst apartment complex ever. The UPS and USPS keep thinking it’s safe to leave packages at the front door but all my packages keep getting stolen every week. The front office has no advice for me.
My down stairs neighbor is a drug dealer for crying out loud.

Awful place to live. The front office staff is horrendous, we were lied to by the leasing consultant in regards to a move in promotion. However on the contrary their corporate representatives and their on site maintenance staff are good. I would never recommend this apartment complex to my friends.
