Nicklin Property Management

Upon moving out, Nicklin tried to keep a large portion of my security deposit for «damage»… A missing light, which was noted as missing in the check in report, cleaning oil stains in the garage, also noted on the check in report, missing bracket for blinds, yet the blinds were between glass, replacing blinds, noted on my check in report as damaged and replaced when I moved in two years earlier, a missing tub stopper, which I had a photo of from the check out inspection that it was there, burnt out light bulbs, in which there were none (yet 2 were burnt out when I moved in), replace air filters, noted in the check out as clean, and painting the garage, just plan ridiculous as there was no damage or issue with the paint job in the garage. I called and argued with them for over a month to return my full deposit to no avail, so I filed a small claim case. Nicklin then agreed to return my full deposit and pay my court filing fees. This company is plain awful, and it will take filing a small claims case to get your security deposit back. You should NOT rent from this company.

Absolutely worthless! Nicklin manages my community and they are no help when it comes to problem tenants. They don’t return phone calls or emails… even after the police are involved. Practically every call to them goes to voicemail. It’s infuriating as they’re not the cheapest outfit out there. Do yourself a favor and look elsewhere for a management company!

Nicklin has managed multiple properties for my family over the years. They do a great job not just managing them, but their communication has been even better. All departments are always supportive, responsive and prompt with resolving issues that are pretty routine when dealing with rental properties. They have also been unbiased in their approach to property owners, while genuinely keeping the best interests of the tenants intact as well. The longevity of our business relationship speaks for itself.

I Applied for a property at Nicklin Property Management and Investment Company. The staff was great, had positive energy and they made the process smooth and enjoyable. I would highly recommend Nicklin Property Management for your leasing needs.

Can never get a hold of them, it always goes to voicemail. Left multiple voicemail messages. Not One Single Call Back from them. That’s very unprofessional if you ask me, I don’t know what the hell they’re doing over there, probably citing people over dumb violations, like leaving their trash bins outside for longer than a day… smh

Nicklin manages Sonoma neighborhood and turned off the water two days this week with no notice. It was off most of the day. The pool is closed fall thru spring. Where is the $ 176 HOA dues going. Our son live in a condo next to SouthPoint and they have a year round pool and jacuzzi plus a security guard. His dues pays for water too. Nicklin’s property manager for the community doesn’t return phone calls either.

We have been renting the same Condo for 4 years. And one time the rent got to them late thanks to the United Post Office. So ever since we make sure to take time out of our day to deliver the rent check to Henderson from NLV. As of late they sent us a letter with instructions telling us how we can pay online! Save a stamp it said, save time going to the mailbox, WELL… For a 22.50 CONVIENCE FEE that was given at the end of the transaction (reciept portion) I was shocked!!! $ 22.50? Really??? Nowhere on this letter does it say that. Be careful with this company. We have to do all of our own repairs because they consider it «normal wear and tear».

So I have rented from them for four months now. When I signed the lease I wanted to take a day and read everything. The lady said if you don’t sign today then we have others that are ready to rent it and you will loose your deposit if someone else gets it. It was late in the afternoon so I asked her if there were any unusual things about the HOA. She said nothing like keep the weeds out of the yard, bring your trash cans in the same day. Man was I stupid. Will since I’ve been here I found out that if we want to park a car in the street then we have to pay the HOA $ 5.00 a night from 10:00PM to 5:00AM or your vehicles get towed (They also manage the HOA). I had to send them me insurance info twice (got nasty letters on that, yet I gave it to them the day after I signed the lease.
There were several items in the house that needed fixing and their agent left the company so it took two months to get them fixed only because I did it and they took the parts (Not labor) off the rent.
I also get this call one day saying the yard had some bare spots were rocks should be and the bushes needed trimming. They said they would make an appointment to get a landscaper to take care of it (at my cost, their landscaper). I measured the longest limbs and they were no longer than 3″. I spent 3 minutes racking the rocks and 15 trimming the bushes. The home owners are three times worse and that’s OK because they own their homes and Nicklin can’t make any money off of them. I called the lady back and she gave me the HOA number and said I needed to take care of notifying them, but she is the agent I am suppose to work with.
Then they call for the 3 month inspection, I was at work so they left a message. My wife called back the next day and left a message. They called us back a 9 days later saying they needed to do this inspection, could they do it that day. I said yes, but forgot I had a doctor appointment. I canceled my Doctors appointment and then they called 15 minutes before it was time for the inspection and said they couldn’t make it. When I say I will do something I try my best, even if it meant paying a $ 25 cancelation fee to my doctor.
If you are a renter beware read the fine print and don’t let them pressure you.
if you are a home owner your in good shape but don’t expect your tenant’s to stay past their first lease.
We planned on stating here (love the house and people of the community), my contract if for 3 years but we will move first chance now, I don’t care how much it costs.

Worst property management company. They send pointless notice’s. Tell you one thing and do the exact opposite. Do not use them unless you like to be lied to.

