The Kapalua Villas, Bay Villas

We loved our place. Comes with a beautiful view a washer/​dryer and everything else you could need. We saw a security car driving around which made us feel safe. Not a single complaint for these amazing condos. We highly suggest staying here.

We stayed here a few years ago and really enjoyed it. We were expecting so much from this place like the last time we stayed here, however there were many disappointments this time. We planned this vacation for quite a while. After our newest addition to the family being two years old, my husband and I were looking forward to some relaxation and good times with our toddler (I mention this for a reason).
I was told at the front desk that Kapalua Villas has changed ownership. It is now part of Outrigger.
Upon entering the condo we were delighted with the view of the ocean, but displeased with the décor. There was no sense of being at a beach or feeling like you were in Maui. The furniture was simply hideous! The entire condo was full of small knick knacks and pieces of furniture everywhere. This was not so good for us in trying to manage keeping our toddler’s hands off of everything. The living room had so much furniture that our son had no room to play. The furniture was old, the dining table had lost its lacquer on the wood, the sofa and chairs had no support while sitting in them, and they looked dirty. Considering we had to wait for the room to be cleaned, there was visible dust on the handrail going upstairs the window sills were dirty, and the floors had dust and dirt on them to the point that my husband immediately wiped the upstairs flooring with a damp towel as it was too much to bare. Our toddler enjoys walking around with bare feet, however we wouldn’t allow him to walk anywhere around the condo without his sandals on.
The hotel has no housekeeping during the staying at all! No one cleaning bath room for 10 days staying! No one making bed for 10 days staying! No one taking trash out in the kitchen for 10 days staying! And more… Yes! I did book this hotel can be like home and yet on vacation style. But, I didn’t expect to cleaning the room, taking the trash out, cleaning the bathroom, … Which I am suppose on vacation, no need to home chores. The front desk told us, if we need anything, like soap, trash bag, towels… we have to walk down to front desk, pick it ourself.
I booked one bed room, the hotel «upgrade» us two bed room. I always wonder if the room will be better if they didn’t «upgrade» us!
I am very disappoint this time at this condo!

My wife & I recently stayed here. I rented a 1 bedroom, gold ocean view villa & the views were not short on amazing! The community is well kept, quiet, and you will not get the busy noise of visitors prancing around like other large hotels. It was exactly like we thought it would be. Our villa was nice, but could use a bit of updating & cleaning. That’s the good news .
The bad news is the reception area. When we arrived, the woman behind the desk was unpleasant. Not rude, but left us with the impression that we were bothering her. No smile, no greeting, just down to business. After getting off a 5 ½ hour flight, s 1 hour car rental wait and the slooooow drive from the airport to Lahaina, it would have been nice to have a little bit of pleasant customer service from a highly rated resort, but none the less, it was what it was. Next, after the check in, we were informed of the «cleaning fee» which I was fully aware of, no problem. Then we were informed of a $ 25/​day «resort fee» which, was absolutely ridiculous. The fee covers, use of golf amenities, I wasn’t there to golf, use of a «free parking spot» WHAT?, use of a safe inside the villa, which just sits there anyway, I had no use for it, use of high speed cable, didn’t need it, and wi-​fi, WOW!!! After pointing out that I was not made aware of this fee & showing my contract, which did not have information about a resort fee, the grouchy clerk called her supervisor. The supervisor decided to waive the fee after I proved my point, however, it never should have happened. Upon walking in to our villa, it was clear that the «cleaning fee» was just a way to gain extra revenue. For the most part, the common areas were clean, but all the glass lamp covers were covered with dirt, as well as the top of the fridge, and the top of the oven hood was disgusting. I used a paper towel to draw a line across the dirt in hopes that they actually clean it for the next renters. The TV’s need updating, & the DVD player was ancient.
Bottom line, the villa was a step up from a nice hotel room, but certainly not Gold. The view… I’ll say it again… was awesome!

