I would not even give this company one star. Not only is there office completely incompetent, but they used several illegal tactics upon our move out. We lived in one of their properties over four years, in which time we used our own money to make numerous improvements to this 50+ year old home which was in great need of upgrading. Not once did we ask for reimbursement of the thousands of dollars we spent both inside and out trying to make the property livable, they tried to with hold our entire security deposit and charge us additional after moving out, claiming the owner did not like the upgrades. However, our contract was with DWM, not the owner. Each year they did an annual inspection and did an initial move out inspection and not once did they tell us these upgrades would be issues. In fact we were told by Kira how nice the upgrades were and what a cheap bastard the owner was. There were numerous issues over the years, including serious electrical and plumbing issues, a leaking roof and windows, as well floors damaged beyond repair prior to move in, that were never addressed. This has been the worst experience we have ever had renting and we may very well be seeking legal action against this property manager.

DWM property management is the best way to go. Nicole and Kira were such a great help moving in and out of my place. I would definitely work with them again.

We would recommend working with Sammi as she is excellent with people and seems to genuinely care about them. DWM worked with us as we needed to move in before the rental property would be vacant and DWM made that happen.
I had a few surprises, like no garbage disposal, along with no dishwasher which I knew about.
Unfortunately for us, the person responsibile for our property left DWM within 5 days of us moving in. Sammi jumped right in and worked at getting a few issues worked through.
It is truly the character of the people, who make the business. Sammi would be our gal!

I would definitely use them again and recommend them to others.
I needed a new roof and living outside the country I could not get back to handle things.
Kira got me quotes and helped make sure that the roofers did as was promised.

Do to get the highest rental price.
They do credit checks and employment checks and really make sure that they find a dependable tenant.

We had a very positive experience with DWM. We lived in a Los Gatos single family home managed by DWM for 16 months. Our family rented the home and moved in during the late summer (the crazy time of year for rentals here, right before the schools start) and DWM’s professionalism stood out. We were school district-​driven and we chased ads all over town, but by the time an ad was posted there were always already several applications pending. My wife looked at another DWM property and had the foresight to ask what else they had coming available. DWM mentioned our house with the caveat that it wasn’t yet ready to show, but my wife previewed it and we had an application in immediately. DWM addressed the most dire renovation needs just like they said they would, and they processed our application and produced the lease without incident.
The good service continued during our occupancy as well. They had service providers on speed dial, and when we needed help, the required trades were dispatched quickly. The home was tired, so lots of things came up when we lived there.
We ultimately moved out before our renewed lease was up, and while their client’s (the owner’s) unreasonable expectations (in our opinion) put DWM in a difficult position, everything worked out fine for everyone in the end.
We own our own home now and if we needed to move and decided to rent out our place, we’d probably ask DWM to manage it. DWM is in a tough business in a high-​stress housing-​deprived market, but they were consistently responsive, helpful, diligent, compassionate and honest, even when our interests diverged. That’s all we could have asked for.

One Star is to appreciate our initial courteous call before I applied for one of their properties. Kira was so nice for a couple of calls before I applied on Thursday. She explained me their company procedure in detail. Kira showed a campbell property to my wife (Thursday). We decided to apply for the place considering that we are on a priority when we apply and we do not lose application fee (2x$ 30=$ 60) unnecessarily. So, I talked to Kira regarding this. She assured over the phone and said, they are going to process our application when they decide to consider us as a future tenant. So, I said okay as long as I am not going to lose my application fee for nothing I do not mind in applying. So, I confirmed that their online application says that fees are non-​refundable then she said, we’ll give your refund if we do not decide to work upon your application. With this assurance, we applied.
Now, Since I did not see the place, I asked to see the property in a next call with Heather while next day Friday. Heather gave me an appointment on Sunday 4pm. We showed up at the place, there was nobody to show us the place. Thanx to existing tenant that they recognized my wife as she went on Thursday and allowed us to see the place without Kira or Heather being there. Now, due to long weekend I had to wait until Tuesday for my application status. Kira said, now they are going to consider my application and will let me know the result by Tuesday EOD. I called here twice, call went into voicemail. Then I had a chance to talk to her around 3pm. She said, she ran my application and waiting upon rental verification. Now, I called here again on Wednesday. She said, they have decided to not to go with my application as rental verification report is negative. So, with a perplex thoughts, I said what could be the negative? She said, my current tenant has put that I was once late for the payment and this is not inline with their rules. So, I said okay. I tried to explain I was late because of my existing property’s website issue. I could not pay online and I had to wait to give them a check for another day. I asked Kira if she wants to ask for details of the late payment reason. She said, no they do want to do that as it does not come under their rules. I said okay as you already have decided then it’s fine. Then I asked did you check my wife’s credit history, rental and employment verification? Then Kira said no since my wife is not currently employed, she can’t do employment verification and she was living with her parents she can’t do rental verification. So, they were going to decide upon my application only. So, I asked then why did you even run credit history check since it impacts negatively whenever there is a hard inquiry. She said, they need application for all the tenants who are more then 18+ age. I said, yes this is true but since you are not even going to consider my wife’s history, credit check then why do you run it? You have an application with all the proofs, if you need then you check everything once you come on your decision after my application status as you just said that you are going to decide based on my application status. I was argumenting this things and amidst my talk she transferred my call to her supervisor.
Now, I am talking Ryan (I am not sure about name but it sounded like this), he said. Our application fees are non-​refundable and we have your signature that you are interested in our property so we had an authority from you guys that we can do credit check, rental and employment verification. I said yes, because if this only I specifically asked to Kira that your online application form says that fees are non-​refundable and she assured me that they will run application only and only when they consider us as a future tenant. And two minutes ago, Kira told me that she was not even considering my wife’s application and was going to decide upon my application only then she should have not run her credit check just for nothing. She should consider her application as a proof of all the required documents as a future tenant. Then Ryan got irritated with my arguments and got louder and said that legally they have a right to do anything with out application because we have signed on them. I said that it was foolishness that I was convinced by Kira’s assurance of not touching my application if they don’t decide to consider us and give back our $ 60 application fee. So, now I am legally trapped and denied because of a stupid (because they did not ask any detail of one late payment which is website’s technical issue) reason.
I decided not to convince them as both Kira and Ryan had decided to stick with their argument and lost $ 60 along with a stupid reason of a denial.
So, I would warn you guys to make sure each and every small detail while you talk to them even if you decide to go along with them after reading this review. Do not get convinced by any verbal communication.