I live in Vancouver, BC, Canada and I own some properties that I rent out in Las Vegas. I use Nicklin to manage those properties. Overall, I would say that they are a very responsible property management company. They would quickly get my attention on issues that arise, and they would just as quickly resolve them.
My only gripe with Nicklin is that it doesn’t have a dedicated account manager. Nicklin has multiple departments (field agents, leasing, maintenance, etc) and I have to figure out the right person to talk to on my own. I would much prefer to have an account manager as my one point-​of-​contact, so I can raise my issues with the account manager, the account manager gets his team to resolve the issues, and the account manager gets back to me.

New tenant here. I held off on my review for awhile as I wanted to ensure their follow up after lease signing was as quality as the experience was leading up to the keys.
So far, I have not been disappointed. With in my first few weeks I probably called the front office more than your average new tenant just to be on the safe side with a few small issues I found after our first inspection. I never once waited for a call back, felt I was burdening them, or was in any way dissatisfied with my experience.
The lease and lease signing process were both pretty standard. I worked with Verna for lease signing who was top notch. She was patient during the lease signing and allowed me to get a quality understanding of any items I held concern with.
Sabrina was my appointed rep for inspecting the property and handling any concerns I had over the first few weeks. Right from the get go, she made the process easy. The delivery guys for our new furniture showed up a few hours earlier than scheduled. At the time, Sabrina was doing a pre inspection of the house which required it to be completely empty and vacant. Instead of doing what was to be expected (telling them to come back later) she actually went through the trouble to convince them to wait for the inspection to be completed and for me to arrive then called me and gave me a heads up so I could hustle to the property. The company, I later found out, is known for delivering off schedule and then charging a redeliver fee so she saved me a few bucks.
The house was in good shape when it comes to all the major points of interest (appliances, carpet/​flooring, heating, water, etc). We did encounter a small issue with the garage door opener. Although I was able to fix it myself, I felt giving Nicklin a heads up in case it became a recurring problem would be a smart move. Not only did they offer to send out someone (I declined as I believe my simple fix did the job), but they also agreed to add it to the lease notes so I would not be held responsible down the road if my handy man work wasn’t quite good enough.
Obviously a lot of things can go sour between tenant and land lord /​property manager, but as of now I have nothing but good things to say about the team at Nicklin. If you’re reading this review, then that hasn’t changed. My advice during your search for a rental would be to get on the phone with them, be sure you understand your lease (just like with anything), and make your own judgement based upon the people you work with. If it’s Verna or Sabrina I can vouch from first hand experience you will be satisfied.

Things have turned around .I was grossly misinformed about my moms situation.
Turns out the owner is human after all!

Do Not ever rent from this company! They do not repair anything! Multiple calls for gas leaks and broken down front doors to no avail! They loose all paperwork and when they do send out a handyman multiple trips to come fix stuff because they never seem to have the correct parts or the job wasn’t done right the first time! And when it’s time to do a walk through they look at u like a criminal and question every scuff and mark to get all of your deposit from u.

Rented a property through Nicklin Property Management for 1 year. During that time we had a few plumbing and electrical issues. when I reported the issues, I mentioned that I had tried to fix the issues myself and was willing to continue trouble shooting them if sending out a repair man would mean I would be charged for the repair. They told me twice that i would not be responsible for the repairs. So I had them send out the repair guys. A month or so later I go a bill for a few hundred dollars. When I asked them about it they told me that because it was a minor repair I was responsible for it and they wouldn’t honor their word of mouth confirmation that I was not responsible. So from then on I did all the repairs myself. Then when it was time to move out we had the walk through inspection with one of their agents who told us it looked good. So I turned over the keys. A few hours later they did a second walkthrough without us and said it was not clean enough and so they would charge us to have a cleaning service come. Our official move out date was actually a week later, so I asked if I could have the cleaning service I originally hired to comeback and do a better job, they said no, and gave no reason for it other than that I had turned in the keys already. They also charged us to replace the microwave because of a crack in the handle that was there when we moved in. We had left a couch in the drive way for a friend to come pick up the next day and we were told by Nicklin that It would be ok for us to leave it there over night as long as our friend came to pick it up the next day. Before our friend came the next day, it was gone and they charged us for the guy they hired to come haul it off.
Over all they have been very inconsiderate and dishonest with us. During the time we did business with them, we were never late on a payment, and we held up our end of the contract. I cannot say the same for them.
They ended up taking about $ 800 out of our deposit. So if that sounds like the kind of company you want to do business with, then go right ahead.

