Monaco

7.30 a.m. Saturday, the noise from the nearby construction is so loud, even music in my headphones does not help.
It is simply impossible to live in this apartment. Early Saturday morning I have to think where I could go, instead of sleeping in my bed. Even though my place faces the opposites side, I can’t imagine how it is for the residents whose apartments face the construction.

Great location, great views. Mediocre service. The leasing office staff won’t remember you. They only serve the prospects. Once you’ve signed the lease, you’re off their list. Luckily, I don’t encounter too many troubles during my stay – almost a year by far. Though the stove did not work upon move-​in and the leasing office didn’t show us the room and didn’t spend time to inspect the room upon our arrival. They just left a move-​in inspection form for us to sign. We’ll see how they do upon our move-​out. The maintenance is always responsive while the concierge is not always friendly. In general it’s not a bad idea to live in Monaco since it has great location and facilities.

Lived here for a couple of years with some flat mates… Hands down the best and new building in Newport… The amenities are awesome… The building is very well maintained… having lived in 5 other buildings around I can vouch for this place…
I lived in the north tower 2BED 2 BATH… The layout is awesome and the master bed is extremely spacious!
Even after we left, we weren’t troubled much for security deposit…
The only downside is that they were one of the last buildings to recover from sandy! While all others had electricity and water either not impacted or restored quickly… There was some significant restoration time here.

I live there for 2 year in a one bed room.
This apartment building looks nice from outside (including amenities etc.) and the view was really nice. Price was very high compare to other buildings in the neighborhood.
I WOULD NOT RECOMMEND TO LIVE HERE TO ANY OF PEOPLE I KNOW!!!
The building had SO MANY PROBLEMS with electric, plumbing, elevators… can’t even count how many time they had issues over the 2 years.
I lived on higher floors 40+ and couldn’t go to work numerous times because of elevator or electricity issues.
IF THE ELECTRICITY GOES OUT, THERE IS NO WATER. NOT EVEN COLD WATER since they need electricity to run the pump to pump water to your place…
I’M SO GLAD I MOVED OUT from this horrible expensive place with poor management.

Do not move to Monaco. I am currently a resident there, and for the money that we pay to live there, it’s not worth the trouble. Everyone I know who lives at Monaco ends up moving after their lease is up because management is not up to par for the type of building it is supposed to be. Where do I begin???
October 2012 — Hurricane Sandy. No power and no water for a few days. We had to find lodging for $ 325/​night. Other buildings that were equally affected (same number of days without power and water) sent out an email to their residents to let them know that they will be reimbursed on rent for the days that they were unable to reside in the apartment. I emailed Monaco three times to ask if we would also get some rent reimbursed, no reply. At all. Not even an email to tell me that it was not possible. I know the email address I sent to was correct because I just replied to one of the many emails they sent out during/​after the hurricane.
Common Area on 12^th floor — Dirty. They never clean the play area for the dogs. The second you step anywhere close to the dog pen, the smell of urine hits you like a ton of bricks. They never clean the BBQ pits. In the summer time, that thing gets used 100 times a day. When the gas runs out, management will not replace it. By the time they decide to replace it, it’s winter time already. The pool water gets really murky and cloudy in the summer time. Why are we paying to use these amenities again?
Slow maintenance — There was HEAVY rain a couple of months ago, our apartment leaked in multiple places. This was at about 2am in the morning. We reported it to the doorman to ask if he can get someone to look at it. The doorman told us that they couldn’t get anyone until the morning. So we went back upstairs, but by that point, the water was not even dripping from the ceiling anymore, it was coming in like a steady stream of water. Our trashcans were filling up fast (we could fill up the whole bucket in 30 minutes). So we went back down to the lobby again to plead for help since we were desperate. The doorman finally managed to get someone at 4am. The only thing they can do at that point was to give us huge trashcans to hopefully hold the water. The next morning, they took a closer look at the damage and told us that they would need to wait until the wall dried before they can start fixing anything. They didn’t fix our ceiling until a little over 2 weeks later. We had to keep on following up with them.
Unorganized — A few months ago, my roommate and I turned in our rent check in the rent box (2 checks in 1 envelope). Two weeks after we turned our rent checks in, we received a notice to inform us that rent was not paid in full, and we needed to pay late fees. Apparently, they didn’t receive my roommate’s check. Two days after we went to talk to them, they called us to let us know that they found the original check (I give them 1 star for being honest).
Pathetic — A month ago, we turned in our 60 day move-​out notice in the rent box. Today, we went to the management office to tie up loose ends for the apartment and found out that they never received the 60 day move-​out notice letter. We have to resubmit the letter, but the 1^st day of the 60 days start today. Of course it’s not their fault for losing the letter because they never misplace anything from the rent box, right?
Unless there is a change in management, I would not recommend living here.

