Cool Springs at Frisco Bridges

DO NOT MOVE HERE!!! I was recently charged a $ 50 late fee and a $ 50 non sufficient fund fee! I used their online payment system and payed on time. Something wrong with their payment system could not locate my account. They could not retrieve the account information to verify if the account info entered was incorrect. After speaking to the manager, they decided to do me a «favor» by waving the $ 50 late fee, but said they could not waive the $ 50 NSF fee even though I showed them proof and showed the screen capture from the system stating that I made the payment in their system on time. I feel like a just went outside and through $ 50 in the sewer. I wish I had read all the Unilocal reviews before I moved here. All the reviews are true. I just didn’t know Unilocal reviews for apartments existed.

Worst place ever!!! Worst customer service! And the ladies there are extremely rude! I moved to Texas from California. I spotted this place by driving by. I took a look at three of there models which I loved the lady who helped me was Ashley which she was great one reason why I liked the place. And it was close to where I work. Well I spoke to Ashley let her know I was going to think about it, and would come back with a decision. I looked over the plans and finally decided. Today I went back and I had forgotten Ashley wasn’t in so Marisa or whatever her name was helped me out. I felt really uncomfortable and not welcoming as Ashley was. I told her what I had spoke about with Ashley and she said ok I have her what was needed and went to get the money orders. I leave it at that they said they were going to run my application. I get a call back and they said my application was denied ok… No problem. I asked if there was any other way I can rent she was just rude about it and was like no. So then I asked my boyfriend to go and get my money and he came back and said that they were extremely rude and went to the back and started laughing and the «manager» came out and handed him the money order and didn’t even look at him. I make enough money to rent there but they didn’t even want to at least try to figure other options out. There just racists and don’t accept Hispanics that’s all they act like there above everyone and only want everyone except middle class people. I honestly thought hitler was going to come sign my leasing agreement that’s how I felt and no one should ever feel discriminated!!! Don’t go there if your not of higher class… And that is why there getting one star they would get no stars !!!

This was my first apartment by myself, I was offered the smallest 1bdrm (500−549sqft) 3^rd floor view side window of the serenity pool. I was originally offered a 1yr lease for $ 650.00 which surprisingly increased when it came time for me to sign the lease to $ 770.00. I didn’t complain or refuse because it was to late and i didn’t have time to look for another place. Worse mistake. They were nice in the beginning but don’t pay late or have any issues bc they wont help or put on happy faces anymore they will treat you like an annoyance, especially the younger ladies that work in the office.
The maintenance was quick in responding to any issues i had. Although one day i was walking my bf’s moms dog who lived across the street, well one of the ladies in the office saw me and the next thing i know i’m charged with a pet deposit of $ 100. so i had to call and get it removed. Theres dog crap everywhere, doesnt seem like anyone utilizes the pet area or the pet doggy bags bc there thrown in the stairwells for the others to smell. People overstuff the trash rooms, leaving busted trash and old furniture lying around for others to move or step in. Someones always stealing a cart from one of the stores like target or home depot and leaving them in the elevators.
The only thing i love about these apartments are the shops and restaurants that are located everywhere which makes it easier to save on gas and also fun for the wknds.
I don’t believe the price i’m paying for my small apartment is worth it, I’m paying a total of $ 840.00 and the people aren’t all that great. The weekends are full of loud music blasting, weed, teenagers speeding through the parking garages and people running up and down the halls and stairwells.
They used to have security but I haven’t seen him around in days. They charge hefty fees for everything, the online payment system to pay rent is horrible and they charge you almost $ 40 just to process CC online then charge you $ 50 late fee + $ 10 a day and a $ 25 eviction fee and also post eviction notices all on your door even if you’re late 4 days. Its not the worst place to live but its not the perfect place either, but then again there’s no perfect place.

Let me start by saying I was overly excited to move into Cool Springs. The layout is gorgeous. Pools and grounds are gorgeous. And the distance to all the shops and restaurants in Frisco is perfect! It was exactly what I was looking for in a new home and community.
However…I have lived here only a couple weeks and am already ready to give my notice to vacate effective 11 months from now. I’m appalled that I was not told about specific community rules prior to moving in. It’s like they are deceiving people by not telling the rules up front and wait till you move in then completely blind side you with them. Since moving in I have spoken to many residents who have shared several incidents with me. The pool rules seem to change every week! Just so you know ahead of time (bc they won’t tell you) you cannot have any alcohol at the pool whatsoever. I was humiliated by a security guard my first week here — «escorted» out of the pool area. Second week here I walk to the pool and they have a security guard with a list of everyone’s personal information checking off names and ensuring everyone only has 2 guests. They even had my birthdate and age and know where I live. No telling what else! Saddest part is, the pools here are beautiful but always completely dead because no one feels comfortable in their own community. We have to be constantly worried about leasing calling the police simply because someone does not allow security to dig through their coolers and bags. Total invasion of privacy! Just this weekend the leasing agent told security they need to SMELL people’s drinks to ensure there is no alcohol in cups. Who does that?!? Luckily security did not go that far. It is impossible to keep up with all these changes, especially with no notice of changes. Only two weekends here so far and they have me feeling like a criminal, like I’m doing something illegal, when all I’m doing is trying to enjoy the pool in my community and have a beer with friends. They do not care at all how their residents feel about this and refuse to tell people in advance of signing a lease. I never would have moved here had I seen reviews like this in advance. So just know, you’ve now been warned. Not looking forward to the next 11 months OR having to move again bc of all this drama and invasion of privacy.