Initially, this place was great! We stayed in unit 20B4 which, after seeing a good amount of the property, probably has one of the best possible views of a really pretty beach right out front. The one bedroom ocean front room was nice except for: 1) The waterfall feature of the shower didn’t work (and from reading other reviews, hasn’t for years and they have no intention of fixing) 2) The jacuzzi tubs’ jets didn’t work. They just made a lot of noise. 3) We had plenty of towels, but they only gave the room the 1 roll of toilet paper that was in the bathroom when we checked in. I called to have more brought to us (surely having only 1 roll of toilet paper for a 5 night stay for two people was an accident, right) and they said they would charge us for it! Really?! We had to go out of our way to drive to the front office to get more! That’s unfit even for a Motel 6. 4) All the furniture (including patio) is cheap and/​or old and worn out. Especially the broken couch springs. 5) Many things in the carpet, tile flooring, and even ceiling are old and dirty. Some are even rusting. 6) Very few of the light switches’ on/​off functions worked. We just had to hold the dimmer all the way up and all the way down. So some lights stayed on the entire trip. 7) Even though it’s not needed much in Hawaii, we needed the heater on one cold night. Well surprise, surprise, that didn’t work either! The longer I’m here, the more it becomes obvious that this place knows they have awesome views that people will pay the money for, so they can be cheap/​lazy with everything else. I’m not saying «Avoid this place», I’m just saying don’t expect much more than a great view.

The Kapalua Bay Villas are amazing. In reading the other reviews, it’s not clear that guests know there are other options for renting a Bay Villa other than from Outrigger. Yes, Outrigger does not allow you to see the room you will be assigned ahead of time, nor do they let you select the unit in which you will be staying so if you rent through them, it is a roll of the dice. These are someones second home so they vary in upgrades and décor selection. First, if you want to see units available for rental though other agencies, go to their site. Sites such as
will show you photos of the unit, prices and a calendar so you can see it’s availability. Like another reviewer stated, I prefer to see what I am paying for before going and having a bad surprise waiting for me. Check out unit 14B2 (1 bedroom) or 14B3 (2 bedroom) for great ocean views. We love 14B2. Hope this helps

We’ve been coming to the Kapalua Bay Villas for 4 years in a row, always staying for 8 nights. We rent through The Outrigger and always reserve a Gold Oceanfront, ground floor unit. This year has been very disappointing. We were handed the keys to Unit 19G5. It has a view of the ocean, but it’s definitely NOT oceanfront. It was presented to us as a Gold unit, but it’s definitely NOT. The owners, who are selling this unit, have not updated it. The unit does have granite countertops, but that’s it. It’s worn, in need of serious updating, and needs a lot of repair. We were so, so disappointed. I suspect the owners don’t give a rip about updating the unit as it’s for sale. This unit should be avoided at all costs. Having been here for the past 3 years in a row, we know what an oceanfront, Gold unit is supposed to be. We book a year in advance. This year, our 4^th in a row, was so disappointing. There are portable air conditioners in this unit (free standing fans too) and it’s so loud we can’t hear the television … which are also incredibly old! When we looked through the owner’s folder, we found 2 comment cards from others who have stayed here. Both said the same thing … «time to update this unit» and «we won’t be coming back». So very disappointing. We complained to the folks at the front desk. Nothing could be done about moving to another unit. We have an issue with The Outrigger for assigning us this unit. We plan all year for this vacation. We know what an oceanfront Gold unit is … and this isn’t it. We showed pictures to the front desk to prove the point. And shame on them for allowing this unit to be called Gold. All they had to do was read the comment cards left in the unit … or walk thru it. AVOID 19G5.

The only real negative was how outdated the villa was. Some of the Windows didn’t work and a lot of the blinds didn’t work. The staff was mostly nice except for the very rude person that checked us in. I’m torn because I liked the grounds and the location but was very disappointed with the age of the interior of the villa. Also they hit me with an extra 400 bucks of charges for a ten day stay. They call them a daily hotel charge that was $ 26 a day and $ 160 cleaning fee. I would go back if promised an updated villa.

We stayed at the Golf Villas with partial ocean view… location is great and very close (walkable) distance to some nice beaches… the kitchen was upgraded and had all the utilities… there was a nice view from the balcony… they need to replace the old and dirty carpets in these units with some wood… also, the mattresses were very uncomfortable… they need to get some nice memory foam mattresses… they did not have any housekeeping service included in the base price we paid through Costco… it was available as an add-​in for additional cost… they should have some basic cleaning service included (at least on alternate days)…the staff at reception were very friendly… overall, a good experience for the price we paid.