My wife and I moved into the Monaco, from Marbella, located 1 block south. We were initially disappointed that we had made a few attempts at scheduling an appointment to meet with management, and to view an apartment. However, the management took 2 weeks to return our calls, and apologized since they had been really busy. We figured, although not really our problem, it was understandable given the building was still new. Our 1 bedroom faced south, with a great view of the financial district, and freedom tower sitting on the couch.
Our problems started from the get go:
1. On the day of moving, we had scheduled to have a new TV delivered. The management would not allow the delivery of the TV, because they had to verify the insurance of the company delivering the our TV. I can understand this, however, given the fact that it was PC Richards, completely unnecessary. We ended up having to call PC Richards, and requesting they deliver the TV to us on the street, and we would carry up the 55 inch Flatscreen ourselves.
2. When turning on the taps, there was a knock on the wall, due to the pressure build up. We notified the building about this through building link, and the request was closed out, without any maintenance performed.
3. We were constantly having to call the front desk and request someone come spray our floor with air freshener, or clean out the trash room.
4. After a few months of living at the Monaco, a water pipe burst 5 floors above us. The water came through the apartments above us, as well as the apartments below us, an additional 6 – 7 floors. After contacting building management and reporting the issue, I had to physically empty water down the drain and out of our apartments. Water was leaking in our closets, in the kitchen, washer/​dryer area, and the bathroom. The water leaked for over an hour before they were able to stop it. Ruined our weekend, and when we were able to leave, we were assured that the cleaning crew would be in the clean the apartment when we returned. When we arrived back at our apartment, about 9pm, nothing had been done, and we were left with a damp smelling apartment. They then requested sending up the repair team that came up at started cutting holes in the walls, and left us with blowers and and a messy apartment. We had to follow up with the management a few times, regarding having our apartment cleaned, and were charged for the cleaning service.
5. For a doorman building, this building has a very high turnover. They initially started with some great staff, however, a few weeks later, they staff started looking messy. As far as security goes, the doormen have no idea of who lives in the building, and who does not. They smile, and greet whoever walks in.
6. Management and the sales staff have no respect for the tenants, and the sales mentality is visible. This is further evident with the lack of responses from the staff. When we first moved in, we notified the building that PSE&G did not recognize the apartment for billing. Initially we were told that this was okay, since it is a new building and PSE&G were updating their records. The following 2 months we noticed the Monaco again that we were still not able to access the billing, and we had contacted PSE&G, and they informed us that the Monaco had to submit this information to them. About 9 months in, my wife received a horrible email from one of the employees informing us that we would have our electricity suspended and would be responsible for the cost of turning it back on. fortunately for us, we retained all records of what had happened, and had to inform him once again that PSE&G were not able to locate the apartment due to an error by the Monaco. After they finally updated PSE&G, we received no apology from the Monaco.
7. With little insulation, you can constantly hear what is going on in the next apartment. For us, this was not an issue as our neighbor was never home. However, the apartment across the hall had a screaming child, and we had to listen to this quite frequently. Although my wife and I have no problem with Children, we bought it to the attention of management, as we initially thought the child may be being abused by the parents or by a nanny.
8. After we moved out, and had the apartment professionally cleaned, we were stuck with a bill for damages. Damages that were never repaired by the Monaco. However, as opposed to providing us with evidence, or photo’s, we were shorted our deposit. Later having read more on the topic, I did find that this is against the law.
9. Horrid Parking.
So what were the good aspects of the building:
1. Location, is great, it is a 5 minute walk from the path train. However, no shuttle bus provided like at Marbella, which is right across the street.
2. The View, is great, as long as your not facing west.
3. The amenities floor is good. Has a clubroom, pool tables, open patio, dog walk, gym, BBQ, Great View.

