Avalon Irvine

Let me start off by saying that Avalon Irvine’s apartment style itself is the number one reason I moved there in the first place. That, I do have a positive review for.
However, if you are the type of person that enjoys walking on eggshells with your management staff and feeling as though you must tip toe through the whole place, Avalon Irvine is the place for you.
I live alone, work between 50 – 60 hours a week and keep to myself when I am home. The last thing I want is to feel extremely uncomfortable in my own home. I understand they have a reputation to uphold and standards to exceed (especially in Irvine, Ca), but the things they are particular about, are quite particular. I am on my final warning for leaving my patio door open two days in a row to give my dog access. I am not one to list example after example, but that just gives you an idea of the freedom and respect you experience while living there.
I do not recommend Avalon Irvine to anyone, unless/​until their management is changed or their egos are suppressed. You manage a property filled will people’s homes, give them a reason to stay or those «homes» will all be empty.

Looking for a place to move and came here to check out an apartment. If you have more than one car, be prepared to be charged over $ 100 extra every month for a parking spot! I asked if we would be able to use open guest parking, but tenants only get 12 guest passes a year here! Total rip off! This place is pretty arrogant charging that, especially with such small units. Definite deal breaker for me.

Here’s an honest review for this place because I think everyone deserves to know. We all understand that signing a one-​year minimum lease is a big deal! So here it is, pros & cons:
Pros:
(1) This apartment complex has nice amenities; olympic size swimming pool, nice bbq pits,& a good size gym.
(2) Walking distance to many restaurants (mostly Asians); this complex is just across Diamond Jamboree.
(3) Maintenance & Staff are pretty accommodating, but when I moved-​out, I was promised but they never delivered; mainly because of Irvine Co policy that he wasn’t aware of (i’ll explain later).
Cons:
(1) When I first signed the contract in 2014, the rent for 1BR, 1Bath 700 sqft apartment was $ 1,569. A year later, it went up to almost $ 1,900! Little did I know, this is a norm for most of Irvine Company apartment complexes.
(2) Beware: when I extended for a month, they raised my rent to almost $ 2,600 (one-​month)! No kidding! This is no where to be found in any lease agreement from the beginning. They will send you a prorated amount 45-​days before your one year lease ends. I was furious!
(3) I have spoken to my leasing agent and made an agreement that I will move-​out early so the apartment will be occupied to ease my burden. Prior to me moving out, he gave me an inside scoop that my unit will be occupied in no time (he was right), the apartment was rented couple days after I moved out. Needless to say, I cleaned the heck of that apartment; it was good as new!
(4) The caveat, according to the maintenance personnel: an apartment (by law or by company policy) needed to be cleaned, fixed, and/​or inspected by the maintenance people regardless if it is cleaned or not. The time (days) that it waited, the rent was own me! In other words, the downtime which should have been charged or part of overhead for the company was paid by me. Trust me… they took my deposit and sent me to collection for the remainder, thereby ruining my credit! They gave me the double whammy! After all, I was a model tenant, paid on-​time, cleaned-​up the garbage area from other people’s mess and laziness– I was just being a good olé Marine picking up trash all the time.
(5) And yes, other people leaving their trash outside the bin, even tough there’s a sign not to leave the trash.
(6) You only get, one parking spot, but there’s plenty of additional parking up on the sixth, and rooftop. But still a con.
(7) This 7^th «con» should be number two or (2^nd).because people smoke in there, and you can smell it so bad! The no smoking policy is on the lease agreement but some knuckleheads smoke anyways, and they do it in the middle of the night or early morning. If you got PTSD like I do, you will loose your mind because you cant get back to sleep.
My apology for a lengthy post but I think you all need to know what you’re getting into. I waited for over a year to post this, so that I have a clear mind and be more objective though I may still little emotional. Bottom line, it is your choice, I’m just being honest.