Loved our villa and its proximity to Napili beach… which I found to be the best beach in the area :)
Only complaints:
1. Mandatory cleaning fee at the end of stay for $ 150. When do you go to a hotel and have to pay for cleaning? On a related note, housekeeping isn’t included. So for bedsheets changed or towel replenishment, etc., expect to pay the same each time.
2. Apparently there was a complimentary photo shoot with a free print included with our stay… we found out because literally half an hour before our check out we noticed that the phone light was blinking. I mean, seriously, who checks their hotel/​villa messages while their on vacation?! It would have been great if they left notification under or on our door or told us while we checked in.

What a special place to stay. So close to the water you can smell the ocean when you wake up!

I guess these units are a good value for a resort area, but sheesh. The rug and furniture in our unit should have been replaced years ago. The kitchen was dark. Oddly, there was a surprising amount of road noise for a resort; and worse, constant engine noise from lawn mowers and hedge trimmers. It seems such a shame to visit a beautiful tropical island and feel like you’re in a suburban neighborhood.

We have been staying in the Kapalua Ridge Villas since shortly after the elegant Kapalua Bay Hotel was demolished to make way for a time-​share fortress (covering the Kapalua Bay reef with construction dirt in the process, but that’s another story…).
Since our first visit, with each subsequent visit, various amenities have vanished. The $ 200 activity credit, the Adventure Center with its casual restaurant and espresso bar, charging privileges at neighboring restaurants, pool privileges at the Ritz, the Wall Street Journal delivery, a chair, a bar stool, spa access, turn down service with shortbread cookies, and now bathrobes, lounge chairs and towels down at the beach, and housekeeping, with a $ 150 mandatory end of stay housekeeping fee. The same charge applies for optional housekeeping during the visit, something I have never heard of elsewhere.
That being said, this has all taken place during the worst economy and most unfriendly business regulatory environment since at least the Carter Administration. Many properties in the Islands, having been built in the eighties, were remodeled, at great expense, just in time for the crash of 2008 and the subsequent non-​recovery. Bankruptcies have abounded, including the neighboring Ritz-​Carlton resort hotel, and the aforementioned time-​share fortress, mercifully taken over (and markedly improved) by Montage. This has resulted in the splintering of what was once a unified resort property, and negotiations among the various entities for what were once shared amenities.
Despite the steady erosion of said amenities, the Villas remain a great value, considerably less expensive than a hotel room, and offering unparalleled views, spaciousness, and privacy. We’ve developed a liking for our unmet hosts, the owners of the condo, who have provided us with nice appliances, dishes, and silverware.
It’s a bit dated – the «Gold» designation, signifying a remodel, has grown a bit long in the tooth – and the two window style units that provide air conditioning, while adequate to the task, create quite a racket – but most of the surfaces are tile or granite, and both the condo and the landscaping have been been well maintained.
It is a wonderful respite from the more densely populated areas such as Ka’anapali and Wailea, and the views are breathtaking. So I should imagine we shall continue staying here, at least until they start taking away or charging for things like the bed and the toilet.

We stayed for three days at Kapalua Villas and it was gorgeous!!!
The unit was clean, quiet and very serene compared to the big resort we stayed at a few nights prior. The unit was so spacious, we had plenty of room for just the two of us on our honeymoon. Sometimes, we felt like it was too big for us. The check-​in process was quick and staff were friendly. Would recommend this place for a family get-​a-​way!

We just stayed here for two weeks and the experience was less than great. For the money we paid, we should have stayed at the Ritz. At least that would have been clean.
We checked in and were given a nice 2 bedroom unit on the end of the villas. We noticed right away that it was not updated and new. OK, with the excitement of vacation starting… we were glad to be there.
The next day, our daughter told us that big black flies had invaded her bathroom and we called housekeeping to get someone down here to help. They did, 3 times!!! The last time, the cleaner told my daughter they were flesh eating flies… she really did not want to ever go back in there.
I write this and give them one star because they never followed up and ever called to ask if everything was OK after that. Never. I asked for someone to call when we checked out, but I have not ever heard from anyone. It’s wrong.
Towards the end of our stay, we went around and checked the unit for other spots and found so many, I took pictures was quite shocked at how dirty the whole unit was.
I asked many times (as I have with other vacation rentals) to see pictures of our unit before and never received them. I would never rent again without seeing the unit.
Also, the privileges at the Montage Spa have ended, so not sure what they offer after the 1^st of the year, that was a nice perk.
Beautiful place with less than beautiful service. Sad.

