Guardian Realty Investment & Property Management LLC provides real estate acquisitions and property management services in the Greater Las Vegas Area. Our purpose is to provide a comprehensive program for the in state and out of state boutique investors. Our concierge approach was developed for one reason and that is to maximize the return on YOUR investment.

With our Property Management services we have 3 goals:

1.To find a suitable tenant in a timely fashion.

2. To provide fixed property management fees.

3. To maintain the value of each real estate property.

Our Real Estate Investments and Acquisitions Services provide a unique service for investors interested in starting or building their real estate portfolio. At Guardian we will find you investment real estate properties that target your specifications by personally inspecting up to 100 homes.

History

Established in 2012.

Stephanie Wedge, operating Broker, and Joan Konsdorf, partner and Broker/​Salesperson, started Guardian Realty in 2012. Stephanie has been in real estate 15+ years in California and over 8 years as a licensed Broker Salesperson in Nevada. Joan has been a real estate investor in Las Vegas since 2007 and operated as her own Property Manager. Joan’s business model demonstrated so much success with managing her own properties that Joan and Stephanie believed they had an invaluable service to offer other real estate investors in the Greater Las Vegas Area. Since starting in 2012, Guardian has been growing resulting in bringing in a third partner, Danielle Gallant, who holds a NV State Salesperson license.

Business Owner

Danielle Gallant is the newest member of the Guardian family. Danielle holds a Nevada Broker-​Salesperson license and is a partner of Guardian Realty Investment and Property Management. Danielle has several years of experience in General Construction as co-​owner in Gallant Construction based out of San Francisco area. Prior to joining her husband in the family construction business, she worked as a Marriage and Family Therapist. She holds a B.A. in Psychology and a Masters in Human Development and Family Studies from Auburn University.

I am an out of state owner and have had big time issues with Las Vegas property managers. I interviewed Joann with Guardian Realty and felt at ease. My home needed (in my oppinion) major work after a disgruntled tenant moved out. The house had holes punched in all the interior doors and the toilet lids were gone (who takes the toilet lids?). Anyway Guardian stepped in and I had all repairs completed with new carpet and paint inside of a week. Actually I received a call from Paul (company construction guy) to tell me the house had been leased for 15% more rent than it ever had before. I haven’t called them yet when the phone wasn’t answered by a real live person (a rarity from my last property mgr). Guardian is new to me but if my past experience with them is an example of their future performance I will be very happy.

I highly recommend this company for trust-​worthy service. Very professional service and very nice properties. Maintenance work orders are filled very quickly, which I appreciate as a tenant– someone comes within a couple days. I’d recommend if you’re in a HOA to find out their rules and regulations, to avoid unnecessary issues.

I needed to rent out my home. This was my first home and I had no experience with a rental management company. I compared a few companies on the Internet and went with a company that I thought fit my needs and would take care of everything. I was greatly disappointed to see that the advertising was only on one website and I even had to ask them if they could place a «For Rent» sign at my property. Five months had gone by with only a few showings and no lease agreements. I canceled my contract with them and was at a loss on how to move forward with this property. I saw Guardian Realty’s flyer in the mail and thought I’d give Joan a call. She was very helpful and responded immediately. She met with me right away and understood the frustrations that I had with the other company. I felt that we were on the same page when it came to whom and how I wanted to rent my house out. I put my trust in her and decided to try. By the next day she had my property already listed on 3 websites and had a «For Rent» sign put up. Within another day she was already showing it to a prospect and had 2 more that week. Needless to say, Joan’s efforts and attention to her customers pay off and she had my property rented within a week. Her fees are very reasonable and her dedication is amazing. I would recommend putting your property in the hands of Guardian Realty to anyone.