Parking garage has had multiple break ins and the apartments still have yet to install security cameras. If you value your safety or possessions, do not live here. They supposedly have a security guard, but I have never seen him. See pictures section for what this place has to offer (Porsche missing wheels and tires)

I’m leaving one star bc I can’t go any lower… this review is for the management team worst costumer service ever! Do yourself a favor and go live at an Irvine Company apartment instead!!!
Our bad experience with Avalon started when we asked to move to a bigger apartment. We are currently in building 2 and we were waiting for the brand new phase 3 to be completed so we could move to a 2 bd with a loft. We were so excited about the move and everyone in the leasing office was nice and gave us a move in date for the new apt of Dec 15. Up until then our experience had been great!
Well around Dec 1^st we get a call from the office saying that the building might not be ready and that we might have to push back our move in date but that they would call us to let us know for sure. A week goes by it’s now the 7^th and I’m wondering what is going to happen (no call from them) so I call them myself to check on the situation and they inform me that they still don’t know but that as soon as they find out they will let me know. I don’t want to bug them too much and I’m trusting that they will get back to me, so I let a whole week pass by and it is now the Monday Dec 14 and STILL no phone call with any updates. I call them and they tell me that they still didn’t know for sure but that they were telling everyone a new move in date of the end of December. Why didn’t they call me to tell me this? I didn’t even decorate for Xmas bc I was expecting to move and mind you it was my 9 month Olds first xmas!
So Christmas passed, new years passed and NO WORD FROM ANYONE!!! That is absolutely ridiculous. If you tell people end of December at least call to give them an update at the end of December. It was January 6^th when I finally got a phone call from Regina saying that the apartment was finally ready.
Because of their lack of communication with me, by this date my husband and I were so over the apartment and we had already submitted applications to rent a house instead (since we had no hopes of moving into that apartment anytime soon). We had already surpassed our 30 day notice period and had only paid prorated rent up until Dec 15… we basically didn’t want to be in the street since we didn’t know when our rental house would be ready for move in so we didn’t know when our move out date was going to be and therefore hadn’t reached out to the leasing office yet when they called me with the news on Jan 6^th.
On that day I spoke to a guy named Josh and told him that unfortunately we were no longer interested in the apt. We were prepared to lose our deposit of 650 for the new apartment plus the 500 fee for early termination of the lease of our current apt (which we had already paid) but Josh informs me that the termination fee would actually be a month and half rent and that the 500 fee is only to transfer within the Avalon community. That is such BS when that was never explained to us upon move in. They only spoke about a 500 fee period and I even remember READING that on our lease agreement which I tried to pull up from the resident portal but could only find a shorter version that didn’t include any details on it. I asked the guy if he could send me proof in writing that that was in fact the policy here and he never did. Not only that but he tried to tell me that Regina had tried to reach out to my husband to update him on the status of the apartment at the end of December when there were no phone calls or voice-​mail ever left.
My husband stopped by the office to clarify the fact that no one ever tried to call him and to see about the lease termination fee and again Josh was very rude laughing in my husbands face saying that the lease termination fee can actually be up to 2 months rent and that it was up to his discretion to decide how much we would have to pay. What??? The whole situation just made us feel like they were trying to hustle us out of our hard earned money. These things should be explicitly stated in our signed lease which when I tried to pull up in my avalon access account I only had access to a one page document that had a summary of basic facts and no information at all on anything relevant to the situation.

My husband and I just want to be done with this and move out so we are willing to pay one months rent which they eventually agreed to when my husband called and spoke to a girl named Natalie but we are not happy with how things played out, how we were made to feel… especially given that we were about to lease the most expensive apartment in phase 3… you would think they would treat you a little better. I don’t know a lot of people willing to pay a little over 3k for a 2 bed 2 bath with a loft. I’m paying the same amount now for a 5 bed 3 bath house with a loft, family room, formal living and dining and a huge backyard… and no rude management to deal with!!!

