John Capellaro – Coldwell Banker

I was lucky enough to come across John’s real estate services before I even moved to the area. Three years ago I was offered a job here and came out looking for apartments. As someone who has never spent time in LA, it was quite a stressful and daunting project to find a home for myself, my boyfriend, and 2 dogs with only about 2 weeks to go until my start date. By some stroke of luck I found his website first and contacted him for help finding a rental. He drove me around for days looking at places, and showed me the ins and outs of the South Bay. I fell in love with the area and rented my first place with him after he took me on a thorough tour of every option available.
Since then we have stayed in touch and he is so helpful anytime we need advice on the market. He has taken MORE than enough time with us (not even sure why with our paltry rental commission) and has been patient and helpful the whole way. We have thought about buying multiple times, only to back off and decide to wait again, and he deals with our indecisiveness kindly and patiently every time. Once my original lease was month-​to-​month, I contacted him regularly about rentals I spotted, and he always responded right away and got us in to see them, sometimes the same day. We finally found our perfect Hermosa rental with a roof deck west of PCH (in our budget) and he made it happen. He has always been our advocate, and fought to get some key changes in both of the rental deals he has negotiated for us.
As anyone who lives or wants to live in the South Bay knows– the real estate market is crazy and competitive for both renting and purchasing a home. It can feel like you are really at the mercy of the market and just trying to keep up. Throughout our time working with John, we have come into contact with other realtors (listing agents etc) and I always leave the meetings feeling SO thankful that I have John on my side of the table instead of the other agent. He truly knows his stuff, will work hard for his clients, and puts in more time and effort than I can comprehend. I don’t know how he does it.
That being said, his model of putting his clients first totally works. I NEVER write Unilocal reviews, even when people ask me to (which he didn’t). I happily endorse him fully, and I tell my friends they have to use him. Great guy.

My husband and I met John Capallero when he was covering an open house for another realtor. We were very impressed with his knowledge, easy-​going manner, and his frank honesty. We decided to use him as our realtor and thus began a relationship that has lasted for a few years.
We were in no hurry to move and wanted to find the perfect house. John was incredibly patient and kind. He showed us several properties and jumped whenever we saw something on-​line that we were interested in seeing. When we considered the possibility of building, he found lots for us and recommended architects and builders. I am continually impressed with his connections throughout the South Bay.
When we finally decided to proceed with a beautiful house in South Redondo Beach, John was thorough, professional, efficient, and made sure that we got the best deal possible. He is meticulous and attentive to every tiny detail. The process was the least stressful of our 4 home purchases thus far… it was as smooth as silk, thanks to John.
Another thing that, for me, speaks highly of John not only as a realtor, but as a person, is his dedication to the community and his determination to «give back.» With several other professionals in the South Bay he created LA25, which seeks to improve the entire Los Angeles population. But close to my heart, LA25 is also working with the Redondo Beach Education Foundation to raise funds so the children can have enriching experiences with the arts. He helped raise enough money through Art90266 to send all of the 2^nd and 3^rd grades in RBUSD to the Los Angeles County Art Museum (LACMA), and he and his colleagues are dreaming up several other exciting possibilities as we speak. Due to state budget cuts, our children have little to no art or music, but this caring, passionate man is making a difference on a large scale.
He is just as passionate about all of the families/​individuals with whom he works. You can’t go wrong with John.

We recently purchased our second house with Cap. The guy is about as good as it gets!
He is knowledgeable of the market, listens to client needs and works harder than any other realtor I’ve met in the South Bay.
Sine he put us in our dream home, we don’t plan on using Caps services anytime soon. However, we maintain a relationship with him as he continues to offer advice, when asked– and helps coordinate anything we need.

In my experience, realtors can be busy and not as helpful as you would hope. However, John Capellaro is the absolute polar opposite.
He is extremely professional and friendly and always responds immediately whenever I have a question or want to see a property. He has been aggressive in assisting me with my home search and also very creative in how we can achieve my goals.

John Capellaro assisted me in purchasing a home in Hermosa Beach this past June, and I was more than impressed with his effort, dedication, and professionalism.
Cap knew the market very well and was not only able to set up timely appointments to view properties that matched my requirements, but was also always prepared to provide additional background on each house we viewed. John Capellaro is all about service. He knows the South Bay cities incredibly well and he knows the local real estate market like the back of his hand. His guidance was critical during my home purchase in Hermosa Beach. Cap was available all the time and always on top of things. He escorted me through properties every weekend for almost a year until I found the perfect one, and then he managed to negotiate a great price.
Cap provided the highest level of service I’ve ever seen in a real estate agent – he helped every step of the way including giving me advice on neighborhoods, pricing, properties, negotiations, and financing. He even helped me after the deal was over by organizing contractors to make some changes to the property. A truly high class gentleman with high class service. All without being pushy. A perfect balance. In fact, I’ve referred several of my friends to Cap for their real estate needs and all of them responded by saying, «Why didn’t you put me in touch with him sooner!
