Rob is an absolutely awesome stucco inspector. He’s down to earth, up-​front with costs and most of all, very thorough and competent in his inspections. Stucco homes are very attractive and desirable but the fact is, most aren’t built properly. I had no knowledge of this until I recently put an offer in on a stucco home and my agent advised getting a stucco inspection in addition to my home inspection. After searching online to learn everything I could possibly learn about stucco homes, I was pretty apprehensive about going through with the purchase. Heeding my agent’s advice, I checked out several stucco inspector listings online and found the credentials and years of experience listed on Rob’s page to be quite impressive. I decided to go with Lunny and man, am I ever glad that I did. He worked nonstop in 93-​degree heat checking every single section of that house. He was behind bushes, on the roof, around the deck. The house had a previous stucco inspection performed roughly two months before ours but Rob found several issues that were not noted in the report from the earlier inspection. Rob took a core sample and showed me a nice piece of completely rotted away OSB that was the product of water intrusion. He obtained the sample from a wall that was declared okay during the prior inspection. Rob explained why there could have been false readings and stated he took the door sample because he doesn’t like to disprove any other inspector’s work without physical evidence. The thing I like about Rob is that he remained humble and never trash-​talked the previous inspector even though it was obvious, to me at least, that the prior inspection seemed completely botched. Rob seemed more disappointed than triumphant. That revealed to me a man who truly cares about his craft. It’s not just a job or quick buck for Lunny. Anyway, he found numerous issues that were missed during the first inspection and could have potentially cost me tens of thousands of dollars in unexpected stucco, window and OSB repair/​replacement (s) down the line. If you are thinking about buying a stucco home, make sure your first phone call is to Lunny. The man knows his craft and he truly cares about his clients. He may also possibly save your hide if you’re about to unknowingly plunge into a money pit. I’m glad I decided on Lunny and not the company that inspected the home prior to him.