I transferred from another Avalon (WH) and I can say that I am extremely happy with the customer service, staff, location and move in experience.
Corrine, my Avalon consultant, was amazing to work with. She was patient in showing me the property and didn’t pressure me to any decision. I ended picking an apartment same day.
Over the course of the next month, she stayed in contact with me about my move in. Unfortunately, there happened to be an issue with the apartment I selected. I appreciated that she was honest but it still was frustrating. She worked with her manager, Josh, in working a resolution. I didn’t have high hopes but I was pleasantly surprised that they worked with me and bent backwards in making sure I was happy. I couldn’t believe they went out of their way to get me what I wanted — even without me asking! Furthermore, they also offered a little concession for the inconvenience I experienced — awesome!
On my move in date — I was running a bit late but Corinne worked with me to make sure my friend could be there for the movers to move my stuff. She coordinated everything and it went smoothly. I can’t begin to explain the value in something like that because of the already stressful nature of moving.
The location is great, property is super clean and parking is easy on the same floor you live. No more hauling groceries thru elevators. I had a couple service requests and all the maintenance guys like Cheyne and Ricardo are super cool, nice and diligent.
Some things that are a little hard to adjust to — you have to register visitors for parking, getting out to jamboree can be hard in the mornings, mail room is on the first floor and there isn’t a «clicker» for the garage. Just a transponder that you have to roll Your window down to flash to open the gate.
That said those aren’t that big of a deal. You get way more pros than the cons.
And most importantly, the staff here is awesome! Corinne was out of the office a few days and Regina and Natalie are just as nice and genuinely care that you’re taken care of and happy.
I’m happy I’m here!

When I first moved in I loved the place but the problem was not with my personal living space it was with the outrageous increase in rent as well as them charging me for carpet cleaning when I moved out knowing I left the place in pristine condition and had professional cleaners come in and clean the place. I will tell you one thing, no matter how clean you leave your apartment you will ALWAYS be charged for cleanings and you will always have an outrageous rent increase after your lease is up. I was lucky and I found a house to purchase so I don’t have to deal with rent increases anymore. Do yourself a favor and don’t move here. Trust me, after your first year is over you will see what I mean. Look at the other reviews. We can’t all be wrong.

Great community. Best in the area

I went yesterday to go take a look at some 2 bedroom units that I may want to move into soon. I didn’t call ahead and just drove there around 11 am. There was a sign that read «holiday office party, will re-​open at 4:30 pm». I figured fine, not a big deal — I didn’t call ahead so I will return at 4:30 pm. Returned there at 4:20 pm and waited, and waited and finally some a*****e shows up at 4:38 pm wearing an ugly looking Santa sweater and casually removes the sign that says «will return at 4:30 pm» and replaces it with a «closed» sign. Thank you mother****** for not having the decency to give a crap about myself and 3 other people patiently waiting to see units. He seriously just replaced the sign and turned his back and walked away to go do whatever the **** they been doing all day instead of helping customers.
I’m actually glad this happened because now I will never return there. If they don’t give a crap now to people who may want to rent units how do you think they will treat existing tenants already locked into a contract? Ya, no thanks. And go F yourselves Avalon.

My husband, myself and my baby girl moved in here about a month ago and so far we love it here!!!
The location could not get any better! We have the Irvine’s most popular «Jamboree Diamond» right across the street! I mean it really takes us couple mins to get there on our feet!!!
I appreciate all the services from the management. They are very professional and prompt with all our requests!
Would like to thank Regina for taking my calls on a busy day and took time to answer all my inquiries! She was very promising to our requests and made all happen!
Love love Corinne!!! She is soooo nice and always responds right back. I had to come see the apartment several times before the move in day and everytime i bothered her she was always smiling and was happy to show me around~
The parking structure is just perfect for this property because each parking floors are connected the actually units! so when we moved in we just parked our Uhaul van on second floor parking lot and didnt have to take the Elevator since our unit was on the second floor. Just worked perfect for us~
The pool area and bbq area is clean and has the resort atmosphere~ there are so many Bbq stations all through out the community and im only talking about Phase one~
We plan to stay here for couple more years and enjoy all the good things happening here in center of Irvine!