DWM Properties was our first experience with a property management company beginning almost 2 years ago. As former home owners, we cannot be more pleased. From the beginning, our experiences with DWM has been nothing short of outstanding.
We appreciate the ease of contact whether it was our initial application, questions, or service. We expected contact for service to be slow (for no other reason than stories we had heard about some management companies!), but we were pleasantly surprised by same day response and service for our service requests.
We recently decided to move and found another listing managed by DWM. We toured the home on a Sunday, today is Monday 8 days later and we are moved into the home of our dreams! We especially appreciate the responsiveness by Nicole Abbott, who negotiated the listing and had keys in our hands 5 days after showing.
We look forward to continued outstanding experiences with DWM Properties.

So impressed with Nicole at DWM Properties. Her professionalism, knowledge of the market and turn around time was so appreciated. Found this company on an internet search and couldn’t be more pleased with what they produced. They are obviously up on the current Market rates. Nicole listened to my request, she was very thorough and followed up with me to ensure she had met my request. If you are in the market to turn your rental over, I would recommend DWM properties and request Nicole!

Sammi and Randy with DWM Property Management is a joy to work with. As a service partner, De Anza Appliance receives professional and courteous service, detailed electronic work orders, and quick response time to estimate approvals. They help keep their tenants with minimal downtime with failed appliances. If they treat their tenants and owners like their vendors expect fair and timely service.

DWM is a terrible agent if you are renting, I don’t know how they are when buying but imagine it would be the same. I rented a property through them and had the worst service I have seen in a long time. Slow response, no attention to details, and no proper management of the landlord or expectation. Never again …

He was very friendly and flexible with our schedule and very accommodating. Kelly was very thorough and followed up with me to ensure my appointments were remembered and providing me up to the minute availability of rentals in a very competitive market. My experience with DWM was short and thankfully I didn’t end up renting with them. I identified a property they were offering and contacted Erin Preston in their office about it. She said she would come out to show me the property but the next day just didn’t show up and didn’t even have the courtesy to email or call me back. A few days later, they re-​list the house so I inquire again. This time I actually get a showing with an agent who was relatively unprofessional and did not know anything about the property. Plus; they didn’t include a refrigerator — a basic living standard in this day and age. They said they had a «bad experience» in the past. With a refrigerator?
Anyway, I applied for this house and continued through the process– wasting $ 30 on the application fee that I’m sure they just pocket rather than putting it to any real use.
2 days later I get an email from, guess who, Erin Preston. I call her back an hour After receiving the email and I’m told she’s «out of the office» so I left a message specifically asking her to call me back the next day. Of course, she didn’t and I haven’t heard from her since — not even in regards to my application that I paid for!
Based on this experience, I would strongly caution anyone from dealing with this company. If they treat people who are TRYING to enter into a paying contract with them this poorly, imagine how they’d treat you once they already had you on the hook for however much a month!
Bottom line, don’t trust them and don’t expect them to understand the concept of customer service.
Too bad DWM turned out to be just another shady company. I’m sorry I wasted my 30 dollars on you.