I have never out of the 30 + years I have been renting experience such disgust towards a property management than Nicklin. They are just too stingy and dont give their tenants some leeway or a «break». One example. The 2^nd month I moved in, I sent out my rent check 2 weeks before it was due. I made sure i sent it out early since these people dont give a grace period whatsoever! A week passed and they did not cash the check so I was a bit concerned to the possibility it got lost in the mail or they just misplaced it somewhere. I got a voicemail stating that they supposedly did not get the rent check so therefore I need to send them a certified check or money order (no personal checks) of $ 795 which was my rent PLUS another $ 100 totaling $ 895 because they mailed out a «Notice to Quit or Pay Rent». Are you kidding me? Not even a one-​time courtesy as a new tenant or just call as a concern to ask about the rent check. NOPE! Just an assumption that I did not send them my check and just automatically send me a «notice to quit» notice. I called them to tell them that I have indeed sent out the check 2 weeks ago and there may be a possibility it has been lost in the mail OR possibly misplaced it. The bookkeeper got all defensive and stated that «it can’t be because we have only one person that handles the mail». No leeway, nothing! So I had to quickly, run to the bank get the checks and actually plan to drive all the way to Henderson from The Lakes to give them the check! After I did my transaction they called me to apologize to say that they did receive the check and it was in the safe and this has never happened to them before?. um I thought that «its impossible for that to happen» ??? They waived the $ 100 fee from my account. Instead of communicating with your tenants, they spent $ 100 for nothing on getting that notice out!
Time passes by, no issues. A few maintenance issues here and there and they were really good at sending someone to fix such issues. But now this took the cake …
I received a letter from Nicklin stating that they are sending me a second notice that they wanted to come by and do a property evaluation. Since this is their second notice they charged an additional $ 25 fee. Really? Of course they never called to follow up! I never even received the first one?! They took no consideration whatsoever about the possibility we did not receive it. They provided no proof of them even sending it the first time? Yet, they send the second time certified.
I can go on and on about this place but overall to sum it up, they don’t care whatsoever about their clients, show no leeway or don’t put anything into consideration. All they care about is charge ridiculous fees fees and more fees!

I have had multiple… hot water heater, fridge, AC… issues come up over the past year, in my rental. Each and every time, Shari in the maintanence department has taken control and gotten things fixed immediately. Because of her and thankfully a very prompt and understanding homeowner, I have not been inconvienenced at all.

I have been renting a property from Nicklin for about a year already and I have no complaints. When the water main broke all I had to do was call it in and the mainentance guys came and fixed it right away. Honestly I dont have any complaints i have been lucky not to have a major problems at my house. Keep up the good work guys

I moved to Las Vegas in 2006 and my first experience in renting a property was with Nicklin. In so glad I was able to find this property that they had listed. The company is well staffed with excellent compassionate personnel. Sabrina was the one that got me open the doors she’s now that manager. Very nice lady. Roberta from maintenance is always prompt on her tasks that follow up is not a problem, very accurate and works fast. Daniel C, very nice hard working family man very precise when doing the inspection. Fran P is very fast in receiving mail and making sure my rent payments were received on time. All staff are all accommodating sincere and compassionate. I love Nicklin Property.

BE WARNED, I should have read all the Unilocal reviews. The company is a worse than a con artist. They are so nice and helpful when you move in but once you move out be prepared to be racked over the coals for the repair and cleaning costs. We are still in the process of disputing their bogus charges. We did a very detailed cleaning of the house with professional carpet cleaning and plus addition vacuuming. We cleaned everything on their list. They are trying to charge us an addition $ 400 in cleaning. When I called the cleaning company, they said they had to clean everything again including vacuuming. When i asked the cleaning service for a detailed invoice and the break down of charges they refused since I didn’t hire them, well $ 400 says I did hire them! They are trying to charge us for damaged items that were there when we moved in. If you are going to be that detailed in your walk through then be that detailed in your check in. So that I know what to expect.
I strongly suggest to anyone thinking of renting a home or property from Nicklin do so at your own risks! This company is nice when you are with them but will rip you off once they know you want to leave them. They will get what they can before they lose you. I am going to take this to small claims court and possible look into finding more people who may want to join in making this a big claim against this type of company. Possibly going to an attorney and looking into a Class Action Lawsuit. By the looks of it they have done wronged to way too may people.
9÷1÷15, after going back and forth and finally sending them a notice of court action they paid us out what was owed plus some additional costs monies for days not stayed in the home. Don’t let them take you on this, take pics and be very careful when dealing with this company. May be great for owners not great for renters…

We have lived in Las Vegas for nearly 6 years and have rented through Nicklin Property Management for over 2 years. Although we have not been through a move out with them, every other interaction we have had has been stellar. We have had several plumbing issues with our property and they have always had plumbers out very quickly, usually within an hour or so. When I contact the office I am treated politely and with respect. The main department that I have had contact with is Maintenance and Shari is absolutely amazing!
My husband has been part of the military community for over 25 years and we highly recommend folks to rent through Nicklin Property Management when they arrive at Nellis. In many cases, renting is more cost effective than purchasing a home, and when you are lucky enough to have a property management company that cares then there is no reason to look elsewhere!