I have been living here for three years. Almost everyone owns a dog here and it can get pretty crazy early in the morning when people take their dogs out for a walk. I have trouble sleeping in the morning because of dogs barking.

Everything is awesome here. love the decoration. Terry at the Leasing office has been helping us with EVERYTHING and our apartment is exactly what we wished for. The space is very well distributed. Especially the bathroom and kitchen, we really wanted a reasonable amount of space without taking too much from the living room. At the Diamond Jamboree complex theres something that we dont know what but makes some noise, especially at night but you can only hear it with the windows open, if you close them to sleep. you dont hear a thing! Parking works great. They recycle and preserve water, great for the environment. And you have access to Avalon 1 and 2 and soon to the 3^rd. Fitness center, pool and common areas/​lounges are amazing!!!

Lived here for three years. When we left we had a $ 200 credit to our account for canceling two months prior to departure, the additional tandem parking spot we paid extra for. Avalon did not give us the credit back since we already exited and signed out from our lease.
If you do decide to lease at Avalon be sure to ask for Terry. DO NOT deal with Regina! Trust me on this. She is only nice when she wants to sign you up. After that… forget it! Also, if you decide to lease a 1 bedroom here and need an additional parking spot, DO NOT, I repeat DO NOT pay for extra parking. Just park in the visitor parking space. They rarely regulate it. For 3 years my wife and I paid extra for an additional tandem spot while everyone else was just using the visitor parking. They will regulate it here and there but than everyone parks there anyways.
If you have a nice car, be careful. NEVER leave valuables in your car. In the 3 years that I have lived here, there have been a lot of car break ins, a brand new porsche boxster had its rims stolen on the 4^th floor, and the game room had its flat screen tv stolen. Me being a concerned resident, I called and discussed the situation. I believe I spoke with Natalie. All she could say was «it could happen anywhere!». I was disgusted because the price that people pay to live there you would think that it would be safe and secure. I would be scared to come home late at night. I worried that I might witness a theft happening and they would attack me since nobody can hear you scream and there is no security.

There was also an arrest in 2014 where a guy was running a brothel in one or several units here. Just google for it or go to the Irvine pd website.
One thing I do like about Avalon is the maintenance crew is top notch!

Walked in and no welcome and asked if I had an appointment and that was it.
They weren’t happy that we were there. Felt very uncomfortable the entire time. We dress very nice and above average look so not sure what the problem was.
Lady just kept saying she had an appointment but no one else was there besides a guy sitting on the couch that was upset about a key or something.
Very rude people and very small floor plans.
Very ugly people work here as well. First impression is everything but these people don’t know what they are doing obviously.