So lets write this from a Manhattan commuters perspective:
Pros:
Pretty apartments that look high quality to me.
Great gym, one of the best I have seen and never really crowded (with satellite radio, which is nice)
Very nice pool area
Nice lobby with attentive doormen, I don’t get why people are complaining, to me they always were friendly and professional. Not totally going out of their way friendly as say I had it in Liberty Green, but completely in line with my expectations
Relatively affordable compared to similar Manhattan apartments
Close to path, close to BJ’s, close to shoprite, close to mall, close to a couple of decent restaurants.
Very secure and clean neighborhood
Rent can be paid online
Service requests (broken drier etc) are addressed very quickly, for me sometimes in less than an hour.
Low deposit
Cons:
Electricity bills are really high, as in three times as high as my old apartment. Probably due to bad insulation in combination with inefficient aircon.
Pool only open 3 month a year, why?
Conference Room and cinema not accessible earlier during day, key only starts working at around 9 or so. Seems like a pointless rule to me and not very friendly for people who say want to get some work done there early in the morning.
It took them a whopping 3.5 month to give me my signed lease back, not that I really needed it, still, that was surprisingly long, give that most apartment building want to get that back to you asap.
On three occasions a package that was delivered only appeared with the doorman after a couple of weeks, probably got lost in the storage room somewhere, but at least I always got it
Since so many people mentioned it, crisis management during hurricane wasn’t in my opinion the complete disaster that some describe, but it was probably the last large development in JC that got power back (only after a week), which probably could have been managed better.
Not the buildings fault but as a Manhattan commuter expect path system to have issues at least once a month. It was actually surprising for me to see how often that breaks down and how slow it is in general. Really can anyone imagine a less efficient subway service?
General stuff:
I don’t have a car, so can’t speak about garage etc.
List of cons look pretty long but I thing the important stuff is in the pros, so that’s a well deserved ⁴⁄₅ imho

This is definitely one of the most upscale apartment buildings in the Jersey City, Newport area. On the plus side, the views from this building are spectacular and it’s got great amenities (pool, play area, top of line gym, media room –although it’s usually not working). Maintenance issues were always dealt with in a timely manner and Concierge/​front desk is fairly helpful and professional.
I would have rated it more stars, but the way we were treated when we had to move out was horrendous! We essentially went on a month to month contract after our lease expired and kept the office notified of our situation. However, they leased the apartment from right under us without notifying us, and we were forced to move out before we had a place to go. The management bullied and threatened us and was not willing to work with us at all. I don’t think I will ever rent from a Roseland Property again. They are inflexible and cut throat. Other than that, another con would be the heating units… they have a mind of their own and aren’t reliable at all. And although the elevators were fast, there would be times when you’d have to wait 10 – 15 minutes for one. Lastly, the parking is absolutely atrocious!

I liked this building based on my needs. It’s a luxury building, the only other buildings I was considering in the area were Aqua Blu and Avalon Cove. I waited 2 months to get an apartment (they were still finishing up construction).
Pros:
–Leasing agents are great (especially Jaime, she’s the best!!)
–Front desk Cliff and Phil really care about the residents (on multiple times they left the front desk to help with the theater room)
–Hardwood floors (I had a studio, I believe in ½bdr there is carpeting in the room)
–Washer/​dryers in each apt
–Amenities (the area I now live in only allows for amenity usage during business hours, at Monaco I could generally use most of the amenities atleast till 11 if not later)
–Felt secure with all the cameras everywhere (trust me this is not standard, I just moved to the West coast and there are no cameras around anywhere)
–Felt like a community, great getting to know the other residents (there was a mix from students, young professionals to families)
–Great view from any side of the building but of course the NYC skyline is the best!
Cons:
–Parking not included (for the price of the apt, it would have been nice to have one parking spot included considering there are 11 floors to the garage)
–Orange stickers on cars
–Theater room doesn’t work half the time due to connectivity issues
–Sometimes management reserved the entire lounge area for a few days straight which did not make sense since they only used the conference room (definitely not cool when the residents are paying for the amenities and not being able to use the area)
–Apartments get extremely cold during the winter so need to have the heat on continuously
Overall this is the best building I have lived in, it doesn’t get better then this (atleast on the west coast!).

Talk about poor management.
The doorman service at this building is horrendous. Half the time they are not around.
When Hurricane Irene came, the doorman just took off.
Recently when I had friends park outside for just a few minutes, under the 10 minute limit, they got bright orange stickers placed on their vehicles as warnings that they would be towed — all courtesy of the buildings doorstaff and poor maintenance crew.
There are too many other buildings to choose from in JC, so keep looking.