The bathroom was a whole room in itself! It was huge! We loved the walk in shower with the multiple shower heads and the made for two jacuzzi tub. A washer and dryer were in the bathroom. very convenient.
The living/​dining room area was spacious and looked out toward the ocean. The view was amazing.
The total: Booked 3 nights on priceline, total 679, by the time you add cleaning and resort fees it was 985.
The TERRIBLE! (DON’T GIVE THEM YOUR CHECK CARD),
I made the terrible mistake of putting this on my check card associated with my Checking account. That very night I looked at my account to discover my balance went from 2300 to –1200. My account said 2300 with an available balance of –1200. I called the bank and they put well over $ 3,000 in holds on my card. Within 48 hours it was cleared and only showed 945 $, but in the mean time, 2 checks bounced, my card was rejected and it was a big mess that cost me quite a bit of time money and embarrassment
Its no fun to have your babysitter come back with a $ 100 $ check that bounced and cost her 45 $. Despite being one of the best rooms I ever had, I won’t ever go there again as they can’t be trusted with your credit card.

Third year in a row we have have been going there as a family. If you want peace and quiet away from the tourists this is a great spot. Great location, great facilities, good network of restaurants that the shuttle can take you too. The Spa is fabulous. Good value for money. Some complain about the wind in kapalua but the upside is that it keeps you cool compared to other parts of the island where it can be very hot and humid. Would definitely come back.

This area is really for those who want quite and serene. We certainly got that.
The one thing we didn’t know was how much it rains in Kapalua. It will rain at the drop of a dime, then disappear as quickly as it came. Keep an umbrella handy.
Go to the store before you get way up here. There is a small convenience store but costly, I’m sure.
We rarely saw our neighbors and had all the privacy we needed. It was beautiful. We will return again when we need the really tranquil environment.
Beware of the housekeeping charge you have to pay in addition to your nightly rate. Also, ask them about all the things they charge you for. It’s a lot. It’s best to wash your own towels, etc. than ask for fresh ones. They will charge you.

Just finished a week at the Kapalua Villas, one of the Gold properties with an Ocean View. This was clearly an updated unit — extremely clean, modern look, fantastic kitchen, super comfortable bed, tons of room, amazing master bathroom with plenty of room for a small army to shower together (not that we tried)!
One advantage to the Kapalua Villas is the quiet, harmonious feel of the location. You can find shopping and more crowded beaches a few miles south, as well as a broader selection of dining options. That being said, you could dine perfectly well at some of the local restaurants such as Sansei, the Terrace at the Ritz, Merriman’s, Pineapple Grill, and others.
One note — the Villas no longer share facilities with the Ritz, which is counter to what others have said in previous reviews. However, the KV pools are super clean and there are terrific, powerful Weber gas grills which we enjoyed at the pool.
Any cons? Well, you may be out of luck if you desire an early check-in…our condo wasn’t ready until almost 4 PM, even though they had told us to come back at 3 (normal check-​in time). And the maps they give you really are bad — remember your GPS, and you should be fine (and ask around for beach access).
Overall, a fantastic, relaxing stay — just what we were looking for. They exceeded our expectations.

I have to thank my *WONDERFUL* friend Travis for finding us this *AWESOME* place to stay at to celebrate my dirty 30 birthday! The Villa was… *AMAZING*!!!
I usually write long detailed reviews, but there are truthfully just too many words to describe how off the hook this place was. These are million dollar condos that are rented out… and boy was it worth EVERY DAMN PENNY!!!
Easy check in, easy check out. HUGE villa (we had a 2 story 2 bedroom villa). Full kitchen, washer/​dryer, 2 huge bedrooms with full baths and I swear the largest bathtub I’ve ever seen! Oh and upstairs had the largest shower ever! Couches, dining table, patio table, huge bedrooms, the list goes on. The patio overlooked the beautiful ocean and I could just sit or stand and stare at the ocean alllllllll daaaaaaaaaaay everrryyyyyyy daaaaaaay!!! Here’s what I’m talkin’ bout… patio view
We stayed upstairs and this is the view I woke up to every morning… gosh I loved staring out this window…
Free shuttle to/​from sites close by such as the spa (FAAAAABULOUS), beach, eateries, etc. Very clean grounds and obviously well kept.
Please view all the pictures of this villa because my words just don’t do this place justice. I can’t wait to go back to Maui and I will definitely be staying here again… no doubt!!! LOVE LOVE LOVE the Kapalua Villas!!! Wish I could live here… sigh…