Lipstick on a pig, is the best way I can describe this place. I lived here for a year and gladly moved out. First, the pluses:
1) On the surface, it looks nice (more on this below). The finishings look nice, the grounds look pleasant, overall I would rate them high re: superficial appearance.
2) Generally quiet community
3) Online payments and their procedures for accepting/​holding deliveries for residents is convenient and easy.
Now, the minuses.
1) While the finishings look nice on the surface, they fall apart upon closer examination. The kitchen drawers and cabinets are cheap materials and I repeatedly had the front face of the drawer pull off altogether because the brackets holding it together are cheap. They used the wrong flooring nails so I’d often get stabbed in the foot at the edges of carpeting (kitchen, laundry area, bathrooms) as the nails pull out of the floor, not to mention rips/​pulls in my socks.
2) Oddly designed — The light switches are in weird places that aren’t intuitive — any «normal» builder would put a light switch by the entry door to the bathroom, not in the middle of the opposite wall that isn’t lit making it hard to find them in the dark (or behind the door so you can’t even find the switch?). I had a 4^th floor, 2BR + loft which advertises a picture window at the top of the vaulted ceiling to let in more light. That sounds great, right? But they built a retaining wall outside my apartment right in front of the window so I basically have a beautiful view of a concrete/​stucco wall. Seriously? Lame. Who designs a kitchen with one single overhead light installed in the middle of the ceiling so no matter where you’re preparing food you’re always working in your own shadow. «Luxury» features might include: pendant lamps, under-​cabinet lighting, canned lights evenly spaced overhead, etc.
3) Maintenance is ineffective. They came to my apartment within a couple of days of submitting a ticket but the work was shoddy (never actually fixed the aforementioned carpet nails that I reported). The jacuzzi was out of service for 6 (yes, SIX) weeks because they were «waiting for a part» — seriously, there’s no other supplier in the world you can go to in order to get the needed part? The response I got was «well they said it would only be a week but they keep delaying shipment.» It was a «crap happens, oh well!» response — seriously, light a fire people! Some resident set one of the grills on fire on April 3^rd (yes, I remember the date because I found the thing engulfed in flames and I was the one who called the fire department) but it took them until middle of September to repair the tile and put the grill back in service. No sense of urgency whatsoever but if you pay your rent a day late I’m sure Avalon would be pounding on your door looking for their money (I never paid rent late, FYI!).
4) Cleanliness is lacking. Elevators regularly have dog piss all over them and they stink like a urinal. Granted, shame on the idiot residents who let their pets pee in the elevator and they’re too lazy or indifferent to clean it up properly but several days usually go by before Avalon would clean it, leaving it to reek worse than a New York subway. Maybe use some of the $ 50/​month pet rent residents pay to hire some more cleaning people?
5) Security patrol/​rule enforcement is a joke. It’s a non-​smoking community and my downstairs neighbors regularly chainsmoked on their balcony. I reported them to both the security people and the leasing office on no less than 15 occasions (yes, I kept track including reference numbers and dates/​names) but it was never effectively addressed and almost a year later I moved out yet my neighbors are still there.
6) Location — the property is located by shopping (that’s a plus!) but it’s in the middle of office parks which means there are few/​no sidewalks aside from walking up Jamboree and there are few/​no trashcans where pet owners can discard waste unless you go to the small astroturf pet park between buildings.
Last note: for those of you who post reviews complaining that your cars were towed because you (illegally) parked in other people’s spots or you are otherwise busted for not following rules, suck it! You know the rules, they aren’t strictly enforced but if you choose to push the envelope then quit yer whining. You probably did it many more times before you were caught so count yourself lucky. Don’t like paying impound/​towing fees? Then park in your assigned space (s)!
Overall, it looks nice on the surface but it doesn’t measure up when you look into the details. For that reason I’ll tell you that they are FAR overpriced — they advertise themselves as luxury apartments and command a high price as such but they definitely aren’t a good value for what you’re paying.

Positive: I lived here in Avalon 2 and love the interior of my apartment, love the stacked washing machines. I really like the available amenities jacuzzi, salt water pools, barbeques and nice gym. The staff was very helpful and I was happy with our move in process. Packages are received in the main office by the staff so everything is secure. You can put service tickets in electronically and they respond to issues within 24 hours.
Negative: One of the barbeques is broken and had been for the entire time I lived here and by the looks of the yellow caution tape, may be longer. The jacuzzi (there are multiple ones in the complex) nearest to my apartment had the heater broken for more than a month and was only recently fixed (I think it is now fixed as my place overlooked it). We would go every couple days and thinking it was fixed and warm only to find it was freezing cold and random neighbors would comment they did the same thing jumping in. In my mind the amount of rent all of us pay for this location should really cover for faster solutions than a couple months.
They recently replaced the security company in the complex with a local security company and notified us and now weeks later I’m getting notices about an increase of car vandalisms … great. Although I appreciate the notices I was thinking when they leave these letters or any letters in our door and we’re gone for a few days, it’s like a instant tell to others we aren’t home. Can’t it be put in our mailboxes?
We ended up moving out and breaking our lease due to job changes. Easy move out and no hassles. The office folks are very professional. Props to the older utilities guy who I always saw day in day out working the issues all around avalon.