Awe come on people … You only post bad reviews for apartments… Never the good. Well I have lived here since Oct and I love it. Every time I need maintenance to come help with something they come quick ! The girls at the front office are so friendly and bubbly. They keep the pool sparkly clean, and the landscaping is always kept up.
I would definitely recommend this apartment to people, and have ! It’s conveniently located. Stonebriar mall is my backyard … Kinda. Dr. Pepper is across the street. Everything is within walking distance.

I’ve never had to call the police before until I moved here. After living here for less than a week, I had contacted the police about a domestic disturbance in the unit near mine. I had to call the police and the totally reliable «courtesy» officer more than three times after being woken up on weekdays around 3 am (I work a full time job and need sleep to function… shocking, I know). The police recommended that I ask for a unit change. The management told me that three police reports was not reason enough for them to move me. I expressed that I’m a female who feels unsafe, but that also wasn’t reason enough to move.
After living here for 6 months, I have had hundreds of dollars of jewelry stolen from my unit. Again, the police are involved…
Bottom line this place sucks. Live somewhere else and save yourself the stress

Unfortunately, the other posts about this community are 100% true or believable. Why only 2 stars? Slow maintenance response topped off with a manager who should find a job that doesn’t involve interacting with other people. And just recently the Management Company made a brilliant move by not accepting packages anymore for residents. (apparently they did this across all their properties which should tell you something, because in today’s renting climate, every complex accepts packages and more as a value added service for their residents)
So if you work from home, or shop on the internet, find another place to have your packages sent to before you move in.
The pool is great, and yes it’s packed on the weekends but that’s what makes this complex enjoyable. Unfortunately, there are a few residents who who’ve decided to move pool side that have nothing better to do then to call the office or the F.P.D, complaining about the radio noise before it even gets dark out. They’re building a new phase for people like this, so I heard.
My suggestion is to document everything throughout your lease, and in the end, everything should work out.

I wish I could give this complex a zero. I HIGHLY suggest you consider living elsewhere.
I lived here for 14 months and during this time, my friends had and IPod stolen by maintenance. When they called the manager about this she replied by saying, «That is not possible, I am sorry you cannot find your IPOD». Their IPOD was on the kitchen counter after a workout, they left to go grocery shopping while maintenance fixed their sink, came home, IPOD was gone… It must have disappeared.
The trash chute was never cleaned and it was only rarely not overflowing with bags of trash. Consider picking up two times per week, Cool Springs! Because of this, they also had a rat problem. I actually saw a few running in the apartment garage. Another resident had wiring in their car chewed by what their mechanic said, «Appeared to be some sort of rodent». Cool Springs paid for their repair.
The pool area is gorgeous. It is also often full of drunks. In the summertime you can expect a packed pool (likely people who are not residents) and children screaming and running through the halls.
Finally, I paid my $ 500 pet deposit (as all good pet owners should) and a $ 115 move in deposit. When I moved out I received $ 10. My cat is six, she is declawed and consumes high quality hairball control food. I was also rarely home yet they managed to charge me for new carpet because «there were simply stains that could not be removed». They said, «perhaps it was urine from your animal»…
I visited the office about this, asked to speak with the manager (who was not there) and requested photos to be emailed, which never were. I also never received a phone call about it.
My apartment was very clean and the carpet was in great condition considering I lived there for 14 months. What did I learn from this? ALWAYS do a walk through with the manager before moving out and take photos.
Cosmetically, this community is nice. My favorite thing was that it is in walking distance to bars, restaurants and shopping. Though there are other places with these benefits, ones that have integrity (do not charge renters unnecessarily) and those who care about the maintenance, upkeep and appearance of their community. DON’T DO IT.

Stay away from this place. Looks nice from outside but it is a dump. Everyone has a pet but no one cleans after them. The nice pool is a party place for all the non residents drunks to hang out on the weekend. The smiles on staffs faces are gone once you sign the lease. The construction is cheaply done and you will have problems throughout.