I have lived in Avalon Irvine for almost 2 years now and absolutely LOVE it here. It is very quiet, very clean and the leasing office staff is amazing, especially Regina!
Prior to moving to Avalon Irvine I was living in another Irvine Company property for almost 6 years. When my rent was dramatically increased without any consideration for the number of years I had lived in the Irvine Company property, I knew it was time to leave. That is when I found Avalon Irvine. Regina was fantastic, understanding what my housing needs were she showed me a couple of apartments. I was thrilled to see the quality of the appliances and countertops, lighting choices, etc. All of this for LESS than I was paying at the other property.
The original apartment that I saw rented before I made my final decision to move her (why I hesitated, I don’t know) but there was a similar apartment facing Jamboree. After living in that apartment for a year and a half I inquired about a possible location move due to inconsiderate upstairs neighbors who did not understand how loud they were. Again, Regina was amazing! She listened to my concerns and not only helped me find an even better apartment in Phase one (interior facing loft) and was able to negotiate a reduced transfer fee for me. I truly appreciate her dedication to the residents and keeping us happy. She always goes out of her way!
I realize that I have been bragging about Regina’s service and dedication and I will say Terry, Charlie and Natalia are equally as plesant to work with. Anytime I need to run into the leasing office to pick up a package or havethem send a fax they are friendly and attned to my needs promptly.
My only «concerns», if you will, with the property are:
The crazy drivers who are completely inconsiderate as they are driving in the parking structure. Yes, we all realize that the parking structure is a corkscrew, but come on, be considerate of the fellow residents, don’t drive 30 miles per hour in the middle of the driving area. Slow down and stay to the right so you can pass each other. Unfortunately there is an entitlement mentality with most drivers. I did some damage to my car because another driver was not considerate and almost ran me and my car down.
Secondly, it would be nice to be able to have use of the lounge and pool areas for more than 4 guests. I recognize that by limiting the number of guests allowed it keeps the pool area in control and peaceful but shouldn’t the security guards that are hired be able to manage that?
All in all, I am very happy here and am proud to call Avalon Irvine home.

I agree with Alex T. I seriously don’t get people and there insanely ridiculous reviews. The community is beautiful and I too am extremely happy with my choice at Avalon. I moved here from Pennsylvania and did everything via the phone and fax for my move in. Regina and Charlie helped me through the whole process and it couldn’t have been easier. They are extremely professional at what they do and really care about the community.
As far as the parking situation, yes it can be a pain if you have only one designated spot and 2 cars. But giving 1 star because of that, just seems absurd. Either buy another spot or park on the street. There is plenty of parking out there if you just look and are not lazy.
The place is really clean, which confuses me about the other reviews. I have been here since March 2014 and never seen any dog poop on the premises. People do tend to leave garbage in front of the garbage shoots due to either laziness or the shoot is locked for removal periods, but its usually gone by the next day if not sooner.
I had one maintenance issue with my shower that took a bit longer to get fixed, but that wasn’t Avalon’s fault. It was due to the company they hire in order to fix the shower area and their time management. But it did get fixed and looks great!
The apartments themselves are really nice too. I have lived in many apartments from east to west coast plus different ones throughout Irvine, and I can say this is my favorite one. I am in phase II and everything is nice and new and stainless steel with a WD in the unit. My only complaint would be the floors and ceilings are a bit thin. I have a loud walker who lives above me that I can hear a lot. But some people I guess don’t realize they just walk hard (especially in heels). So I would recommend trying to get a top floor apartment. As far as the people next to me, I never hear them at all. So the walls seems to be well insulated.
I live in an apartment where my window faces Jamboree. Just a heads up, it can be a bit noisy when the windows are open. I can imagine the same for the Alton side as well.
All and all I have to say this place is great. I have no major complaints and everyone seems really nice. Cannot wait until phase III is built. I would love to see what extra things are being brought to the community. Again, don’t be discouraged by the 1 star people. Just check it out for yourself and take a tour of the place, I can assure you, that you wont be mad.

RUN. Just RUN.
This apartment complex might look nice and fancy and the employees might sucker you into thinking they care about you, but they don’t.
My husband moved in a year before I did, he’s active duty in the Army and this was the place he picked. I moved in and got on the lease and everything seemed to be going great. Until the person above us moved in and he kept us up at all hours of the night. Oh well, that happens at most places. People are so messy here, expect to see dog poop or even possibly step in it.
My anger towards this place is in regards to our move out, my husband got orders to deploy overseas and so we had to move out. The process at first seemed like it would be easy but it ended up being a nightmare to the point of where I contacted JAG legal and had the situation fixed.
On the day of our walk out I had to convince Terry and the maintenance manager to fill out my move out check list (after one of the ladies at the front tried telling my husband that they don’t do that and we just had to turn in the keys). It was the same one my husband got when he moved in and we had the carbon copy, so Terry wrote on his copy which then went onto mine automatically.
The carpets were 5 years old (we lived there for 2 years and a month) and we paid for a cleaner to come in and detail the apartment, took pictures and videos. It was in perfect condition and was the same as when he moved in.
21 days passed and the check for our deposit wasn’t in the mail so I called, Terry didn’t want to give me any details but said the check had been mailed out and to contact billing in regards to how much was being sent to us.
Mind you my husband is in training prior to deploying and the stress from Avalon became more and more draining each day.
I called billing and they said the amount I was being refunded and sent me documents as to what was being kept. Avalon tells you that you pay your rent and water/​sewer at the same time THEY DO NOT tell you that once you move out and it says you owe a zero balance that actually you’re in arrears about two months with water and sewer. ON TOP of that they put $ 110.89 for a percentage of the carpet being replaced but then charged us for the full price of the carpet pad. REMEMBER the move out checklist I talked about earlier? Well keep that in mind…
I questioned billing because the original email I got just said «damage receipts» and I then later found it was the carpet for the $ 110.89 when the leasing office sent the documents to the billing office. The billing office then sent me over what they received and GUESS WHAT?
THE LEASING OFFICE WROTE ON THEIR COPY OF THE MOVE OUT CHECK LIST «PET DAMAGES» but nowhere did it state that on our carbon copy! Mind you, we didn’t have ANY pets! And the person at the billing office had the nerve to say «well if you had just stayed until August we would’ve replaced it for free»
EXCUSE ME??? SO SINCE MY HUSBAND HAD TO DEPLOY OVERSEAS YOURE GOING TO CHARGE US FOR A 5 YEAR OLD CARPET AND YOUR LEASING OFFICE IS FINE WITH FALSIFYING DOCUMENTS?
End of the story, JAG (military legal) handled the matter and I got the $ 110.89 back. The lady at the billing even tried making up some crap to the JAG Cpt saying they wrote pet damages because the prior resident, and he kept asking why they’d charge us when the carpets looked great in the photos. So they clearly don’t know their California tenant laws. Fair housing was even floored when I told them and said that I was taking the best steps to involve JAG.
I don’t care that it was only for a small amount, it’s the principle! AVALONBAY IRVINE IS NOT THE PLACE TO LIVE! THEY SHOULD BE ASHAMED!
*IF YOU DO choose to move here (no idea why) MAKE SURE TO UV LIGHT ALL CARPETS BEFORE MOVING IN AND DOCUMENT IT. TAKE PHOTOS BEFORE & AFTER! Know your California tenant laws that are easily found online and don’t back down from them and their fraudulent ways!

Found a roach in this place. Not sure how the roach can be inside a new place like this.
Guest parking… do not and do not live here if u plan to. have guest. guest parking in each phase is about 10 each… n it is always not a available. street parking only Fri sat night. n it sux
Pricing… over priced… I grade the pricing based on customer service and how well they respond to complains
